Before COVID-19, one in three U.S. families could not afford diapers. The pandemic’s resulting impact on American job security, increased cost of living and growing inflation have only exacerbated this need as diaper banks struggle to keep up. With skyrocketing demand, HomeAid Colorado has completed its annual Builders for Babies Diaper Drive.

“Coming a long way since collecting 18,000 diapers in 2015, this event has grown as the building industry has embraced the need for diapers and found a way to help struggling families across the state, ” said Cindy Bell, Executive Director of HomeAid Colorado. Through its online landing page, HomeAid is able to donate 1.4 million diapers and 1 million wipes. They are also accepting in-person diaper and wipe donations at the distribution event on June 23rd at DICK’S Sporting Goods Park.

Over 38% of Colorado infants and toddlers don’t have access to clean diapers. The demand for diapers increased by as much as 300% during the pandemic but there are still no state or federal programs that cover the cost of diapers. Disposable diapers are required at most childcare facilities and cloth diapers are not an option for low-income families as they often don’t own mashing machines and washing soiled diapers is prohibited at most laundromats. Nationally, 57% of caregivers experiencing diaper needs said they missed an average of four days of school or

It costs about $1,000 per year to buy a supply of average-priced diapers for one child. For someone who works a full-time minimumwage job, making just over $15,000 a year, that’s a huge expense. When a caregiver can ’ t afford diapers, children are sitting in unsanitary conditions for extended periods of time - placing children at a higher risk of infection and emotional trauma. It can also negatively affect the mental and emotional health of parents, leading to difficulty in coping with stress, depression, and trauma.

A young, single father of a six-month-old and a one-and-ahalf-year-old has struggled with acquiring this basic need. Before receiving diapers through Volunteers of America, a Builders for Babies diaper recipient, he had to resort to stealing. He was forced to use

diapers that were too small for his child and diapers that were too large for his baby. His children have gone without diapers and he has had to wash their bottoms in the bathtub repeatedly during the day when he is out of wipes. He is only one example of how dire the diaper situation can be for struggling families. With the significant inflation of recent months, especially in the cost of housing, food and fuel, the families at Early Childhood Partnership of Adams County are extremely grateful for the free diapers and wipes they receive.

“I am very grateful for the diapers and wipes ECPAC has been able to help me with,” one diaper recipient said. It is an ongoing expense that is needed for the health of my baby The cost is difficult to keep up with and being able to get help has been a blessing. The stress of constantly needing to spend a big chunk of money on a need every baby has helped me tremendously!”

HomeAid plans to distribute all donations on Friday, June 23rd to 51 service providers across Colorado. These organizations will then give those diapers out to thousands of families in their network who come to them for assistance. HomeAid asks that in-person donations are made in diaper sizes 4, 5, and 6 as well as wipes. Donating diapers and wipes is the best way to support families around the state. Here are the remodeling projects that topped the mountain region for the best ROI in this year ’ s report:

HVAC conversion to electric

The highest ROI on remodeling is converting from a fossil-fuel-burning furnace to an electric heat pump for heating and cooling a 2,000-squarefoot home in the mountain states. The return is 114 5% on an $18,155 investment. Plus, you are doing your part to reduce carbon emissions into the atmosphere.

Siding replacement to fibercement siding

New siding makes your home look fresh and returns 107 4% or $20,792 on a $19,861 investment to replace 1,250 square feet of existing siding with new fiber-cement siding, factory primed and factory painted

Garage door replacement

This is a Colorado favorite and for good reason. A stylish new garage door makes your home pop with curb appeal That’s probably why this $4,529 investment returns an estimated $4,516, or 99.7%. The project analyzed is to remove and replace a 16x7-foot garage door and its tracks with one made with hightensile-strength steel with two coats of factory-applied paint. Manufactured stone veneer

Siding replacement to vinyl

Once again, replacing your home’s siding brings high ROI – this time

The value figures in the CVV report, published by Zonda Media’s Remodeling ezine are derived from a survey of more than 6,000 realtors surveyed in Q4 2022. Zonda Media notes that this year ’ s survey was conducted during one of the lowest points in the real estate market in a decade

Don’t blame the product

Have you ever gone to a restaurant and ordered from the server and when your food came, your order was incorrect? I can tell you this has happened to me on numerous occasions.

Recently I ordered a chicken salad and when the server delivered my food, I received a chicken salad sandwich instead of a salad. The sandwich looked very tasty, and I am sure it was delicious, but it was not what I ordered. What do you do when this happens? Do you blame the sandwich? What did the sandwich do wrong? Do you blame the cook who prepared the sandwich? I am sure the cook prepared the sandwich perfectly Or do you blame the server who placed the order for a sandwich? I am sure she placed the order properly based on what she heard. Or am I

to blame because I may have misspoken when I ordered my meal.

Clearly there was a misunderstanding somewhere between me ordering, the server taking my order and the cook making the order. However, is the sandwich ever to be blamed in this situation? Of course not, that would be foolish to blame the sandwich when the sandwich did nothing wrong. My good friend and author, Dan Hultquist recently wrote an article titled Stop Blaming the HECM Sandwich which truly resonated with me, and I wanted to share some of it with you as it relates to reverse mortgages.

The Home Equity Conversion Mortgage (HECM) is a type of reverse mortgage that allows homeowners age 62 and above to access a percentage of the equity in their home without any obligation of making monthly mortgage payments or ever being required to pay the mortgage back, as long as the homeowner is occupying the home, paying the property taxes, homeowner’s insurance (HOA dues

if applicable) and maintains the home. This program is an amazing financial tool that provides access to trapped equity without having to pay any income taxes on the money that you take out. Does this all sound too good to be true? Well, it is true, and the program is truly that good. Are there closing costs, absolutely! Nothing in life is free and the HECM is again no exception.

What I want to make clear is that the HECM is a great program that hundreds of thousands of people have utilized and have benefited from. However, the HECM has been blamed for causing problems for some seniors in the past which has unfortunately given reverse mortgages a bad reputation, but the reality is, the problem is not reverse mortgages. The program does exactly what it is designed to do…provide you access to equity without a requirement to ever pay it back, as long as you meet the terms of the loan. So, who is to blame for previous problems? Maybe it was the loan originator for not explaining the loan terms fully. Maybe it was the loan servicer for not receiving the annual occupancy certification on time. Maybe it was the homeowner for not paying their property taxes or homeowner’s

insurance. Maybe it was the heirs who misunderstood the program or were never explained the obligations. I recently received an e-mail from a client who got a HECM just about 9 months ago that I wanted to share with you, so you get a clear understanding of the power of these financial tools:

“It has been nice not to have to worry about expenses since I got my reverse mortgage. I have been able to replace a 38-year-old furnace as well as a 20-year-old hot water heater plus an air conditioner that was at least 23 years old and not worry about my finances. Besides those items, I have had periodontal surgery and ongoing treatments that have not caused undue worry about paying for all of the treatments and two surgeries plus the increases in the cost of living. The reverse mortgage has been such a positive in my life,” said Cathy C.

Reverse mortgages got a bit of a bad rap in the past. They are no longer the loan of “last resort ” but now a financial tool to be considered

A reverse mortgage can be secured by your present home, but it can even be used for the purchase of a different home. A reverse mortgage might help you stay in your home longer or you could sell your larger home and downsize, using a reverse mortgage to buy your next home.

Other benefits of a reverse mortgage include:
