What you need to know about the luxury real estate market in Colorado

The luxury real estate market in 2025 is evolving with new trends, shifting buyer preferences and continued regional advantages in communities along Colorado’s Front Range. Meanwhile, design trends are increasingly focused on wellness, sustainability and a blend of old and new aesthetics. For those browsing home listings, that might mean you’ll notice high-end lighting systems meant to sync up with your circadian rhythm or sports courts that reflect the current pickleball craze.

We talked with a couple of local real estate pros who are well-versed in the luxury market to find out more about what’s in store in 2025 and beyond.

WHAT DO THE MARKET STATS TELL US ABOUT THE 2025 LUXURY MARKET?

A couple of years ago, the luxury publication Robb Report predicted, in a headline, “Forget Aspen. Buyers are Avoiding Crowds and Snapping Up Luxury Homes in Boulder Instead,”

pointing out an increase in high-end real estate sales.

Indeed, some of the state’s most expensive home sales were recorded in Boulder last year, like the home at 916 Juniper Ave. with a saltwater pool and Flatirons views that netted $10 million and another at 2260 Meadow Ave. in Boulder that boasted an impressive outdoor space with fireplaces and a pool that also sold for $10 million.

The average list price for luxury homes in Boulder was $2,195,000 in January 2025, according to The Institute for Luxury Home Marketing by Colibri Real Estate and the average sale price was $1,637,000. Homes, on average, spent 101 days on the market and the Boulder luxury market is considered a balanced one, according to the report published in February 2025.

“There’s a renewed excitement for the luxury market now that the election season is over,” says Dustin Sagrillo, Realtor with The Sagrillo Group at Re/Max of Boulder, who

works primarily in Boulder County. “Buyers are feeling more confident and willing to make decisions. Sellers are spending more money and time preparing their homes for sale knowing that homes in the best condition, location and price will sell first with the highest probability of multiple offers.”

Northern Colorado’s luxury market is also heating up.

In the last 12 months, Northern Colorado (Larimer and Weld counties) has had 58 homes sold over 2 million with an average days on the market of around 90 days, says Ryan Andre, Broker Associate with Sears Real Estate in Northern Colorado. He works across Northern Colorado markets, including Windsor, Greeley, Loveland, Fort Collins, Johnstown, Eaton, Severance and Kersey. Andre says many luxury homes sold were either located by water, on a golf course or in the foothills.

Some other trends worth noting include wellness considerations, like toxin-free materials and circadianfriendly lighting that promote better sleep, as well as energy-efficient appliances and smart home technology seamlessly integrated into luxury homes.

Andre says he’s noticing luxury homebuyers also love more artisan pieces, warmer tones and mixing old with new, with handcrafted artisan style and lots of character. This coincides with

the trend of mixing styles and cultural narratives that designers are taking note of, with designers incorporating historical elements and vintage furnishings in modern spaces.

“From trims and tassels to antique furniture and vintage pieces, these elements are finding new life in modern spaces, offering both a personal touch and a commitment to the reduction of waste through reuse,” the report says.

Rodwin Architecture and SkyCastle Construction celebrate 25 years of sustainable design

Look around Boulder, and you’ll find plenty of examples of stunning architecture in the homes, buildings and properties that dot streets and neighborhoods. The city is on the cutting edge of architecture and design, and amid the luxurious and sophisticated structures is an environmental awareness that shapes the process from start to finish.

This is where Rodwin Architecture and their sister company, SkyCastle Construction, shine.

Scott Rodwin is the Principal of Rodwin Architecture and CEO of Skycastle Construction. He was drawn to architecture by a love of physics and art. Architectural design proved the intersection of these two passions, and Rodwin’s companies have been a

The future of luxury living in Northern Colorado’s high-end home communities

In 2025, luxury homes are lifestyle homes. Across the Front Range, new developments are underway that empower homeowners to pursue their passions in a home tailored to their unique family and lifestyle needs. Three new home communities are setting trends in high-end developments built for thriving in northern Colorado: The Farm at Woodridge by Sopris Homes in Longmont, Baseline in Broomfield and Kinston Centerra in Loveland.

