Metro Vancouver’s real estate market is currently offering some of the most favourable conditions for buyers in years but surprisingly, many are still sitting on the sidelines. March 2025 saw the lowest number of residential sales for the month since 2019, with 2,091 homes sold. That’s a 13.4% drop from March 2024 and a significant 36.8% below the 10-year seasonal average.
At the same time, active listings are steadily climbing. There were 6,455 new properties listed in March, a 29% jump compared to the same time last year. In total, the number of active listings reached 14,546 — nearly 38% higher than March 2024 and the highest total in almost a decade.
Despite political and economic uncertainties, market conditions have quietly shifted in favour of buyers. Prices have softened from recent peaks, mortgage rates remain competitive, and inventory is abundant. The current sales-to-active listings ratio sits at 14.9%, with the attached home segment nearing a sellers’ market threshold at 21.5%, due to ongoing supply shortages.
The MLS® Home Price Index benchmark price for all residential properties is $1,190,900, a slight 0.6% dip year-over-year. Experts suggest the market resembles early 2023, with slow sales to start the year, but the potential for increased activity heading into the warmer months.
