Atlas Real Estate Group named best Colorado Property Management for seventh consecutive year

DENVER (July 31) – Atlas

Real Estate, a full-service real estate company specializing in investment brokerage, property management and institutional acquisition, has been named Best of Colorado Property Management for the seventh consecutive year by ColoradoBiz Magazine

The honor comes as part of the annual Best of Colorado Business Choice Awards. Among more than 70 categories, readers voted for their top Colorado businesses, including real estate, an influential segment in Colorado’s economy and infrastructure.

“We are particularly proud of this award because it is based on voting by the public – that is, ColoradoBiz readers and employees

of numerous companies – in the annual reader’s poll and contest,” stated Tony Julianelle, CEO of Atlas. “Our property management team has grown tremendously to accommodate this expanding segment of our business, and they’ve risen to the challenge with flying colors.”

In 2023, Atlas has doubled down on the importance of customer experience, ensuring that every one of our customers – owners, residents and investment partners – is getting the experience they want and deserve. Whether customers have one unit or 1000, Atlas property managers help them save time, money and stress with services designed by investors for investors, services that concurrently

benefit residents (renters) of these properties.

According to Brian Bellew, Vice President of Operations at Atlas, “I’ve been a part of the Atlas team since 2014, and my appreciation for leading a team that’s second-tonone has grown with each year. As we continue to increase properties under management, we’re likewise increasing attention to giving our customers the best possible experience.”

As the company looks ahead, property management remains one of Atlas’ fastest-growing divisions, with no signs of slowing down; hence, Atlas has attracted a strong talent pool to support this growth trajectory.

Colorado State University Extension: CSU Green School grows gardeners, volunteers

We in Colorado tend to be well aware of the seasons. Winter, spring(s) summer and fall — our connections to the outdoors are strong. The Colorado Master Gardener year runs from Nov. 1 through Oct. 31 and has an additional season for those behind the scenes: application and interview season.

Training for the Colorado Master Gardener and Colorado Gardener Certificate programs is done simultaneously through the CSU online learning platform. It’s a simple step to access the applications for both through the Colorado Master Gardener website at cmg. extension.colostate.edu.

Under the Green School banner, you’ll find details about training content, schedule and fees for both the volunteer (Master Gardener) and nonvolunteer (certificate earner) programs. Applications for volunteers are open now through Sept. 15, and nonvolunteers are able to register through Oct. 25.

Once submitted, applications

from prospective Master Gardener Volunteers are routed to the program coordinators from each county. Just like our weather, the CMG program can vary from county to county. Local program coordinators make the decision whether or not they’re able to accept apprentices each training cycle and conduct interviews with applicants meeting the required criteria. There are often more applicants than positions available, in which case applicants are encouraged to take the Green School training and apply the following season.

Green School is an online course with live reviews for each topic module. Modules are interactive, with recorded presentations and quizzes throughout. Course content is scientific, research-based information presented by experts in the field.

This year’s training runs from November through March before wrapping up with the final exam. Colorado Gardener Certificate earners are free to display their certificate and put their Coloradospecific gardening knowledge to work in their own garden or job. Apprentice Master Gardeners jump

right in to whatever programming opportunities are available to them within their home county as they earn their required volunteer hours.

Every active Colorado Master Gardener is required to work 24 volunteer hours per year and accrue 12 hours of continuing education. Each apprentice master gardener is required to log 50 volunteer hours the first year — although the option of a two-year apprenticeship requiring six hours is available in some cases. There is no continuing education requirement during the apprentice period, since they’re fresh out of the training.

Whether you’re a ‘seasoned’ gardener ready to volunteer in your community or just looking to grow your Colorado gardening know-how, Colorado State University Green School is the place to start.

For more information on this and other topics, visit extension. colostate.edu or contact your local CSU Extension Office.

Staging flex space for sales appeal

at’s ample rationale to make the most of your home’s bonus space when you plan to sell.

Simple staging can turn that large landing or extra room into a space that declares, “Great Lifestyle!”. Your home sale will bene t from the impression of extra value.

With staging your bonus space in mind, consider these tips from Realtor.com and Better Homes and Gardens on how to bring that nook or room to life.

Make rooms single-purpose

Choose your least used space and reimagine its purpose. Don’t make the mistake of combo rooms, however. If you’re creating a quiet spot to draw or listen to music,

don’t make it double as a workout room. Just pick a purpose and go for it for the best results when selling.

Capitalize on the yoga craze

e number of people engaged in yoga and meditation is surging. Turning your bonus room into the ideal space to practice poses is sure to bring out the “Ohms” from buyers. Keep your décor simple with a yoga mat, comfy pillows, plants, and even a small water fountain. Or, go more tness-heavy with a home gym. Just don’t put in so much exercise equipment that it makes your room feel small.