THE FARM AT WOODRIDGE BY SOPRIS HOMES

BASELINE

Lifestyle builder Boulder Creek Neighborhoods is pushing the boundaries of indoor-outdoor living with its latest Limited Edition lowermaintenance home designs, available exclusively for Baseline, a masterplanned community now under development in Broomfield.

“Living at Baseline means embracing a lifestyle defined by convenience, walkability and connection,” said Kyle Harris, senior vice president of masterplanned communities at McWhinney, the developer of Baseline. At buildout, the community will link city and nature with more than 9,000 residencies, regional and pocket parks, a comprehensive trail system, more than 170 acres of open land, a K-12 school and a dining, business and retail district anchored by a pedestrian plaza. Harris continued, “The forward-facing design of each home strengthens the bond between neighbors, fostering a sense of belonging and community from day one. And with multi-use spaces, parks, trails and future retail all within walking distance, Baseline blends urban convenience with the warmth of a closeknit neighborhood, offering residents the best of both worlds.”

At Baseline, Boulder Creek Neighborhoods sought to capture the sense of human flourishing and sustainable living with their Limited Edition homes. The Iconic floor plan features a two-story outdoor entrance with a fireplace and courtyard, while the Dynamic offers a side courtyard with a fireplace and balconies for privacy. With options for three to five bedrooms across three stories, some designs offer optional multi-generational bedrooms and recreation rooms to serve the evolving needs of families.

KINSTON CENTERRA, LOVELAND

Kinston Centerra in Loveland is for people who “remember when homes were full of character, life was full of variety and community meant people spending time together,” according to the Kinston mantra.

Kinston Centerra is the newest village in the Centerra community, developed by McWhinney. At buildout, it will offer 2,800 home sites across 630 acres. As an established master-planned community, Centerra is already home to thousands of

Flooring can make a big impact on the aesthetic appeal of a home. From room to room, the choices can bring a living space from drab to fab. Functionality, care and longevity are key factors when choosing one flooring choice over another. Before selecting any specific type for your home, it is best to stop by a showroom. “Talking to a flooring specialist is the best way to get all the information you need to make the best choice,” said Kelley McDonald, owner of McDonald Carpet One in Boulder. “When choosing, it should be about what’s right for you and your lifestyle,” she said.

Here are some of the choices to bring an upscale look to your home.

Wood is the top choice for upscale flooring throughout the main level of homes.

“Wood is popular for the beautiful finish it gives a home,” said McDonald. “Wood especially can highlight a clean modern look or a rustic homey feel.”

With the highest estimated ROI from between 70-80%, there is no question why so many choose wood. “Wood will always be a trend in the higher-end category,” said McDonald.

The once-popular gray tones are now replaced with wider planks, reclaimed wood, patterns and more natural colors for an airy feeling. McDonald said highend homes often use “custom area rugs to add color and style.”

McDonald noted that wood can be tricky in Colorado. “The low humidity may require a client to add a whole house humidifier when installing wood floors in their home,” she said. Radiant heat limits options for the species of wood. Manufacturers cannot always

guarantee how wood will react to the heat,” she said.

Luxury Vinyl Plank and Laminate

As an alternative to wood, luxury vinyl plank and laminate are becoming more popular for their durability and ability to withstand Colorado’s climate. “So many styles and colors to choose from, with the same look as wood,” McDonald said.

If you have pets or children, plank and laminate hold up to dings, don’t scratch as easily as wood and are highly waterresistant. Just like with hardwoods, sustainable products are popular. For a more upscale look, buyers choose patterns, wider planks and warm, earthy tones.

Recently, homeowners have leaned towards more patterns, bold colors and more durable, sustainable options. “Wool and intricate patterns are top choices,” McDonald said. “Certain manufacturers specialize in designer-driven patterns and higher quality productions such as hand-woven Colorado’s temperature fluctuations, altitude and low humidity can make it tricky. With the importance of air quality in Colorado, carpets need to be cleaned and maintained regularly.

