Expert tips on how to make orchids bloom and thrive

Orchids can intimidate budding and experienced gardeners alike.

Joan Connors, a retired greenhouse manager of the American Orchid Society, has a few tips to help keep plants healthy, happy and blooming.

“I love growing orchids, because there is always a new flower to surprise me,” says Connors, of Deerfield Beach, Fla. “They give me joy every day.”

Connors, who retired in 2011 when the AOS headquarters moved to Fairchild Tropical Botanic Garden in Coral Gables, also was past president and is a trustee of the Fort Lauderdale Orchid Society. She helps organize the club’s annual orchid show and sale.

Q.: What is the easiest orchid to grow?

A: Phalaenopsis. It requires little maintenance. Just water it once a week and it should flower. Phals will be in full bloom now through March, and hybridized versions of the plants bloom a few times a year. Also, ask the grower you purchase plants from for culture instructions and visit AOS.org for more tips on commonly grown orchids.

Q: What is the biggest mistake most gardeners make with orchids?

A: Over-watering will kill a plant faster than anything else, because the roots rot. Generally, water plants once a week and keep them in indirect light, and they should do well.

Q: Is fertilizer necessary?

A: Orchids get hungry, and fertilizer is their food.

By Debbie Carlson Chicago Tribune (TNS) Heating bills are looming large. Check out these five tips to quickly cut your energy costs without sacrificing comfort.

1. Stop leaks.

Drafty rooms suck (the heat out of your home). Single-pane, older windows without reliable storm windows can lose heat quickly, so use plastic sheeting — like the 3M Window Kit — to seal them.

If drafts are coming in around the frame, fill those with caulking.

Sealing leaks around windows and doors will instantly raise the comfort level in the room and save money, said Keri Murschell, director of product and business innovation for NRG Energy. Your front door can be a big culprit, so add weather stripping. Heat gets pulled from attics and escapes out the front, something she discovered at her home after an energy audit.

While you’re at it, give your water heater a hug by wrapping it in an insulation blanket. “Cold basements make water heaters work harder, increasing everyday energy use,” Sundeen said. “It’s cheap and a quick, easy way to cut back on your heating bill,” he said.

2. Get smart.

Smart thermostats, like the Nest Learning Thermostat and Ecobee, can reduce heating bills by learning your schedule and programming temperatures around your activity. Murschell said she likes being able to access her thermostat on her phone when she’s away, so if she forgets to turn it down before leaving for vacation — or wants to raise the heat before she returns — she can do so remotely.

“It also gives you reports on how you’re doing, what your energy history is like, and other insights into energy that people haven’t traditionally had to think about,” she said.

Although smart thermostats

are still pricey, many utilities are offering rebates to homeowners who want one, and some even install the devices if purchased through the utility.

If you want to measure your total energy usage, a professionally installed home energy monitoring system, like Sense, will monitor all your electricity usage and give you choices of how and when to use energy smartly.

3. Turn down the temps.

The U.S. Energy Department says setting your thermostat to 68 F when you’re at home and active, and then lowering it when you sleep saves money. Lowering the thermostat 7-10 degrees for eight hours daily from its normal setting can save as much as 10 percent a year, on average, depending on where you live.

4. Heat just a small space.

Work from home, but don’t want to heat the whole house all day? Consider a single-room space heater. New space heaters can be much more stylish — and many are programmable, which means

5. Layer up.

: Every year, I get a renewal notice from my homeowners insurance company and it indicates the value of my home. The insurance company lists my residence value at over $700,000. I understand that this is what they think it would cost to reconstruct the dwelling, even though I could subcontract it for 25 percent less.

And if the structure were to burn down to the ground, the removal cost of damage isn’t going to cost $200,000. Why can’t I specify an amount (e.g., $500,000) of coverage? If the cost to reconstruct comes out higher, it would be on me (the homeowner) to pony up any difference?

Incidentally, the estimated selling price of the home, including pool, five acres and outbuildings, is around $500,000.

: The short answer to your question is that you can tell your homeowners insurance company to insure your home for a specific value amount. If you want the company to simply insure you up to $500,000, they can and will

sell you that policy. The policy you currently have may include a “replacement value” clause. This clause obligates the insurance company to pay out money to rebuild the home.

Insurance companies need to make sure that their insured policy holders are paying the right premium for the coverage. If you told the insurance company that you wanted an insurance policy for only $500,000 and the home suffers a catastrophic loss, the insurance company might still be on the hook to rebuild the home and pay out $700,000 to rebuild it if it includes a replacement value clause.

We have some friends who had a $1,000,000 policy on their home with a policy that gave them guaranteed replacement coverage.

When the home burned to the ground, the insurance company paid out $2,000,000 to rebuild the home to the size and quality it was originally.

To avoid this issue, insurance companies will require homeowners to up their coverage to what the insurance company believes it will cost to rebuild the home.

: When you start looking for a home you will receive plenty of advice that you should buy the most home you can afford. This is probably because you will quickly fill any home you find, regardless of its size, and having extra space often comes in handy.

