anielle Wilson could picture her dream home long before it began to take shape on her lot in Harbour Landing. For five years, she envisioned an A-frame walk-out “cabin within the city,” with natural features like a huge stone fireplace and a cozy, lodge-like feel. In the summer of 2013, that dream became a reality. She came across a photo of a similar home in a magazine and took it to her mother, Janine Wilson, a real estate agent and owner of the custom home-building company Janson Homes & Realty. Janine recounted: “Danielle said, ‘This is what I want the living room and kitchen to look like,’ and we basically designed the house from that picture and built the house around that.” But, for Danielle, working with her mother in designing and building the home meant, in some cases, that practicality had to take precedence over fantasy. “We were kind of a good mix,” said Danielle. “I’m kind of the dreamer. I would come to her with these ideas, and she would let me know if it was even possible. She’s built so many houses that she’s always thinking about resale so we kind of butted heads a little bit on a few things. There were definitely a lot of sacrifices because I could have just got carried away. But, with this house, I plan to stay in it for a very long time, so I wasn’t thinking about that at all.” “I think you still have to balance the wants with the needs,” said Janine. “I guess that’s the one difference. If it’s a client and they want it and they want to pay for it, they can have it. But, when you’re dealing with a family member, it’s like, ‘Yes, I know you want that, but do you really need that?’ and, of course, because I’m a resale agent, I always think of that.” In the end, with a little compromising, Danielle is now able to retreat to her dream home each evening, and Janine is able to rest easy knowing that, when Danielle does decide to move, the property will be attractive to many home buyers with a taste for a cottage-like atmosphere. “The feeling I get when I walk in the house is exactly what I wanted – when I come home, I feel like I’m in a lodge like you’d see in the mountains – I’m on holidays,” said Danielle. “I put a lot of work and a lot of thought into it and it turned out exactly how I planned. It’s warm; it’s cozy. It’s a place where I can come to relax.” The first glimpse through the front door reveals the rustic grandeur of the home, with its 25-foot-high pine ceiling and enormous rock fireplace. The main area of the 1,800-square-foot bungalow – the living room and kitchen area – comprise the A-frame section of the home. The bedrooms and bathrooms are located to one side. Windows make up the entire back wall of the living area, which overlooks a walking path and park. The lower level walkout area serves as a play space for Danielle’s two young sons and includes two bedrooms, a bathroom and a laundry room. This space is kept warm and cozy through the use of zone heating, whereby the two levels of the home have separate thermostats.

The home is a reflection of the personalities of Danielle and her partner, André. “My partner is very outdoors-y. We love doing things outdoors and we wish we could be on an acreage – not in the city – but I think we have the best of both worlds.” That appreciation for natural surroundings is reflected in many aspects of the home. The palette consists of warm, neutral tones,

and different types of wood are visible from the floor to the ceiling. The floors are hardwood; the window blinds and trim are all made of wood; the doors are solid poplar; the kitchen cabinets are beechwood; and the fireplace mantle, the dining table and an entryway bench were all made by a friend from reclaimed barn timbers. “I was worried about matching the wood, and then I realized: that’s the beauty of it – that they don’t match,” said Danielle. Where it is impossible or impractical to use wood, such as on window exteriors, soffit, facia and eavestroughs, metal with a wood-look finish was used. Other natural materials, like rock, granite and travertine, are also found throughout the home. A spa-like shower in the master bathroom features multi-level body sprays and is finished with travertine. The kitchen sink and all countertops are made of granite. The exterior of the house is accented with stone, to which Danielle gave a custom touch. “She didn’t just go and pick one kind of stone, she picked different stones to be thrown in the mix,” said Janine. “She customized all of her stonework: the stone on the front of the house, the pillars at the back and the fireplace. There won’t be another house like it anywhere.” Janine was able to use Danielle’s home as a test site for several products, including concrete tiles on the deck, which she now uses in other Janson Homes projects. “It’s a product I found online. It’s a lifetime deck. There’s no wood; no vinyl to rip. Now, I incorporate it into a lot of my other houses,” said Janine. “I wanted to see how it went. I tried a lot of things on this house – you can do that when it’s a relative.”

One of the compromises that Danielle made after deferring to the judgement of her mother was to decrease the size of the deck at the back of the house. Danielle had wanted it to run the full width of the house. “It was just one of those things I had to sacrifice. I wanted to walk-out from my master bedroom, but I had to make it a little bit smaller so the deck is just on the covered area on the kitchen and living room side.”


Danielle’s must-have feature that went against Janine’s judgement was the pine ceiling. Janine said, “It’s somewhat based on resale – when you look at upgrades versus what people will pay. We had to have it all stained and it was quite pricey to have it installed because nobody wants to stand up there and install it – it’s all above-the-head work.” Danielle, however, felt the pine ceiling with the huge solid beam that runs from the front of the house to the back was well worth the cost. She said, “I’m very glad I did it because it really makes the house.”

The home is a reflection of the personalities of Danielle and her partner, André.

Don't get hammered by paying cash for your next renovation By tammy Mclean

T

he age-old saying, ‘Cash is king,’ does not hold true when it comes to renovating your home.

“People don’t always know what they are getting into when they do cash deals,” said Stu Niebergall, President & CEO of the Regina & Region Home Builders’ Association (RRHBA). Homeowners are cautioned to be wary of renovators who ask for cash payment up front. Some shady contractors have been known to take your cash and then are never heard from again. You are out the money, and the job is left undone. Homeowners are also warned to watch for those who vastly underbid all other contractors. They may have the best price, but that doesn’t guarantee the best work. You assume huge risks when you hire a renovator without the proper paperwork in place. When there is no worker’s compensation or liability insurance, for example, the homeowner is responsible if something goes 18  You’re home  Winter 2014

wrong. “You have taken on the liability of a contractor without even knowing it,” said Niebergall. If the contractor has no safety coverage or insurance, those who have hired that contractor could be sued if someone gets injured, or if there is damage to neighbouring property during the renovation. In addition, if you undertake a cash deal without a contract, if the renovation goes poorly, you have little or no recourse in court. It is very important to always sign a contract. Also keep in mind that if there is no permit pulled, then there is no inspection of the work. Be sure to hire a renovator who follows due process. Be sure to hire a professional. A professional renovator will have work safety coverage and insurance, will utilize a contract, and will carry all applicable licenses and permits – the paperwork will be in place and due process will be followed.