NATURAL STONE

In high-traffic areas, natural stone is a high-end choice to hold up to the ins and outs of life. Known for its durability, it can resist dents, chips and

scratches. “Natural stone can be a great option for foyers, mudrooms and even kitchens,” McDonald said. “It can hold up to wet or muddy messes.”

Stone gives a unique aesthetic as no two tiles are the same, allowing for flow and eye-catching appeal. Travertine and slate are the most common choices for their beauty.

Natural stone is a longterm investment that requires less maintenance than other flooring choices. It is one of the best options in Colorado for indoor air quality and to hold up to the climate.

ECOFRIENDLY CHOICES

For sustainable and renewable, Cork and Bamboo flooring are easy

Bamboo gives the look of hardwood, while cork is more comfortable for relaxation and play. Being durable and scratch-resistant, strand woven bamboo is twice as hard as oak flooring. This makes it an ideal choice for living spaces, hallways, home offices and even stairways to keep up with the wear and tear.

As an alternative to

wood or carpet, McDonald recommends cork for a basement option. “It will help with sound absorption in the larger space,” she said. With a natural resistance to water and moisture, it is also a wise choice for that part of the home. Cork offers more cushion than bamboo when looking for a softer aesthetic.

OTHER HIGH-END FINISHES

When it comes to updating a home, flooring isn’t the only way to make a highend statement McDonald added. “Updating bathroom tiles, a backsplash, adding a custom runner to your stairs or even adding an area rug can change the whole look of your home, making it appear “higher end” without breaking the bank,” she said.

Sometimes, the most durable trends are the simplest. This is especially true regarding interior design and, more specifically, finding the perfect colors for a new hardwood floor. As much as trends come and go (think of the loud Formica laminate floors popular in the 1960s), homeowners looking to install hardwood floors with colors and patterns that will stand the test of time needn’t be too worried about instability.

According to Abbey Van Horn of Longmontbased flooring outfit Meyer Skidmore & Company, homeowners in 2025 are opting for colors and patterns that last. That’s to say; the current trend is toward a timeless approach to interior design—natural browns, greys, wood tones and other straightforward hues are making a comeback.

“The trendy hardwood colors that go out of style in a couple of years have clients burnt out. They don’t want to have to change out their flooring every

few years, and I don’t blame them,” Van Horn said. “Timeless colors that will forever be in style –natural wood and warm browns – are making a huge comeback.”

That same push toward subtlety is also marking the latest trends in carpet. Van Horn points out that light colors like beige or light grey are trending at the moment, as these colors clean easily and don’t draw too much attention from the rest of the interior. She also said that carpet runners on stairs are making a big comeback.

Van Horn says there’s an appeal to colors that hint at natural textures and materials. This goes for tile as well—homeowners are opting toward subtle variations from the traditional white hues that show a bit of personality but still veer toward the nuanced and tasteful.

“With tile, cleanliness and no loud patterns are all the rage,” she said. “Light colors offer a clean and bright feel. Subway pattern tile will always be timeless, but getting away from traditional white and going with light cream or sage colors is stunning!”

Modernizing the home-remodel process

Owner of the Broomfieldbased Refresh Renovations, Chris Carter, has been in and around home remodeling and project management for just about his entire life. He said the free estimate for home remodels is just a ploy to bring in business and refers to them as a “fantasy.” What often ensues after the free estimate is time added to the project and thousands of dollars in changes and an overall unsatisfactory experience.

“Refresh doesn’t do that because they’ve got everything scheduled out,” said Carter.

Refresh Renovations was founded in Auckland New Zealand in 2009 when its founders brought the project management strategies of commercial build-outs to the home remodel industry. In 2023, to serve parts of the Front Range.

Carter’s clients have access to their very own online portal where they can track their home remodel project from start to finish. Clients can see their invoices and payments. They can see that demolition of their current bathroom is going to happen this coming Monday from 9 a.m. to 12 p.m. Another client can see that the plumbing is going to be done for their kitchen remodel the following Tuesday afternoon and the framing in the basement around the same time.

“If you don’t value process control, project management, and being able to track your project through the client portal software that we provide every client, if you don’t care about any of that then Refresh probably isn’t for you,“ said Carter.

