BY MARY LYNN BRUNY This is the time of year – when the heat is cranked up – that one hears all kinds of creaks and groans in old houses, which I always live in. One time a woman said to me, “I could never live in an old house. I mean someone probably died there.” I thought, so what?

Someone probably died on the street corner you pass everyday.

If there were white dots everywhere someone died on this planet, there would be a sea of white. “It’s also the ghost thing,” she added. “They freak me out.”

I’ve read that 20 percent of people believe in ghosts; 25 percent more think they could exist. Even more interesting, 18 percent think they’ve encountered one.

I’ve never had an issue with the thought of a person dying in a house I live in; circle of life and all that. And, I’m not all that concerned about ghosts. I mean, why do we assume that ghosts are always bad? Maybe some ghosts are nice, even helpful.

For instance I would like a nice turn-of-the-century ghost around. Standard ghost of that era: Beautiful Gertrude just hasn’t been able to move on to the next level since her fiancé left her at the alter and she offed herself, so she’s floating around in a lovely hand-embroidered wedding dress looking for ways to find meaning in her afterlife.

I say put her to work! Make her feel useful!

“Gertrude, luv, would you float this pile of laundry up the stairs and into my closet?

Thanks ever so much.”

“Gertrude, darlin’, be a peach and glide over here with a soda and some chips, will you?”

“Gertrude, would you hover over the kiddos until they fall asleep? You’re an angel! Oops!

You know what I mean! Ha, ha!”

Typically in movies we see the angry ghost in a big, formerly grand house that is now run down, super spooky and full of dust and cobwebs.

When someone walks in, the floorboards creak and bats fly every which way. Perhaps this ghost is grumpy because no one is taking care of their beautiful old house. After building and furnishing this sumptuous home, they die unexpectedly from a paper cut (pre-antibiotics).

Then the folks who inherit the house let it go to hell in a hand basket, and this just ticks off this ghost to no end. The property ends up getting foreclosed on, somehow the badly run bank looses the paperwork, and the formerly glorious home sits unoccupied for decades, slowly decaying. Well, this would tick me off too.

Like if I were to die tomorrow, let’s say I fall down the stairs and hit my head on our beautiful newel post – a really fitting way for a remodeler to go – perhaps

I would want to hang out in this house I just finished renovating.

You know, enjoy my work for a few centuries before I move again to the next plane of existence (which no doubt will need some work). Well, it would really bother me if my house’s next homeowners were shiftless, clueless slobs.

Over water a houseplant on the mantle I painstakingly patched, sanded and refinished?

I will knock that sucker off and float your dry clean only shirt over to soak up the water.

Let your dog scratch at the doors? Fido’s food dish will end up in your pot of simmering bouillabaisse. Talk about replacing the beautiful historic windows? Watch what happens to your vehicle’s windows (despite your “Coexist” bumper sticker).

Wow, apparently I would make a really nasty ghost.

Maybe people should be afraid of ghosts in old houses, especially persnickety ones with big head gashes.

According to reporting in spring 2020 by Boulder’s Daily Camera, though the exact size of the gig economy in Colorado’s workforce is unknown, they say it’s probably more than 10% of the working population.

In addition, COVID-19 has made many of their financial situations more challenged. In this economic realty, here’s the latest on what to expect when applying for mortgage as a freelancer in the post-coronavirus era and steps you can take to be successful.

INCREASING YOUR CHANCES OF MORTGAGE APPROVAL It’s important to put first thing first. You need to take the usual steps like ensuring your FICO® credit score is 740 or higher and that your debt-to-income ratio is smaller than 36 percent, with no more than 28 percent of the debt going toward servicing your mortgage.

Here again, you’ll need documents to prove your income.

Prepare profit and loss statements and gather bank statements to back them up. To prevent any hold-ups, document as far back as you can. If possible, document 24-months of income flow. The goal is to prove you can consistently afford loan payments.

The best plan is to be prepared and get these documents ready before you start the process.

PRE-PANDEMIC MORTGAGE APPROVALS

Pre-approval for a mortgage is still the standard starting point for buying a home. The goal of this process is to confirm your income.

To document your income, typically borrowers need two years of tax returns and proof that their business was in operation. This provides a financial statement of losses and gains for a business over a period of time.

