April is Fair Housing month

Since its enactment in April 1968, the Fair Housing Act has been annually commemorated by the National Association of Realtors® (NAR) in April. This consists of events and educational initiatives that emphasize the importance of broadening inclusion and understanding housing discrimination and segregation. Fair Housing Month serves as a reminder of the ongoing dedication of Realtors® nationwide to enhancing equal housing opportunities.

Accountability, culture and training (ACT)

The National Association of Realtors® continues to be an industry leader in Fair Housing. The leadership of the National Association of Realtors® met in Washington on January 8, 2020, where they unanimously passed the most recent Fair Housing Action Plan. The Association documented its commitment to improve Fair Housing for all, in the following press release, summarizing the content of the plan, moving ahead in 2020 and beyond. The Plan, released by NAR in 2020, reads as follows:

NAR’s latest Fair Housing Action Plan, abbreviated ‘ACT,’ emphasizes (A)ccountability, (C)ulture Change, and (T)raining in order to ensure America’s 1.4 million Realtors® are doing everything possible to protect housing rights in America. Among other things, the plan specifically commits NAR to:

• Work closely with State Association Executives to ensure that state licensing laws include effective fairhousing training requirements and hold real estate agents accountable to their fair housing obligations;

• Launch a Public-Service Announcement Campaign that reaffirms NAR’s commitment to fair housing, and how consumers can report problems;

• Integrate fair housing into all Realtor® conferences and engagements (to include a fair housing theme throughout the May Midyear Meeting;

• Explore the creation of a voluntary self-testing program, in partnership with a fair housing organization, as a resource for brokers and others

who want confidential reports on agent practices so they can address problems;

• Create more robust fair housing education, including unconsciousbias training, and education on how the actions of Realtors® shape communities.

• Conduct a national study to determine what factors motivate discrimination in sales market

• Profile leaders who exemplify the best fair housing practices and workplace diversity

• Develop materials to help Realtors® provide consumers with information on schools that avoid fair housing pitfalls.

Fair Housing History within the Realtor® Organization

In 1908 the National Association of Realtors® (NAR) was formed. In 1913 NAR established and adopted the Realtor® Code of Ethics. The intent was to establish a level of professionalism similar to doctors and attorneys of the day.

When a real estate agent first gets a license, it is just the first step to starting a real estate career. While no law requires an agent to become a Realtor®, becoming one advances an agent’s career with a higher level of knowledge, expertise, and professionalism. If an agent chooses to become a Realtor®, the agent joins the National Association of Realtors® (NAR), which has over a million members across the country. Any Realtor® member agrees to abide by a strict code of Ethics.

The National Association of Realtors® has always been a leader in promoting Fair Housing to all.

Article 10 of the Code of Ethics, states specifically a Realtor’S® responsibilities and duties relative to Fair Housing. The Code of Ethics is updated annually as issues and needs change. In addition to the Realtor® knowing the code, the public needs to know what the code says. That way, the public knows what to expect from the Realtor® in terms of service and what questions it is not appropriate for the Realtor® to answer. The Code of Ethics also includes Standards of Practice to guide the Realtor’S® behavior.

Taken directly from Article 10 of the Realtor® Code of Ethics Realtors® shall not deny equal professional services to any person for reasons of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity. Realtors® shall not be parties to any plan or agreement to discriminate against a person or persons based on race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity. When people selectively choose an area to move to, it says much about its desirability. And desirability boosts the health of real estate. By those standards, Colorado is holding its own on both counts, according to a recent analysis of U.S. areas preferred for relocation by online moveBuddha, a web-based moving cost estimator.

So, where are Americans choosing to put down new roots?

e migration study points towards value-driven locations in the Southeast, Mid-Atlantic and mountain regions. e analysis of nearly half a million relocation searches conducted in 2023 revealed Colorado landing a top- ve destination and Boulder claiming the title of most desired city within the state. Denver is the second most popular destination for larger cities, with a population greater than 500,000 and a nearly 1.5 in-to-out ratio. Charlotte, North Carolina, is the most popular big city destination.

e study utilizes an “in-to-out ratio” to gauge migration patterns — a ratio calculated by comparing the number of searches for moves into a particular area to the number of searches for moves out. A ratio exceeding 1 indicates a higher in ux of people than out ow. By this metric, Colorado boasts a healthy 1.34 in-toout ratio, solidifying its position as the fth most popular state for those on the move.

People are gravitating toward areas with a good balance of a ordability

and proximity to vibrant metropolitan areas. Top states include South Carolina, Montana, North Carolina, Colorado, Tennessee, and Maine. South Carolina was the most popular place to move to, with a move-in-tomove-out ratio of 2.1—that is, people moved in at twice the rate they moved out.

With its No. 5 ranking, Colorado gained the fth most net searches per capita. While some reports suggest Californians and Texans are leading the charge to Colorado, moveBuddha’s data indicates that foreign immigrants are the largest demographic group relocating to the state, accounting for nearly 33,500 or more than 12.5% of an estimated 264,500 move-ins in 2022.

