May 2025 brought another shift in Metro Vancouver’s real estate landscape, as inventory levels climbed to a ten-year high while home sales remained subdued. According to the Greater Vancouver REALTORS® (GVR), 2,228 homes sold in May, marking an 18.5% drop from last year and falling 30.5% below the 10-year seasonal average.

"Sales are still lagging behind typical seasonal levels, suggesting many buyers remain cautious or highly selective," noted Andrew Lis, GVR’s director of economics and data analytics. "While sales could rebound in the second half of the year as they did in 2020, whether history repeats itself is still uncertain."

In total, 6,620 new listings hit the market in May—up 3.9% from last year—bringing the total active listings to 17,094, a striking 25.7% year-over-year increase. This growing inventory has eased pressure on prices and created more negotiating power for buyers. The sales-to-active listings ratio currently sits at 13.4%, with detached homes at 10.2%, attached homes at 17.4%, and apartments at 14.7%. Historically, prices soften when this ratio dips below 12% for an extended period. Benchmark prices reflect this cooling trend. The composite price for all home types now sits at $1,177,100, down 2.9% from May 2024. Detached homes average $1,997,400, apartments $757,300, and townhomes $1,106,800.

With an unusually slow spring, summer could bring heightened activity as buyers revisit delayed decisions — but for now, Metro Vancouver remains a buyer-friendly market.
