BUILDING COLOUR SCHEMES FOR STRATA COMMUNITIES

Choosing the right paint colour is key to achieving a great result in your next strata maintenance project — and Taubmans’ extensive colour range makes it easy.

The exterior and common areas of strata communities already have existing finishes and surfaces. Maintaining or refreshing those areas comes down to making sure you stay true to what’s there whilst also giving the spaces a fresh coat of paint.

Here’s what to consider when planning your strata repaint project, with expert tips from Taubmans’ National Colour and Design Manager, Fiona Dawson.

Think about the scope of the project. Are you refreshing the exterior, or is it the interior ommon areas?

Identifying the areas requiring a repaint will help with evaluating the light the area receives, whether natural or artificial, as well as what exists within the space.

Look closely at the area you are painting and how it receives sun and light.

For exterior spaces it’s important to look at where the natural light hits and how much it receives. Fiona recommends considering the artificial and natural light exposure in your interior before selecting your white.

White will appear differently depending on the light source. It’s important to sample your colours accordingly to make sure the desired result is achieved.

Which finishes already exist in the area – tiles, Colorbond® or flooring finishes?

Explore the existing finishes as they will give you clues to the complementary colours you can choose to enhance the look of the space.

For exterior painting look at the balcony finishes, roofing colours or existing embellishments on the frontage.These areas will give an indication of which colours may work best to enhance the look of existing finishes.

Fiona suggests starting with the flooring for your first clue. Flooring sets the scene for selecting colours or a feature wall to enhance common areas or foyers.

Do I need to worry about colour trends?

Trending colours are a great way to add a contemporary feel to a space, which may maintain the value of a property, appeal to new buyers and surprise and delight existing residents.

In the case of repainting and maintenance, Fiona always suggests you work with the current qualities of the building. This ensure the spaces maintain their current charm, whilst also looking fresh and modern.

UNDERSTANDING WHITES FOR STRATA

Finding the right white for your strata repaint just got easier.

With Taubmans’ versatile range of whites, you can feel confident choosing a shade that suits your building and brings out its best. This guide is here to help make the selection process simple and stress-free.

Understanding the undertone of a white is important when beginning colour selections. Undertones can vary due to the complex formulations and range of tints that are used to create a colour. The easiest way to determine an undertone is to place you colour against a true colour.

For example, when determining the undertones of a white, place it against a brilliant white colour chip or a piece of white computer paper. The undertone will come to life and you will be able to see if your colour has a green, blue, red or even yellow undertone. Once you determine the undertone it makes it easier to build a cohesive colour scheme that works with your existing elements.

Understanding the temperature of your white. All colours can be identified as either warm or cool. Whites that are cool tend to have a bluish undertone and whites that are warm can vary from red, yellow, beige and even orange. Looking at the elements that surround your design will help you to determine the best white for your building

Understanding lights and whites

When working with whites for an exterior application it is crucial to understand how your whites perform in sunlight. As a rule, exterior colours tend to lighten up

around 30%, so it’s important to work out what impact that might have to the look of your exterior before choosing a white.

Using colour tools to assist

To assist with selecting whites for an exterior application we recommend leveraging the LRV – Light Reflectance Value. The LRV indicates the amount of light a colour reflects. Black absorbs all light and has an LRV of 0 and white 100. We suggest working with colours that start at a range of 65 - 75, as these colours have enough substance to prevent unwanted glare.
