3rd Floor Plan

The students living on third floor live cooperatively, like the Scholarship halls of the University of Kansas, students are required to pay less in room and board as they share responsibilities of cooking and cleaning communaly. Students are a demographic that is more likely to be out and about during the day, leaving a buffer between the noisier retail below them and the quieter offices above.

4th Floor Plan

The office spaces on the fourth floor offer a variety of work options from flexible open office space, to more private offices and meeting rooms. Because the offices will typically be vacant during the evening hours, there is an entire floor’s worth of buffer between the typically noisier student residences and the quieter residences on the fifth and sixth floors.

5th Floor Plan

On the fifth floor there are the full residences, ranging in size from studios to two-bedroom units. The sharp angle of the site path leaves some of the residences with tight corners, but effort has been taken to accomodate the user’s needs and standardive the units. Living in this building provides a unique experience with views unparallelled in the neighborhood.

6th Floor Plan

On the fifth and sixth floors, the building steps back progressively, allowing for inhabited terraces that the residents would have access to. The project is the tallest building in the new neighborhood and the building steps away from the Southeast, so all of its terrace views face the central park space around the historically preserved Townhome.

Structurally, the building will be held up with steel construction, with joists ranging from 8in-20in in depth as wide flange beams. In the cases of the project’s extensive green roofs or intensive elevated park spaces open web joists will be employed.

HVAC systems will be installed through traditional forced air, with ducts exposed in most of the building. The building’s heating will be accomplished through a hot water system. The residences will specifically use Mini-Split systems for heating and cooling.

The project site is located at Kaw Point Park in Kansas City, which is an elongated area along Missouri Rivers.
