PITT STREET, SYDNEY CBD

The 87-95 Pitt Street project is a design competiotion developed for an industry’s leading developer.

The project is more of a feasibility design, to check for potential of unrealised floor space. There is an existing state and local listed heritage building with 95% GFA (91% footprint) within the site boundaries. With design excellence maximum height the new building can go upto is 143.10m. The new development is proposed over the existing structure, with a separation of 8m of landscaping between the new proposal and existing building.

- Worked directly with the director in exploring the design. Produced the competition design package along with another Team member.

Design concept and principles. Floor plans.

This sensitive new extension to the existing heritage Plaza Building has been carefully considered in response to the unique heritage context adjacent to Australia Square and the Plaza and the important heritage architectural characteristics of the existing Plaza Building.

The simplicity of the new tower extension has been designed to achieve an elegant contrast to the strong, concrete and highly articulated horizontal geometry of the Plaza building whilst adopting its elegant rectilinear proportionality.

Additionally, the new tower extension has been designed to achieve a contrast with the circular geometry and dominant vertical charteristics of the adjacent Australia Square. The proposed tower extension has been reduced in height to maintain the prominence of Australia Square, whilst not overshadowing Martin Place. The proposed height relates to other adjacent contextual heights such as

1 O Connell Street, 60 Carrington Street and 20 Bond Street. The tower extension emphasises the simplistic rectilinear proportionalities of the Plaza building by adopting the same plan alignments and zero setbacks of the existing building.

An 8m expressed waist-line between the existing building and new extension provides a strong and simple break between the two forms celebrating the old and the new whilst providing an exciting external amenity.

In contrast to the existing Plaza buildings highly articulated horizontal concrete base a contrasting ‘super smooth’ glass aesthetic has been developed to create a light and sky like architectural expression with a double skin façade.

A double skin façade has been adopted to achieve a number of technical and aesthetic outcomes. Firstly, the double skin will provide all the shading to the building within the cavity behind the glass therefore omitting any external shading devices which will deliver a super smooth façade aesthetic.

The proposed structure has also been designed to minimise the impact on the existing building both structurally and aesthetically. An internal diagrid celebrates the paradigm of the ‘V’ shape existing colonnade as its structural solution that contrasts with the strong horizontal lines of the plaza building and dominant vertical characteristics of Australia Square. The diagrid has been set back from the façade within the double skin cavity so it becomes a secondary aesthetic whilst providing an internal clear span floorplate.

Collectively the internal dia grid and double skin façade will allow the new tower extension to be read as a simple monolithic form subtly articulated from within.

The top of the new extension has been designed to celebrate the proportions of the tower as the glass facades extend elegantly tapering into the sky. This new protected roof top terrace will act as a new external landscape space enjoying views across the precinct.

321 KENT STREET, SYDNEY CBD

The 321 Kent Street project is a commercial lobby refurbishment project in Sydney CBD, developed for Ashemorgan. The building hosts a large urban room currently acting as a transition space to restaurants in the neighboring building and a small cafe in the urban room itself. The lobby and the large semi open urban room possess series of issues, such as vast spaces with less usage potential, poor visual and physical connectivity, underutilised/disused spaces with high potential within the boundaries. The colour palette and design language have changed through use and time, creating a negative in user experience.

The design is approached by carefully analysing some of the important parameters of the ground floor space such as primary flow zones, arrival movement and exit analysis and space enclosure analysis.

Inorder to create a visual and phyiscal connectivity between the spaces, espcially all the non private zones, the left wall which happens to be the longest straight wall and zone with most of the lifts and access to amenities, was chosen as the spine. New retail and cafe is introduced in the urban room along this wall. A new cafe, which acts as a jewel in binding the external spaces and internal spaces such as reception area, formal lounge and thirdspace is introduced at the intersection. The cafe along with the lush green wall act hand in hand, activating the zone and drawing people through it, hence become important wayfinding elements.

- Worked directly with the director in deriving a concept design for the project, produced the concept design package for the competition.

Design concept and principles.

The material palette uses classic and luxurious materials such as White Bianco Veneto Quartz slabs with pronounced grey veins which are scattered, for the core walls, giving the core weight, in principle holds down the solid space visually. The spine wall is cladded with timber battens, with a warm white timber laminate coating to add some texture to the otherwise lengthy and cold space. The cafe which is designed to be circular in plan, is multidirectional and acts as the jewel in activating the space. Hence variations of patina and stainless steel finish brass are used for it with plants cascading from the storage area over it and the green wall along the reception wall, add softness and life to the space.

The meeting rooms on the right are designed with medium bronze like glass, makinging it to mute or mask the whole space off grid, as one walks in through the main entrance, expected to be drawn towards the cafe and green way, hence helping the users find their way through the spaces.