In addition, like all borrowers, prospective lenders require a minimum credit score and maximum debt-to-income ratio.

10 home trends to enhance your space for the winter ahead Kim Palmer, Star-Tribune (TNS) With the pandemic still looming large, we’re facing a long slog at home during the winter months ahead.

If that prospect fills you with gloom, consider it an opportunity to make some changes to your home so that it feels more inviting, enjoyable and functional.

End-of-year trend reports and predictions for 2021 are full of ideas that homeowners can tap into to spruce up their spaces.

Here are a few, culled from various sources: 1. Add some brown White and gray have been the ubiquitous go-to color palette for interiors in recent years. But warmer neutrals, including brown and beige, are starting to make a comeback, according to the 2021 Home Design Predictions recently released by Houzz. Warm taupes, beiges, sand and other earth tones are surging in popularity, according to designers and builders that Houzz queried. It’s time for the pendulum to swing.

7. Upsize your tile Large rectangular tiles are trending for bathrooms, according to Houzz. Big tiles mean fewer grout lines, require less cleaning and create less visual clutter.

Large-format tile also can help a small space feel bigger. When using large tile on a bathroom floor, choose a matte finish for slip-resistance.

4. Upgrade your home office When the pandemic began, many workers hastily set up makeshift workstations at home.

and homeowners will seek ways to create more efficient dedicated home offices, work nooks and even backyard work cottages.

If your home office isn’t getting the job done, now’s a good time to invest in some enhancements, such as a more comfortable chair, better lighting or a better system to organize and contain paper clutter. Video conference-worthy backdrops also are trending. If yours is lackluster, add a piece of artwork, a pop of color, good lighting and a little greenery, Houzz suggests.

5. Go retro What’s a “Grandmillennial”?

It’s a youthful fresh take on “granny decor,” according to HGTV, and it’s trending as a reaction to modern minimalism.

Get the look and the feeling by incorporating a few touches often associated with Grandma’s house, including cozy accents, pretty florals, ruffles and nostalgic throwback details such as needlepoint.

6. Soothe your stress Bathrooms increasingly have become spaces for rest and relaxation, according to Houzz.

You can make your bathroom soothing and hangout-worthy by adding a few spalike amenities — a steam shower, an aromatherapy showerhead or a bathtub filler or other attachment that can hold a cup of tea or glass of wine.

8. Create a destination space With recreational travel a distant memory, many are craving that getaway feeling at home.

Interiors inspired by “Distant Shores,” especially tropical locales, will be popular in 2021, according to Better Homes & Gardens magazine. Infuse a room with tropical brights, lush flower or foliage prints and beachy accents to create a space where you can refresh and recharge without leaving home.

9. Exercise your green thumb Houseplants have made a comeback during the pandemic, and their popularity will continue into 2021, according to HGTV. Refresh your air and brighten your mood with some live flora.

Or go all out and create a trendy “living wall” of plants.

10. Have some fun With fewer diversions available to us, due to the pandemic, at least we can turn our creativity loose on our homes. Interior designer Taniya Nayak recently teamed up with Frog Tape to develop five home trends for 2021, including “Play Hard,” which incorporates cheerful hues, lighthearted accent pieces and bright textiles, to create a sense of fun at home. DIY projects, such as painting bold geometric patterns on an accent wall or handpainting planters, “add an element of joy,” said Nayak.

Farmer winter reflections in the time of COVID-19 Adrian Card, Colorado State University Extension Boulder County Winter is the dream time for crops farmers. The frozen soil here is a welcomed time for rest, recuperation from the struggles of the growing season, and reflection on what needs adjustment and what new to implement as they soil thaws next year. And oh, what a year for reflection!

Many Colorado farms were forced to pivot in 2020 from restaurant and farmers market sales to increased existing Community Supported Agriculture (CSA) programs, strict farm stand protocols, and/ or to online sales platforms. Some CSAs indicate a customer increase of 400% and online sales were a boon for many local farms.

While none of these were easy and all incurred some additional operating costs, it would appear that many local farms were able to pivot and end the year with anticipated or better than anticipated sales income.

The grand question is what, if any, of this consumer behavior will remain when, we hope, late summer of 2021 none of the COVID-19 protocols are needed?

It seems our yearning for social gatherings will cause a rush on farmers markets. And maybe that means a decrease in farm CSA subscriptions and online sales, but that remains unclear.