Get crafty

If you have a hobby, show it o with an attractive and wellorganized space. Buyers value storage and a hobby room is a great place to showcase clever cubbies and good lighting. You can go as simple as a long table and freestanding bookshelves to convey the idea of

purposeful bonus space.

Showcase your penchant for gaming

Today, playing video games is a major source of entertainment and socializing for people of all ages. Make your gaming space enviable with loads of electrical outlets for consoles or charging stations and gaming computers. Accommodate group play with three feet around every side of the table.

Make your home of ce a storage haven

Telecommuting is here to stay, which makes the home o ce a useful feature. Stage it creatively with tall storage, lots of shelving, a small seating area and stylish, e ective lighting. Go big with your closet Walk-in closets are a must-have for today’s home buyers. If your master bedroom closet is not very large, consider transforming a bedroom into a to-die-for closet

with a dressing area. Give it tons of hanging and shoe space and storage drawers galore.

Stage your space authentically However, you decide to stage your space, be true to yourself. If you’re an empty nester, don’t stage a nursery or fake playroom. Pick one of your passions and create a space that’s clean and simple. It will make your home shine with possibilities and an aspirational lifestyle.

Boulder Creek Neighborhoods Introduces the Knolls

“The Knolls is a ranch-style community with paired patio homes featuring the main-floor living our homeowners love at the right size for them.”

New lowermaintenance ‘Opportunities’ in Westminster coming soon

Photos courtesy: Boulder Creek Neighborhoods

As students return to school and recent graduates spread their wings, it’s the perfect season “to reevaluate your house needs,” said Jessica Champlin, chief revenue officer at Boulder Creek Neighborhoods. “Empty nesters often discover that they no longer require, or want to take care of, the sprawling two-story home with the huge yard.” Instead, she continued, “They’re looking for a lower-maintenance home that suits

their changing lifestyle and their dreams for the future.”

Aiming to meet these new lifestyle dreams, Boulder Creek Neighborhoods is introducing the Knolls, a lower-maintenance enclave at West 128th Avenue and Huron Street in Westminster. Just a 20-minute commute from Boulder and centrally located between the Denver International Airport and northern Colorado mountain corridors, the Knolls at Westminster is planned to deliver convenience in both location and design. “The Knolls is a ranch-style community with paired patio homes featuring the main-floor living our homeowners love at the right size for them,” Champlin explained. “New neighborhoods in Westminster are rare, especially those focused entirely on main-floor living, making the Knolls a unique and desirable community.” More than 500 perspective buyers have already joined the interest list, in pursuit of the ease of main-floor living alongside the freedom and flexibility

of a lower-maintenance home.

Living the life of dreams in a flexible floor plan

Based in Louisville, Boulder Creek Neighborhoods is known for its craftsmanship, efficient designs and commitment to what the team calls “lifefullness,” or “living your life to the fullest.” “Our homes and neighborhoods are designed to allow you to chase your dreams – whatever those may be,” Champlin said. Epitomizing the Boulder Creek call to “lifefullness,” homes at the Knolls present efficient, modern floor plans “while skipping the unnecessary spaces empty nesters no longer want to clean, maintain and heat or cool,” she said. Sales are expected to begin in the fall of 2023, with movein projected next spring, and the Knolls will unveil two model homes in early 2024.

The Knolls will feature two of Boulder Creek’s best selling floor plans series: Opportunities One and Opportunities Two. Similar to

neighborhoods recently built out in Superior and Thornton, The Opportunities series is focused on main-floor living, with no steps needed for daily conveniences such as the kitchen, master suite and laundry rooms. The Knolls will offer a variety of sizes and designs to meet a multiplicity of homeowner needs and wants. “The Opportunities series of homes is so flexible,” says Boulder Creek vice president of sales, Brian Fink. “These floor plans work for single buyers to roommates to couples that love to host out-oftown guests.”

Indeed, the Opportunities

Two series start off with the most efficient design – homes that start on a crawl space, meaning they have no downstairs basement. “At 1,200 to 1,500 square feet, many buyers are thrilled to find a home that offers everything they need, and nothing they don’t,” says Fink. The neighborhood sizes up to an impressive 3,000+ square feet in an Opportunities One with a finished lower level (option) for the most spacious layouts. Boulder Creek’s commitment to ease of living remains regardless of size, however, with all homes featuring wider hallways and doors, raised plug heights, and main floor living focus.

