We make transferring your listings to Premiere Plus Realty simple! Just follow a few key steps, and you’ll be all set. Our team is here to guide you and ensure a smooth, hassle-free transition every step of the way.
1. Review Your Documents: Start by checking your independent contractor agreement (ICA) with your current brokerage and your current listing agreements to understand any special terms about terminating or transferring the listing to another brokerage.
2. Notify Your Current Brokerage: Let your current brokerage know you intend to transfer the listing to Premiere Plus Realty.
3. Get Seller’s Consent: Talk to the seller and get their written approval to move the listing to Premiere Plus Realty. This is crucial to ensure the transfer goes smoothly.
4. Terminate the Existing Agreement: You’ll need to formally terminate your current listing agreement. Make sure to follow your current brokerage’s specific procedures for this.
5. Create a New Listing Agreement: Prepare a new listing agreement with Premiere Plus Realty, including all the necessary property details.
6. Transfer of MLS Listing Form (Optional): If you want to transfer the existing MLS listing to avoid having to input a new one, you’ll need to fill out a permission form to transfer the MLS listing from your current brokerage to Premiere Plus Realty, which both current and new brokers must sign. You can usually get this form from your local board and note that some boards don’t allow this.
7. Transfer Property Information: Collect everything you’ll need—photos, descriptions, showing instructions—and prepare to move it over.
8. Go Live with Premiere Plus Realty: Once the new listing agreement is signed by a broker, get the listing live on the MLS and any other platforms we use.
9. Keep Communication Open: Stay in touch with the seller, Premiere Plus Realty, and any interested buyers to make sure the transition is seamless.
10. Follow Up: After the transfer, follow up to ensure everything is running smoothly with the listing under Premiere Plus Realty.

Sales Associate must meet the Premiere Plus Realty commercial guidelines and comply with the restrictions set forth in order to service commercial listings, sales, lease listings and/or leasing (excluding business listings).
COMMERCIAL STATUS
Commercial Agent - Salesperson with (0-3) closed commercial sales transactions excluding leasing. Onboarding Commercial Agents require “Commercial Advisor” assistance with transactions until (3) closed transactions are completed. Referral fee amounts depend on the type of transaction and are negotiated between Sales Associate and “Commercial Advisor” and is in addition to the Broker 5% base commercial transaction fee. Previously closed commercial transactions are not required to be closed under Broker but require verification.

COMPENSATION & FEE STRUCTIRE
Commission Split for Sales - (Commercial Sales Transaction Fee (excludes leasing) split between parties shall be 95% to sales associate and (5% or $350, whichever is greater) to Broker. A transaction fee cap shall apply to all commercial sales with $5,000 per deal and $15,000 per calendar year.
Waived Commission - Sales Associate may waive all or part of commission except for 5% of 2.5% of sales price or $350 whichever is greater. (example: $500,000x2.5%= $12,500x5%= $625 to Broker)
Commission Split for Leasing - Commercial Leasing Transaction Fee split between parties is 90% to sales associate and 10% to Broker. Leasing fees are applied to salesperson $15,000 annual commercial cap.
Transaction and GCI Annual Cap - Transaction fee cap shall apply to all commercial sales with a $15,000 per annual commercial cap. Commercial leasing fees are applied to sales associate $15,000 annual commercial cap.
SPECIAL CONDITIONS
Sales Associate Owned Commercial Real Estate - Owner/Sales Associate commercial properties may be listed or sold with Broker provided full disclosure of Owner/Salesperson interest and all ethical and legal requirements are met.
Waived Commission - Salesperson may waive all or part of commission except for 5% of 2.5% of sales price or $350 whichever is greater.
Attorney Representation - Sales associate understands and agrees all commercial transactions, including sales and leases, will be serviced by licensed Florida real estate attorneys.

Business Listings - Business sales opportunities are restricted to only Business Brokers with verified status and designated by Broker.
Marketing - Sales associate agrees all marketing including but not limited to websites, postcards, business cards, signage, social media, open house propaganda, tv and radio placement, ads, etc. are the responsibility of salesperson and must be approved by Broker’s Marketing Dept.
Marketing Platforms - Sales associate agrees all listing and marketing platforms are the responsibility of Sales Associate including but not limited to platforms such as: (Loopnet, Costar, Crexi, Brevitas).
NAR, FAR & Local Board Membership Required - Sales associate understands Broker is a member of the National Association of REALTORS® and that all Sales Associate with licenses placed with Broker must incorporate membership with the National Assoc. of REALTORS®, Florida Assoc. of Realtors and a primary local board of REALTORS®.
LISTING SIDE $550
-$100 Non-refundable fee.
-Input Listing into MLS.
-Generate agreement, disclosures & deliver to seller for execution.
-Upload photos in the MLS.
-Upload supplements in MLS.
-Input virtual tour in MLS.
-Add open houses to MLS.
-Make changes/updates to MLS as needed.
-Retrieve all HOA and/or Condo documents.
-Input Listing contract, counter offers, disclosures, amendments in Transaction Software.

-$100 Non-refundable fee.
-Review sales contract, counter offers, all addendums
-Ensure seller disclosures are provided and deliver to buyers for execution.
-Prepare all necessary disclosures.
-Upload sales contract, counter offers, disclosures, amendments in software.
-Ensure earnest money is in receipt.
-Ensure closing agent is in receipt of necessary documents & commission disbursement.
-Track deadlines.
-Ensure closing agent receives all required documents. -Upload paperwork to Transaction Software as listing progresses.
-Facilitate final commission disbursement, add closing statement into software and submit to Transaction Software for payment.
-If TC is requested to input listing into a second MLS platform an additional MLS input fee of $100 will apply.
-If agent brings the Buyer to their Listing, the Buyer Side TC Fee of $450 applies in addition to the Listing Side Fee of $550. A $100 initial deposit is charged at time of service for the Buyer side, and balance of both fees ($800) are due at closing.
-If Listing is terminated and relisted at a later date, a New Listing file and initial $100 deposit will apply.
-Manage and track signatures on all documents, facilitate final commission disbursement, add closing statement into software and submit to Transaction Software for payment.
-Includes up to 2 offers submitted on behalf of the Buyer. This applies when Buyer has submitted multiple offers that have been rejected. After 2 offers have been submitted and rejected, a new BUYER file will be started and agent will be charged an additional $100 Non-refundable setup fee.
-If Buyer file is terminated after being under contract and buyer proceeds with another transaction, a New Buyer File and initial $100 deposit will apply.

The Premiere Plus Realty, Co. policies define sales associate rental duties to ONLY the following:
• List properties for lease (6 months +)
• Advertise listings for lease
• Assist in approved lease agreements
• NO PROPERTY MANAGEMENT IS PERMITTED
• All landlords must comply with the required PPR listing paperwork.
• All listing agreements, must be in the name of the brokerage only.
• Listing and lease agreements are due in the office within 5 business days of effective date.
• Commissions are paid to PPR from Landlord.
• No property management is performed by brokerage or its agents.
• No security deposits are held by PPR and are paid directly to landlord to be deposited in a FL non-interest bearing account to comply with FL law.
• HOA or association application fees are paid separately.
• $50 per tenant, per lease fee due to Premiere Plus Realty, Co.

PPR SALES ASSOCIATE FEES FOR ANNUAL RENTALS
Transaction fees apply for every rental commission received as follows:
• 10% agent transaction fee for any commission amount under $1,000.00
• $100 agent transaction fee with any commission amount over $1,000.00
• $50 agent transaction fee applies to all rentals, where sales associate is opting out of commission
