Unfortunately, current travelers’ demands are far exceeding supplies, such as hotel and Airbnb accommodations at popular destinations. Restaurant reservations are now a must (sometimes needed weeks ahead of time), as unfortunately most eateries are woefully understaffed while most all of mankind is woefully sick of eating at home.

Plane tickets – also more limited and affected by high gas prices – will now cost you more than your first vehicle. Even so, airports are super crowded. Know that your fight may be delayed (if not outright cancelled) and stuffed to the max with harried flyers with too much carry-on luggage and bags of odiferous fast food. Airports and airlines are also understaffed resulting in overworked and sometimes frazzled personnel. Flying right now is not a very pleasant experience unless, of course, you are a billionaire with your own jet.

Car rentals – also limited in supply – should be done way ahead of time. Know that even if you reserve a specific type of

vehicle (like a Jeep Wrangler), you’ll still probably end up with something very different (like a purple Nissan Cube). Just be grateful you have four wheels and the other needed parts to get you around.

Packing

After years in your basement or attic, your suitcase may be a bit dusty and dirty. The good news is the large collection of antibacterial wipes you purchased early in the pandemic can be employed for a vigorous cleaning.

What to pack? Which lucky garments will get to escape the confines of your closet and go on a trip? Some folks choose their favorites. Other people like to get their “cost per wear” evenly distributed across all items they own – a kind of financial mode of style choice. Some folks like to pack light, wearing items several times. Other people like to take more than they’ll ever wear – in essence, taking their clothes to another more exotic closet to hang in.

However you decide on your trip wardrobe, it’s important to check out your clothes ahead of time. Hanging items in your closet that have been unused during the last few years may have developed

“hanger shoulders,” fabric bulges popping out in an unattractive way – kind of clothing polyps.

Washing or dry cleaning may be required to get these items back to a shape that conforms to the human body.

Also, some clothes that have previously fit you may no longer do so due to a pandemic “shifting” of our bodies (often a shift which occupies more space).

If this occurs, know you are not alone and simply stuff these items into the back of your closet. Life and vacations are simply too short to let a collection of woven threads make you feel badly.

Remember elastic and stretch fabrics are everybody’s friends.

With proper planning and packing, you will be best prepared to have a good trip and a nice time. But even if it’s a bad time, at least it will be a bad time in another location. And that’s certainly an improvement over the last few years.

Stamped concrete Stamped concrete offers the most potential for a unique look and a strong foundation.

However, with a price range between $2,700-$6,500 per project, it’s one of the most expensive patio and walkway options. The exact price per square foot depends on the design.

Consider how your project impacts your home and yard

In particular, walkways serve a functional as well as aesthetic purpose. It can break up the monotony of a large yard, direct guests to a patio, or accentuate a fountain or your favorite landscape feature.

Flagstone This refers to any stone cut into layers and laid out in interlocking shapes. It is another expensive but distinctive option at around $15$21 per square foot.

Think about future repairs

Eventually, even the best-built patio will begin to wear out. You can extend its life with regular maintenance and addressing minor problems before they get out of hand. A pro can repair minor cracks and holes fairly quickly. A skilled contractor can remove and replace individual blocks or pavers as needed or complete a thorough resurfacing.

It’s about more than just the stones A contractor doing a thorough job will install a layer of landscape fabric to prevent weed growth, lay several inches of crushed gravel and compact it, install a leveling layer, and then the pavers. They’ll also use “polymeric sand” to lock in the pavers, creating a barrier against weed growth and insect

Tips for building a ground-level deck

(BPT) - Whether you want to create a picturesque setting for al fresco dining, establish the perfect outdoor entertainment destination, or simply want a place to enjoy relaxing weekends, building a ground-level deck is an ideal way to maximize any outdoor space. Also called a “floating” or “platform” deck, a ground-level deck is a relatively easy and affordable DIY project.

Due to its low profile, this type of structure doesn’t typically require safety railings or stairs, so the costs are comparatively lower than building an elevated deck in terms of both materials and labor.

If you’ve got the skills, time and ambition, the experts at Decks. com offer these helpful tips for how to build a ground-level deck that will transform your backyard into an outdoor oasis:

to line them up. Consider using temporary supports to hold your beams in place. Add additional gravel to level out the ground, if needed.

Attaching anchors and joists

Once the framing beams are level, attach angle brackets at the corners of the deck for additional support where the joists and beams meet. Use joist hangers to fasten the inner joists to the beam faces at regular intervals, using the spacing recommended by the decking manufacturer, as well as local building code regulations.

This provides stability and gives you a good idea of how the decking will lay.