Kensington Greens embraces traditional neighbourhood design

hen planning and designing a new residential neighbourhood, it’s crucial to consider the lifestyle of the people who will be living there, says Lorne Yagelniski, president of Yagar Developments Inc.

When deciding where to live, Regina residents are not just looking at housing stock and price tags. Amenities such as walking paths, parks and green space are having a lot of influence on a family’s choice of neighbourhood, says Yagelniski. “We have found that features such as walking paths are appealing and well-utilized by people of all ages, from young families to older residents. Everybody likes walking and biking.” In creating its new community of Kensington Greens, Yagar Developments identified the need for featured park spaces, play areas for children and lit pedestrian walkways. “Kensington Greens has two storm ponds and a large central park. The subdivision is surrounded by a 50-foot green belt, which acts as a buffer zone. The green belt will feature asphalt pathways, extensive landscaping, trees and common fencing. In total, there will be over 2 kilometres of walking paths around the development,” said Yagelniski. The City of Regina has allowed a buffer zone to be incorporated 20  You’re home  Winter 2014

around the perimeter of the new neighbourhood. “It’s because of our location, next to a highway and an existing area. They’ve allowed us to do some extensive landscaping around the subdivision,” said Yagelniski. Kensington Greens is located north of Uplands in Regina, with access off Broad Street. “The subdivision will be home to about 700 residential units upon completion. It’s not a big area; it’s a quiet, smaller community — reminiscent of what neighbourhoods used to be like a few decades ago,” said Yagelniski. Phase One of Kensington Greens was launched several years ago. With completion of a new water pumping station by the City of Regina, Yagar Developments is now proceeding with the neighbourhood’s remaining phases. Not only is Kensington Greens big on green space and walking paths, residential lots are also more spacious than those on offer in other new communities of the city. Yagelniski describes Kensington Greens as having a “low to medium” population density. “We have stayed away from any high density apartment buildings or commercial development within Kensington Greens. A few townhome condo projects have been proposed in the later phases of development,” he said. “It’s going to be a nice, quiet residential area.”


Comprised primarily of single family housing, Kensington Greens will feature open, inviting streetscapes.

Larger back yards offer families increased privacy and lots of opportunities for landscaping, gardening and recreation. Choice lots include park-facing sites and walk-outs that back onto neighbourhood ponds and walking paths.

An adjacent 60-acre business park is being developed on the northern perimeter of Kensington Greens by Yagar Developments, located north of the 50-foot buffer zone.

“We’ve got a few spots with rear lanes that allow for front verandas and garages at the back. It makes for a nice streetscape,” said Yagelniski. Yagar Developments is working with four builder members of the Regina & Region Home Builders’ Association in the construction of housing within the community: Gilroy Homes Inc., Fiorante Homes & Commercial Ltd., Sthamann Homes Inc. and Varsity Homes Ltd. A variety of affordable and spacious floor plans are available from the four expert builders, designed to appeal to young professionals, families, move-up buyers and empty-nesters. Wider and deeper lots will accommodate a wide selection of housing styles, from spacious single-level bungalows to multiple-level floor plans. Architectural design guidelines will ensure a pleasing and consistent esthetic throughout the community, including front elevations finished with brick, stonework, stucco or siding. Some homes with rear alley access will feature a front veranda, with plenty of room for an old-fashioned porch swing! Kensington Greens is conveniently located to retail shopping, restaurants and services at Northgate Mall and along Rochdale Boulevard. Outdoor recreational facilities are nearby in Mount

“The business park has been designed on the same principles as our residential development, with attractive landscaping, green space and a storm pond. You’ll be able to go and enjoy your coffee break or lunch hour in the park. The green space between the residential development and the business park will be linked by a walking path. There will be architectural controls and some very nicely designed streetscapes,” said Yagelniski. He says that a number of companies have expressed interest in acquiring space in the business park, including a small hotel, contractors and businesses providing services to industries in the city’s north end. “This area of the city is a great employment generator. A lot of people work in the north industrial area; Kensington Greens offers a short commute,” said Yagelniski. “Live-work is a very popular concept these days. The idea of not having to drive miles to get to work is very appealing. Our plan ensures that the residential area and the business park will be separated by a significant green belt, while offering convenient adjacency.” Construction has begun on several show homes in Kensington Greens with anticipated openings in the summer of 2015. Is it time to replace your roof? By blair braitenbach

I

t goes without saying that everyone needs a good roof over his or her head. However, in the world of shingling not all jobs are created equally.

Alison Smith, who co-owns Wheatland Roofing Inc. with husband Mike Smith, says homeowners need to be particularly vigilant when any work is being done to the top of a home. If a contractor does an incomplete or haphazard job, for instance, the results could be leakages and other ongoing weather-related problems – causing untold damage to the interior of one’s home. In other words, when it comes to getting the job done right you’ve got to go with the pros, she says. “There’s a difference between a roofer and a shingler,” said Smith. “A shingler puts shingles on the house and then he’s done. A roofer, on the other hand, will see the problems that are there and give you options like underlay, and will explain the issues and why this will be good for you.” While Smith recognizes people are often inclined to minimize costs associated with home renovation, she stresses “buyer beware.” If something seems too good to be true it likely is. “There’s a lot more to roof replacement. If you’re only looking at the low bid you’re going to get what you pay for,” she warned. 22  You’re home  Winter 2014

“A roofer needs to know about the house as a whole, so they’ll have lots of questions before they give you an estimate.” The expert suggests homeowners take the following precautions when selecting a contractor: • get any estimates and work details in clear and concise writing; • research the length of time a business has been in operation; • inquire into a business’s professional memberships like the Regina & Region Home Builders’ Association; • ensure the business owner is paying into Workers’ Compensation for his or her employees; • confirm the contractor has liability insurance; • deposits may be required when purchasing special order products, however most roofing projects do not require a deposit when using standard materials. Smith added, “The best place to start is by getting a referral from friends and associates. Avoid just looking in the phone book. Just because a business has the biggest ad doesn’t mean they do the best work; it just means they are prepared to pay the most.”