Boulder Creek Neighborhoods is excited to offer two new floor

plans within the Opportunities’ series, exclusive to the Knolls, said Fink, vice president of sales at Boulder Creek Neighborhoods. “The Vista is ideal for entertaining and conversation,” he said. “You can opt for a flex space that can be closed off with French doors to make a study or studio, or you can leave that space open to create a large open space.”

The Vista’s private covered patio is a relaxation oasis, and there’s more than enough room for outdoor dining or a potted garden.

The second new floor plan, the Apex, likewise offers a flex space that could function as a study or as a casual dining area. “Our goal was to provide options so that home buyers can see what would best meet their needs,” he said. As with all plans at the Knolls, The Vista and Apex floor plans both offer a spectrum of options for finishes and appliances. “That’s so much of the excitement of building a new home, choosing your

home site and finishes. It’s really the chance to make the home yours,” said Champlin.

A good number of home sites at the Knolls face westerly exposure, and the neighborhood itself leads into open space and the Big Dry Creek trail. “The entire neighborhood is anchored around a park with trails connecting to the Big Dry Creek trail – great for walking and biking,” Fink said. “The park will feature our homeowners’ favorite amenities, including pickleball courts, a covered gazebo and grills. It’s the centerpiece of the neighborhood.”

A ‘right-sized’ opportunity

“These homes are ideal for empty nesters and downsizers, and for those seeking an easy-to-care-for home,” Champlin said. Homes in the Opportunities One series span 1,800 to 2,000 square feet on the main floor and are expected to finish

around $900,000. Opportunities

Two floor plans offer between 1,200 and 1,500 square feet on the main floor and are expected to finish in the high $500s for homes on a crawl space (basements will add to that price).

A hallmark feature of this Boulder Creek community is the focus on lower-maintenance living. Many exterior home maintenance chores will be managed on behalf of the homeowner, including snow removal and yard care, enabling homeowners to trade time-intensive yardwork for weekends in the mountains, afternoons with family and friends or an evening in with a book.

Meaningful connections

Perhaps most importantly, the Knolls offers new homeowners instant community and meaningful connections. Champlin said, “We’ve built the Opportunities collection in Thornton, Superior and Longmont

– and in all these places, we’ve seen empty nesters, single folks and siblings buying homes and then coming together to build a unique and interconnected community right from the start. They’re often at a similar stage in life and share similar values.” That’s why clubs and activities keep homeowners engaged in each Boulder Creek neighborhood. “These neighbors are socializing in their community and setting up book clubs, pickleball leagues, wine and bunco nights, walking clubs and more,” she added. “It makes these neighbors really welcoming and special.”

ASK ANGI

Is a solar pool water heater a good idea?

Ask Angi (TNS)

We mostly think of home swimming pools as summer diversions. After all, the most efficient heater available to us, the sun, is keeping the water warm at all times. But, thanks to solar panels, you can also heat water and keep your pool warm much earlier in spring and much later into the chilly season if you so desire. Given that a pool generally gets only a few months of use in the year to begin with, adding a few months to that schedule can make a big difference!

Solar pool heaters come in a variety of forms. The most common is a solar pool cover, which literally covers the pool and transmits heat from the sun directly to the water. They can be effective, but they don’t work while you’re actually using the pool, since they can’t provide continuous heat.

You can also consider a solar dome cover over your pool, which protects swimmers from the elements and keeps the internal area

warm.

For the most effective solar pool heater, consider a full solar panel system. You’ll pay an average of $1,600 to $5,200 for this system, but it saves so much energy that it’s likely to pay for itself in just a few years. Fewer moving parts makes maintenance cheaper, too.

Steve Altermatt

Essentially, a solar heater uses solar panels to collect the sun’s energy and circulate the water through pipes heated by the solar energy. They also work the opposite way if you need to cool off your pool, by pumping water through the unheated pipes at night. You can also augment the effectiveness by

combining it with a solar pool cover.

Solar pool heaters offer a variety of advantages. They’re quite environmentally friendly, since they consume no fossil fuels and generate no emissions; they simply redirect the sun’s energy.

They also save a lot of money on utility bills. Pool Research estimates that while you’ll spend from $1,400 to $4,800 per year to power a natural gas heater, solar heaters cost virtually nothing. You’re only paying for the unit itself and the upkeep. And because of their efficiency, solar pool heaters require much less maintenance. You can expect such a heater to last for 15 to 20 years, as opposed to the five-year lifespan of your average natural gas pool heater.

Don’t forget that pool heaters do still need to have their filter cartridges regularly checked and replaced. Filter cartridges are an important part of an efficient pool system.

