As a buyer, if you have any concerns about the accuracy of the square footage represented, you can hire an independent professional to measure your home or measure it yourself.

• A prior appraisal tends to be a fairly accurate source for square footages. Appraisers are out measuring homes most every day, adhere to standards, and are very good at it.
How do you measure square footage in residential properties?
For townhomes, exterior measurements are used, but with an estimate for ½ the width of the common wall counted in square footage.Inorder for square footage to be counted in the total, the area must be heated and habitable. Attic space is counted if it is finished and heated. If the ceiling is sloping, square footage is counted for areas where there is at least a five-foot ceiling clearance.

Single family homes are usually measured using outside measurements, meaning the width of the wall is included in the total square footage number. Most appraisers use a tape measure divided up into 1/10th of a foot and use the measured distance. Some appraisers will round to the nearest ½ Generallyfoot.,condos are measured inside wall to inside wall without counting the width of the wall.
• Assessor measurements are usually used for representation of the square footage used in the MLS. The accuracy depends on whether the assessor measured as built or took the square footage off builder plans.

Native wildflower and grass seeds can be sown any time of year, but we are about to enter the ideal sowing window: Fall. Whether you are looking to covert a small section of your yard to a more naturalized looking pollinator garden, or your HOA is considering creating large areas of native vegetation, as the cooler weather approaches, you can be planning out your steps.

Fall is a great time to seed most species that will come in a native wildflower seed mix. Ensuring good “seed to soil” contact is important. By that we mean making sure that each seed is touching the soil and typically has a thin layer over it. You can accomplish this by putting your seed out at the proper rate and then lightly raking over it. Then tamp the soil with your feet by

Site preparation is typically necessary to get the space ready for seeding. In some areas this is minimal, in other areas you made need a full year. If you’re removing turf, that needs to be done ahead of time. If you have an open area of soil, weed control needs to be done before sowing so that next spring the seedlings don’t have to compete with established weeds.