Signs of wear and tear and that your roof requires new paneling include shingles that are curling, granule loss and/or leaking. Additionally, if a roof hasn’t been refurbished for over 20 years, Smith says it’s likely time to renovate. “Ideally homeowners should have regular annual maintenance performed on their roof and have it inspected. Just like anything, when it comes to a roof, you have to maintain it.” Underlay is another factor to consider with any roofing project. At Wheatland Roofing, underlay is included with every job. To better understand the issues and needs pertaining to one’s roof, Smith strongly encourages clients to discuss all available options with their contractors during the estimate stage. Though people might assume roofing is limited to the warmer seasons, projects do in fact take place right up until the snow flies. At Wheatland Roofing, Smith says they have jobs planned right into December – and will take on emergency reroofing any time of the year. “If we all waited for the perfect spring or fall day we’d do maybe five roofs a year,” Smith explained. “The way they’re done now they’ll seal regardless of time of year. Roofs are being done on new construction all year long.” Despite the extended season, Smith adds homeowners should understand that weather can also delay projects, especially in rainy conditions. She says customers need to be flexible in these situations. Depending on the size of a roof and weather conditions, a project can take anywhere from a day to two weeks to complete.

he Hospitals of Regina Foundation Home Lottery wrapped up early this year with another sell-out success. Harmony Builders Ltd. constructed the $1-million-plus grand prize show home located in The Creeks.

Thoughtfully designed to the finest detail, the incredible floor plan flows from one spacious room to the next resembling a contemporary fortress. “We wanted something modern, yet traditional and this home brought out the best of both,” said Katrina Stettner, owner and new home specialist for Harmony Builders Ltd. “We definitely wanted the wow factor aspect and functionality was also a key factor in the entire design.” Entering through the front door, the home opens to a large foyer. The natural light and warm earth tones complement the welcoming feel. The den is bright and tastefully furnished. At the end of the foyer is the great room which is fashioned in a traditional theme. It’s capped off with a centerpiece long, framed mirror positioned above the custom fireplace. The feature wall of this room is painted in a beautiful French Press colour from Benjamin Moore’s Aura line. One of the most striking aspects of the kitchen is the beautiful HanStone “Meteorite” quartz on the island and countertops. Other features include a state-of-the-art Bosch appliance package, a Brizo “Belo” kitchen faucet and wall-mount pot filler faucet. The walls are clad in Benjamin Moore’s Revere pewter colour and blend well with the chocolate espresso accent. The floor, a Four Winds TruWood, is a wired-brushed oak. “We are bringing the grey and charcoal oaks back in style,” said Stettner. The kitchen table complements the solid wood themes present in the home, featuring a substantial six-inch top. Soft complementary covered chairs surround the table. Seating also extends along the island’s lengthy eating bar. This gives the owners a convenient place to enjoy lighter meals or snacks in a not-so-formal setting. New fluoroscopy equipment will replace older pieces that frequently experienced downtime, creating longer wait times for patients and disrupting their care. Pay attention to the 'fifth wall'

hanks to open concept design and the rise of the ninefoot ceiling, the fifth wall is emerging as a critical design element along with old standards like furniture, lighting and flooring. To avoid losing beautiful design elements to a blank vortex of white, it’s time to think ceiling treatments. “If it’s all flat ceilings in an open space, it doesn’t matter how well you’ve decorated, you still have this big sheet of white above you,” said Regan Tameling, managing partner with Westridge Homes Ltd. Adding some personality to the top shelf is something that Tameling and his team does in a number of ways. Raising the ceiling above a specific space is a great way to add some visual separation in an open concept design. These elevated (10 to 12 foot) ceilings serve to expand wall space, which means larger windows, great natural light and some serious décor drama. Other treatments like crown moldings and beams are popular, while adding detail above an island is a nice way to mirror the structure above. Tongue-and-groove wood planks are popping up more often, as is the use of moulding accents on the ceiling. Narrow F lots call for smart design

or many in the real estate market who are seeking affordability and greater lifestyle freedom, homes constructed on narrow lots are becoming some of the most in-demand housing products in Regina.

Narrow lots are typically 30 to 35 feet in width, versus the standard 50 to 55 feet for the average bungalow-style home. Often paired with a rear detached or attached garage, this use of limited square footage requires home builders to design and construct in a vertical and space-efficient manner. It’s a housing option that accommodates new home buyers shopping for affordability as well as those looking to downsize, according to James Hillis, sales manager for Daytona Homes Regina Ltd. “With prices going up, the market has had to adjust as there is only so much an entry level person can pay. Builders and developers have worked together to put in narrow lots and to keep prices down,” Hillis says.

To make effective use of tighter-spaced properties, designers must be innovative in their floor plans, Hillis explains. Considerations include: adding large, full-length windows to the front and back of the house, maximizing natural light; higher ceilings; and the addition of a second storey. Additionally, if a garage is attached designers will often create a living space directly above it, further taking advantage of every square foot of available space.


“Builders have to get creative because there are some basic needs that don’t change,” Hillis explains. For consumers looking for more freedom and less maintenance, the greatest benefit to these compact homes is the minimal amount of front and backyard space. In certain cases, homeowners completely forgo any green space, choosing instead an extended patio or deck. There are also those who favour a two-car detached garage that will occupy a significant portion of the backyard, Hillis says, recognizing that we as Canadians spend much more time dealing with harsh winter conditions than basking in idyllic and sunny weather. “At one time everyone wanted the sprawling backyard, but now there’s less emphasis on that and more on the benefits of nearby parks without the setback of one’s own gigantic playground to look after,” Hillis said. “Given the climate, too, there is less emphasis on having a huge yard that one can only access for three months of the year filled with all the mosquitos. More people are inclined towards large garages, or opting for a large deck with xeriscaping. Those were foreign concepts years ago. It all ties together into a lowmaintenance backyard that is still very usable.” The prices of narrow lot homes vary greatly depending on style, layout and neighbourhood. Options include townhouses, semidetached units with a shared common wall, and single residences with front or back detached or attached garages.

Regardless of style and design, Hillis is confident those choosing narrow lot homes will reap the biggest bang for their buck. “It all comes down to affordability,” he said. Though Hillis points out narrow lots were common throughout the 1930s, ‘40s and ‘50s, modern interpretations of narrow lot developments have already been experiencing a resurgence in recent years within other urban centres, including Edmonton, Winnipeg and Calgary. n the heart of every home lies the kitchen – and that is why your kitchen design should not only incorporate the designs you love, it should also reflect the life you live.