Laying the decking

Align the first length of decking with the outside edge. Once you’ve ensured that it’s even, install the remaining deck boards perpendicular to the joist. Make sure the boards are well-secured and gapped according to the decking manufacturer’s guidelines for proper ventilation. This is also important for preserving the warranty that may come with your decking material.

Planning and placement

A successful deck build starts with proper planning. While a ground-level deck typically does not require a permit, it is a good idea to check with your local builder’s office to confirm the building codes in your area before you get started.

Next, consider how you plan to use your deck to determine the best location for it. Will you be hosting friends and family? If so, you may want to position your deck near the house. Are you envisioning a quiet outdoor oasis?

Then, a secluded area of your yard might be best.

Foundation and ventilation

Once you know where you plan to build, assess the terrain to ensure proper water run-off and ventilation. Sustained dampness

If you live in a location where the ground does not freeze, you could have the option to build the foundation with concrete deck blocks. Most areas where the ground freezes, you may need to use traditional concrete footings to build your deck foundation.

It’s also recommended to install gravel under the structure to provide better drainage. Next, put

stakes in the ground and string the perimeter to ensure the deck outline is level and square.

Installing the beams

At this stage, you should be able to see your deck starting to take shape. Lay the deck beams on top of the footings, making sure they are high enough off the ground to allow for ventilation. Measure diagonally and tap the beams

Once your decking is installed, use a circular saw to trim any overhang for clean, finished edges.

After you’ve admired your hard work, make the space your own by adding plants, furniture and decorations to bring your outdoor oasis to life.

Landscape for Life Comes to CSU Extension Deryn Davidson, Horticulture Agent, Colorado State University Extension Boulder County As many of you know, and for those who don’t, CSU Extension is a community-based resource found in counties across the state of Colorado. We are part of the larger Cooperative Extension Service that can be found across the country at land grant universities. CSU Extension’s mission is to empower Coloradoans to address important and emerging community issues using dynamic sciencebased educational resources. To that end, we have an exciting announcement! CSU has been named the new institutional partner for Landscape for Life, a program that provides education on sustainable landscaping practices. As resources like water become scarcer and interest in pollinators, native plants, and gardening with purpose grows, this program will work to meet the demand for education in sustainable and climate resilient landscaping. Modules include information on soils, water, plants, materials, health, pollinators, and maintenance.

Developed in 2011 by the United States Botanic Garden (USBG) and the Lady Bird Johnson Wildflower Center at the University of Texas at Austin, Landscape for Life is based on the principles of the Sustainable Sites Initiatives (SITES), the nation’s first comprehensive rating system designed to distinguish sustainable landscapes and measure their performance. The program will continue to be in partnership with the USBG and will be offered by CSU Extension.

“USBG is thrilled to collaborate with CSU to continue Landscape for Life and the important work of teaching people about sustainable gardening at home,” said Dr. Susan Pell, USBG acting executive director. “CSU’s commitment to sustainability through action and education make for a great fit for this program. We look forward to working together to expand knowledge, access, and resources for sustainable gardening practices across the country.”

They enhance the environment’s ability to clean air and water, reduce flooding, combat climate change, and provide other natural benefits that support life on earth. Landscape for Life uses these benefits as core themes and areas of focus for the course curriculum.

CSU Extension assumed responsibility for management, stewardship, growth, and ownership of the program in May 2022. The first charge of the new CSU-USBG partnership will be updating content to ensure the latest, science-based research remains core to the curriculum, followed by improving in-depth learning opportunities through accessible online programming and in-person training in Colorado.

Through leveraging the institution’s experience and expertise in creating scalable learning platforms, mixed with

strong, national Cooperative Extension network connections, CSU plans to address audiences nationwide. Longer-term, highpriority goals for the program place an emphasis on language justice with an initiative to translate course content into

Spanish, in both written and live translation.

To be responsive to different learning styles, personalized education tracks are in development. Course modality will include options like free online content, modular online courses, and customized, fee-based training delivered either online or in-person.

Based on the learner’s desired outcomes and intended goals for registration, course content will be directed at two audience segments of the landscaping industry: those who install and maintain green spaces (landscaping companies, municipal staff, homeowners/ gardeners), and those who experience landscapes (clients of landscaping companies, HOA boards, municipalities, homeowners/gardeners).

Is the Home Office Tax Deduction for You? From advent of the Internet in the 1990s to the shutdowns during the COVID-19 pandemic—and even now—a significant trend

RE/MAX of Boulder The massive shift to working from home is evident as you drive around town. Although many businesses are back up and running, you can see still catch glimpses of huge office buildings with only a few cars in the parking lot.

A survey by Owl Labs showed that during the COVID-19 shutdowns, close to 70% of full-time office workers worked from home. After COVID-19 shutdowns, 92% of people surveyed expect they will work from home at least one day per week, and 80% expected to work at least three days per week from home.

