How To Create A Low Maintenance Landscape Yes! It is possible to have a gorgeous yard and still have free time to relax and enjoy it. Your yard can be LOW MAINTENANCE and still be beautiful. The NO MAINTENANCE YARD pictured here is not beautiful or relaxing.

Consider the following ideas to reduce the work and increase the enjoyment in your yard: Make your outdoor living space larger. Your deck or patio does not require watering, weeding or pruning and provides that space you need for relaxing and entertaining. A well planned and placed deck or patio will add beauty and function to your yard and can increase its resale value also. Consider reducing the size of your lawn. Lawns are huge consumers of time, money, and water. Think about how you use your lawn. Children and pets need room to run and play. But some areas could be just as beautiful, or maybe even more so, with the right groundcover and not demand the time mowing or money watering and fertilizing. More and more people today are finding very creative and attractive ways to replace their lawns.

Mulch, mulch, mulch, and mulch some more! There is no single thing that you can do in your yard that will do more to 1. reduce the amount of work needed in your yard by reducing weeds, 2. make your plants and soil healthier, and 3. reduce your water bill! One day spent each spring or fall spreading a 1 to 2 inch layer of mulch on your shrubs and flower beds will pay huge dividends and greatly reduce the amount of time and money spent on your landscape. Bark, shredded leaves, lawn clippings, and compost will all smother weed growth and help to hold moisture in the soil for reduced watering. Compost has the added benefit of being very nutrient rich. That means greater overall plant health, making them more resistant to insects, diseases, and weather stress. Then you spend less time spraying and tending to unhappy and unhealthy plants. The additional use of a pre-emergent herbicide like Preen also restricts germination of weed seeds in your beds. Choose plants for your yard that are less demanding of your time. Formal hedges, rose gardens, and large annual flower beds can demand a lot of time and energy each year. Instead, select plants that will look great with little or no care during the year. • Evergreen shrubs like Pieris give lots of seasonal interest throughout the year and require only an occasional trim if needed. Conifers like pine and cypress come in many varieties that grow very slow and offer great color and texture to the landscape. • Landscape grasses like Blue Oat Grass, Cappuccino & Orange Sedge, Black Mondo Grass, and

Blue Fescue add great color and texture to the landscape and demand little or no attention from you. • Replace annuals with perennials in your flower beds. Perennials return year after year getting bigger and more beautiful each year. A little fertilizer and a little cleanup in the fall and you are done! Rudbeckia Black-eyed-Susan blooms for several months and offers lots of bold color in late summer and fall. Day-lilies are easy care plants and many bloom all summer. Lavender requires little care and little water and gives an abundance of fragrant flowers. Hostas, Heathers, and Heuchera are also a few of the many low-care plants that can be added to your landscape. A beautiful landscape should be a source of joy and rest and not a place of toil and stress. At Branches Garden Center we would love to help you create your personal paradise that you can enjoy more and work less. Is Your Lawn and Garden Bird-Friendly? (StatePoint) Birds are more than just beautiful visitors to your lawn and garden, they are an important component of a healthy local ecosystem. Making your property a safe haven for birds will beautify your garden and is the right thing to do. Here are a few simple steps to take to keep birds safe.

with windows, according to Western EcoSystems Technology estimates. Stem the loss of life by exploiting the keen vision of birds.

Offer Food and Shelter Many birds will simply be using your yard as a rest stop on a long migration. Keep this in mind and fill your yard with native species of trees, shrubs and flowers to provide shelter and food. You can supplement this nourishment with strategically located bird feeders that will prevent birds from striking your home’s windows. Ideally, bird feeders should be located within three feet of a window or more than 30 feet from a window.

Prevent Bird Strikes Ninety-eight million birds are killed annually in the U.S. when colliding

strikes. An easy weekend project to complete this season is applying decals to your home’s windows and using UV Liquid to fill the gaps in order to form a visual barrier for birds. The ultraviolet reflecting coating will look like etched glass to humans, but be quite visible to birds. The coating can fade over time, so remember to periodically replace decals. More best practices can be found at windowalert.com.

Limit Other Hazards Pet cats can prove hazardous to birds. Keep cats inside or monitor their time outdoors in order to prevent attacks. “When windows are visible to birds, they will enjoy a safer migration,” says Promote a natural food source for birds by avoiding the use of pesticides Spencer Schock, founder of Windowand fertilizers that kill off the insects Alert, a company that offers decals that birds need to thrive. and UV Liquid that is visible to birds By taking a few important measures but not people. at home, you can create a haven for Products from WindowAlert are migratory birds right in your own proven to effectively alter the flight path of birds and prevent window backyard.