Downsizing and relocating to rural Larimer County: A blissful transition

your new location, any potential changes to your healthcare needs, and your overall retirement goals. By taking a comprehensive approach to your pre-move assessment, you can ensure a successful downsizing and relocation that meets your needs and aligns with your budget.

Making the decision to relocate to a peaceful and serene rural area can be an incredibly fulfilling experience, especially during your golden years. One such idyllic location that has captured the hearts of retirees and nature enthusiasts is Larimer County in Colorado. Known for its awe-inspiring natural beauty and affordable cost of living, this region is the perfect place to settle down and embrace a new phase of life. This comprehensive guide has been carefully curated to ensure that your move to this serene haven is as seamless and stress-free as possible.

Understanding the pre-move assessment

When it comes to downsizing and relocating to a more manageable home, the process can seem overwhelming. However, by conducting a thorough pre-move assessment, you can ensure a smooth transition that aligns with your retirement income and lifestyle needs. Start by identifying your motivations for the move. Perhaps you’re looking to save money and reduce your living expenses, or maybe you’re seeking a simpler, more minimalist lifestyle. Whatever your reasons may be, understanding your motivations can help you stay focused and motivated throughout the downsizing and relocation process. Next, evaluate your current living situation. Take inventory of your belongings and determine how much space you actually use on a daily basis. This will help you identify what you’ll need in your new home, and what you can do without. Consider selling or donating items that you no longer need or use, and focus on keeping only the essentials. Finally, ensure a smooth transition by aligning your retirement income and lifestyle needs with your budget. Consider factors such as the cost of living in

The Larimer County lifestyle and community

Larimer County, Colorado is a great place to live for those who love the outdoors and community. The area offers natural beauty, outdoor activities, and a friendly atmosphere. The Poudre School District provides quality education, and Colorado State University is nearby. Crime is low, and healthcare is excellent. Larimer County offers a new way of life that’s hard to beat.

The property selection process Engaging a knowledgeable local real estate agent can be invaluable when selecting a property. They can provide insights into suitable properties that align with your budget and lifestyle needs. For instance, a cozy, single-family home nestled in the heart of Fort Collins could be attainable for a budget in the mid $400,000s. On the other hand, if you’re looking to build your dream home from scratch, plots of land in more remote areas of the county can be a great place to start. Your agent will be instrumental in navigating the local market trends and understanding properties’ proximity to essential amenities.

Financial and legal considerations

Understanding the financial landscape, including local taxes, is crucial. Thankfully, Colorado offers a significant economic benefit for retirees – it’s known for having a relatively low tax burden compared to many other states. Furthermore, the cost of living in Larimer County is comfortably below the national average, meaning your retirement savings can stretch further. Legal considerations, such as understanding zoning rules and ensuring your chosen property has legal access, are also essential and

can be clarified with the help of legal advisors.

Embracing sustainability: The environmental impact of downsizing

Downsizing and transitioning to rural living in Larimer County presents a unique opportunity to reduce your carbon footprint. Smaller homes naturally require less energy for heating and cooling, while the rural lifestyle encourages living closer to nature. Larimer County promotes sustainable living, with resources such as farmers’ markets for locally-sourced produce and programs for recycling and composting readily available. Additionally, with Colorado’s abundant sunshine – approximately 300 days a year – solar energy usage is commonplace in many homes throughout Larimer County.

Selling your current home and making the move

Before fully embracing your new life in Larimer County, you must sell your current home. Preparing your home for sale, including staging and minor repairs, ensures you extract the maximum home equity. The downsizing process also involves a significant decluttering stage – an opportunity to keep what’s essential, sell or donate what’s surplus, and discard what’s no longer needed.

Embarking on rural living: A wonderful new start

Moving to a rural area can be a thrilling adventure, and once you’ve

settled in, the real journey begins. One of the best things you can do to feel at home is to join local community groups and make new acquaintances. Embracing your new surroundings is key, and spending time outside can help you do just that. Take a moment to admire the stunning scenery, and don’t be afraid to participate in the many recreational activities available in your new community. With a positive attitude and an open mind, rural living can be an incredibly fulfilling experience.

Conclusion: Embracing the adventure

Moving to rural Larimer County, Colorado offers a chance to embrace a new lifestyle. The area boasts stunning mountain views, winding rivers, and lush forests, perfect for nature lovers. It also offers financial advantages due to lower costs of living and self-employment opportunities. A sustainable way of life is possible by supporting local farmers and utilizing sustainable energy sources. Careful planning and professional advice are necessary, but this adventure is worth taking to transform your life and enjoy all that this idyllic area has to offer.
