A home appraisal can seem like a mysterious and opaque process – someone comes to your home, looks around, runs some numbers and sends back a home value that may or may not match up to what you or the county assessor thinks it’s worth.
Home appraisal is usually a required element of a bankfinanced home sale, and it can be a make-or-break moment for the deal. Here’s a look behind the curtain of what appraisers are looking for.

Obviously, homes in poorer condition value for less.
Total square footage of the home and property and number of bedrooms and bathrooms

and prices. All these factors mean that different appraisers might come to different conclusions, so it’s OK to ask for a second opinion if the first one seems wrong.
On average, a home appraisal costs about $350. The initial appraisal inspection can be done in one day, then it will take between seven and 10 days for them to do their comparative research and complete a final report and home value.
When hiring an appraiser, look for certifications and continuing education. Your lender will probably recommend an appraiser, but you can also hire on your own. Ask if they’re experienced in appraising your specific type of property, and make sure they hold the proper licensing, bonding and insurance to work in your state or locality. Feel free to ask them for a list of references from previous clients, and check them. Nothing can replace borrowing a little experience from someone who’s worked with the same pro.
It’s a good idea to independently verify the certifications and licensing the appraiser provides you with. This is a major job with a big impact on one of the most important purchases of your life, so it’s worth taking the extra time to get it right.

A quality agent will put your mind at ease throughout the process by answering any questions. Whether you’re concerned with what should be done to your home before listing it or how the purchasing process works, they’ll have the answers. Your goal is to find someone who will work on your behalf to either sell your home for top dollar or find you your dream home for the best deal.

It’s that time of year again, when gardeners flock to the local garden centers for new plants to spruce up their yards.
There are many great plants to choose from that will do well in Colorado, but unfortunately, most of them require sun. What can be done for our shady areas? Plenty!
Shade-loving perennials, just like their sun-loving cousins, will return every year, bigger and better than the previous year. Some have a clumping shape, with the clumps growing larger every year, while others will spread through seed or underground roots. Some are small and dainty; others are a little more showy, but all of them will provide foliage and flowers to brighten the shady spots in your yards.
Here are some suggestions for shade-lovers that are also low-water
plants:
Sweet woodruff (galium odoratum)
This fragrant little ground cover does great under a tree or next to a fence. It will spread a little bit every year by sending roots underground. Small white flowers appear in the spring and smell heavenly.
Columbine (aquilegia)
Our state flower comes in a variety of colors and heights, and greatly prefers shade over sun. They will spread through seeds, so you may find them popping up the following year where you least expect them. An exception to the shade-loving nature of the columbine is Plant Select’s Denver Gold variety, which loves the sun. Their Remembrance variety thrives in partial sun.
Coral bells (heuchera)
This perennial is a little bigger
and showier than others, sending up spikes of flowers in the late spring and leaving behind lovely, lush foliage once the flowers are spent. Coral bells also attract hummingbirds and butterflies. For added interest, look for varieties like Plant Select’s Snow Angel coral bells with variegated and varied foliage.
Hummingbird trumpet (zauschneria garrettii)
This low-growing ground cover blooms in summer with bright orange trumpet flowers that are very attractive to hummingbirds. It spreads through underground roots and is ideal for covering slopes.
Creeping mahonia (mahonia repens)
This lovely ground cover (sometimes called Oregon grape holly) is evergreen and at a foot high is a little bigger than some of the other shade perennials. Small yellow flowers
appear in the spring and are very attractive to bees.
Hostas
Many people ask Master Gardeners about these large-leafed perennials, which come in a variety of sizes, with foliage ranging in color from lemon-green to deep blue. Some varieties are variegated; some are not. They send up spikes of white or purple flowers during summer. Unfortunately, while they might love shade, they are not xeric, so plant them near your house for easy watering.

Why is my home not selling?
Oh boy, another week has gone by and there is still no offer on your home. If the house has been on the market for some time, it is easy to become frustrated and anxious.

On the other hand, perhaps you aren’t doing all you can to get the home sold.
Here are some reasons your home may not be selling:
Price
Overpricing is the number one reason a house will sit on the market. Maybe it’s time to reevaluate your price. Have any homes sold since yours went on the market? Find out the sales prices of comparable homes. If they sold for less than what you
are asking for yours, it’s time for a price reduction. Adjusting the price can give you the boost needed to attract more buyers.
Condition of the home How does your home show?
Take a weekend afternoon and tour the competition. See how your home stacks up as far as condition and presentation. Try to find ways to make your home more desirable, whether
that entails new paint and carpet or simple things like new drawer pulls in the kitchen, it will be worth the money spent if it helps to sell the house.
You might also think about hiring a professional home stager. A recent study has shown that a professionally staged home will spend 80 percent less time on the market than a home that isn’t staged. Not only that, staged homes sell for 6 to 10 percent more money than nonstaged homes. Overall, the study found that home staging pays for itself.
If you are unwilling or unable to make the condition comparable to other homes near you then your best bet is to reduce the price.
Flexibility is the key Yes, it’s a hassle to have to everything to leave the house when an agent wants to show your home to prospective
buyers, but it’s necessary. If you’ve placed showing restrictions on the home, such as that agents must call for an appointment first or that the home can only be shown during certain hours, you’re draining your buyer pool.
Try to keep in mind that there are slow times in even the hottest of markets. If you’ve made sure that you’ve priced the house properly, it’s in terrific shape and you’re Gumby when it comes to showings, try to relax and give it a little more time.

