Clearing out a clogged disposal unit is best left to a pro plumber, but you can approach it as a DIY job if you take careful precautions:

The Only Nice Things Will Get Damaged Law:

If you are doing a potentially messy project (such as painting), you will only ruin clothes or shoes if they are nice ones. If you wear clothes that are in tatters, no damage will occur This law also applies to your home: If you are going to replace old, gross carpet, you will never spill paint on it But if you have new carpet, chances are high you will do so

remodeling you will wish you had done approximately 20 percent of things a bit differently This law is similar to the “Hindsight is 20/20” law, though with more angst and regret.

The Scope Creep Law:

When ordering products, approximately 15 percent (or more) of things will arrive damaged These will be the most heavy and awkward products that are both hard to repackage and mail back, and require the longest lead times to once again get Chances are you will also hurt a part of your body doing so, requiring six weeks of physical therapy.

For some incomprehensible reason, the final teeny punch list to complete your remodel will never get done That is why it’s called a punch list: It makes you want to punch something in frustration.

Six months after remodeling, you will forget how painful a process it was. You will highly recommend it to a friend who has a stressful job, small children, a shaky marriage and a limited budget That friend will decide to remodel, curse you during the process, but then forget about this six months after their remodel is complete.

In a state of remodel enthusiasm, you decide that it also makes sense to add the flagstone patio, fire pit and hot tub you have always wanted. However, this logic fails to take into account the invoices that will arrive afterward, causing you great stress. (Good thing you have an unpaid for hot tub in which to relax.)

Key housing market statistics today

“Trying to predict home price movements over nearly a decade would be little more than a shot in the dark,” says Nicole Bachaud, senior economist at Zillow “At least for the foreseeable future, it is likely that home price growth will be much closer to historical norms [between 3 and 5 percent annually] than the record pace we’ve seen during the past two years.”“Even if inflation goes back down to 2 percent, that could take a $1 million home to $1.17 million by 2030,” says Leonard Steinberg, chief evangelist and corporate broker in New York City at Compass. “At 5 percent, it’s $1.47 million.”

Could we actually see a decline in home prices? Not likely.“Home values have leveled off this summer while buyers pull back at today’s prices, but it’s important not to confuse the inability to buy a home with a lack of desire to buy,” says Bachaud. “Pent-up demand from potential buyers waiting in the wings for a home they can afford will provide a backstop for prices that will keep them from falling anywhere near pre-pandemic levels, so the price drops we see today will likely be minimal and short-lived in lieu of a significant increase in housing inventory”

fit with the fall season. One area where you can make some helpful adjustments is in the lawn Fall is a great time for several tasks to benefit your lawn and set it up for next spring.

In addition to checking irrigation system components, another simple change in your lawn maintenance plan is adjusting your watering schedule. During the height of the summer, you have likely been watering your lawn more often to help it through the higher temperatures. However, as we move into cooler temperatures over the next few months, you will want to reduce your water output to match the season. For example, if you are watering a particular zone three times per week, you can reduce the runtime on that zone by 10 to 15%. Then, by the end of September or early October, you might reduce the number of days you are watering per week, as well. Another good practice is to split your watering into two shorter cycles that repeat, called soak cycle This will allow time for the water to soak into the soil before the next round of irrigation.

consider switching over to a more organic fertilizer this time of year as grass growth slows. If you choose a traditional fertilizer option, look for a slow release formula. If you’ve been leaving your clippings on the lawn, you may not need as much fertilizer as these clippings also supply nitrogen. You can also begin mowing over any light layers of leaves that might fall on your lawn and leave them over the winter for an additional source of nitrogen.

It’s true, more than 90% of all turf issues in Colorado stem from a water or irrigation issue Things like clogged, broken or even just tilted heads can cause you to not have effective coverage leading to wasted water. These broken or tilted heads can leave you with brown or thin spots in the lawn. Corrections can be simple; perhaps you just need to give the heads more room to uniformly spray by pulling back the grass around them or straighten them up by placing a rock under the pipe if it has since sunk into the ground.