According to Jackie Farrell, assistant manager of Lifestyle Cabinetry Inc. in Regina, one of the most popular styles right now is the contemporary kitchen. “A contemporary kitchen typically includes straight, sleek, smooth lines yet with a functional style,” she said. “We take a less-is-more approach, and try to design an open and uncluttered layout. Think of a Scandinavian-inspired kitchen that is simplistic yet sophisticated.” This trend is echoed by the National Kitchen and Bath Association, which describes contemporary kitchens as “subdued elegance with a dash of cheer.” By combining function with simple styling and neutral colour palettes, a contemporary kitchen is the perfect place to cook, eat and socialize. With the host of high tech appliances, cutting edge storage solutions and task specific spaces, the kitchen is also becoming a multi-purpose room that draws the whole family together. According to Farrell, there are certain design elements that will help pull together the contemporary look. For example, cabinetry can set the stage for the overall look. “Think basic style,” she advised. “White, high gloss cabinets or dark natural woods like walnut are particularly popular.” Floating shelves used in place of upper cabinets are also becoming more common because they add 40  You’re home  Winter 2014

a graphic design element while still providing functional storage space. Because space is paramount to most families, she often includes a large island that can accommodate cooking, food preparation and dining in her plans. For countertops, she likes to use light-coloured quartz and marble. “However, concrete is also popular. Some kitchens even incorporate glass countertops to add that special pop.” Glass is also commonly used for backsplashes. “Light-reflecting glass tiles keep all the backsplash areas uniform and sleek,” she said. “They are fresh and colourful and work well with this style.” In fact, glass is an excellent way to create a bright and open look even if your kitchen is not lined with windows or the architecture is more traditional. The kitchen sink is one of the busiest spots in the kitchen because it is used for everything from food preparation to clean-up. “Because it wears many hats, you need to invest in a good quality kitchen sink that will stand the test of time,” she advised. Her recommendations include stainless steel sinks, small bar sinks or the popular apron sink. As for appliances, Farrell said nothing screams contemporary like stainless steel. Doubling up on appliances is also smart because having two fridges, sinks, dishwashers or ovens improves functionality.



If you’re looking for a simpler way to update your kitchen, consider lighting, said Farrell. “Lighting is very important in contemporary design, because it is key to illuminating the room’s design,” she said. “Popular fixtures include track lighting, pendants and floor lamps. If you are looking for a textural twist, try dramatic light fixtures.” Another simple, inexpensive fix is paint. “Contemporary kitchens generally use neutral colour schemes, with pops of brighter accents for a personality punch,” she said. Many of her clients ask for eco-friendly materials, so she likes to incorporate a variety of renewable elements into her kitchen designs. “Creating an eco-friendly kitchen opens the doors to things like unusual countertops that are durable and kind to the earth, not to mention beautiful,” she said. For example, recycled glass is a popular choice throughout the home. Also, she highly recommends energy-efficient appliances to everyone, not only because they are good for the earth, but also because they can cut down on energy costs for her clients. Her final advice is to look for interesting accessories that help hide the clutter of today’s lifestyles. These can include things like media centres or beverage stations that keep things out of sight. “Clients who want the contemporary look tend to want to have nothing on show,” she said. “Trash bins are in pull-out drawer units. Cutlery trays and knife blocks are all in drawers. Pull-out pantries are becoming the norm, as are appliance garages. Peg boards are becoming increasingly popular for dishes and cups. There are pull-outs for everything and they can be your best friend.” Above all, the perfect contemporary kitchen is practical, welcoming, fun and innovative because nothing says “you’re home” like a kitchen you love. Mantel or no mantel T

he fireplace mantel originated in medieval times as a way to catch escaping smoke. Of course, modern technologies make this original intention obsolete, but a beautiful mantel still has the ability to bring a touch of elegance to a room.

Sadly, with the rise of natural gas fireplaces and modern style sensibilities, the traditional mantel is becoming scarce in the design landscape, said Tony Husli, store manager at Northern Fireplace Ltd.. “Because the linear fireplaces are as popular as they are, a lot of fireplaces are going without mantels nowadays,” said Husli. “We do some [mantels], but not as many as we did years ago.”

A beautiful mantel still has the ability to bring a touch of elegance to a room.

Natural gas is the most popular type of fireplace, covering about 75 per cent of Northern Fireplace’s installs; only about 10 to 15 per cent of customers opt for wood-burning units, with the remainder in electric. Part of the slant toward natural gas has to do with geography, said Husli: “Here in southern Saskatchewan, there’s very little (fire) wood. Most of our wood is imported. By the time you look at bringing wood in... natural gas is cheaper and more convenient.” Another trend in fireplaces is to mount the flat screen TV above the fireplace; this limits the available space, and often crowds out the mantel. Even with all these factors working against it, the mantel still finds its way into many living rooms, and if they choose to go that route, homeowners are rewarded with great choices in styles and finishes. Popular mantel materials include stone composite, traditional wood in oak and maple, faux brick, and even marble and other stone – a beautiful option. Today, the materials mantels are made out of are non-combustible, allowing you to place the mantel closer to the fireplace. The mantel goes hand in hand with a traditional, wood-burning fireplace. These fireplaces – and even a gas fireplace that mimics the look – have a certain classic aesthetic, and a mantel lends itself well to that style, said Husli.

“I move toward the traditional,” he said. “I like the logs and the traditional mantel myself.” Important to note is that while it is traditional to have a mantel with your fireplace, that mantel doesn’t necessarily need to have a “traditional” style. Mantels are available in a fantastic array of styles, many of which fall into the contemporary category. Husli suggests visiting show homes to see what’s available and what people are doing. “There are some great young designers that have new and progressive ideas of what can be done.” Mantels are a gorgeous way to add character to a room, but they do present a few particular challenges. For one, they are large pieces of hardware. Once installed, it will take work to remove. And matching the mantel to existing woodwork – or new woodwork to the existing mantel – can be difficult, which makes installing a fireplace and mantel at the time of construction a boon. Husli’s job at Northern Fireplace is to ensure the customer knows about all the possibilities. “When [customers] are coming in looking at fireplaces, they already have a predetermined idea of what they want to do, and our job is to make sure they do it right and it's up to codes and standards, and is at a cost that fits with their budget.” Husli has spent more than 25 years in the fireplace business. At the beginning of his career, he says he couldn’t have imagined how popular stone has become. While he sees the trend of ‘no mantel’ to continue, he knows things could change at any moment. “The fireplace industry has evolved over the years; it’s constantly evolving and changing,” he said. “Tastes and trends change a heck of a lot.... radical Homeowners get a new home without moving By ashleigh mattern