While the national moving landscape might be shifting, the news remains positive for Colorado. e state appeals to those seeking a beautiful environment, a thriving economy, and a diverse population. With Boulder topping the list of desired Colorado cities and Denver ranking second among large cities nationwide, Colorado appears to be a beacon for those seeking a new place to call home.

Where does the reverse come from with reverse mortgages?

Have you ever wondered why people call it a reverse mortgage?

The term “reverse mortgage” aptly describes the reversal of the traditional mortgage process. Instead of paying the lender, you receive payments, turning your equity into a practical, usable asset. This shift not only alters the flow of funds but also opens up new possibilities for managing your finances in retirement. It is that simple but let me explain further. First, the true name of a reverse mortgage is a Home Equity Conversion Mortgage (HECM). That’s right, a home equity conversion mortgage. So, what does that mean anyway? Well, it is a mortgage that allows you to convert equity in your home to income or cash or both!

So, let’s break it down a little bit. When you buy a house, you put money (cash) into the house as your down payment and that cash is now part of your equity in your home. As you make monthly mortgage payments, part of your payment each month is allocated to the principal, and part is interest (unless you have an interest only loan which means you are not paying the loan down at all). The interest portion of your payment is the cost you are paying to borrow money and the interest goes to the lender. The principal portion is what pays the loan down and ultimately goes to create equity in your home. As you make

monthly payments, you continue to take cash out of your pocket and that cash becomes equity in your home. So, the longer you make mortgage payments, the more cash you are taking out of your pocket or your savings, and the more equity you are creating in your home.

Overall, purchasing a home is a fantastic thing to do, not just to have a home to live in and to create security for your family but it is also a great investment as well. Home values have historically appreciated by around 4% each year (this is the national average) and as your home value goes up, this is another way you can create more equity as well. There is one major challenge, however. That is, equity is not usable, it is not liquid, you cannot spend it. Try taking the chandelier off your ceiling to buy groceries or taking your front door to the gas station to buy gas…it just does not work. Generally, equity is trapped in your home until you sell your house or take a mortgage (or equity loan) against your home equity. The challenge with doing that, however, is that you must pay it back!

This is where the home equity conversion mortgage (HECM) comes into play and ultimately where the term reverse mortgage comes from. A HECM allows a homeowner to “reverse” the flow of money. Once a homeowner has accumulated enough equity in their home, this mortgage allows you to stop making monthly mortgage payments of principal and interest and allows you to reverse the process, ultimately converting your equity back to cash. This is truly the only (and best) option for getting access to your home equity

Selling the VA-financed home

When you purchased your home with a VA-backed loan you used what is undeniably one of the best loan products on the market. With no money down and a government guarantee, few loans can match it.

Another benefit of the VA loan is that it’s assumable, an attractive feature if you are trying to sell your home in a buyer’s market.

Less is more

Entries are the very first impression a visitor has upon arrival. An impression is typically made within the first three seconds, either positive or negative. When it comes to entries don’t feel that you must overcrowd or overwhelm, in fact, in many instances “less is more”.

When looking to create the ideal minimal, yet impactful entry to a home, here is list of top 10 Design Recipes tips.

• Select a color palette that includes a maximum of three colors.

• Select furniture of the appropriate size and scale.

The assumable mortgage

Assumable mortgage loans allow the buyer to take over the loan at the same rate and same term of the existing mortgage. The benefit of assuming a VA mortgage for the buyer is apparent if interest rates have risen since you took out the loan and the loan’s terms may be more attractive than terms the buyer would be offered if he applied for a new loan.

The drawback to this situation occurs if the buyer isn’t a veteran, or otherwise isn’t eligible for a VA loan. In these cases, your entitlement remains attached to the loan so you won’t be able to obtain another VA-backed mortgage.

Advantages of the assumable mortgage

An assumption sale has benefits for both the VA seller and the buyer. These include:

• Closing costs are lower than those in a conventional sale

• No appraisal

• The process is quicker

• The VA has no requirements for repairs

• Disadvantages of the Assumption Sale

• Use neutral colors to not overwhelm.

• Consider incorporating mirrors to help make the entry space feel bigger.

• Add a case good such as a

and that is what happens with your VA entitlement. It is attached to the home until the buyer pays off the loan. Now, there is an exception to this. If your buyer is a veteran and meets VA loan requirements, you may be able to retain your entitlement and be able to get a new VA loan. The buyer must be willing to substitute her eligibility to free up yours.

Although only a slight disadvantage, it bears mentioning that if you find a buyer that wants to assume your loan his or her qualifications will have to be reviewed by either the VA or the lender.

TIP: Once the loan is successfully assumed, you’ll need to call the VA and ask for a release of liability. Otherwise, you risk being on the hook for the loan if your buyer defaults. The whole issue of your VA entitlement can be confusing, so speak with a VA loan specialist or visit the U.S. Department of Veterans Affairs website, www.benefits.va.gov/ homeloans.