Aeration

Fall is also a great time to fertilize your lawn and can help your lawn have a better color and more vigor to stand up against traffic from kids or pets For cool season lawns, such as bluegrass, you might

Late summer or early fall is a great time to aerate the lawn and put down seed, especially if you missed this important task in the spring. When aerating, it’s important to pull plugs from the ground (not just poke holes). You also want to make sure the holes are very close together (2 to 3 inches apart) by completing two to three passes with the core aerator. This will give the lawn some air spaces to fill in with new grass tillers It also creates a nice situation to put down grass seed as the seeds will fall into the newly plugged holes, giving it some protection to sprout and take hold Just make sure to purchase the proper grass seed by choosing a similar blend or mix to match

Here’s a fix for a goof that’s already happened. Scratches can seriously tarnish the beauty of your hardwood floors and furniture, but there is a way to disguise them — with a walnut! Simply crack the meat of a walnut in half and run it over the scratch from several angles. Rub it with your finger, then wipe away the excess. The walnut oil will work into the damage and restore the color It’s not a flawless fix, but it’s a budget-friendly, easy and effective way to restore wood floors.

This is less of a goof than a hassle, but you’ll undoubtedly appreciate getting rid of it Newer soft close hinges and drawers have been offered in recent kitchen cabinets, but homes before the 2000s won’t have them But if you’re tired of the constant noise when kids are ransacking the cabinets looking for snacks,

The easiest solution is to purchase self adhesive bumpers and apply them to each corner, minimizing clanking.

You can also add soft close dampers to the hinges and frames. This requires a little more cost and effort with a screwdriver.Themostcomplex approach is to install soft close hinges and drawer glides, which make them perfectly smooth and silent. This approach requires the most money and effort, but it’s well worth it

When will the housing market crash?

Whether you’re hoping to buy a house in the next year or next decade, higher or lower mortgage rates help determine how much you can afford. Rates have been rising so far in 2022 as the Federal Reserve works to get inflation in check. You might be looking at the surge

“The future is so uncertain right now,” says Fairweather “We don’t know when inflation will come down. We don’t know if we’re entering a recession We don’t know where we’ll land with interest rates when the dust settles.”Looking ahead to the big picture, though, Fairweather predicts a more calm — and cost-effective — future.

Will we see some additional supply to solve the housing shortage? Maybe, but that increase isn’t going to happen overnight.“Homebuilders do not subscribe to the ‘If you build it, they will come’ mindset,” says Greg McBride, chief financial analyst at Bankrate. “They did that before [leading up to the 2008 housing crash], and it didn’t work out well.”

If you’re just getting established in your career, now’s the time to build your earnings and savings for a future home purchase. Figure out the right way to ask your employer for a raise, or be willing to look for other opportunities where you’ll be rewarded with a bigger paycheck. Sixty percent of workers who switched jobs over the past year earned more

Your down payment saving strategy isn’t all about increasing the amount of money you put in your bank account. It’s equally important to focus on decreasing the amount of money you owe for other debts like credit cards, student loans and car payments. By lowering your debt-to income (DTI) ratio, you’ll be in a better position to qualify for a mortgage down the line.

1. Pay down your debt

Ask an expert if the housing market will crash, and you’ll likely hear about a “correction” instead. While home prices have climbed steeply for the past two years, there doesn’t appear to be a stomach-churning drop

3. Focus on your local market, not the headlines

The headlines about home prices might cause concern right now, but it’s important to remember that high-priced markets do play a large role in the data.

As you think about budgeting for a house, it might be helpful to focus on housing market conditions in the neighborhood where you’re looking to buy instead of the broader national trends that might be skewed by data in another time zone Your down payment needs are going to look much different in Tuscaloosa than they will in Tucson, for “Everyoneexampleshould avoid averages and look at the specifics of their neighborhood,” says Steinberg. “How many homes are being built? How many homes are on the market, and at what price level and condition? Real estate markets are hyper localized, and generalities and averages are somewhat useless.”

TIPS TO SAVE FOR A HOME IN THE NEXT FEW YEARS

20 ATHOME | ATHOMECOLORADO COM SEPTEMBER 9-10, 2022

What about mortgage rates?

