BY MARY LYNN BRUNY It’s that special time of year. It’s the time of year when temperatures drop and snow falls. It’s the time of year to snuggle up in front of the fireplace (if you’re lucky) with some hot tea and a good book (okay, Netflix). It’s the time of year to watch a field mouse scamper across your floor. Wait, what?

Yes, just as you seek the shelter of your toasty abode, so do the local little critters. We all love living in Colorado because we love nature. But unfortunately, that nature sometimes wants to join us indoors. Small varmints seem to especially like older homes with their cracks and crevices – the types of homes in which my family likes to live.

Currently I see mouse droppings outside by our coal chute that tells me field mice are trying to get inside. (In case you don’t know what a coal chute is, it’s a little door about a foot square at ground level outside of old houses where folks used to have coal delivered for heating.)

Mice used to wedge through the door’s gaps and scootch into our basement until we tightly sealed the chute with weather stripping.

But I think decades of generations of mice using this chute like a revolving door has ingrained it hereditarily into their teeny brains, and even after our six years here they still can’t believe they can’t get in it anymore. I imagine

these irritated mice in late fall stamping their cute little feet in frustration, super perturbed they can’t shimmy in through the door cracks. (Historic easement rights get nullified when you poop on floors.)

When we first moved into this house there also were squirrels in the attic. It’s a lovely thing when you’re tucked in bed all snug on a cold winter’s night and you hear scratching and skittery fighting above your head.

Soooo relaxing. We found the little hole under an eve where these fuzz faces were squeezing into the attic and patched it up, and relocated our uninvited houseguests to a lovely tree-filled spot in open space.

Unfortunately, another intruder did not fair as well.

During remodeling, we opened up a wall and found an electrocuted and petrified squirrel that must have been there for decades. He died chewing on a now defunct electrical wire (a common cause of squirrel demise), thus I dubbed him “Sparky” before we gave him a proper sendoff.

In the first old house we lived in, when our boys were small, we had no idea we had a varmint issue. One day our oldest son, then about six, told me to come to the upstairs playroom and

see his buddy Bob the squirrel, who I assumed was a Beanie Baby. He told me Bob was eating raisins and getting them all over the place, making such a mess.

Messy Bob! Turned out Bob was not a Beanie Baby. Turned out Bob was a real squirrel that got in through a loose cable wall plate.

And Bob certainly wasn’t eating raisons; he was crazily running around and pooping all over the place. Meanwhile our boys were gleefully watching him, jumping up and down on the couch while screaming with delight.

They were a bit upset when we relocated Bob (again, to open space). I’m not sure how spoiled suburban Bob faired in the great outdoors. We can only hope for the best.

Presently we are mouse-less and squirrel-less in our home.

It’s blessedly quiet. But give it time. Nature’s little critters are pretty determined to join our comfortable lodgings. Who can blame them? It’s pretty cozy in here.

How much can be contributed to a FHSA? First-time buyers can contribute a total of $50,000 in principal.

The account can grow to a peak of $150,000 free of Colorado taxes. There is an annual contribution cap of $14,000 for a single person or $28,000 for a married couple filing jointly. Best of all, there is no time limit for how long the account can stay open.

What is allowable to be paid from the FHSA? The down payment first and foremost. However, funds from this account can also be applied to anything included on the settlement statement such as closing costs, inspections, and lender fees.

home, townhouse, condo, co-op, or mobile home, but it does not include land or commercial property. However, there are exceptions! If someone was married, owned a home, and is now divorced for three or more years, that person still qualifies. If that person was fortunate enough to inherit a home, that person can still qualify, but will likely not need to save for a down payment.

Why not create a plan for monthly contributions to the FHSA based on saving up that 3 ½% down payment by a certain time? Before the homebuyer knows it, they will have saved up enough to buy a home.

The first-time homebuyer should be sure to consult a financial planner, accountant, mortgage loan officer, and REALTOR® to create a plan that is just right for their situation.

What are real estate closing costs and how much will you pay?

Zach Wichter Bankrate.com (TNS) Closing costs are the thousands of dollars in fees associated with a mortgage, typically amounting to 2 percent to 5 percent of the loan principal. There are various closing cost components and they vary from state to state.

Some closing-related items can be negotiated by the borrower.

Closing costs usually include an appraisal, credit check and title search, and you don’t only have to pay them when you buy a house. If you refinance your mortgage or tap your home equity, you’ll have to pay closing costs again.