81-83 GEORGE STREET, PARRAMATTA CBD

The 81-83 George Street project in Parrammata CBD is a reference design project developed for GPT Group in collaboration with Urbis. Various schemes were developed, testing the festibility , with setbacks proposed by the council , given the proximity of it to major heritage sites (Perth House, Convict wall and Stables building ) around the site boundary. There were several back and forths between the council and client at arriving at a optimal setback, to tap the most GFA for the proposed tower for feasible combination of programs. The form also takes the heritage fig tree on George Street and Lancer Barracks (Public park) into account.

-Worked directly with the director to develop the form and further articulated it for latest set of setbacks approved by the council.

101 MILLER/GREENWOOD RETAIL, NORTH SYDNEY

101 Miller Street/ Greenwood Retail plaza is a commercial offices and retail precinct, with a commercial tower (101 Miller Street) with 15 floors of office space and a commercial lobby on the upper groundfloor. The Lobby space is connected to retail space in 103 Miller Miller street, which is connected to two floors of retail in Greenwood plaza through escalators. The lower ground floor which hosts retail tenancies, opens up to the terrace where the Greenwood Hotel (Heritage building) is situated. The project was won through a competition and is being developed for Mirvac group.

The 101 Miller Street/Greenwood plaza project is a refurbishment project with a budget of $95M, where the brief demanded us to redesign the plaza to stay relevant to the times, improve overal user experience and thus increasing the revenue that was cut down due to covid. Since the lower level of the plaza is connected to North Sydney train station and most of the people moving through were commuters, the number will continue to reduce since North Sydney is expecting another train station nearby. The people’s movement from 101 Miller street through the terrace area and into the retail space in greenwood was also to be taken care of.

Concept Design.

The main strategy used in developing the project was to divide the retail precinct into two halves, the North and South sides with two intersection nodes- North and South Nodes. South Node being closer to Train station and North node being closer to 101 Miller Street.

The proposal employs ideas of using food and anchor stores in controlling the movement of people (similar to Australia square). Since the lower-most floor is connected to the train station, majority of people moving through are daily commutors who don’t generally activate the terrace area and 101 Miller St Lobby. Hence by activating the North node through three different kinds of food service, we are expecting people to activate the terrace area and walk through 101 Miller lobby. The terrace is further cleared by reducing/removing some of the skylights which trap in heat in the Greenwood space, to create a Greenwood park, a centrally located park in North Sydney, overlooking the Bay with views of Harbour Bridge from South side.

Terrace level / Lower Ground level Floor Plan.

The North node on terrace level opens up to the 101 Miller Street lobby. An auditorium like flight of stairs are designed to take people to the lobby level and to activate the new Greenwood Park. Access from 103 Miller street to greenwood plaza is cut off, to change the people’s movement from Greenwood retail to terrace,through 101 Miller Lobby to Miller Street. The proposed flow is taken as a key factor in development of 101 Miller Street Lobby.

101 MILLER STREET STREET, NORTH SYDNEY

101 Miller Street is a lobby refurbishment project developed for Mirvac Group. The general brief demanded an upgrade in quality of the commercial lobby with inclusion of amenties such as defined formal lounge, cafe space which can double up as a fully functional bar/restaurant later and a thirdspace with meeting rooms controllable by an external agency.

The project is currently in design development stage with DA works happening parallely for all external modifications.

Concept Design and Materiality.

The flow of programs was dictated by masterplanning of the Greenwood Plaza / Connectivity of the plaza/103 Miller Street with 101 Miller Street. A floating reception desk is proposed at the intersection of 103 Miller street and 101 Miller Street entry. The Meeting rooms are distributed on all the four ends of the lobby, forcing people to activate and move towards the corners, while creating an open pocket in the front and rear end, usable for formal lounge and thirdspace resp based on proximity to front entry. The cafe is currently proposed in its existing region, it is deigned to be movable to the rear end in the future, which would then activate and draw people from terrace level into 101 Miller Lobby space.

The design language of the space is inspired by the design language of the leasing agency who are to run the meeting rooms. The materiality is rich, classic and aims to reuse the materials on site such as the travertine core walls and flooring. Patina brass is used as the atttracting elements for the meeting rooms and cafe in the four colours to influence the people movement. The spaces are softened with cutom joineries , which are designed to be friendly in scale and flows within the space, adding a bit of texture visually. Plants are integrated within the core walls on the front (next to recption desk) and Cafe, by rotating slots of core walls at an angle as green gills. Different scales of seating - High medium low with different levels of privacy and capacity are designed for maximum functional usage.

VALENTINE AVENUE, PARRAMMATA CBD

10 Valentine Avenue, located in Parrammata CBD, is developed for Australian Unity group. This project involves a variety of scope of works. While the existing building is being upgraded to be relevant to today’s time and age, by improving the general standards and user experience of the commercial lobby, future proofing by exploring the potentials of a combined site ( acquiring sites around the building, constructing a land bridge over the rail line) are being undertaken in parallel.

The Lobby space currently lacks life, lacks basic amaneties and activation even though the site location is prime.

Way finding and lack of life are the two major issues in the lobby. With entry from the station side, and no direct access from the Valentine Avenue road, users face issues of connectivity and long movement. Hence major entry point is revised by introduction of stairs and bleachers on it to active it, on valentine avenue road. Sculptual ceiling with curved timber battens becomes the way finding element, wrapping over all the different spaces such as thirdspace, coworking space and cafe seating. It brings in warmth, life and balances the sharp angled cold form of the building.