However, I would advise that you do not buy so much house that you become “house poor,” using most of your budget just to maintain your 8

home. This leaves you without the ability to eat out, take a vacation, or absorb a financial contingency.

Eventually, your new dream home will need a new water heater, A/C or roof. And even the most secure career can suffer a hiccup.

So buy as much house as you can afford on your current salary, leaving room for unexpected expenses, and an enjoyable life outside of your new home.

Start the mortgage process before

less than what the insurance company believes it will cost, but their models don’t anticipate each homeowner being able to undertake the rebuilding of the home. The insurance company expects that you will hire contractors, architects and other professionals to rebuild your home. As those costs get included in the coverage amount, we see how easy it could be to say that your home’s coverage could be upwards of $700,000.

Having said all that, if you want a policy with lesser coverage, the insurance company can sell you a policy that will cover you up to $500,000 and not one cent more.

You’d take the risk that if the costs come in above that amount, you’d have to come up with the money to rebuild the home.

As a side issue, your mortgage lender -- if you have a mortgage lender on your home -- will require you to carry a homeowners insurance policy of no less than the face amount of the loan you owe to the bank. If you owe $550,000 to the bank, the lender will want to know that you have at least $550,000 of insurance coverage on the home. And, yes, we know that in some parts of the country you can

you find a home. An approved buyer is much more attractive to sellers.

Make sure to shop around, as rates and closing costs can vary greatly.

Remember that almost everything related to your home is negotiable, at least to a point. Most lenders will trade a slightly higher rate for reduced fees.

If you are planning on staying put for a while, ask about buying down your interest rate by paying a lump sum at closing, which can save you a lot of money in the long run.

While it is a good idea to start at your bank if you have good credit, a talented mortgage broker may get you a better deal. Credit unions have also been known to have some great deals, especially for people with specific jobs, such as teachers or police.

Whoever you choose, your new lender will have an incredible amount of questions and will want more paperwork than you expect.

Be ready with several years of tax returns, and months worth of pay stubs and bank statements. Loan applications are time sensitive so

buy a home for a low dollar amount but the cost to rebuild that home can be far in excess of the purchase amount.

If you want to have coverage that will give you enough money to rebuild what you currently have, you’ll need to follow the insurance company’s requirements. That isn’t to say that you can’t shop around for coverage. You may find that the insurance company you’ve had for some time has raised your rates year after year and that their rates are now far higher than what you’d get with a new company.

As Sam says to his clients when they buy homes, shop around for insurance coverage every year or every other year to make sure that the insurance premiums are in line with the market.

Hang in there. Getting a loan can be somewhat intense, with a lot of paperwork to review. Make sure to read everything your lender sends you and ask questions about what you do not understand. Converting a primary Residence to a rental property

Are you ready to upgrade or downsize, but aren’t quite ready to sell your existing home?

SUZANNE Converting your PLEWES home to a rental RE/MAX Alliance property may make sense, under the right market conditions. To minimize the cost of carrying and maintaining the property, you may want to do the following:

1. Select Durable Materials As you repair or improve parts of your home, select durable materials. Tenants can put a lot of wear and tear on your home.

Durable materials will last longer and require replacement less often.

For instance, linoleum floor can easily get damaged, whereas tile is more durable. Laminate flooring may hold up better than carpet and if a section gets damaged, you can replace just that section rather than the whole room.

2. Use Low Maintenance Options In addition to durability, consider low maintenance products. For example, wood decking may need repair and painting every few years.

Composite decking, on the other hand, wouldn’t require any ongoing maintenance. Although you may spend more money up-front for some items, you will spend less money and time in the long run.

3. Simplify Landscaping Landscaping can be a very timeconsuming task. It’s a rewarding one when you take care of your own home, but you probably don’t want to visit a rental property January 26-27, 2019

every week to work on landscaping there. Reduce the amount of time, energy, and money needed to maintain rental properties by simplifying the landscaping. For instance, select plants that don’t require constant pruning and trimming. Remove or relocate excess plantings. Mulch and segregate areas in a manner that make it easy to maintain.

4. Be Aware of Your Legal Responsibilities There are many laws relating to landlords and tenants. Be sure to get up to speed on the law and your responsibilities as a landlord including what to include in leases, how security deposits should be handled, and who is responsible for shoveling snow in the winter. The best way to preserve your rights and avoid unnecessary headaches is to comply with the law!

5. Require Renter’s Insurance Our last tip for converting your primary residence to a rental property is to require your tenants to carry renter’s insurance. Your homeowner’s insurance policy will not cover everything. A tenant’s policy would ensure that their property and liabilities are covered in cases where yours does not or should not. Contact your insurance agent to learn more!

Final Thoughts Before you decide to convert a primary residence to a rental, be sure to evaluate the financial impact of selling versus renting.

What costs might you incur for a rental property? What risks are involved? How much might you earn when selling down the road?

How does that compare to your earnings if you were to sell now?

The market is good right now, which means both rental rates and selling prices are high. Only with a realistic financial analysis can you make an informed decision on whether to rent or sell your property.
