With arti cial intelligence — or AI — emerging as the most talked about topic in the recent past and, predictably, the future, the “value” of innovation is undoubtedly holding its on or growing in importance. And note that prediction was made without any AI help.

Colorado is maintaining its innovation standing, ranking No. 6 in the U.S., according to a 2023 Wallet Hub study comparing 50 states and the District of Columbia. In the two categories used to determine the most innovative states, Colorado ranked sixth in human capital and fth in innovation environment — up from eighth in 2022.

Innovation has long been recognized as a critical driver of economic growth. e U.S. spent more than any other county on research and development, this year totaling $600 billion — 25% of the total spent worldwide, according to data from Science and Engineering Indicators (Indicators). e reports are prepared under the guidance of the National Science Board by the National Center for Science and Engineering Statistics (NCSES).

According to the results of the ranking, the sophistication of America’s market and businesses, as well as its knowledge and technology outputs, are the country’s particular strengths,” writes WalletHub.

One signi cant factor in achieving and maintaining a high innovative ranking is through

education and work opportunities in STEM — or science, technology, engineering and math. Denver ranks No. 21 in the nation for STEM workers, who are in high demand. STEM professions are expected to grow nearly 11% from 2021 – 2031, according to WalletHub’s reporting on the U.S. Bureau of Labor Statistics. Strikingly, the report shows that all other occupations are expected to grow by just 4.9%. STEM workers also win from a wage perspective, with a median annual wage of $95,420, compared to $40,120 for non-STEM jobs.

When looking at the metrics WalletHub used to determine the most and least innovative states, STEM factors are key considerations in comparing the 50 states and the District of Columbia across the dimensions of “Human Capital” and “Innovation Environment.” e states were evaluated using 22 metrics: share

of STEM professionals, share of science and engineering graduates, projected STEM job demand, eighth-grade math and science performance, share of technology companies and R&D spending per capita.

If rent is needed, do I manage it or hire a professional manager?

Summer has gone by fast! In Summit County, our ski country playground, there is already a hit of yellow in the aspen trees. If you are thinking of purchasing a second home in ski country, now is the perfect time to get started, before the snow starts falling. Over the years, I have found that Summit County is the perfect place for my Boulder County clients to buy a second home. The drive takes much less time when you own your own place because you have the option to travel during off-hours rather than “rush hour.” Once you get there, you have a variety of choices for skiing within minutes of any Summit County location. It seems like most people buy in Summit County for the skiing, but soon discover there is am even a more diverse range of activities in the summer.

According to Paula Parker, a Realtor® at RE/MAX Properties of the Summit, “Interest is still high in vacation properties and inventory is slightly higher than a year ago, making it a perfect time to secure that ski country getaway.”

Having a second home in the mountains can be a wonderful experience. Here are a few things to consider as you make that decision.

Goals for the home

Families need to ask themselves many questions as they dive into considering the purchase of a vacation home. Goals can be immediate, such as the number of days of personal use. Or whether or not the property is going to become a legacy family vacation property to be handed down to the next generation.

Is rental income needed to financially support it financially?

Even if someone pays cash for a vacation home there will still be several expenses. Those expenses include taxes, insurance, maintenance and landscaping, property management, and Homeowners Association fees. With a mortgage on top of that, most people will need to rent out the property for some income to cover these expenses,

Some people choose to rent out their vacation properties by themselves by relying on a variety of websites. If you want to do this, you will need to investigate local municipalities and Homeowners Association rules on short-term rentals because there can be many types of restrictions, occupancy limits, fines for violations -- and even prohibition. If you want to rent and manage the property yourself, you will need to assess your ability to market your property, clean it after every guest stay, repair and maintain it, especially if your property is located outside of driving distance.

In most resort areas, professional vacation property managers are available. They can market your property and put it into a rental pool. This enables you to keep your property rented on a short-term basis from a distance and with no personal involvement. These managers can guide you on pricing and tell you the average number of nights per year you might expect to rent out your property. You can pick the days that you would like to schedule for personal use. For example, you might have to decide if you want to use the home yourself over the holidays or rent if out during the holidays for premium rates and maximum returns.

With longer term rentals you will have higher expenses for management, linens, and cleaning, whereas daily rentals might bring in higher income depending on the season and number of nights booked. The advantages of a longer-term rental are consistent income and less turnover and paperwork.

In addition to marketing, vacation property managers can also handle cleaning and garbage; security; damage repair; maintenance including landscaping, pool cleaning, snow removal; guest emergencies; and even restocking linens, soap and paper towels. However, when choosing a vacation property manager, you should keep an eye on fees and contract terms. Fees can be a significant percentage of rental income.

Should I rent the vacation home long term?

In order to have a vacation home for the future, some families have bought a home and immediately leased it to a long-term tenant, say for a year or more. This is because a long-term tenant right now will help pay for the current expenses of owning it. Then later down the road, say in 10 years, you can stop renting it out and use it if for yourself as a vacation home, or maybe even as your retirement home.

If it is treated as an investment, are there any tax benefits or ramifications?

As with any investment, it is a good idea to discuss with your tax advisor if they are any tax issues to consider. 2018 brought about key changes in tax reform. Be sure to ask how those changes might affect your ski home purchase.

A few questions might be:

• Can I deduct the mortgage interest?

• Can I take depreciation?

• If it is an investment, is there a limit on the number of personal days I can use it for?