It’s National Homeownership Month
In 2023, homeownership is more important than ever before in the U.S. We live in a world that pressures us to rent everything – and love it. Think about it: we can rent a scooter to get around, we can use an app for car rides, we can rent clothing, we can rent workspace, we can rent a first-time apartment – and we can even rent a “forever” home.

Build-to-rent is a concept spreading across the country. As you drive down Highway 36 to Denver you see so many complexes that look like they would be condos – but they’re apartment buildings. Builders and investment groups have discovered it is better for them to build and rent rather than build and sell. This movement is now making its way into single family homes. In many cases right now, by the time the builder is finished with construction on single-family homes, the cost of the homes is more than the contracted price. Supply chain issues and cost of labor have increased so much while they are building houses, it makes it difficult to sell at a profit. So why not keep it and rent it? In some communities, investment groups own a high percentage of what would be firsttime homes, and have decided to rent them, rather than list them in the for-sale housing market.
Yet studies by the National Association of Realtors® (NAR) have shown for years that the net worth of homeowners has always surpassed that of renters. With property appreciation surging in recent years, homeowner wealth is now 40 times higher than renters, according to new data from NAR. All that being said, it is more important to own your own home than ever before.
National Homeownership Week started in 1995 under President Bill Clinton with the purpose of increasing homeownership across America. In 2002, President George W. Bush expanded the program to an entire month. Historically, June is one of the busiest months for real estate activity, so much so that NAR has celebrated June as National Homeownership Month for many years. This year, with housing inventory at low levels and home prices remaining high, becoming a homeowner has become more challenging — and the outlook is that the record-low supply will continue. In the first quarter of 2023, the U.S. Census Bureau
reported the homeownership rate in the U.S. was 66%. Since 2000, the homeownership rate has been within a few percent points of this rate every year. NAR works hard to keep homeownership at a high level.
“Homeownership Matters” has been an overarching theme of NAR, but especially during National Homeownership Month. NAR reports that “A number of research studies have shown that homeownership provides social and societal benefits. Not only is homeownership one of the best ways to build long-term wealth, providing resources for a more comfortable retirement, but it also fosters an immeasurable sense of community and stability vital to growing families.”
NAR’s “Social Benefits of Homeownership and Stable Housing” report reveals that homeowners are happier and healthier. They tend to vote more, volunteer more, and contribute more to their neighborhoods. Homeowners do not move as frequently as renters, which encourages more neighborhood stability, and children of homeowners are more likely to participate in organized activities and spend less time in front of the television.
Why Homeownership Matters Equity Build Up
Over time, through both strong and weak economic conditions, the value of a home in most markets across the country has increased. In the U.S., we are blessed with financing, which enables people to buy a home with relatively small down payments and a 30-year amortizing loan. When
increasing home values are combined with a principal loan balance which drops each month, you build equity. This accrual of equity directly contributes to the wealth and financial stability of homeowners.
Tax Incentives
The interest paid on a mortgage creates a tax deduction, with limits, on a taxpayer’s return. Property taxes paid, with limitations, are also deductible. These two tax deductions help lower the expense of purchasing a home.
Neighborhood Pride
Homeowners take pride in their neighborhood. They tend to be more involved in the community when they have an ownership stake. Homeowners are the bedrock of any thriving community.

Homes make a first impression on visitors within seconds of entering the space. The foyer, or point of entry, serves as a sneak peek of what’s to come. The initial message can be warm and welcoming, bold and bright, or functional and inviting. Regardless of the feeling you want to convey, look for opportunities to introduce a sense of style to create a great first impression.
Where to start
Begin by standing in the space and consider how you want guests to feel upon entering. What do you need to make the space function? Is this a space where you need to leave keys and hats, or do you want it be more of a design statement?
As you plan out your space, consider these Design Recipes do’s and don’ts.
Do’s
• Do use art to introduce color and graphics. Artwork in entryways can create a bold design statement and wow factor.
• Do use seating to add an element of function and design.
• Do use mirrors to open and brighten a space.
Don’ts
• Don’t overcrowd an entry with too much furniture.
• Don’t use colors or style elements that are not in line with the overall decor of the home.
• Don’t create an entry that is dark or gloomy. Look for ways to add light and bright elements.