For example, if the stock market dropped in September, would you sell your stock or wait for a recovery? Our business model is to offer both management and selling services, which allow you to decide what the best option is given today’s market. Our services include: • Finding you the most qualified and carefully screened tenant as possible. • Collecting rent and transferring funds directly to your bank account. • Inspecting the property on a regular basis. • Giving you peace of mind. We employee over 50 property managers across Western Washington; so, we are able to assign a local property manager to service your account. That means a property manager who knows your market and neighborhood. Your property manager will help you determine the best rental range and market your property in a variety of ways to find

the best group of renters possible. Once you have an interested potential tenant, your manager will have them carefully screened. We look at their credit and criminal history. We also verify their employment and rental history. Next, a lease is prepared and signed. A careful inspection of the property is completed to document the condition. A good property manager will stay in touch with both the tenant and owner on a frequent basis to make sure everything is taken care of with the property. Good communication is the basis for a great relationship. Our managers drive by the property each month to check on landscaping and other items. Once every six months we inspect the interior of the unit and prepare a report. A “no obligation” meeting with our manager is the first step in making the best decision for your property. Now is the time for a complimentary consultation for your property. Call Byron Hiller at 206-212-2244 and he will assess your needs and assign a manager to meet with you We look forward to working with you!

Your Home Exterior: How to Select Color (StatePoint) Curb appeal does not happen by accident. From siding to trim to your home’s entry door, these components should not be considered individually, but as parts of a whole -- especially when it comes to color, say experts. “It all starts with the roof,” says Kate Smith, a color trend forecaster with Sensational Color. “Colors should flow down the home exterior cohesively.”

Smith recommends that when the main color of your home exterior is

Supplemental Heating Consider reducing energy bills substantially by supplementing whole house heat in the zones of your house used most. Focusing your energy use where it is most needed will allow you to lower the thermostat for the central furnace. Known as “zone heating,” this practice saves dollars and energy.

Market Update: Real estate has appreciated in the Kent area from the second quarter of 2015 through the second quarter of this year by a whopping 13%, depending on where exactly you live. It’s been a crazy sellers’ market, and many of you have been able to take advantage of the home equity you’ve gained and make housing changes that you were unable to make in the last eight years. That’s so exciting! In this third quarter, the market appears to be softening a bit, with fewer multiple offers, giving buyers a better chance to take advantage of record interest rates – under 4% again – and actually getting their offers accepted. From the Northwest Multiple Listing Service: KIRKLAND, Washington (Aug. 4, 2016) – Home prices are still rising but the supply of

(StatePoint) Renters may be free of some of the concerns and responsibilities of homeownership, but there are a few considerations they should make for financial security and greater peace of mind.

Read Your Lease Whether you’re moving in to a new place or have been occupying your unit for some time, knowing the ins and outs of your lease is crucial. Be sure there will be no curveballs or surprises that you have not accounted for in your budget. Is your rent subject to an increase? By how much and how often? Cross-check local regulations to ensure rent increases are in accordance with the law. Read your lease in order to get a handle on what your responsibilities and rights are as a tenant.

Get Renters Insurance

Marti Reeder REALTOR®, Managing Broker, CRS

Many apartment communities require renters to carry personal liability insurance to cover the property and surrounding structures as a result of damage caused by the renter. This coverage does not extend to your personal property, however. To cover your personal property, a standard renters insurance policy is recommended. Otherwise, unexpected events such as fire, theft, vandalism or other perils could mean a substantial financial loss to you. However, the small monthly investment of renter’s insurance could save you thousands of dollars down the line.

Do your research to determine what policy makes sense for you. Many insurance providers, such as Assurant, offer free online calculators to help you take inventory and determine the level of coverage you need. The company also offers its more than 1 million customers nationwide the ability to buy insurance, pay bills, change coverage and file claims online by computer or a mobile device, as well as the option of automatic payments, or even setting the billing date. These convenient options are designed with young people in mind, including some 100,000 Assurant policyholders living in student housing. For more information or a quote, visit assurantrenters.com.

Perform a Careful Inspection Before moving into your new rental unit or signing a lease, do a careful inspection, noting any existing damage or necessary maintenance. Communicate concerns to the management company or landlord in writing. Free online checklists can guide you on what to look for and record. For example, buckling floors and water stains could indicate water damage -- a condition that could lead to property damage. It’s also helpful to take photographs with a timestamp. Do these inspections periodically, as well as when you renew your lease. And remember to also photograph your belongings – or keep your receipts -- because any insurance provider will ask for proof of ownership in the event you have to file a claim. You may not own the property, but it is still your home. Staying on top of the space in which you live can offer you greater comfort and greater peace of mind.

How Hot Technologies Can Improve Your Kitchen (StatePoint) Modern technology is improving every facet of our lives and the kitchen is no exception. By carefully outfitting your kitchen, your appliances can be safer, more efficient and give you versatility and precision as a home chef. One technology, which has been popular in Europe for years but is still relatively new to the US, is induction cooking which uses electromagnetic energy to heat foods quickly and precisely. Like a gas burner, an induction cooktop or range-top surface can handle the rapid shifts in heat settings required in a busy kitchen. And because the burner does not heat unless cookware is detected, ventilation can operate more efficiently. Other efficiencies in induction cooking are exemplified in such appliances as the new 36” Induction 5-Zone Cooktop from Verona, which includes a fast boil setting for rapid cooking as well as a low power setting for delicate meals. A pan

detection system saves energy by sensing the size and shape of cookware and intelligently heating only the needed cooking area. Features like a residual heat indicator and an automatic shut-off in case of spillage make cooking with this induction cooktop safer, too. The brand also makes a 30” induction cooktop and