hen Jackie and John realized their long-time home in Estevan was hopelessly out of date, the question they started with was: “Do we build a new house or renovate our older home?” said Jackie. “We wanted a total redo of our main floor,” she said. “We had done a renovation in our basement, and we just needed to update the upstairs.” They knew their home was sound, and they couldn’t imagine leaving their neighbourhood, so the choice was clear. They called Hybrid Construction – a company they had hired previously to build their deck – and the work began. “We gutted the whole inside of the house,” said Angela Ricci, co-owner of Hybrid Construction. They pulled absolutely everything out of the house until they were only left with the studs. The redesign included tearing down walls, and moving rooms around, including the kitchen. They also updated the exterior of the home. “It was a time warp,” said Ricci. “We’ve taken it and updated it 30 or 40 years.... It’s like watching one of those home shows.” She also points out that those TV programs don’t show the true

amount of work that goes into such a transformation. And much of the work begins long before the crew steps foot in the house. “We’re old school in the sense that [co-owner Jason Daum] actually sits around the kitchen table to discuss the goal and outcome and what they’re looking for,” said Ricci. ”That to me is key with any customers you have, to actually be willing to sit with them in their space and talk about what their vision is.” Part of that pre-planning includes coaching the customer. Clients will come to them saying they’d like their house renovated, with no idea of where to start. Hybrid will guide them through the process and connect them with the appropriate professionals. They also prepare them for what’s to come. Jackie says Daum warned the homeowners that the process might be emotional, but nothing could prepare them for the real shock of seeing their family home transformed. “The funny thing is we’ve changed the house so dramatically that when we first moved up... it didn’t feel like our house because it was just so different,” said Jackie. “It was really gutted, but we just didn’t anticipate that when we moved up.” Jackie and John lived in the basement while the renovations were completed, putting a temporary door in the kitchen so they could use it for as long as possible. When the renovations moved into that space, the working kitchen moved to the garage. The 2013-14 winter was very cold, and the living arrangements

during those months of renovation weren’t ideal, but they made do. Jackie says it was manageable because it was just the two of them, but she imagines it would be more difficult with children at home (their own children have grown and moved away). Of course, not everything went according to plan – carefully chosen doors were broken in delivery more than once, and the first paint colour didn't turn out the way Jackie expected – but she says Hybrid did an excellent job dealing with mishaps. “On a project that size there will always be things you’ll run into,” said Ricci. “You’ve really got to decide whether you’re ready for something of this sort.” Ricci says a complete redesign like this is not common – Hybrid has only done a few of them over the years – but with any largescale project, frustrations set in; your house is upside down for a long time. These conditions make it essential to partner with a contractor you trust, and to keep a good attitude in the face of setbacks. “Jackie was brilliant; it was so good working alongside her,” said Ricci. “She was ready for it; she was mentally ready. She knew things were going to take time, and she was tolerant when something didn’t go right.” Jackie’s advice for others considering this kind of change? “Do it!” She said they love the results, and they feel like they have a new house without having to leave their beloved neighbourhood. Careful planning and preparation will go a long way in turning your investment into a marketable home. Real estate expert Loretta Sernowski at Porchlight (formerly Exit Realty Fusion), offers helpful advice for homeowners thinking of preparing their homes for the resale market. The first thing Sernowski recommends is to start cleaning your

house from top to bottom. “Before I list a home, I meet my client to discuss what needs to be completed before putting it on the market. De-cluttering is an important step in preparing your home. Here are a few guidelines to take into account. If you don’t want it, toss it, give it away or sell it. Take only 15 minutes at a time to de-clutter. You get mentally tired after that. Disposing of items you’ve had for a long time is hard, but once you’ve completed this task you will feel a certain sense of freedom. You are onto the next stage of your life and it’s an exciting time,” said Sernowski. When a house is clean and de-cluttered, potential buyers begin to picture their own items in each room, and start to imagine living in your home. If they can’t make that imaginative leap, you haven’t captured their interest. “My advice is to appeal to their senses,” said Sernowski. “Make the house sparkle! Wash windows, clean out the refrigerator, vacuum daily and dust the furniture, ceiling fans and light fixtures. Light switches and doorknobs should be up to date. It’s a small expense that goes a long way.” Sernowski added, “I know there is a belief that one should remove all family pictures. It’s true that sellers should disassociate themselves from their home in order to prepare for putting it on the market, but I don’t think it’s necessary to remove every family photograph from sight. Pictures add warmth and show that a family has loved the home. It’s an important factor that shouldn’t be removed. It’s the clutter we want to eliminate.” Before you put your home on the market, write up a list of special selling points you think will attract buyers. Some key selling features could be access to good schools in the area, recent renovations such as installing energy-saving windows or insulation and new appliances.

As much as you’d like to set the price of your home as high as possible, being realistic will ensure a timely sale. Have your home appraised to set a realistic price. Take a look at what similar homes in your area are selling for. They often determine the market value it will fall in. A home inspection by a certified home inspector is usually done at the buyer’s expense and could have an impact on the offer. Almost every home shows better with less furniture. Consider renting a storage unit and remove pieces that block paths and walkways. Remove extra leaves from your dining room table. Leave just enough furniture in each room to complement the space and showcase the room’s purpose. If you want to take items with you from your home such as window coverings, built-in appliances or any sentimental fixtures, remove them before you begin to show it. This will prevent any possible conflict with a potential buyer over something they may really want to keep. Pack those items and replace them, if necessary. Be prepared to negotiate. If a buyer says they like your home but is not sure about buying it, this is your opportunity to sweeten the deal. Giving up an appliance or making a small concession for home improvements could cost you less than continuing to pay a mortgage on a house you don’t want.

It takes a good lighting scheme to distinguish the different zones within an open concept floor plan. Creating layers of light is particularly important when designing a kitchen. Lighting solutions need to be both functional and decorative, including well-diffused overhead ambient lighting and supplemental task lighting such as recessed pot lights and undercabinet lighting. Decorative pendant lights suspended over the island are another form of task lighting. A chandelier over a table area will help distinguish a dining area. Flexibility in the kitchen is desirable and can be achieved by using dimmer controls, allowing lights to be turned up for activities like meal preparation, and down for entertaining and dining.

