RESIDENTIAL RETAIL MIXED-USE

Size 431,953 SF total area 6,804 SF retail area 46 floors, 373 units Completion Q3 2022 Architect of Record House + Partners The Brava is a 46-story luxury apartment tower that will be the tallest multifamily high-rise in downtown Houston. It features panoramic views of the Central Business District, Market Square Park, Sesquicentennial Park, and Buffalo Bayou. Rotating the building diagonally to Houston’s grid provides wider, uninterrupted views from all residential units. The massing and geometry of the tower are a response to the building’s immediate context, maximizing long-distance views, natural light, and direct views of Market Square Park.



LA COLOMBE D’OR Houston, Texas

RESIDENTIAL HOSPITALITY MIXED-USE

Client Hines / La Colombe d’Or Size 689,591 SF 283 units, 18 hotel keys Completion Q1 2021 Designed in the center of Montrose, a cultural district in Houston, this 35-level tower proposes 283 residential units and 18 boutique hotel rooms on a 1.2-acre site. The Residences at La Colombe d’Or will be a unique apartment project in Houston as it is part of a boutique hotel that will bring a high level of service to its residents. The new high-rise building is part of a larger development that includes the current La Colombe d’Or historical mansion, as well as a pocket park at the northwest corner of the site. The swimming pool and outdoor amenity deck is on the 10th floor.

OFFICE CORPORATE HEADQUARTERS

Client Marathon Oil / Hines Size 500,000 GSF plus 1,400 parking spaces Completion Q4 2021 Munoz + Albin was engaged by Marathon to study possible relocation sites and master planning strategies that would best prepare them for their future growth. We advised them on sites and helped them find a new location that best fit their progressive workplace expectations. Marathon is proud of their corporate culture and truly focused on their employee’s satisfaction and retention. They wanted to build the best office place for their employees and provide a diverse setting to conduct their business. Marathon aspired to integrate into an urban environment that would promote work-life integration and give their employees convenient access to quality retail opportunities and a daily connection to nature.





CIRRUS LOGIC Austin, Texas

OFFICE CORPORATE HEADQUARTERS RETAIL MIXED-USE

Size 236,145 SF 136,000 GSF office Parking: 8 levels, 315 cars On a 1.33-acre site adjoining Shoal Creek, the objective of this project was to develop a new corporate headquarters for Cirrus Logic with office and laboratory space, as well as a parking garage. The setting of the building allows for close weaving and interaction of the Shoal Creek natural trail system with the active urban scene of 6th Street, creating a new means of creek access to the area residents. Shoal Creek is further activated with a public restaurant and terrace overlooking the creek. The Cirrus Logic Headquarters is a build to suit corporate office building. The building shape responds to the internal programmatic requirements, as well as massing, envelope, and height constraints (capitol view corridor restrictions) required by the city of Austin. Integration of the Shoal Creek trail system to the city was a fundamental requirement of both the community and the city. This became an important design parameter that strongly influenced the design of the building.


DIAGONAL MAR Barcelona, Spain Client Hines

RESIDENTIAL RETAIL OFFICE HOSPITALITY

Completion 2008 In an 84-acre industrial zone on the Mediterranean Sea in Barcelona, Hines developed a large-scale, mixed-use project consisting of 1,400 condominium units and retail, a regional shopping mall, three Class A office buildings, three hotels, and a limited rental property. At the center of the development is a 42-acre park with three lakes. This project promoted the development of the entire neighborhood.

RESIDENTIAL RETAIL MIXED-USE

Size 262 condominium units Two towers with a connector 60,377 m² / 650,000 SF Completion 2007 Illa Del Mar is a mixed-use retail and residential complex of consisting of two towers connected by a four-story bridge. It is part of Diagonal Mar.



KIRBY GROVE OFFICE Houston, Texas

OFFICE RETAIL MIXED-USE

Size 223,000 GSF / 20,800 m² Completion 2015 Architect of Record Kirksey Kirby Grove is a LEED Gold Certified, Class A, 16-story mixed-use office building that is a part of the Kirby Grove Development. The master plan also includes a multifamily project and a central park. The building program includes ground floor retail, office space, and structured parking. The lower levels of the building contain double-height collaborative loft office space and a trading floor. The building is oriented on the northern perimeter of Levy Park, with its main office lobby facing the park and the base flanked with restaurants and pedestrian friendly landscape features, patios, and sidewalks that provide around the clock amenities. A single pass through vehicular motor court arrival area allows cars to enter from Richmond Avenue and from the Levy Park side. The building was designed to take full advantage of views to the park.


LEVY PARK MASTER PLAN KIRBY GROVE MULTIFAMILY Houston, Texas

MASTER PLANNING RESIDENTIAL RETAIL OFFICE

Client Midway Completion 2016 Architect of Record House + Partners Avenue Grove is the mid-rise luxury residential building that is one block of the Kirby Grove development and master plan. This project is the residential component of a mixed-use, master-planned development anchored by a newly redeveloped 6-acre public park, Levy Park.

