EXECUTIVE SUMMARY This report is written as a part of Term Project in Architectural Drafting 1-CADD Application course by Pratima Mahat Khatri for professor Gabriela Cordova. This report includes the study and analysis of single-family residential house. I have chosen a building located at South Korea which is called “Flying House “designed by IROJE KHM Architects. Report includes brief introduction of the house, its architectural features and style being used, how the circulation and zoning of the house is done, and the construction system and material used on the building. Also, the report contains the conclusion part drawn from analysis of the report. Recommendation is provided based on the report. Architectural drawings like plans, elevations, sections, interior and exterior perspective are included in this report. Besides the analysis of the architectural features of the building, this report contains the area computation and estimated construction cost drawn from the known data. Relation to various spaces are compared and represented as pie chart and bar chart in data analysis part. At the end, the references are listed as a part of the report requirement.

1.0 INTRODUCTION

This report is prepared as a part of Term Project in “Architectural Drafting 1” course. This report includes analysis of single-family residential dwelling. This project requires us to undertake research to identify a single-family house of some architectural significance. For that purpose, I have chosen a “Flying House” which was designed by IROJE KHM Architects in Gyeongseo-dong, Seo-gu, Incheon, South Korea. I have analyzed this building in terms of architectural features, styles, materials and construction technology used. This report also contains an architectural drawing of a building and construction cost spreadsheet. The Flying House was designed for a young pilot and his family and it is located in an urban development area near Incheon Airport. The total built up area for this house is 194.77 sq. m. out of 291.80 sq.m plot area. This project was completed in 2016.

2.0 ARCHITECTURAL FEATURES AND STYLE When I saw this residential building for the first time I couldn’t not take my eyes off from it because of its aesthetically pleasing dynamic form. Since this residential dwelling has been designed for a young pilot

permeability between inner and outer space by incorporating a large full height fenestration. Also, large openings are provided to ensure that natural light is reached at almost every part of the structure. Behind the tall white wall is dwelling planned with centrally located courtyard near by which is a stairway leading over the roof of the house.

Landscape elements such yard, garden and rumaru pavilion has been incorporated in the design which provides an outdoor living environment as well. Architects have tried to create a harmony between indoor living space and an outdoor landscape area. “We transformed the Korean traditional architect's spatial and landscape element such as yard, garden and rumaru pavilion into contemporary housing program which applies the house main outer space and afforest the rooftop so that when you walk from the courtyard to the roof top, it makes a landscape for the sloped roof garden that allows strolling circulation” (IROJE KHM Architects, 2017).

3.0 CIRCULATION AND ZONING OF THE HOUSE This residential structure has a main gate on the north side and a secondary gate on the south side for utility purpose. The main entrance is on the north east side corner of house which leads to the sunken living room. “Traditional Korean house structures dictate that the living-room floor must touch the ground. planned a sunken area in the central living room. This symbolizes a balance between heaven and earth” (Markus, 2017). The dwelling is planned around a centrally positioned courtyard with a stairway leading over the roof of the house which creates a climbable landscape element. The living room leads to the home’s kitchen and dining space near by which is a lounge. Opposite to the lounge is a wide staircase which eventually leads to the master bedroom, master bathroom and study area on the second storey. The

master bath has a bamboo garden. This floor has a ‘rumaru’, an elevated pavilion which is an integral part of Korean traditional architecture from where one can enjoy a panoramic view. The living room staircase leads to the family room on second storey. On the side of family room is a common bathroom. Beside these rooms, this floor has 2 child study rooms. Each of the child study rooms has a stairway which leads to Attic child bed rooms on uppermost storey. The master bedroom and child study on the south side has access to lower roof garden where they can spend their leisure time and enjoy the view.

Stairways throughout the space are used not only for the purpose of moving from one floor to the other but also serves as a sculptural element for displaying things or also can be used as a seating space. As its name suggests in Flying House nothing is statics, ever things flow gracefully like a water in a river.

4.0 CONSTRUCTION SYSTEM AND MATERIAL While constructing this house, architects had set up a simple and economical construction cost budget plan. For that heat insulation needs to be high and the exterior material needs to be used with cheap dri-vit without pollar, pace and slave. So basically, for material

5.0 CONCLUSION/RECOMMENDATION Fly House designed by IROJE KHM Architects has been able to implement the concept of traditional Korean architecture in terms of landscape and space planning as well as able to adopt a contemporary dynamic form through design. We can see a harmony between a built form and internal space planning. The architects have been able to incorporate its theme of aviation in its building form so distinctly. Flying house is perfectly suitable for the young pilot and his family. It’s simple and flawless design is able to make it exceptional and distinctive residential design. Architecture features and style that has been used in this building is able to justify its theme. Circulation and zoning is well planned and its flawless. Built up spaces has been interlinked well. The term “Form follows Function” is well defined by this beautiful residential dwelling. Even though the choice of material and color selection is justifiable, one might feel a bit monotonous because of excessive use of white and grey color in its interior. It would be interesting if the architects were able to create a variation in colors in interior to break the monotony.

While planning spaces, the architects didn’t include powder room on the main floor. I think it would be convenient for the guest if the main floor was designed with a powder room.

Over all “Flying House is an exceptionally beautiful dwelling created by IROJE KHM Architects.

From above spreadsheet and data analysis, it is concluded that estimated construction cost for the project is $ 214,714.50. Total Gross Area is 329.99 sq.m and total Net Area for the building is 273.42 sq.m.17% of the total built up area is used for walls and partition whereas 83% is usable space. This residential dwelling was designed in a courtyard form and landscape is an integral part of design. Total area occupied by landscape is 73.48 sq.m whereas building occupies 137.01 sq.m on site.

For sustainability, this building incorporated a green roof which also acts as an insulation on roof. Heat transfer from interior to exterior surface is minimize due to the green roof. Green roof increases a life of the roof compared to the normal roof as well as provides a comfortable living environment inside the building. Also, the building has large fenestration and every room is designed with enough openings which minimize the energy cost. Solar orientation is considered while designing this dwelling unit. Area of openings on south side is 50% more than other side of building.