A good lighting plan should tie into the architectural feel of the house and Robinson wants his clients to think creatively. He encourages them to consider their options by putting a planned concept in place, going beyond just installing 12 pot lights into a blank ceiling. One suggestion is a procedure known as wall-washing, which is used to bathe a wall in soft light and can be used to highlight a fireplace or a sculpture. By using a wide variety of specialized light fixtures and accessories, Robinson elaborates, “Even an ordinary hallway can be turned into a wonderful art gallery.” When shopping for new lighting, one should distinguish between direct and indirect fixtures. Indirect lighting refers to fixtures that direct the light upward to bounce off walls or the ceiling to light the room. Direct lighting points the light downward on the surface below and is often used for reading or cooking areas. A good lighting plan and purchasing expensive fixtures is not sufficient to guarantee effective ambient lighting. “Even mistakes are made in million-dollar show homes when cheap bulbs are used which distort a room’s colour,” said Robinson. Now that traditional incandescent bulbs are no longer manufactured, there are three primary options for screw-mount light fixtures. Choices include halogen, compact fluorescent lights (CFL) and light-emitting diode (LED) bulbs which all come in a variety of hues designed for various lighting effects. In addition to choosing the type of bulb, you need to determine the right light colour for your room. Light colour is measured on the Kelvin temperature scale. The higher the Kelvin (K) number, the whiter or bluer the light. A lower kelvin number indicates a warmer (more yellow) tone. Light from a daylight bulb (5000K - 6500K) appears cool and works well near a bathroom mirror or in reading areas. Warm white bulbs (2500K - 3000K) bring out yellow, red and orange colours and provide lighting warmth in bedrooms and the dining room.

hen renovating or building, homeowners often focus their attention on the kitchen and master bathroom, and with good reason: these two rooms are where you spend so much of your day.

And when it comes to the master bath, nothing is more luxurious than a custom shower. Custom showers have a seemingly unending range of options: steam, aromatherapy, chromotherapy, rain shower heads, body sprays, hidden speakers, and electronic temperature control, just to name a few. If you can dream it up, someone has probably installed it in their custom shower. The key word here is "custom." Every custom shower is unique to the person who owns it. They know what they want and what they like, so each will be unique. That said, certain features are hard to pass up. “Steam is quite big,” said Shelley Colleaux, show room manager with Kitchen & Bath Classics. “People want to have that spa experience in their home.” Add in aromatherapy, and you have the possibility to get a full sensory experience every time you shower. The aromatherapy option is especially welcome in the winter months, with scents like eucalyptus or lavender harkening to a warmer time of year. The scents can also easily be customized and tailored to your preferences. “Use it in the morning to get energy, or at night to relax and unwind,” suggested Colleaux. Combined with chromotherapy lights, which allow you to change the colour of the water to fit whatever mood you’re in, and you’re setting yourself up for a positively blissful showering experience. While Colleaux hasn’t seen many installed yet, electronic showers are on the horizon as potentially becoming the next big trend. These shower units are designed to automatically satisfy the personal preferences of both users. If he likes the water cooler, but she likes the water warmer, those preferences can be programmed into the shower and called up depending on who’s stepping in. “It creates more of a personalized experience; you can tailor it to each user,” said Colleaux. 68  You’re home  Winter 2014

Another trend is a move toward more water and energy efficient options. Luckily, homeowners don’t have to sacrifice the spa-like perks to make environmentally-conscious choices. For example, Toto makes a colour therapy shower head with lights that are powered only by the shower water running. Even with all these possibilities, though, many people are choosing to simplify, said Colleaux. “We have several [clients with] endless budgets who simply want the traditional hand-held and rain head,” she said. “It’s more about the look of it and the finish of it. The tile is the main feature.... They want it to look beautiful, but they don’t want something that’s going to be really hard to look after and maintain.” While most people gravitate toward the same basic features, it’s in the finishes where the customization is most noticeable. The modern, industrial look is still popular – with heavy glass doors on rollers and chrome finishes – but Colleaux said she sees an increasing trend toward traditional styles as well. Polished and brushed nickel, rubbed bronze and golds are making their way into the colour palette, especially on higher end builds. “I think it sort of adds to that richness; that traditional style gives you that really rich look. It’s almost like traditional is the new contemporary – you’re seeing younger people doing it.” Custom showers aren’t just for homeowners with deep pockets, either. Colleaux said you can create a custom shower on a reasonable budget these days. “You don't have to spend $50 per square foot on a tile to give you a gorgeous look. All it takes is one strip of river rock tile or custom tile to give you that look.” Faucets and shower heads also have a wide range of price points, making a high-end experience attainable and feasible for more people. A greener yard starts Winter chores pay off in spring

I

t’s a common misunderstanding that once winters hits, all yard work ends.

Winter is a tricky time of year for gardeners. There are several different opinions as to what should be done in winter months. Some gardeners advocate leaving all the plants alone as the different grasses and dried flowers create winter interest. Others promote the idea that fall and winter is the time to prune and get prepped for spring. Personally, I am in the middle. Some of my grasses and seedpods look great, but others get totally flattened by the snow and wind. While either option has merits; pick the one that works best for you! Just remember that if you decide to trim, pruning is all about the plant. You can do a lot of damage to certain plants if you prune them at the wrong time of year. For example, certain hydrangeas want to be trimmed in fall, others in the spring. When in doubt, always do your research first. Make sure you look into whether the shrub or perennial flowers on old or new wood. So many homeowners trim off all of the flower buds in fall and wonder why they have no blooms in the following spring. When it comes to caring for the grass, no research has shown any benefits of fall or winter fertilization. Feel free to try a fertilizer and mark out that area of the grass or plants to see if it helped with 72  You’re home  Winter 2014

more growth vs. an un-fertilized section. One thing to remember: don’t apply any fertilizers containing nitrogen in the fall (like a 600-0). Nitrogen is used for leaf growth – you don’t really want your plants expending energy at the end of the season. That said; I AM a huge fan of reseeding before winter. Getting grass seed on the ground and established before the soil freezes is my favourite way to ensure fresh new growth in the spring. On average, grass needs 21 days to start to grow, but the seeds of cold-weather grasses like fescues can be planted much later as they handle freezing very well. The best way to top-dress your lawn is to mix one bag of grass seed with one bag of soil in a wheelbarrow. This seed-to-soil contact is what helps grass grow. I plant this mix right up until first frost. Usually, the ground freezes three to four weeks after that point which gives your seed a chance to get started. BEWARE THE SALT! When it comes to grass, piling the snow from the driveway after you have laced it with ice salt is the harshest thing you can do to your lawn. If you find that come spring you have lots of yellow and burnt grass along the edges of the driveway or road, then you know exactly what’s happened! Try using salt-tolerant fescues as a safe option. A better option is to use sand instead of salts on the driveway and walkways. Most of us