KIRBY GROVE OFFICE 2 Houston, Texas

OFFICE RETAIL MIXED-USE

Size 209,000 GSF / 19,500 m² Completion 2023 Kirby Grove 2 will be a LEED Gold Certified, Class A, 14-story mixed-use office building that will be a part of the Kirby Grove Development. In a post pandemic world new office space is requiring more access to open air working spaces and a diverse range of outdoor amenity spaces and terraces. This podium building offers a large amount of open meeting space as well as collaborating spaces mixed with green environments. It is a building that will be directly connected and at the perimeter of Levy Park. Activated retail frontage with multiple patios will be offered at the ground level.



WATERMARK HEIGHTS SENIOR LIVING

RESIDENTIAL

Houston, Texas Client Hines / Watermark Size 7 levels IL / AL / MC programs 368,420 GSF 223 units Completion Q4 2021 Watermark Heights Senior Living, a joint venture partnership between Hines and Tucson-based Watermark Retirement Communities, will offer 223 independent living, assisted living, and memory care units in the Heights area of Houston, Texas. Munoz + Albin serves as design architect for this project. This seven-story facility will have the feel of a boutique hotel rather than traditional senior housing. The design of the building emphasizes spaces to allow residents to participate in experiences, take classes based on their personal interests, and more. Residents will have access to multiple dining options with skyline views and services such as personal training and massages.



THE SOUTHMORE APARTMENTS Houston, Texas

RESIDENTIAL RETAIL MIXED-USE

Client Hines Size 233 units 550,000 GSF Completion 2017 Architect of Record WGW This high-end, residential rental tower is located in the heart of Houston’s Museum District and is designed to capture views of downtown and the Medical Center. The garage podium is grouped in tectonic shapes that support a slender tower above. The neighboring Asia Society building is addressed by a floating limestone plane on the east side. The site proposes a semi-private park on the northwest corner of the site, adjacent to the restaurant component of the building.

College Station, Texas Client Midway / Valencia Hotels Size 120,000 SF 160 keys Completion 2017 Architect of Record Kirksey This boutique hotel in a university town is located at the center of a large development of buildings oriented around a center plaza designed for people. The vernacular Texas expression of the architecture is part of the town fabric and cultural identity of College Station. The hotel is oriented to capture the views of the town center plaza in the complex and also contributes to the definition of the same.



CORSO COMO Milan, Italy

RESIDENTIAL RETAIL MIXED-USE

Client Hines Size 14,100 m² / 151,771 SF 50 luxury units, retail on ground level Three buildings and a public paseo connecting Corso Como with Porta Nova Plaza 3 levels of underground parking Local Architect Tekne This three-building, mixed-use development was designed on a sloping pedestrian street, transitioning from the historical district of Corso Como to the Porta Nuova District and creating a new urban landscape. It is the response to a unique urban site that defines a new concept of living. One challenge was the requirement for vibration separation for all buildings above ground due to existing underground train tunnels. The composition was carefully modulated to seamlessly integrate the new buildings with the surrounding cityscape, while maintaining a modern and autonomous identity.



CHERRYWOOD TOWN CENTER Dublin, Ireland

RESIDENTIAL MASTER PLANNING RETAIL

Client Hines Size 350 units Architect of Record Henry J Lyons Completion 2022 Cherrywood Center is a large development expanding the southern boundary of Dublin, Ireland. Centered around a metro rail link expansion, the development connects with neighboring downtown Dublin. The development has been divided into several sections – one of which we were assigned to perform master planning and design a multifamily project to include leasing, amenities, underground parking, and retail. Within this section, we were awarded a space of nearly two blocks for additional architectural design services. With mountain and ocean views, the two building designed on our two-block section will serve as the anchor point for the entire development consisting of seven buildings total.

Barcelona, Spain Client ACTUAL / Hines Size 366 rooms / 32 levels 18,800 m² / 202,300 SF Completion 2004 Local Architect TD&A The site is a scalene angle wedge shape at the westward start of Avinguda Diagonal. With striking ocean views, the rooms and amenity spaces are oriented toward the ocean. Glass bridges connect the two main tower elements that are composed above a podium base structure.

MCNAIR PLAZA Houston, Texas

MASTER PLANNING MIXED-USE

Client Patrinely Size Units: 320 residential, 80 condominium Hotel Keys: 250 Office Area: 400,000 SF Retail Area: 19,500 SF Parking: 2400 cars The design team was challenged with creating a master plan that incorporates a unique urban space that sensibly connects retail, office, and multifamily components with civic/community exhibition space. This design endeavors to become an iconic destination filled with people and vivacity – the central unifying area from which future buildings will rise.



CITYCENTRE VI Houston, Texas Client Midway Size 18 Levels with Garage Total : 279,00 GSF Completion 2023 This Class A office building just north of CityCentre is a podium type building with integrated parking garage. The office building is set back from the street to allow for a new park space and retail pavilion. Office levels at the base of the building that flank and overhang the new park are nearly double height and mask the parking garage. In addition, the top of the parking garage is occupied by a potential trading floor. The office building is walking distance from all of CityCentre’s offerings and will be a welcome addition to the area’s vitality and density.