As a result, the workfrom-home office has become commonplace. At first, just a little corner in the house might have been sufficient, but after a few Zoom calls with barking dogs and other interruptions in the background, the need for a more private space has become apparent. As Realtors, we’ve seen offices converted from bedrooms, basement areas, or sheds in back yards – and new home builders designing office space into their homes.

Before deciding if using the home office deduction is right for you, here is some helpful information directly from the Internal Revenue Service (IRS).

The home office deduction allows qualified taxpayers to deduct certain home expenses when they file taxes.

To claim the home office deduction on their tax return, taxpayers generally must 6

also meet this requirement if administrative or management activities are conducted at the home and there is no other location to perform these duties. Therefore, someone who conducts business outside of their home but also uses their home to conduct business may still qualify for a home office deduction.

Expenses that relate to a separate structure not attached to the home may qualify for a home office deduction. They will qualify only if the structure is used exclusively and regularly for business.

Here are some details about this deduction to help taxpayers determine if they can claim it: Employees are not eligible to claim the home office deduction.

The home office deduction, calculated on Form 8829, is available to both homeowners and renters.

There are certain expenses taxpayers can deduct. These may include mortgage interest, insurance, utilities, repairs, maintenance, depreciation and rent.

Taxpayers must meet specific requirements to claim home expenses as a deduction. Even then, the deductible amount of these types of expenses may be limited.

The term “home” for purposes of this deduction: • Includes a house, apartment,

condominium, mobile home, boat or similar property.

• Also includes structures on the property. These are places like an unattached garage, studio, barn or greenhouse.

• Doesn’t include any part of the taxpayer’s property used exclusively as a hotel, motel, inn or similar business.

Generally, there are two basic requirements for the taxpayer’s home to qualify as a deduction: 1. There generally must be exclusive use of a portion of the home for conducting business on a regular basis.

For example, a taxpayer who uses an extra room to run their business can take a home office deduction only for that extra room so long as it is used both regularly and exclusively in the business.

2. The home must generally be the taxpayer’s principal place of business. A taxpayer can

When using the regular method, deductions for a home office are based on the percentage of the home devoted to business use. Taxpayers who use a whole room or part of a room for conducting their business need to figure out the percentage of the home used for business activities to deduct indirect expenses.

Direct expenses are deducted in full.

So what happens when you don’t buy enough material up front? “You obviously need to buy more material, but Mother Nature isn’t always consistent–similar to dye lots with carpet, you might get one delivery that came from one part of the mountain, and then a future delivery might come from a different part, and then you have potentially different looking colors of the same product in your yard.”

Think rent is rising fast? It’s worse than you think (and inflation might be too)

Somesh Jha Los Angeles Times (TNS) Across the country, renters looking for new homes are facing dizzying double-digit rent increases. But you wouldn’t know it from the official federal tally of inflation data.

In the last eight months, the rate of change in annual rental costs for new tenants has more than doubled, reaching its highest level on record, according to data from the Bureau of Labor Statistics reviewed by The Times. The data, which are not in the public domain, show a starkly different picture for existing tenants — those who are renewing their leases instead of moving into a new apartment — suggesting that the cost of housing may continue to climb, despite some indicators to the contrary.

to core inflation and a lagging indicator, the recent escalation of rents points to overall inflation continuing to rise even as it shows signs of retreating in other sectors.

In its latest consumer price index inflation report, BLS said that annual inflation in shelter costs stood at 5.4% in May, the highest level since 1991. That figure is a weighted average meant to reflect the rate of inflation affecting new and continuing renters and homeowners alike.

But the non-public data behind the topline number show a gulf between the prevailing conditions affecting those who moved residences and those who didn’t . Annual rental costs for new tenants jumped from 4.3% in July 2021 to 11.1% in March 2022.

For existing tenants, inflation was lower and grew at a slower pace over that period, climbing from 1.5% to 2.7%. For residents of owner-occupied units, the trend

was similar. (BLS is expected to release inflation data for June on Wednesday.)

For its survey, BLS visits a given set of households once every six months to track rental price changes. If it finds a different occupant, it treats them as a new tenant, but if the renter remains the same, then they are classified as a continuing tenant. Since 75% to 80% of renters remain in their homes every year, the topline figure is weighted toward the inflation rate experienced by continuing renters.

With the spread between the new-renter and continuingtenant rates at an all-time high, according to BLS data, that bias is even more pronounced than usual. That gives new ammunition to critics who have argued the data published by the BLS fail to reflect the severity of housing inflation, especially in states such as California, where the cost of housing is higher.

