Inventory continues to remain low as compared to last year. The Woodlands inventory is now 39% lower with 363 homes currently on the market, as compared to 598 a year ago at this time. This is helping keep prices up for sellers, but, making finding a home more difficult for buyers. There have been 2,044 homes sold in The Woodlands YTD, as compared to 2,012 last year at this time, up by 2%. We have now exceeded sales in 2020 from 2019! October sales were up 51% of last year’s sales in October. There is currently 2.2 months of inventory, a market favoring sellers. This remains the case until you reach the $900’s and $1-1.5 million, which are more balanced, and $1.5 million or more favors buyers.
