Metro Vancouver’s housing market saw a little more activity in August as softer prices encouraged buyers to make a move.
According to the Greater Vancouver REALTORS® (GVR), 1,959 homes sold last month about 3% more than August 2024. While overall sales are still below long-term averages, the uptick shows that confidence is slowly returning, especially in the detached and townhouse markets where sales were up more than 10% year-over-year.
“Prices have eased about 2% since the start of the year, and sellers are adjusting their expectations,” explained Andrew Lis, GVR’s director of economics and data analytics. “That shift has opened the door for more buyers to get into the market.”
There’s also plenty of choice right now. Over 16,000 homes are listed for sale across the region nearly 18% more than last year and well above the 10-year average. More inventory means buyers have time to shop around, but that window may not last if sales keep picking up this fall.
The benchmark home price across all property types is now $1,150,400, down nearly 4% compared to last August. Detached homes sit at $1,950,300 (down 4.8% year-over-year), townhomes at $1,079,600 (down 3.5%), and apartments at $734,400 (down 4.4%).
For buyers, the current mix of lower prices and higher inventory offers an opportunity. For sellers, being realistic on pricing is helping homes move. If trends continue, the balance may start shifting again before year-end.