An initial consultation is free, however once someone signs on with Carter, they will go through a design and feasibility process. Contrary to the free estimate, this stage details every aspect of what the client wants to see in their remodel whether it’s a bathroom, kitchen, living room or add-on.

Carter and the client meet with established architects and designers to nail down a plan. While this phase can cost $1,000 to $7,000, it prevents costly surprises from popping up.

After the design phase, Carter continues to work closely with trusted tradesmen to get the job done on time and on budget.

Carter has found that his clients are usually remodeling not for a return on investment, but for themselves. Refresh can handle basic remodels to lavish upgrades spa showers, heated floors and towel bars, or do a complete en suite addition. Some clients who are aging at home need a remodel that focuses on eliminating hazards like installing a zero-threshold shower.

One of Carter’s clients has a passion for cooking, preferably barefoot so he’ll install a heated floor in the kitchen. Other kitchen add-ons might include a beverage or coffee bar, an island, new cabinetry and new quartz or granite countertops.

In another project, Carter is adding an entire turret to a house that will be completed on time without surprise.

New kitchen cabinets are a great way to renew an old space, and Angelo says that these additions are DIY work as long as the installation is done correctly.

“The important thing to remember when installing cabinets yourself is to start from a good foundation,” Angelo said. “Your floor must be level to have success; if needed, some shimming can be done, but it’s best to know that at the beginning. When installing upper cabinets, install a cleat first in order to save a lot of time.”

Backyard decks are also projects that can transform the entire mood and feel of a home. With the proper tools, training and dedication, a homeowner can approach them. According to Angelo, different materials offer different backyard experiences, and it boils down to personal taste and preference.

Of course, large-scale transformations aren’t the only way to gain some autonomy over one’s living space. Repainting doesn’t require as much training or time and can have a profound impact on the home’s mood and feel.

“Coloradoans love their outdoors, even if that means they only make it to their backyard. Composite and wood decks provide the space to enjoy and again increase your home’s equity,” Angelo said. “Paint is the least expensive way to jazz up your home and make a whole new look and feel.”

Windows provide light and warmth and are plentiful in a household. Because of this, window treatments often play an important part in a home’s style and aesthetics. We talked to the experts at Windo VanGo in Broomfield for their insights into blinds, shades, shutters and drapes.

Cruising in Ultimate Comfort

Luxury cruising is the only kind of travel that transports you to multiple countries within a few weeks as you lounge by the pool between port stops or, with certain luxury lines, have your needs met by a personal butler.

Teri Beaver, who owns the Expedia Cruises Air, Land and Sea Vacation franchise in Longmont with her husband, noted, “If you want to immerse yourself in a particular location and see it like no one else, then you need a specialty cruise.” That’s because large ocean cruises are regulated to large major docks. Beaver recommended the following sea and river itineraries for those who want to explore far beyond the usual cruise destination.

RIVER CRUISES

River cruises, hosting about 200 passengers or fewer, offer a distinctive way to explore the interior of countries. For example, while an ocean cruise might dock at Hamburg, Germany, a river cruise makes the entire Bavarian region, as well as Austria, Budapest and Prague, accessible. Beaver is planning trips now for 2026 on AmaWaterways, which is partnering with Smithsonian Journeys to host European river cruises featuring lectures by art historians, archaeologists, scientists and anthropologists, among others.

PREMIUM CRUISES

For luxury cruisers who have seen much of Europe, Beaver suggests the company Paul Gaugui, which sails exclusively to islands in the South Pacific and offers experiences such as scuba diving, snorkeling and jeep safaris. These ships carry

330 or fewer guests. For golf lovers, Beaver recommends cruising between some of the most famous golf courses in the world.

EXPEDITION CRUISES

For those craving exploration, expedition cruises whisk about 200 travelers per specialty ship to difficult-toreach destinations. Examples of expedition cruises include adventures to the Arctic Circle, where guests can gaze at the aurora borealis, photograph polar bears in the wild and glimpse up to 18 species of penguins, leopard seals and a diverse range of marine mammals. Another favorite expedition cruise destination is the Galapagos Islands; groups of 16 travelers join a naturalist to encounter giant tortoises and marine iguanas.
