Poole & Company looks at every RFQ response as an opportunity to provide the University with the best possible design team partnership to solve the University’s specific opportunity. In this case, we have assembled a Poole & Co team that has worked in partnership with AU on a variety of projects for the last 5 years. Our civil engineer partner Kadre, led by Curtis Eatman, has decades of experience designing AU projects for a variety of project types. Our MEP and Structural engineer partners all have a long-standing history working with us and on university projects for AU and others throughout the state of AL. Lastly our landscape architect partner PLOT Studio collaborated with us most recently at UA and on several private projects. We have strong working relationships with our entire team, the team is experienced with hard bid university design projects and has the necessary skills to develop this project in partnership with AU.
With this team, our design solution would focus on the following five design tactics: 1. Identify what is working and not working with the existing interior and exterior public areas of the Student Center, 2. Set forth design criteria for designing the exterior spaces to be habitable, humane gathering spaces in our unique AL environment, 3. Look for opportunities to blend the interior and exterior spaces to be as seamless as possible, 4. Create opportunities for the new design interventions to make better connections between the existing buildings and public spaces. The exterior spaces adjacent to the Student Center are arguably the most important exterior spaces on AU’s campus. They deserve a hard thorough investigation to see what is possible for now and the future. And finally, 5. Design with sustainable strategies top of mind.
Lastly, our team’s experience designing exterior spaces, not only for university settings but also for a variety of programs and uses, provides us with perspective and tools we can deploy in the academic setting as well. Human beings innately have a desire to socialize, congregate, and share ideas. The new Student Center spaces must foster the opportunity for lessons to be learned and ideas to be shared. And lastly, our experience designing sustainable systems and construction techniques for exterior spaces will bring another level of necessary thinking that every academic institution should aspire to achieve.

SCOPE The Benjamin Russell Hospital for Children incorporated a variety of exterior spaces in a dense urban environment. These spaces were designed between the new and existing buildings, developed in concert with the City of Birmingham and UAB, to provide respite and de-stressing zones for patients, families, and staff. These spaces are essential for creating opportunities for relief from the stressful hospital environment. These areas include a plaza connecting 5th and 6th avenues that created an exterior space, including a water feature shared by both hospitals. This space is ultimately a public park; the plaza is interwoven with the hospital’s public entrance and Emergency Department entrance with a sculpture garden between the hospital and the existing research facility. The space accommodates a city bus stop and bike racks, which contributed to the LEED Gold certification among many other sustainable design strategies, including permeable recycled glass paving and irrigation fed from a water collecting cistern. In addition to the street-level exterior landscape development, there are three upper level patios--one serving the food service areas of the main lobby, and two others used by families immediately adjacent to inpatient floors. Lastly, the project incorporated intensive and extensive green roof designs, contributing to an overall sustainability strategy.

SCOPE Our team was engaged to create a four-theme restaurant environment that offers a unique, full-service dining experience rather than a food hall. We investigated how to successfully design this type of product with the collaboration of architects, interior designers, engineers, marketing specialists, a lighting designer, and savvy restaurateurs. The project program includes a sizeable exterior courtyard on the corner of two prominent streets in Birmingham’s market district. The design objective was to develop a unique exterior and interior vibe that worked together seamlessly. The 3,500 SF courtyards’ overt visibility from the street demanded iconic courtyard elements, identifying the new restaurant’s brand. Poole & Co. designed two different seating elements called the “green hut” and the “rebar umbrella” that sit in a gravel courtyard that includes playful areas for cornhole and festivities. The gravel was important for creating the crunching sound underfoot that is emblematic of an informal space intended for socializing.

Orchestra Partners
Five Points Lane Alley & Courtyard
SCOPE A newly developed alley in Birmingham’s 5 Points South. Design included the demolition of a 10-foot section of a previous hot dog restaurant from the street to the rear. This new section of property created a pedestrian alleyway, leading to a new courtyard in the rear of the building. The alleyway allowed for us to have pedestrian access to a previously inaccessible rear entry, creating a fourth tenant off the courtyard. Project scope included the core and shell of the building and the fit-up for the food and beverage tenants.

Kyle joined Poole & Company Architects in 2017 and became a partner in 2018, but his architecture career started in Birmingham immediately after graduation in 1992. During his 30-year career, he has been privileged to play a role designing important urban development projects including Regions Baseball Park (partnered with HKS), Railroad Reservation Park (partnered with Tom Leader), Pizitz Food Hall and as Project Architect for the 720,000sf Benjamin Russel Hospital for Children (partnered with HKS). Kyle oversees all aspects of design and construction with an emphasis on developing and solving a clear problem statement. A feasibility study to assess the design of the program’s growing needs and multiple existing buildings. The team field surveyed, documented existing conditions, and interviewed the bee laboratory team to confirm current and future needs for ongoing research and outreach. Completed a multi-phased building design, including sustainable parking and two bee gardens. The team developed conceptual and schematic design of the existing lab and a building addition that preserves a significant tree onsite. Trevor is serving as Senior Project Manager to develop a phaseable site plan that will allow the research programs to grow.