Just don’t be tempted by those salt-sand blends, especially if you pile the snow on the lawn or in the beds. Finally, one of the big myths about the winter is what happens with our evergreens. I always hear homeowners talking about windburn from a bad winter that turns their cedars and junipers brown, but what they are actually describing is desiccation. This occurs on evergreens when we have bright sunny winter days but the ground is still frozen solid. Evergreen needles are just like the leaves on trees like maples and oaks. These needles generate food for the tree through photosynthesis. The browning occurs when the needles are creating food, but the roots are unable to provide the water, which is still frozen in the soil. If you don’t wrap your trees with burlap to keep them shaded, try using an anti-desiccant spray that helps seal in the moisture.

f you’re looking for an appliance that will help you keep your house in tip-top-shape, there’s a central solution: a central vacuum system.

A central vacuum system is installed into your home as a semipermanent fixture. It collects dirt and debris and sends dirt particles through tubing installed inside the walls to a collection container in a remote utility space, usually located in a basement, garage or storage room. Inlets are installed in walls throughout the home that attach to power hoses and other central vacuum accessories. According to Ralph Latta, general manager of 1 Stop Vacuum Centres in Regina, there are many benefits to a central vacuum system – one of the most important being the overall cleanliness of your home. “With a central vacuum system, there’s no muss, no fuss and no dust,” said Latta. “With a portable vacuum, you have to take the bag and throw it away. You’ve probably got a filter that has to be cleaned. Bagless machines, which seem to be gaining more popularity, have filters that have to be washed. It tends to make them a little dustier because you’re always working with that dirt. The cleaning part of a central vacuum system is actually away from the living area. You don’t have to continually dump it. You only have to clean it once or twice a year.” There are many other benefits to a central vacuum system, explained Latta. Since the collection container is usually not located in the living area, it greatly reduces the noise of vacuuming. It’s also great for the environment and your wallet. Portable vacuum cleaners need to be replaced every few years and the used appliances often end up in the landfill. Central vacuum systems can last 20 years or more. Latta said the prices on central vacuum systems vary based on the size of the house and the complexity of the installation. Prices range from $475 to around $1,100. There’s an extra charge for getting the system installed, though Latta noted stores will usually offer tips for doing it yourself and there are also detailed installation instructions online. And, he ensured, you don’t have to be a tradesperson to install your central vacuum system. “It’s not like electrical or plumbing where if you put a pipe in wrong you’re going to flood a house or if you put a wire in wrong you’re going to electrocute somebody,” Latta said. “The worse that could happen is you don’t have any suction. Nowadays, most of the houses and condos are roughed-in for the vacuum, so it’s just a matter of finishing up a bit of piping and hanging the machine. An average three-outlet system would take probably three or four hours.”

If the house is a two-storey, the installer has to figure out how to get the pipe up to the second floor. He said it can be convenient to add a central vacuum system during renovations, because it won’t matter if you have to cut open a piece of gyproc on the main floor. If you’re worried that your home is too old for a central vacuum system, Latta said he has come across only three houses in the past 20 years that have not been suited for a central vacuum system. Continuity and communication are also essential when putting together a project right from scratch, as there can be additional people or agencies involved. “A lot of people have an idea of what they want, but they just don’t know how to go about getting that idea done. We work very closely with KRN Residential Design Ltd. and they do all our design work. Prior to the final drawings, there’s quite a bit of communication. Once we hand off the reins to the architectural designer, there’s more communication between them and the homeowner. Once they finalize a drawing, it comes back to us and then we go forward from there,” Ricci said. That was the case with a major project Quantum took on for a homeowner in The Greens on Gardiner. “He came to us with a concept of what he wanted,” Ricci said. “He showed us some pictures and then we took it to the planning stage, got an architectural designer involved, and we put it onto paper and carried on from there.”

The project was the addition of a sunroom to an existing home and it included everything from top to bottom – from pilings to shingles. Another crucial requirement was that the homeowner wanted the addition to blend in with his existing home. “He didn’t want a sunroom that looked like it was an add-on to the house. He wanted something that looked like it was always part of the house. So, we had to make sure that the stucco matched and the brickwork that came around the house matched the brickwork in front. A lot of it was very extensive,” Ricci said.

Quantum put the homeowner together with the architectural designer and the result was stunning. “We can say we love the end result,” said homeowner Graham Warner. “We feel it is one of the better jobs we’ve done, just the way it turned out,” Ricci said. “Dealing with the customer was amazing; he was really good to deal with, which is key, actually. Communication is ongoing on a job of this size. It worked out very well for us,” he said. The new addition not only blended perfectly with the existing home, it also included a wrap-around deck that doesn’t obstruct the view. The company also added a feature suggested by homeowner Dionne Warner – an extra storage room. “In a sunroom, when you don’t have a basement underneath, there is a tendency for the floor to get cold,” Ricci said. The answer? Quantum built a storage room under the sunroom to provide extra storage space while helping mitigate the cold. The three-season sunroom was designed to capture summer breezes through patio doors on two sides. The addition of a fireplace helps extend those three seasons far into the Saskatchewan winter. Triplepane windows and spray foam insulation in the ceiling and the walls help conserve energy and warmth. The extensive project took almost three seasons from design to completion, but the homeowners agree the final result was well worth it. “This sunroom has turned out to be our favourite room of the house and Quantum Construction our favourite contractor,” Graham said. Grasshopper Construction leaps into the renovation market