How much you’ll pay in closing costs depends on the price of the home and the location. The average total for closing costs on single-family homes in the U.S. in 2019 was $5,749, including taxes, according to ClosingCorp,

How to estimate your closing costs Homebuyers typically pay 2 percent to 5 percent of the purchase price of their home in closing costs, says Jackie Boies, senior director of housing and bankruptcy services for Money Management International, a Sugar Land, Texas-based nonprofit debt counseling organization. For a $200,000 mortgage, in addition to your down payment, you should expect to pay another $4,000 to $10,000 in closing costs.

These will largely be broken down into two categories: property-related fees, which cover expenses your lender incurs in evaluating the property you’re financing, and mortgage-related fees, which cover the cost of processing your application.

Fees vary widely and are based on a number of factors including location and value of your loan, so it’s best to talk to your lender and go over your mortgage documents carefully to understand what you should expect to pay.

Property-related fees Appraisal fee: The appraisal fee pays for a licensed professional to determine what the home is worth before a lender will extend a mortgage offer. Estimating the market value of a single-family home will typically range from $300 to $450 or more for a larger home.

Home inspection fee: separate from the appraisal, it’s usually a good idea to get a professional inspection of the property you’re about to buy. Those also usually run a few hundred dollars.

Title search: If you’re buying other than a new property, lenders will send someone to search local property records for the title of the home to make sure there aren’t any issues with ownership or liens. The fee is around $450.

Title insurance: Lenders require obtaining title insurance in case there are issues with ownership after the sale. This protects the lender and the cost is usually 0.50 percent to 1 percent of the loan amount. The homeowner may wish to purchase title insurance to protect their financial interest in the property and that’s an additional cost.

Mortgage-related fees Credit report fee: The credit report fee is what the lender charges to check your credit score and obtain a credit report. The fee is $25 or more per individual borrower on the loan.

Origination fee: Lenders sometimes charge a fee for initiating the loan. It can range up to about $125.

Application fee: Some lenders charge a fee of several hundred dollars to process the application.

Underwriting fee: This may also be called an administrative or processing fee and it covers costs to evaluate and verify your mortgage. This might be around 0.5 percent of the loan amount.

You may also need to pay some other charges, known as points, upfront. Many mortgages allow the borrower to pay points to lower the interest rate on the loan.

Local fees Some cities and states can charge additional fees. Purchasing a home in Chicago, for example, means a transfer tax paid by the buyer of $7.50 per $1,000 sales price, says Esther Phillips, senior vice president of Chicago-based Key Mortgage Services.

Legal fees For most property deals, you’ll need to be represented by a lawyer at your closing. Many real estate lawyers charge by the hour, and rates can vary widely.

Closing documents Once you apply for a mortgage, you’ll receive a loan estimate and a closing disclosure from your lender. The loan estimate will tell you approximately what all the costs of your mortgage will be, including closing fees, your payment, taxes and insurance and other home-related expenses.

After you settle on a lender, you’ll get a closing disclosure, which will provide much of the

same data as your loan estimate, but with the exact numbers you can expect to pay out at the closing and after.

These documents will really be the best way to get a handle on what your closing costs will be.

How to avoid some closing costs While you can’t avoid paying all the closing costs, there are some that can be negotiated, potentially saving you money.

Shop mortgage lenders to compare these fees, some of which vary by lender, Boies says.

“Many fees are not set in stone and the lender has some latitude to adjust them, but you’ll need to ask about each one individually,” Boies says. “If a fee isn’t clear, ask the lender what it covers specifically and if it doesn’t make sense, ask for the fee to be waived.”

Who pays closing costs?

While most fees are traditionally paid by the buyer and some by the seller, some can

be negotiated, depending upon the market. Many buyers believe the only fee that sellers ever pay is the broker’s commission, but savvy real estate shoppers can sometimes negotiate some of the other costs into the seller’s corner.

It’s not unusual for buyers to persuade sellers to share some expenses that are paid in advance, including tax and insurance escrow deposits, flood and hazard insurance premiums, property taxes and per-diem interest.

“If the seller is urgent about selling the home, he or she may be willing to take on more of the (buyer’s closing) costs,” Boies says. In a buyer’s market the seller may be more willing to pay more of the buyer’s closing costs than they otherwise would.

How to budget for closing costs It’s a good idea to consult a lender before you start looking at homes to understand what all your costs will be. That’s why a mortgage preapproval is recommended.