The core walls are anodised matte dark bronze panels, helps to subtly mute and anchor the core beneath the banyan like ceiling. The green wall behind the receptionarea softly highlights it. Jewel like cafe hangs from the sculptural ceiling, at the station entrance, where a double storey height space invites the users in. Lobby is also connected to a new wellness suite and End of Trip area.

The End of trip and wellness suite are designed with a dark colour palette. Matte finished black marble with mild yet pronounced veins, with a brush of brass like veins for the grooming tables that draw the eyes in. Tan leather, warm and dark timber laminates and brass elements with a few planters help in keeping the palette working.

The project is now in due deligence period. We are producing drawings for CDC pathway.

COMMERCIAL REFURBISHMENT

400 GEORGE STREET, SYDNEY CBD

400 George Street - Sydney CBD, is a facade and lobby refurbishment project. It is being carried out for Mirvac, won through a design competition. The brief called for repositioning and invigorating the ground floor lobby to meet the market needs of a premium office space. The project lacked a presence on George Street, espcially given the fact that the frontage was competing against the frontage of Apple store. Given it’s location, the lobby wasn’t utilising surrounding amentities and connections. Hence a strong understanding of user movement and journey experience, which upon analyzing and working with the brief helped us revitalise the George Street frontage and to connect George Street front with Sydney Arcade. The project is currently in concept design stage.

- Worked completely on my own in documenting the existing building and the surrounding buildings. Working with the Team leader in leasing with the clients and consultants to develop the project. Working directly with the director in producing interior schemes including the ceiling designs.

Integrated Indegenous Art.

Working with artist Jason Wang we developed a feature ceiling that runs fron George Street new Entry to Arcade, becoming the wayfinding spine along the new through site link. There is an indigenous traditional culture in making and weaving fish traps and eel traps in this local area. Jason has drawn upon that narrative to develop a highly sculptural organic and handmade ceiling feature that rhythmically moves through these sequence of spaces and reaches out in invitation to the new entrances.

Several iteratives of sculptural ceiling were developed, a few are indicated below.

The Site Link.

The key principles to this concept design are based upon creating a strong clear and simple new urban link between George street and Sydney arcade. This has been achieved by assessing the heritage street scape the rhythm of the street and existing structure have been highly considered to break the scale of this

classic 1980’s podium. The new entry elegantly fits this heritage street scape rhythm while simplifying the arrival experience from the entry lobby to the commercial lift lobbies. The through site link encourages the traversing of the city population through this exciting volume and series of amenities from cafes to third space, from wellness to retail, adding an important layer of diversity to the city’s fabric.

This interesting typology of through site connection and commercial lobby both enrich each others experiences, whilst blurring the experiences between formal and informal. Ultimately, this is an expansion of the public realm and an expansion of the commercial floor plates, creating a new sense of place and belonging, where the workplace is highly diversified and hence will resonate with a much broader appreciation.

SENIORS HOUSING - INDEPENDENT LIVING UNITS

TASMAN PARADE , THIRROUL NSW

The Tasman Parade - Seniors Living project is developed for Fresh Hope Care (Church of Christ) in Thirroul- NSW.

The site is divided into two sections - Site A and B, on either sides of the road that runs through the middle of the project.

The location of the project, the surrounding buildings and the existing trees - especially the existing heritage listed fig trees along with the needs of the user group uniquely shapes the language of design of this project.

The DA for this project was launched late last year and the RFIs following the lodgement are currently being addressed.

- Worked along with the Team Leader to liase with the consultants in developing the layouts of the different units. Worked directly with the Director in developing and freezing the facade design. Since the project is Seniors’ housing, the user group is predicted to utilise the units on a fulltime basis, an iterative process was used to derive at the optimal facade form. The optiomal design solution was derived at by analyzing the solar study and effects of form/materiality combination on users.

Entry Portal and Materiality Language.

Tasman parade being walkable distance to the Thirroul beach, takes inspiration from the sea. The portals on the front elevation of the building replicates the curves of sea wave, bringing in softness to the otherwise harsh and crude blocks. The portals taper outward to create an illusion of blending in with nature as on stands on the balcony. The mix of single and double portals are harmonious on the two separate blocks of the building but are designed to be symmetrical overall, drawing the eyes to the center of the two blocks on the front elevation, revealing the lush community space on the backside of the building.

The first of the portals is designed to be open unlike the others, to make the whole form more inviting as one walks in from the road towards the cul de sac.

The materiality chosen takes inspiration from the nature. The soft curves against the muted sandstone blocks , along with carefully placed plants cascading down from the planters, truly captures the essence of rocky shores.

The choice of rendered white plaster adds a bit of variety to the otherwise smooth sandstone blocks. The texturing paired with patina brass and medium bronze louvers creates a soft and luxurious palette, completely justifying the location of the project and the user group.