UAB engaged Poole & Company Architects to enhance and modernize the exterior appearance of Sterne Library. Project scope includes a roof replacement, a new front entrance and lobby, new storefronts, ADA parking and a loading dock, landscaping, and a new service elevator. Project is currently in the SD phase with an estimated construction cost of $20 million.

The 279,000sf 2121 building was constructed in 1962. Jefferson County engaged Poole & Company to complete an assessment and cost analysis; ultimately, the county opted to restore the building. Phase 1 of the building’s restoration was an $18 million core renovation, including mechanical and electrical replacements, restoration of building envelope, fire alarm system upgrades, and emergency egress lighting improvements.

UAB Callahan Eye Memory Disorder Clinic
Birmingham, AL
Poole & Company worked closely with the UAB Memory Clinic group to develop a space program and schematic design to consolidate all clinical and medical needs into one clinic location. Primary goals were to create efficient workflow and provide an uplifting environment for their clientele. The schematic programming included eight testing rooms, 10 exam rooms, lab space, and additional admin support that satisfied future growth and maximized existing spaces. The 19,000 SF project was completed in Spring 2024.

AUBURN UNIVERSITY POULTRY FARM NATURAL GAS
Auburn, Alabama
The project consists of the installation of natural gas infrastructure from Auburn Lakes Road to serve portions of the existing North Auburn Poultry Farm. Spire Energy is responsible for installing a new gas main along Auburn Lakes Road setting a new meter along the Right of Way near the entrance to the existing poultry farm. Kadre Engineering’s project scope includes preparation of a large public works bid package for installation of a new gas lines from the new meter set to serve the NPTC Building, Processing Plant, Feed Mill and Battery House. Our scope also includes conversion of the existing equipment at NPTC, Processing and the Feed Mill to utilize natural gas in replacement of the existing propane service. It is assumed for the purposes of this proposal that the existing equipment can be easily converted to Natural Gas and the majority of the existing piping can be re-used. Kadre Engineering is the Prime Consultant and Engineer of Record for this project.
AUBURN UNIVERSITY TELECOM AND ETV DEMOLITION

This project consists of the demolition of the 1800 SF Telecom and ETV Film Lab near the intersection of South Donahue Drive and West Samford Avenue on the campus of Auburn University. The project caps the existing utility services to the building, expands the existing gravel parking lot, and adds parking bumpers to formalize the parking spaces once the demolition portion of the project is complete. Our services include the full range of Basic Services for development of construction documents, bidding & negotiating assistance, and construction administration as defined by the ALDCM. Auburn University has contracted with Environmental Materials Consultants, Inc. (EMC) directly for hazardous materials reporting and production of abatement specifications on the project. Kadre Engineering will coordinate directly with EMC during the production of the construction documents for inclusion of the abatement specifications and allowances in the bid documents.
AUBURN UNIVERSITY PMC GREENWAY PHASE III

The project consists of the construction administration of the project AU 21-514 Parkerson Mill Creek Greenway Phase 3. The project is a new concrete and asphalt multi-use path to be constructed along the west side of Parkerson Mill Creek directly adjacent to the Auburn University Campus Recreation Sportsplex to a point where the project will construct a bridge to cross Parkerson Mill Creek and then continue east to make connection to the existing asphalt path at the VCOM pond. The project consists of an addition and improvements to the existing Garden Pavilion of the Auburn University Events Center at the President’s House. The project includes an approximately 6,005 SF renovation at existing pavilion building, a new 3,916 SF pavilion gathering space, 2,272 SF of storage and service space, and 2,872 SF of office space. The new building and site improvements require significant rework of existing utilities and site infrastructure. Increased impervious surface generated by this project require the design of an underground stormwater detention structure and associated storm piping. Our services include civil engineering design, permitting services and construction administration related the proposed project.
AUBURN UNIVERSITY GOUGE PERFORMING ARTS CENTER