“In the present economic circumstances, when housing inflation is surging, the BLS underestimates the pace of price change for housing,” said Sung Won Sohn, president of the Los Angeles-based SS Economics and professor of economics at Loyola Marymount University.

Beyond masking the extent of inflation faced by new tenants, Sohn said, the agency also distorts the market’s reality with the way it calculates the cost of housing ownership. Almost two-thirds of Americans live in homes they own.

Since 1983, BLS has approximated the rental value of owner-occupied homes by measuring the rent paid by tenants in the same vicinity. This is then translated into a rent equivalent.

“To me, the owner-occupied rent is somewhat a wild guess in the official data,” Sohn said. “If I were to rent my own house to

myself right now when the price rise is really high, I would be paying much more than what an apartment rent would charge but the BLS wouldn’t reflect that necessarily.”

In an interview, BLS economist Steve Reed defended the bureau’s methodology while acknowledging the single-number housing inflation metric it provides to the public as part of the closely watched consumer price index fails to capture the full picture.

“The CPI reflects the universe of rental units fairly well, while other measures only look at new tenants, which is a small subset of all the rentpayers,” Reed said. Internally, BLS has been tracking the different inflation rates for new versus continuing tenants since December 2017.

“There is a sort of hypothesis that rental price change is more for new tenants and we wanted to identify that in our sample to see if it’s true,” he said. “The findings do confirm what we suspected was true.”

Reed also said BLS remains “comfortable with the general idea of a rental equivalent” for tracking inflation of owner-occupied homes. But he said the agency is exploring new ways of capturing “out-of-pocket” costs of home ownership such as maintenance.

“We are doing some research for creating some alternative measures for different subsets of the population and in some of those cases we think rental equivalence might be less appropriate,” he said.

Lease renewals have hit record levels recently as tenants have put off apartment hunting in an ever more volatile rental market, said Jay Parsons, chief economist at RealPage, a firm that tracks rental price changes, said.

“This data is evidence that rents are going up very fast, faster than they have been, for new tenants after a long period of slower price growth,” said David Wessel, director of the Brookings Institution’s Hutchins Center on Fiscal and Monetary Policy.

Past trends suggest it’s only a matter of time before the higher inflation rate spills over into renewals as well, he said.

In Colorado, markup on homes with a view second only to California

Aldo Svaldi The Denver Post (TNS) Homes with a scenic view of nature carry a significant premium in their listing price in Colorado, but homes with great city views are actually discounted outside of Denver.

Homes with scenic views of nature list at an average price of $1.15 million in Colorado, which is second only to California at $1.17 million, according to a study commissioned by American

Home Shield, which provides warranties on homes.

The panorama premium for nature versus all home listings runs about 50% higher and isn’t too far from the 44.2% premium commanded nationally.

The biggest markups are in Wyoming, at 140%, followed by Texas at 121% and Mississippi at 119%.

In Denver, the nature view premium is 55.3% with the average price at $1.12 million, while in Colorado Springs it is even higher at 56.9% on an average price of $770,191. Aurora homes with nature views have an average list price of $665,655, which represents a premium of 46.3%.

“The more demand and the less abundant a feature is, the higher its premium will be. That being said, the exact location and overall characteristics of a house also play a key role in its market

price,” said Juan Carlos Sánchez Albarracín, a senior data analyst with NeoMan, which conducted the study using listings on Zillow.

For example, waterfront homes come at a higher premium than those looking out over nature and those with great city views. The national premium for a waterfront home is 78%, but in dry states like Wyoming and Nevada, the premiums are 225% and 192%.

In Colorado, a waterfront home comes with an 83% premium over the average list price.

Albarracin acknowledged the premium isn’t entirely about location. Builders who secure a parcel with great views, say up on the side of a mountain or on the shores of a lake, often upgrade the quality of construction and finishes and provide additional features. Although the study controlled for square footage, those “extras” designed to attract a more well-heeled buyer are part of the equation.

The verdict is still out on

great city views, which boosted values in 21 states with available data but were discounted in 22 states, including Colorado. The biggest discount for urban views at 55.3% came in Michigan, followed by Oklahoma, Nebraska, New Mexico and Illinois.

Colorado’s city view discount came in at 8.5%, but there were wide variations. Listings describing scenic urban views in Denver came at a premium of 30.6%, while in Aurora those listings were discounted by 53.8%, although a small sample size may have distorted that.

Does that mean Michigan and Oklahoma are filled with unattractive cities that residents don’t care to look at? Or is it that city views are so common that they cease to add value?

“A discount doesn’t necessarily mean a city is unattractive. It just shows that the houses that do not have a view of the city are relatively more expensive,” Albarracín said.