30” induction range. More information can be found at VeronaAppliances.com. “Because induction cooking offers the most direct heat transfer of any cooking surface and features unprecedented safety benefits, it’s become the modern standard for kitchens today,” says Melissa Haber, director of sales and marketing for EuroChef USA. Consumers looking to upgrade their kitchens in the future will enjoy even more choices, as new induction ranges are introduced, such as 36” and 40” ILVE ranges, which offer a wealth of features like a rotisserie, warming drawer, power boost burners and a multifunction convection oven. To learn more about the brand and its current 30” induction range visit ilveappliances.com. If you are still cooking with old school appliances in your kitchen, you may be working harder than you need to be. When making an upgrade, consider the latest cooking technologies.

What to Look for in a New Roof (StatePoint) Between strong winds, heavy rains, and threats like fire and natural disaster, simply having a roof over one’s head is not always enough. When choosing a strong roof designed to protect your home and its occupants, here are some things to consider:

roof that has achieved the highest ratings on impact resistance tests can help protect your property.

Fire Prevention Real wood shake roofs can be extremely combustible and serve as kindling for wildfires. If you live in an area with even a remote possibility of wildfires, consider investing in a roof that resists flame spread. While no roof will resist a “ground up” fire that engulfs the entire home, polymer roofing tiles that are installed with proper underlayments can help protect a home from wind-driven embers that can ignite the roof.

Impact Resistance Whether you live in an area prone to direct or indirect threats of tornadoes or hurricanes, or you simply live in a region that experiences strong storms, take note: flying debris associated with severe weather can become dangerous in high winds. Damage from airborne tree branches and flying loose items can be devastating to a roof not equipped for impact. Having a synthetic

Durability No matter where you live, it’s important that roof tiles can handle wear and tear. Ideally, roof tiles should resist curling, fading, cracking, mold, algae, fungus and insects. Roofing products that come with a strong warranty can offer you peace of mind.

Other Considerations

“Even if your roof has stood up to strong weather conditions in the past, it’s important to make sure it’s still in shape before the next round of bad weather hits,” says Mark Hansen, vice president of sales and marketing for DaVinci Roofscapes, which makes high-performing polymer roofing products that have achieved the highest grades possible on multiple industry tests. Examine the roof yourself or have a professional roofer assess for damage you may not be able to see from the ground. They can make repairs or recommend a new roof replacement.

Protecting your home and family should be your number one consideration. Luckily, durable synthetic roofing options abound that offer the authentic look of real wood or slate beauty, as well as environmental sustainability. For the benefits of an eco-friendly roof, it’s a good idea to seek out products that are completely recyclable and meet standards set by organizations like the Cool Roof Rating Council and the U.S. Green Building Council. For a complete free guide on upgrading roofing to protect a home long-term, visit ThisOldHouse.netline.com. For an important, lasting home project, evaluate your roof and consider making an upgrade that will protect your house from everyday wear and tear, as well as the worst case scenario.

4 Reasons to Choose Gas Nothing beats the warmth and comfort of a fireplace on a chilly night. There’s something nostalgic about staring in to the flames and hearing the embers pop as you curl up with your favorite book or movie. But did you know that old woodburning fireplace is wasting energy, putting dust in your home and polluting the air in your neighborhood? Luckily, gas fireplaces offer a way to experience the thrill of a burning fire, while keeping your family and the environment safe from hazardous smoke. Here are a few reasons to choose a gas fireplace over a woodburning one.

1. No wood is needed. Because a gas fireplace doesn’t burn any wood, you’re saved the effort of splitting, stacking and hauling logs. If you’re in a more urban area, you’ll be free from running to the store to purchase a pre-seasoned log every time the mood for a fire strikes. No wood also means no ashes, no smoky smells in your home and no chimney to clean.

2. It’s more convenient. Not only can a gas fire start with the flip of a switch or the push of a button, there are thermostats to control the flame size.

In fact, a gas fireplace returns between 75 and 99 percent of its energy back as heat. A wood burning fireplace only returns between 10 and 30 percent.

4. It’s better for the environment.

The temperature of the fire can be adjusted in seconds and there’s no worry that the flames will die out. That fire will stay lit until you turn it off.

3. It wastes less energy. Gas fireplaces are more energy efficient than their wood-burning counterparts. A chimney is unnecessary with a gas fireplace, so no hot air escapes up the flue.

SAVE

Any wood-burning appliance made after 1990 is required to be EPA-certified. However, these fireplaces still emit much more pollution than their gas-burning counterparts. A wood-burning fireplace expunges about 28 pounds of particulate emissions per MMBtus of heat output, while a gas fireplace produces only .28 pounds per MMBtus. Wood burning fireplaces may offer those crackling flames we all love to gaze at, but they’re simply not an efficient way to heat your home. If you’re looking for a way to enjoy the warmth and comfort of a fireplace, while keeping your family and the environment safe from harmful pollutants, a gas fireplace could be the perfect fit in your home. Talk to the experts at Fireside Home Solutions about a free in-home consultation to find the right gas fireplace for you.