“Buyers can fight inflation on a personal level by moving somewhere more affordable,” says Fairweather. “If they have the flexibility to work remotely, they could start browsing other cities and states on Redfin to see how a lower cost of living can impact their lifestyles.”

nearly 40 percent higher than it was just a year ago.”

money in their new roles, even accounting for the fast pace of inflation, according to a recent study from the Pew Research Center. Over the next few years, a wise career move can make a huge difference in your bank account.“[Homebuyers] can improve their financial standing by leaps and bounds in that period of time,” says McBride. “They may buy a home for not much more than they would pay today, but their income could be 50 percent higher.”

While 20 percent is the ideal amount for a down payment to avoid paying more in interest and mortgage insurance, it’s not a requirement by any stretch, and it’s unrealistic for many to save that much cash. Consider whether you’ll qualify for a low down payment program, even if it comes with mortgage insurance.“Theseare designed to help first-time buyers,” says McBride “While you have to pay mortgage insurance for a few years, the idea is to accumulate

4. Look for lower down payment loan options

How much will a house cost by 2030? (continued)

“Give it a year or two, and mortgage rates should be lower,” says Fairweather. “They might not return to 3 percent, but they should be lower than they are now,” adding that “Mortgage rates aren’t set in stone. Buyers can look at adjustable-rate mortgages, and they can refinance in the future to lock in lower rates.”

enough equity by the time you move up to your second home that you won’t have to pay private mortgage insurance.”

2. Make aggressive career choices

from around 3 percent at the end of 2021 to today’s rates of more than 5 percent with serious worries about where those rates will be in 2030.

In addition to builder concerns, other factors like zoning issues in certain cities and neighborhoods put up more hurdles on the path to addressing the lack of listings.

One factor that can impact the type of home loan you might need is the Federal Housing Finance Agency’s annual update to conforming loan limits. Each year, the agency spells out a new maximum amount for mortgages purchased by Fannie Mae and Freddie Mac (the majority of loans) based on home price growth.In2022, the FHFA raised the limits significantly to account for rising home values: $647,200 across most of the country, stretching to $970,800 in highpriced areas like California, Hawaii and New York City. If you need to borrow an amount that exceeds your area’s limits, you’ll need to qualify for a jumbo loan, which often comes with more stringent credit and down payment requirements.

6. Think about the cost of living and where you could put down roots

“The shortage of homes is an issue that isn’t going to go away,” says McBride. “It’s going to take a long time to fix.”

5. Keep closing costs in mind The down payment isn’t the only piece of the homebuying puzzle you’ll need to solve for. You’ll also need to be ready to pay closing costs — lender fees, taxes, appraisal expenses, settlement charges and more. These add up quickly. In 2021, the average closing costs were $6,905, according to ClosingCorp.Becauseyou’ll be spending several thousand on closing costs, it’s imperative to stay in the home long enough to break even if you want to stay in the black.“Ifyou’re buying a home and selling it a year or two later, you’re not going to come out ahead,” says McBride. “Make sure you have a longer time horizon in mind.”

HOUSING MARKET AND PRICE PREDICTIONS FAQ

What is the average cost of building a house?

There are quite a few ways to estimate your home’s value To get a rough idea, you can use a simple online estimator tool from real estate websites such as Redfin, Zillow or RE/MAX. For a better sense of your home’s value, however, it’s best to consult with a real estate agent or appraiser.

waiting on the other side. In fact, home prices have already begun leveling off in some places. Mortgage lenders also have much higher standards for borrowers than they did ahead of the crash in 2008, and there simply aren’t enough homes available today to meet demand. All of these signs, for now, point to a return to more balanced conditions, rather than a devastating market collapse.

The average cost to build a home is just over $282,000, according to HomeAdvisor, but volatile supply costs have made predicting the cost of building a home especially challenging over the past two years. Keep in mind: You’ll need to buy the land, too, and account for the time it’ll take to complete a house. The average house took 8.2 months to finish in 2021,

according to the Census.

How do you determine how much your house is worth?

What is the average annual rate of inflation for the last 10 years?

The average rate of inflation over the last 10 years is 2.53 percent, according to the Labor Department’s Consumer Price Index. In the past two years, though, inflation has soared at a rate of 4.7 percent in 2021 and 8.6 percent so far in 2022