Since a number of factors,

such as the type of loan, type of property, type of occupancy and your credit score can determine what your closing costs may be, try to be as specific as you can with the mortgage providers, says Brett Warren, director of residential mortgage lending for Hyperion Bank in Philadelphia.

“Closing costs are often higher than most borrowers initially assume they are,” Warren says.

Budgeting for closing costs in addition to the down payment is also helpful, says Kurt Westfield, a managing partner at WC Equity Group, a Tampa, Florida-based real estate services company.

The key is to be patient and prepared since the homebuying process can be lengthy.

“Don’t rush into what will likely be the largest purchase of your life,” Boies says. “Many borrowers are unprepared for the actual cost of purchasing a home and deplete their savings to cover the closing costs.”

Why housing demand will likely stay high for years to come

PRNewswire/ -- Low rates of household formation since the Great Recession have caused 5.7 million “missing” households, a new Zillow® analysis finds. These missing households represent people who historically would have moved into their own home but have been unable or unwilling to do so, and should keep housing demand high for many years to come as the market catches up.

Americans of every age group and ethnicity are forming households at lower rates than before the Great Recession, meaning they are either living with parents into adulthood or doubling up with roommates instead of buying or renting a home on their own or with a partner. Lower rates across the board may indicate the market is struggling to provide enough affordable homes overall, not necessarily that a shift in preferences among a particular group is causing the decline.

If rates had remained at preGreat Recession levels, there would be 5.7 million more U.S. households today. Whether or not household formation rates begin to recover in the coming years, the missing households from the past 15 years and the large Millennial generation aging into peak homebuying age should keep housing demand high for the foreseeable future.

That’s not to say interest in forming households has waned 12

over that period.

It’s likely that the people represented by these missing households would like to move out on their own at about the same rate as previous generations, but a number of longterm financial and housing factors have come together to make homeownership and household formation more difficult.

Household formation rates had begun to turn a corner in 2018 and 2019 during the longest economic expansion in history, suggesting many will form households if they can overcome affordability and credit challenges.

“The housing crash set back millions of Americans on the path to having their own place to call home, whether they owned or rented it,” said Zillow senior economist Jeff Tucker. “Between a wave of foreclosures, rising rents, and underbuilding of new homes, the housing market became much harder to crack into from 2006 to 2017. The last two years showed that when the economy is firing on all cylinders and most Americans have access to decent jobs, more of them will be able to find a home of their own. The sooner we can put the pandemic and 2020 recession behind us, the sooner access to housing can resume its expansion.”

The mid-2000s financial collapse began a domino effect.

Roughly $6 trillion in real estate equity vanished during the housing crashi, impacting the ability of many families to pass down wealth to their children.

Young people who finished school around the late 2000s faced a soft job market, which can have long-lasting effects on a person’s finances and their ability to start a new household; Previous Zillow research has

shown it takes about six years for homeownership rates of those who graduated college during a recession to catch up with those who graduated during better economic times.

These financial concerns have been compounded by housing market dynamics. Construction was depressed for several years after the Great Recessionii and even now remains low by historical standards -- we were building about three homes per 1,000 Americans per year in early 2020, compared to a historical average of almost four. Some of the challenges holding back new construction include a shortage of buildable land and the financing to acquire it; shortages of labor, as job openings for construction workers remain unfilled; and permitting processes that add time and cost to the construction process.

“Solid fundamentals remain for the housing market, including low interest rates and high consumer demand. However, financing to invest in lots, land and inventory has been a significant challenge for private builders,” said Todd Pyatt, owner of Pyatt Builders. “Builders are still reacting to land, material and labor constraints that have dampened construction over the past decade or so. While the new home market has had its best year since the downturn, there will continue to be a slower recovery due to those constraints.”

In part because of years of underbuilding, demand has largely outpaced supply in recent years, pushing up prices so that homeownership is out of reach for many. Less access to homeownership means higher demand in the rental market and higher rents, making it more difficult to save for a down payment and ultimately pushing some to double up with roommates or family members.

The pandemic-induced recession we are facing today will likely reverse many of the gains from the past two years, though recent data suggests many young adults who moved back in with

parents this spring and summer have since moved back out. It’s yet to be seen whether Gen Z as a whole will fare better than Millennials in terms of household formation, and the long-term course of the recession and construction levels will go a long way towards determining that.