rasshopper Construction has only been in operation since January of this year, but its owners, Jeff Hartnell and Shane Baum, joined the Regina & Region Home Builders’ Association (RRHBA) immediately after opening their business. Already familiar faces at RRHBA events, the duo are forging their reputation as reliable contractors in the Regina area’s construction community. Grasshopper’s range of services is wide. “We do all kinds of carpentry work (from renovations to additions), a lot of foundation repair (bracing and waterproofing), as well as garages, decks, windows and doors,” said Hartnell. In particular, the Grasshopper team often finds itself performing a great deal of work in waterproofing and foundation repair. “We do a fair bit of that in the summer, and then, in the winter, the clients quite often will have us back to do all of the finish work, like finishing their basements.” That said, Grasshopper Construction eagerly anticipates receiving more contracts to create additions to existing structures. “It’s something that we have experience at and we’re good at,” he said. “They’re all different, so it’s quite a challenge. To build a house from start to finish is a challenge, but, when you have to tie that into an existing structure, you have even more complications and challenges,” said Hartnell. “It’s enjoyable and you get to do a little bit of everything. We’ll do the concrete work, we’ll do the framing, insulation, drywall, right to the finishing work for our clients.” This flexibility extends to the clients that Grasshopper serves. Said Hartnell, “I’d say that at least 95 per cent (of our work) has been residential, but we’ve done a few small commercial jobs.” Most of their projects are within the Regina area, but Hartnell and Baum are willing to hit the road when necessary. “We’ve worked as far as Weyburn – an hour or hour-and-a-half away for the right job,” Hartnell said. “We’ve done a little bit of work in Moose Jaw as well.” Hartnell and Baum are determined to establish their business as a responsible and accountable member of the Regina region’s 84  You’re home  Winter 2014

renovation sector. “We’re all from Saskatchewan, and we’ve gone out of our way to set ourselves apart from all of the fly-bynighters and all of the bad stories that you hear about unreliable contractors,” said Hartnell. “That’s why we’re members of the Regina & Region Home Builders’ Association, and that’s why Shane and I found it important to go to school, to put our time in, to get our journeyman tickets, and, to make sure that we’re part of the RenoMark™ program. We take what we do seriously and take pride in our reputation.” In acquiring their qualifications, Hartnell and Baum appreciated the support and guidance of the RRHBA’s provincial affiliate. “Years ago, I found that I liked building and renovations,” he said. “Then, there came a time when I decided I wanted to jump in with both feet. I wanted to get my journeyman ticket, and I actually called the Home Builders’ Association and they helped find someone I could work with. “I wasn’t indentured for my apprenticeship under the journeyman carpenter, I was indentured under the Home Builders’ Association. Shane was as well,” said Hartnell. “We’ve known the Association and dealt with them for six years, even though we’ve really only been members for one year.” The assistance of the RRHBA’s provincial affiliate did not go unnoticed. “I always appreciated that they did that,” Hartnell said. “I thought, ‘One day, I’ll have my company and join the Home Builders’ Association.’ I attended a lot of meetings with my boss, and want to keep supporting them as a business owner.” Now operating their own business, Hartnell and Baum are familiar faces at RRHBA events, and they continue to learn from the opportunities provided by the Association. “We make an effort to go to some of the suppers and some of the renovator breakfasts. There are always speakers there, so I’m learning different things,” said Hartnell. “That’s one thing that I appreciate, and that’s something that we like to do. Taking the steps toward a "greener" home

here are many reasons for undertaking a “green” renovation. Many of us would like to do our part in addressing important environmental issues. At the same time, we may also be interested in lowering operating costs and adding value to our homes. Having a healthy home also tops the list of reasons for going “green.” The good news is that any project large or small can be a step towards a “greener” home. When “greening” a renovation project, there are three important steps to incorporate: increasing energy and water efficiency; ensuring clean indoor air; and choosing resource-smart materials. By far the most important of the “green” options is saving energy and water. Renovating offers the opportunity to significantly lower the amount of energy and water used in your household, reducing the impact on the environment and saving on operating costs now and in years to come. These upgrades can also add value to your home when you decide to sell. There is a wide range of energy and water efficiency improvements that can be made. The most significant upgrade you can make is replacing your heating and cooling systems with high-efficiency equipment. Be sure to look for ENERGY STAR® certified products. Installing a programmable thermostat will also allow you to maximize energy savings without sacrificing comfort. You can raise and lower your home temperature automatically, lowering your thermostat at night or when no one is home, and raising it for when you wake in the morning or come home from work. Complete home automation allows you to control not only your heating and cooling systems automatically, but lighting, and window coverings as well, and you can do it all from your mobile device. Upgrading light bulbs to CFL and LEDs and installing ENERGY STAR® fixtures and ceiling fans, as well as motion sensors for outdoor lighting, are also great energy saving options. If your project involves exposing exterior walls or renovating the exterior, take the opportunity to add insulation. Also look for exterior finishes that come with additional insulation qualities. When installing new windows, choose higher-performance windows and look for ENERGY STAR® certification. Be sure to replace your major appliances with new ENERGY STAR® certified brands. If your water heater is getting old, replace it with a new, more energy-efficient model. Drain water heat recovery systems can also be installed, recovering the valuable energy from the warm water that goes down your drain, and using it to preheat cold fresh water. Improve the water efficiency in your home by installing lowflush toilets and high-performance shower heads. One of the best steps to take before planning a renovation is to get a home energy assessment from an independent certified home energy evaluator. This will identify how the home uses energy, where it is 88  You’re home  Winter 2014

being wasted and what changes need to be made. If you are looking for cash or financing incentives to go “green,” you won’t have to look far. Look for details at www.saskpower.com. A renovation project is the perfect opportunity to protect your family’s health by improving indoor air quality. Proper ventilation is needed to bring in fresh air and get rid of stale or moist air, chemicals and other indoor pollutants. As the home gets more airtight, additional ventilation may be needed to keep indoor air fresh and healthy. Consider adding a heat recovery ventilator system which exchanges stale air from inside with fresher outdoor air, while capturing heat from contaminated air before it is moved outdoors. Ask about the “clean air” products that can be used when upgrading. Such products would include pre-finished hardwood flooring, ceramic, stone, marble and other hard-surface tiles for flooring and walls, low or no- VOC paints and adhesives, and much more. Also look into the new type of “smart” hardwood flooring that actually cleans and purifies the air while beautifying your decor. Choosing resource smart products and materials is another important method of “greening” a renovation. Some products are made from easily renewable or well-managed resources or natural materials that involve less processing. Other products are made from recycled materials. Keep in mind that locally-produced materials reduce energy intensive transportation. Also, durable products that last longer may cost a little more upfront, but are money-saving and better for the environment over time. Check out the Habitat for Humanity Regina Re-store which sells new and used surplus building supplies and other “donated surprises.” They even carry gently-used furniture. This helps to reduce costs for homeowners and diverts materials from the landfill, while helping to fund housing projects for low-income families.