The project consists of construction of a reimagined Venue 2 and new outdoor amphitheater at the Gouge Performing Arts Center on the campus of Auburn University. Describe experience with exterior spaces, landscape, civic, and multi-use projects, especially for HigherEducation clients, and what is the key to creating engaging environments.
Presently, we are designing several projects requiring design of exterior space including landscaping and hardscape, both integral to their programs. These projects include a public parking deck for Jefferson County, a public plaza and facade renovation for Sterne Library for UAB Campus, Jefferson County’s Medical Examiners’ Office Headquarters, and three restaurants for private clients. Proposed Principal-in-Charge Kyle D’Agostino has designed public plazas and gathering spaces for Children’s of Alabama, Railroad Park in Birmingham, amenities spaces for very large student housing projects and exterior plazas, gardens for highend condominiums on Lake Tuscaloosa, the Pizitz Food Hall and Apartments in Birmingham, and an entry plaza for the new Psychology Building on The University of Alabama’s Campus.
Understanding how to design and craft public space starts with observing and experiencing public space, not all of which is found in the University public realm. One needs to observe how human beings use small, intimate spaces, like restaurant courtyards, and large public works, such as Railroad Park in Birmingham. These observations and interactions with other human beings and nature provide great insight into how space is used, where to create shade, what time of day the spaces are used, what landscape is appropriate for the exposures, how humans interact with landscape, how they congregate, and elements that attract people to a space and encourage them to stay. Exterior space is not the leftover space after the building is designed that gets filled up with inexpensive landscape material. Exterior spaces need intentional design thought. Principal & Owner Kyle D’Agostino’s experience designing all the beforementioned spaces gives Poole & Company great insight to what is necessary to develop useful well-designed exterior space where human beings will want to gather.
Additional Thoughts from Landscape Architect: PLOT Studio is a team of landscape architects with 28 years of combined experience in designing high-quality private amenity, mixed-use and public spaces. Whether a multifamily courtyard or municipal plaza, emphasis is placed on visual and functional relationships between interior and exterior, plants and materials that express a unique identity and aesthetic environment, attention to user needs, access and comfort within a space’s many microclimates, variety in active/passive and open/ quiet seating and gathering points, and ease of movement between spaces.

is your team’s strategy for estimating and managing the budget throughout the design process?
Our advantage is our cost estimating strategy, which minimizes the risk of last-minute budget changes. Our in-house Chief Cost Estimator, John Blocker, develops detailed cost estimates of every project at every phase of development, from Schematic Design through Design Development and Construction Documents. John is immersed in the construction market daily, developing construction estimates for projects of all types. We invest early in detailed cost analysis--not just square foot pricing--allowing our team to provide helpful insight and guidance early in the design process, when the information has the potential for greatest impact. John’s skill at estimating is evidenced by consistently being within 5% of final construction cost, even in the present volatile construction market.
Design decisions, cost control strategies, phasing, and buyout or long-lead buyout strategies can then be made early and throughout the process with updated budget information at each stage. Our staff and design team have enjoyed longterm relationships with local contractors and subcontractors, and we frequently solicit their input when preparing project budgets for the utmost accuracy.
In addition to excellent timely estimating, well-detailed design documentation is essential to creating a competitive bid environment and reduction of change orders. Final construction costs for our recent projects have been between 4 and 7% less than our project budgets, despite fluctuating market conditions and rising material prices. Clear, timely communication and a strong working relationship with the contractor are also critical elements of cost control. Our staff and design team have earned the respect of the building industry for our construction knowledge, problem solving skills, and responsiveness during the construction phase. As a result, the construction community is willing to share info with us that benefits our clients.
Lastly, Poole & Company believes in the importance of a strong partnership between owner, design team, and construction team. Initial and final stages of construction are intense and require on-site communication between the design and construction teams. This identifies potential issues and resolves them early in
construction, again minimizing opportunities for change orders. Continued site visits and OAC meetings maintain communication and efficiency throughout the construction phase to ensure the documents are being utilized and carefully considered for design intent.
What specific expertise does your team offer that will contribute to this project’s success?
• We are hard-bid specialists having executed many projects for the Alabama Department of Youth Services, The University of Alabama, Auburn University, The University of Alabama at Birmingham Campus, UAB Medicine, and Jefferson County Commission.
• Our hard-bid experience requires us to provide accurate estimates at four progress milestones. We have developed an in-house team, led by John Blocker (a Registered Architect and former General Contractor), providing estimating expertise that yields accurate, detailed estimates for the above clients for 20 years.
• Matt Phillips, the owner of PLOT Studio and a registered Landscape Architect, has a BS and MA from Auburn University and has been practicing land planning and landscape architecture for over a decade. His practice focuses on sustainable design strategies for exterior environment design.
• Kyle D’Agostino, proposed Principal-in-Charge, was the LEED consultant on the Benjamin Russell Hospital for Children, coordinating all aspects of design towards sustainability. The project ultimately received LEED Gold certification, the first hospital in Alabama to do so. The sustainable exterior design concepts contributed to the historic certification. Together with PLOT Studio, we have the expertise to design sustainable environments with or without LEED certification.
• Lastly, the MEP/S engineers we have assembled are experts in adaptive reuse design. We have worked together on numerous projects where existing documentation and a keen understanding of existing systems is critical. We know where to look for the issues and the right questions to ask when it comes to renovations of existing buildings.