• What expenses of running the property can I deduct?

• If it’s a rental, and I want to depreciate it, what are the maximum number of days is can be used personally?

• House trading possibilities?

Vacation homeowners will often buy a property for the possibility to use as “currency” to trade for other places to vacation. This helps keep lodging costs down at the places you might like to vacation in. Swap homes with your friends and networks — or check out various websites that enable you to trade homes in destinations across the world.

Is financing different for a vacation home?

Most any 1- to 4-unit mortgage lender can help you finance a vacation home. They will typically qualify you under normal underwriting guidelines. However, it is usually a good idea to use a lender that is familiar with vacation properties.

Can I buy a vacation home with my IRA?

I get asked this question a lot. Yes, you can buy a vacation home with funds from your IRA. You just can’t use it personally. You also need to set up a self-directed IRA account. So why would you want to do that? Let’s say you live in Boulder and

eventually want to retire in Summit County. You can buy a condo in Summit County with your IRA and rent it out full time as an investment for your IRA. Then when it comes time to move in, you need to disburse it from your IRA, pay any applicable taxes, and you can use it personally. There are a lot more details you need to consider here. In future articles, I will cover investing in real estate using your IRA.

Exit strategy or succession planning?

The idea of having a ski home can be very exciting, nevertheless, some planning needs to be done with regard to selling the property when your family is done with it -- or figuring out how to keep the property in the family. If a couple, for example, owns a vacation home and they have 4 kids, when the couple passes away, suddenly the property has 4 owners. Those kids will have their own children and in just 3 generations there could be 10 to 20 owners. With 10 to 20 owners, you can imagine there can be many different opinions as to what to do with the property. Some of the new owners may view the ownership more as a burden than a benefit. Taking some time to create a succession plan is worth the time and effort. Generally, it is a good idea to find an attorney with experience in creating succession plans for vacation homes. They will listen to the family’s needs and goals and create a plan that works.

There are many details to evaluate when buying a ski country getaway or vacation property. As you examine the idea of purchasing a vacation home, I recommend you pull together a team that includes a mortgage loan officer, tax accountant, financial planner, property manager, insurance agent, Realtor – and possibly an estate planning lawyer –to consult with.

What are the demographics?

We change people’s lives every day, that is one of the greatest feelings that I get when I go to the office each day working with our clients. What we do for our clients is truly life-changing. Since I started writing these articles last November, we have changed the lives of 41 individuals and couples. Therefore, I want to share some of the demographics with you, so you have a real understanding of the true impact that reverse mortgages have had on these particular 41 clients.

Since December, we have helped change the trajectory of 41 clients’ retirement by incorporating home equity into their financial plans. Here is a high-level breakdown of who these clients are:

• 20 married couples

• 19 single women

• 2 single men

I typically do not like to generalize, but after reviewing these demographics, one of the most obvious realizations that I had is the fact that single women are generally more open to this discussion than single men. With most of these specific clients, the single women were either widowed, or divorced,

and the loss of income caused a real strain on her finances. The reverse mortgage was a huge help, both emotionally and financially. It seems that maybe single men might believe they can handle their finances without assistance from other professionals, or maybe they are simply more stuck in their ways and are not willing to make a change. It could also be that single women (widowed or divorced specifically) are simply open to asking for help and are willing to make a change more easily than men.

It also became very apparent to me after reviewing our clients over the 11 months, that many married men are looking to protect their spouse if or when something happens to them in

the future. In many of these cases, the husband wanted to do the reverse mortgage to ensure that their wife would not incur a major strain on the finances (and be able to stay in the home) if the husband pre-deceases the wife.

Overall, it is also important to know that not one of these clients’ situations was identical. Meaning, that every client has a unique story and unique goals that are personal to them. However, the reason why the Home Equity Conversion Mortgage (the most common type of reverse mortgage) is such a great tool is because the program is so versatile. Reverse Mortgages are simply not a one-size-fits-all solution. There are fixed-rate and adjustable-

rate options. There are lump sum and monthly payment plans and options with a line of credit that increases over time. Some clients choose to make monthly payments while others choose never to make a payment (*you must always pay your property taxes, homeowner’s insurance, and HOA dues). Some clients take a lump sum to pay off their current mortgage and other clients who take cash out to buy rental properties or to help family members with college or other finances. The reverse mortgage can ultimately be used for anything you want, there are no restrictions on how you use your equity.

What color is white? When it comes to the world of home decor, the answer can be a loaded question. For many, white can be one of the most difficult colors to use.

White comes in hundreds of tints and shades. Some may appear bluer, others grayer, yellower, etc. White is also a very difficult color to match, and matching different shades of white often leads to unsuccessful results. On the other hand, a dominant white or pure white decor can appear, fresh, elegant and soothing.

If considering working with white, here are some overall dos and don’ts.

Do’s

• Do pay attention to the colors that will surround your particular shade of white. White is a color that is often drastically impacted

by what surrounds it. For example, if a white sofa is placed next to a bright green chair, the sofa may appear to have green undertones.

• Do experiment with different shades of white during different times of the day. Color is very much impacted by natural light.

• Do experiment with different materials. You can mix materials in a space such as a wood object painted white with white lacquer cabinets.

• Do consider a pure white or white-dominated color scheme; it can appear fresh and bright.

• Do consider styling decorative spaces such as shelves with pure white accents.

Don’ts

• Don’t be afraid to mix
