A proactive listing agent is the nucleus of the entire transaction and – in an ideal world – guarantees peace of mind for sellers. In this issue, some of the region’s most customer-focused real estate experts share their approach to communication during the sales process. “I believe in over-communication. My approach is to be proactive about communicating to my clients constantly during the selling process regarding every single aspect of their real estate transaction. Most of all, this means communicating with my clients in advance and providing them with information and answers before they have to pick up the phone and contact me about a status inquiry. I have learned that this approach really confirms the sellers’ trust in my ability to direct traffic and handle the process of the sale. They can be assured that I am proactive and will be constantly in touch with them.”

“Selling a home is a very emotional process, so I like to be there for my clients and respond to their concerns or questions. That’s why I am always available by phone or email throughout the entire process. I also support sellers in the early stages of the process with broker previews and open houses, and follow up with the seller on that regard. As for the communication frequency, I communicate with my seller on a weekly basis by phone or email. I let the owner know when we are having a showing, and then follow up with what the potential buyers thought of the property. Keeping them in the loop, I let them know what I am doing as far as promoting the listing with advertising and features in top-quality magazines, and share the magazines with them. On a monthly basis, I provide updates on what has sold, what is still on the market comparable to their property, and provide a general overview of the market in the area. Having said that, each listing and client requires special treatment, which I am glad to provide.”

“We keep in close communication with our sellers from the start all the way until escrow closes. During the listing stages, we email updates every two to three days – which we find works well to keep them informed on what’s going on – and touch base via phone at least once every week. We also provide PDF copies of all advertising – both digital and print – that we run on the property, and keep sellers updated on showing activity. Detailed written feedback is always given immediately after each showing. Communication really intensifies once the property is in escrow, and we make sure to keep in touch after escrow closes to ensure that our clients continue to use us as their trusted resource for everything real estate related. Overall, communication just takes the anxiety out of the transaction. Naturally, sellers want to know what is going on and make sure things are on track. So the more we can let them know what is happening, the less anxiety they have to deal with.”

As prices continue to go up, one of the new trends we are noticing is home owners selling their property at a profit, then using the money to upgrade to a larger house. The main focus here is always on the ocean view properties. What are buyers demanding from luxury homes these days? Buyers are demanding updated homes that are perfectly remodeled and in line with current trends. Nobody wants to perform their own upgrades these days – especially at such prices – so the expectation is for the home to be ready. Right now buyers are looking for modern, contemporary homes with great views, especially here in Newport Coast. Which price points are seeing the most action right now in your area? Properties between $3-6 million constitute the majority of sales in Newport Coast. Mostly houses around 4,000 square feet with 4 bedrooms. It all depends on the size and the view, which in some neighborhoods can make a difference of close to $1.5 million in value, next to other factors.

THE RICH AND INTRIGUING HISTORY OF COSTA MESA

From apple orchards to oil wells and from “Goat Hill” to “Mackerel Flats,” Costa Mesa has a rich and intriguing history. But the most interesting and important impact on this now famous city began with the purchase of a 40-acre Costa Mesa farm in the late 1800s by Swedish immigrants by the name of Segerstrom. This enterprising family never ceased to work hard and have a vision for their land and, later, for Costa Mesa as a whole. By the 1940s, the Segerstroms were the largest independent growers of lima beans in the nation - and owned more than 2,000 acres of land in Costa Mesa. But the tide really turned for this coastal city after Henry Segerstrom earned his MBA from Stanford University and joined the family business. It was his vision for the Segerstroms to expand into commercial real estate and he led the new endeavor, leasing the family’s local warehouses and building two office towers in Santa Ana. These moves launched a successful new revenue stream, and company (C.J. Segerstrom & Sons), within the former farming-focused family. It also set the stage for an exciting turning point in Costa Mesa history - the Segerstroms’ development of South Coast Plaza in 1967. By all accounts, South Coast Plaza was Henry Segerstrom’s vision and a project he was enduringly passionate about. From Sears and May Company to Nordstrom, Saks Fifth Avenue, and a full complement of the world’s most prestigious retailers and restaurants, Henry Segerstrom tirelessly and artfully masterminded and created one of the world’s most luxurious shopping centers. All on the site of a previous lima bean farm. Fortunately for Costa Mesa - and for all of Orange County - Henry Segerstrom’s dream for the city was bigger than anyone could have imagined. As the years passed, Segerstrom’s loving legacy to Costa Mesa expanded. In the 1980s, he led the campaign to build the Orange County Performing Arts Center (now known as the Segerstrom Center for the Arts), which brought Broadway musicals and prestigious fine arts performers from around the world to a new cultural center - Costa Mesa. Over the next three decades, Segerstrom’s donation of more than $50 million would see the addition of a new concert hall and even more improvements to the Segerstrom Center for the Arts campus. Before he passed last year, Segerstrom already had set in place plans for another one of his dreams for the City of Costa Mesa: Moving the Orange County Museum of Art from Newport Beach to Costa Mesa, on a parcel of land next to the Renee & Henry Segerstrom Concert Hall. While we have so many reasons to be thankful for living in Costa Mesa and its surrounding communities, we all owe a debt of gratitude to Henry Segerstrom and the Segerstrom family for their vision and unwavering commitment to making Costa Mesa a world-class city, with some of the globe’s best cultural offerings, dining, shopping and more at our doorsteps.