In this reflection period, one perennial issue will likely get

some time for farmer ponderings; who will be part of my workforce in the future? A February 2020 survey from the CSU Extension office in Boulder County exploring agricultural labor with Boulder County ag employers found that 63% regarded housing for farm workers as a high or an extremely high business risk. With more costly housing compared to 10 years ago, 56% indicated their workforce cannot find affordable housing in Boulder County given employer perceptions of $800 being the maximum affordable rent. With 93% of ag employers indicating rent subsidies as a key solution, policy makers and local food enthusiasts should take note.

The logical answer from any well intended observer is clearly, “pay more in wages.” However, all ag employers responding indicated they cannot pay more

and 69% are struggling to remain profitable with the wages they currently pay.

Quality of farm workers is also an issue. Many note that they are unable to attract the talent needed through existing US workers and 60% of survey respondents are interested in employing H-2A farm workers while 7% already are. This visa program allows international workers to come to the US to work on a specific farm for less than 12 months before requiring them to return to their home country. Ag employers often find these workers highly motivated and embodying years of farm work skill and know-how, often much more effective and efficient farm workers than their US born counterparts. Employers must provide housing and travel for these workers and a specified number of hours at a wage rate

above the Colorado minimum wage of $12. This adverse effect wage rate, intended to function as a disincentive for not employing US workers, is $14.26 for Colorado in 2021. That a majority of survey respondents are willing to offer more to source these foreign nationals for their workforce should tell us how challenging it is to recruit and retain a viable farm workforce.

As our farmers imagine a future workforce and the challenges of paying and housing them, what creative housing solutions can we bring to the table? Where are there housing assets that can be repurposed for local agriculture?

What policy solutions can be mustered to bolster the cost of farming and ranching with escalating housing costs?

Let’s dream this winter of creative solutions that embrace our innovative spirit and that sustain local agriculture through and beyond the COVID-19 years.

2021 Real Estate Crystal Ball

Don’t you wish you had a crystal ball with perfect vision to peer into the future of real estate?

Last year at the same time the word “COVID-19” did not even exist in our vocabulary.

The future always has been – and always will be – a bit fuzzy.

Between the presidential election this year and COVID-19 sweeping the globe, 2020 has inserted a great deal of uncertainty into people’s lives.

Nevertheless, regardless of what happens in the world beyond our personal control, people will always need a place to live, and our population and household creation levels continue to increase. Since the recession ended, there have not been enough new homes built nationally to keep up with demand. Consequently, even though real estate took a pause in the spring during coronavirus stay-at-home restrictions, it has continued to be a bright spot in the nation’s economy.

Colorado is a very attractive place to buy real estate, but even more so, Boulder County. Over the last 42 years that I have been a REALTOR® here, we have seen strong real estate appreciation and stability. We have weathered recessions, 16% interest rates, 6

and yes, even COVID-19. That’s why Boulder has been ranked in the top 3 housing markets in the nation for home price growth and stability by SmartAsset six years in a row.

On December 8, I had the privilege of watching a presentation by the Chief Economist of the National Association of REALTORS®, Dr. Lawrence Yun, and the leader of the world’s largest real estate coaching company, Brian Buffini.

These two highly respected speakers in the real estate industry have a wealth of knowledge and research at their fingertips, making their predictions a little clearer than mine – or many others. Here’s what they each of them had to say.

Dr. Lawrence Yun opened with his presentation by reporting that COVID-19 has not affected real estate the same way as the recession of 2007. “At the start of the 2007 recession, we had

subprime loans out there and a 10-month supply of homes.

Coming into 2020, there had been eight years of stronger loan underwriting, a two-month supply of homes, and historically low interest rates. Even though we missed the spring real estate selling season, home sales shot up 20% in the latter part of 2020 compared to the same time frame in 2019.”

He continued, “On an annualized basis, even with the spring pause, home sales were up about 5% over 2019. It will be interesting to see what the data looks like once all the 4th quarter statistics are in.”

Yun made it clear that home sales would be even higher if we had more homes to sell. In nearly every major market across the country, there is a lack of inventory of homes for sale. One of the trends Yun pointed out was relocation activity and housing preferences, which have arisen from remote work. “This has caused a considerable amount of real estate activity. Many have left the cities for the suburbs since they can work from home or only go to the office a couple days a week. This makes longer commutes more acceptable if someone only has to do it a couple times a week. Another trend is back to bigger houses, maybe with one or two office spaces, more and larger play areas and living spaces to make it easier to deal with stay-at-home orders.”

