HOW TO CHOOSE THE RIGHT MORTGAGE LENDER. Selecting a mortgage lender is one of the most important steps in the process of buying a home and an experienced lender can make the process a lot more comfortable. While you might focus initially on the interest rate of your loan, it can make a difference if the lender has homegrown presence and knowledge. When you get a loan from a local company, it not only helps stimulate the local economy, but you’ll also benefit from the flexibility that comes with local decisionmaking. In other words, you won’t have some committee halfway across the country deciding whether or not your loan is approved. Another advantage of borrowing locally is the lender is likely to be familiar with the town or neighborhood you’re considering. This local knowledge is especially helpful if you’re looking at a unique property. In addition to the interest rate on the loan, you should also take a close look at the fees your lender will be assessing. These fees are often referred to as “closing costs” and can include various combinations of the following: • Origination fee • Discount fee • Underwriting fee • Processing fee • Administrative fee • Loan review fee When talking to your prospective

lenders, ask them to provide you with a written estimate of all your fees and closing costs, which includes the A.P.R. (annual percentage rate). This document will disclose your interest rate, as well as all of the loan and lender fees. The closer the A.P.R. is to the interest rate, the lower the loan’s upfront costs will be. For example, if the quoted interest rate is 3.75% and the A.P.R. is 4.875%, then you know you are paying upfront costs to obtain the interest rate of 3.75%. Many factors can affect your loan, interest rate and fees. These include: • Your credit score • Amount of down payment relative to total cost – also known as Loan to Value Ratio • Income vs. monthly debt – also known as Debt to Income Ratio • Property type – single family, duplex, condominium • Occupancy plans – owner occupied or rental Together, you and your lender will determine the best loan for you based on such factors as credit score, down payment, how long you plan to remain in the home, etc. Choosing a lender comes down to trust and education. Find someone you can communicate with, who asks you questions, honestly answers your questions

Buying a Home: How to Know How High to Go (StatePoint) Shopping for a home? Before you begin your search, it’s important to figure out what you can comfortably afford. “The interesting thing about homebuying is that it isn’t a one-size-fits-all process,” says Mike Dawson, Vice President of Single-Family at Freddie Mac. “After all, it’s your budget and these are your housing needs. Doing your homework to figure out what those needs are is the critical first step.” Before you start shopping, learn how much you can borrow. Free online resources, such as Freddie Mac’s “How Much You Can Afford” calculator, found at calculators.freddiemac.com, can help you get a handle on this figure during the preliminary stages of your search. This estimate is based on income, fixed monthly payments such as auto loans and student loans, and the terms of the loan you plan to take out. You may also consider speaking to a lender at this stage. If you qualify for a loan, he or she will provide you with a pre-approval letter stating how much home you can afford and the maximum amount you are qualified to borrow. Having this letter can help

show the seller that you are a committed and qualified buyer. Keep in mind that the amount your lender is willing to lend is not always how much you should borrow. You should borrow only what you feel you can comfortably repay through monthly mortgage payments. Wait to take this step until you are actually on the hunt, as pre-approvals are usually good for only a limited time. When determining your budget, consider the length of your loan and the type of loan you want. Do you want to pay back the money that you borrow over 15 years or 30 years? The longer your loan term, the smaller your monthly payments, but you’ll pay more interest over time.

The type of mortgage loan is important, too. With a fixed-rate loan, the interest rate stays the same through the life of your loan, as will your monthly payments. While this can offer some peace of mind, it’s important to know that such loans tend to have higher interest rates because the lender isn’t protected against a rise in its costs over the course of your loan. On an adjustable-rate mortgage (ARM) however, the interest rate may re-set every one, three or five years based on the movement of a specific index and the terms of the loan. Homebuyers may have low interest rates when they first take out their mortgage loans, but the rates may increase over the loan term. Dirty Talk In The Garden Not all gardeners like to talk “dirt” in the garden but the best gardeners know that soil is the foundation to a healthy and productive garden. Healthy and happy soil makes healthy and happy plants which makes healthy and happy gardeners. It is good when everyone is HAPPY & HEALTHY! The importance of amending the soil properly for gardening and landscaping is often overlooked, and the number of soil amendments sold in garden centers often confuses gardeners. Which is which, and which will work best for your soil conditioning needs? Organic amendments are the most common and most beneficial in our northwest gardens . They come from previously living materials such as peat, manures and composts. When leaves, bark, peat, animals and animal wastes are mixed together to decompose, compost or “humus” is the final product. Very commonly used, these materials enrich the soil by increasing the air spaces, adding extra nutrients to the soil, improving the absorption of those nutrients and increasing overall soil fertility.

Why You Need Soil Amendments Excellent soil is not common around most homes here in the northwest . Even if it was initially, house construction and roadwork often removes the good soil and construction equipment compacts the remaining soil.

Furthermore, heavy use of the remaining turf – children and pets playing, for example – continues to compact the soil. Chemical treatments, runoff from gutters and downspouts, heavy winter and spring rains, removal of existing plants, changes in local wildlife – all of these factors can wreak havoc on soil. Our local soil is also often heavy clay or glacial silt and very rocky further compounding the problems. Adding organics loosens compacted soil and results in better gardens. Incorporate organics into the beds throughout the year by working evergreen needles, leaves and lawn clippings into the soil. Amendments such as peat or lime can improve a pH problem, if one exists. Calcium and magnesium deficiencies can be corrected using organic materials such as

bone meal or wood ashes, or inorganic materials such as limestone, gypsum or soft rock phosphate. Mulching is another simple way to add biodegradable materials to the soil. Simply place mulch around the plant, leaving several inches bare closest to the stem to discourage insect invasions and rot. In addition to slowly providing nutrients as it decomposes, mulching is attractive, reduces weeds and erosion, maintains soil temperature and prevents “crusting” that occurs when soil becomes too dry. Another advantage of adding organics is the attraction of worms. They further assist in the decomposition, increase aeration and leave worm castings, a valuable organic material, behind. A healthy garden is home to many worms, and it all starts with adding organic soil amendments.