Yun’s crystal ball predicts, “Home sales will rise 5 to 10% in 2021. Employment will come back as the vaccines are deployed.

Low interest rates will continue throughout the year. The workfrom-home flexibility will cause flight to the suburbs. Prices should continue to rise in the 3 to 5% range.”

Brian Buffini noted that the Chairman of the Federal Reserve has said the Fed funds rate would likely remain in the 0.25% range through 2023. This government pressure on interest rates should keep the mortgage rate similar to what it is now in 2021.

Buffini outlines three trends that echo what Yun mentions.

The first is what he calls “decentralization,” or the move to the suburbs. Buffini says,

“Residential tenants’ movements to the suburbs is a leading indicator that homeowners will be making that move in larger numbers. It is easier for tenants to quicky pull up stake and move, and that is happening.”

Second, relocation is quickly transforming. With the flexibility to work from any location, homebuyers are fleeing to suburban towns and vacation hotspots. “Areas known mainly for vacation homes have seen sales rise dramatically as people can work from their favorite vacation spot.” He says that “another trend is that buyers are moving to areas with lower taxes, lower government regulation, and warmer climates.“ Third, he observes, “Buyers are upsizing. Prior to COVID-19, big homes were falling out of favor. Now, with COVID-19, the demand for office space, larger living areas, and even classroom space for kids is high.

Plus, 52% of millennials are still living at home, requiring more independent space. “ There you have it. Two of the most renowned real estate experts in the county have similar insights and reflections. Next year at this time, we will see how true their forecasting has been. In summary, what this all means is that housing inventories are likely to remain low, keeping home prices stable and slightly rising.

Remember, all real estate is local. What happens on a national level may not affect your street in your neighborhood.

Second home purchases: The rise of co-primary living

By Sean McIllwain, MOD Boulder It goes without saying that the pandemic has changed the way we live our day-to-day lives, from how we do our jobs, to how we buy our food, to how we live in our homes. As the boundary line between work life and home life becomes increasingly blurry, there’s an interesting real estate trend that’s popping up across the country: an increase of secondhome purchases.

Historically, (in the “Before Times,” as they’re now wistfully called), second homes were often purchased for use as part-time residences. For example, think of Colorado’s many snowbirds: those semi-nomadic residents who traditionally spend the winters somewhere warm like Arizona or Florida, and the summers in milder climates like Colorado.

And with the rise of rental management sites like VRBO

and Airbnb, second-home buyers could purchase their dream home, rent it out as a vacation rental, and eventually retire to the house in subsequent years.

But the pandemic has pushed more buyers to utilize second homes immediately versus using them as investment properties.

Buyers are opting for comfort and lifestyle over rental potential and future appreciation. Homes that are less than four hours away from primary residences are in high demand, as homeowners consider these properties as a second home to enjoy for longer periods—months at a time instead of the occasional long weekend away.

This real estate trend is leading to the co-primary phenomenon, where homeowners flip-flop between homes more regularly.

In Colorado, communities like Estes Park and Red Feather Lakes, along with their surrounding

areas, were once primarily considered vacation spots, but are now seeing increased co-primary sales.

As more parents work remotely and more kids adapt to distance learning, the desired amenities for second homes are also evolving.

With longer stays in mind, buyers are putting a greater emphasis on high-speed internet availability, home offices and learning spaces.

Homes that check all of these boxes are in high demand, often eliciting bidding wars. And if the home has a pool? It’s likely off the market within hours.

A co-primary home allows homeowners to mitigate the COVID risk while enjoying their own space, and the home still provides vacation opportunities.

Those who may have previously considered a second home are deciding that now is an opportune time to buy. Remember that vacation budget we once had?

Many buyers are now using those same funds to make a down payment on a second home instead.

This real estate trend is one we’ll continue to monitor, as second homes become more of a priority for many Americans.

Will the trend suddenly stop with the distribution of the vaccine?

Probably not. If this pandemic has taught us anything, it’s that there are new and improved ways of living that will likely stick around long after the virus is gone – and having two homes to call home is one of them.
