PM Hotel Group is pleased to publish our fifth annual corporate sustainability report which highlights our 2022 environmental and social programs. PM Hotel Group has an over decade-long commitment to sustainability centered around Respect –for one another, our guests, communities, and the planet. Understanding the environmental and social impacts of our business has helped us to expand our sustainability, facility, and people + culture teams to provide forward thinking solutions to address climate change, employee health + wellbeing, and fast changing industry and sustainability standards.
The environmental impact of our properties is top of mind at PM Hotel Group. Efforts to reduce greenhouse gas emissions, energy, water consumption and waste across the portfolio continues to be the key strategy to combat climate change. With the passing of the Inflation Reduction Act (IRA) in 2022, new opportunities to expand our portfolio’s existing solar and EV charging stations are actively being explored. Additionally, green financing is providing our owners with alternate pathways to increase their hotel’s performance with new technologies that provide utility savings and increased operational efficiency. In 2022 PM Hotel Group hired a dedicated Corporate Director of Sustainability + Energy to continue to develop our company’s environmental sustainability strategy and act as direct point of contact for internal and external stakeholders for these efforts.
We continue to see the effects of the COVID-19 pandemic throughout the hospitality industry, and we remain focused on the health, safety, and the well-being of our guests and associates. PM Hotel Group’s People + Culture team has been focused on creating a workplace environment that engages and retains team members and new talent while delivering service levels that meet the post-COVID expectations of today’s traveler. Whether at our Support Center or on property, PM Hotel Group continues to expand our employee benefits suite and increase lines of communication to all associates. We continue to grow our philanthropic partnerships with organizations such as “One Tree Planted”, “Clean the World”, and “Feed The Fridge”, and support our property teams working with local organizations in their communities.

TEAMWORK
PM Hotel Group’s Sustainability Committee is headed by our Corporate Director of Sustainability + Energy and comprises of our executive team members and key decision makers. Committee meetings are held monthly to communicate portfolio wide sustainability initiatives and provide immediate actionable next steps and workflow efficiency surrounding sustainability programming.
MEASURING SUCCESS
We measure sustainability success through tracking year-over-year changes across several environmental and social metrics. We strive to reduce our operational carbon footprint through energy, water, and waste management strategies while fostering an equitable and diverse work environment for all PM Hotel Group associates. Other areas of sustainability program success include increasing our portfolio’s green power footprint, green building certification coverage, and partnerships with non-profit organizations and local charities.
Equally important to measuring sustainability success is educating our teams and owners on how sustainability can create long-term value gain at properties and for the surrounding communities. At PM Hotel Group we define a successful sustainability program as one that is transparent and highlights all the associates who come together to put it in motion.

PM Hotel Group is present to the reality of climate change through the direct and indirect impact that hotel operations have on the environment. We monitor and track our portfolio’s energy, water, and waste consumption in environmental reporting platforms to regularly analyze cost and consumption trends. As we continue to recover from the COVID-19 pandemic we are regaining our ability to collect and report on portfolio waste data. Our portfolio consumption reduction strategy is accomplished through the implementation of efficient technologies and operational procedures that reduce utility consumption and dependency. Additionally, we pursue opportunities to expand our on-property renewable power generation and renewable energy procurement strategy. Supporting our local communities both ecologically and economically is an integral part of our holistic sustainability strategy. To achieve this we are working to source ingredients, talent, and products from local vendors and organizations in our hotels across the country.

Our hotels are getting smarter, and PM Hotel Group is working with property teams and their owners to explore bespoke solutions to reduce their impact on climate change. We develop and implement practices that prioritize environmental impact while remaining focused on project investment returns and guest experience. We install technologies that increase energy and water efficiency and provide smart controls to help our building engineering staff better manage their equipment.

There is a wide range of innovative technologies installed throughout the PM Hotel Group portfolio. Our hotels are using occupancy sensing smart room energy management technologies that control lighting, heating, ventilation, and air conditioning. We are commissioning and installing building automation systems that operate major mechanical equipment to provide hotel engineers with advanced controls, scheduling, and set back capabilities. We design and retrofit our water systems to meet high efficiency standards and on-site laundry services are utilizing high efficiency ozone laundry systems.

Twenty-Two properties participate in Clean the World
Clean the World collects and recycles discarded soap and plastic amenity bottles from participating PM Hotel Group partners. The program then distributes these and other donated hygiene products to impoverished people, helping to prevent millions of hygiene-related illnesses and deaths every year.

Bulk amenities replace single use bath products with refillable full-size bottles. These amenity programs eliminate thousands of plastic containers from ending up in landfills each year. The units more efficiently distribute product to provide guests with what they need and no residual waste.

On site EV-charging stations offer guests driving electric vehicles convenience and peace of mind that they will be able to plug-in while staying at one ofeight (8)hotels within the PM Hotel Groupportfolio that offers this service. EV charging stations help promote the reduction in internal combustion engine cars on the road, ultimately reducing green house gas emissions produced by vehicle travel.

LEED PLATINUM BD+C
Compared to a standard hotel of its size, the 100-room ground-up development Home2 Suites by Hilton Silver Spring offers a water savings of 42 percent and energy savings of 35 percent. As with other LEED Platinum hotels, the Home2 Suites by Hilton Silver Spring also generates some of its own energy. A 60-kilowatt rooftop photovoltaic array provides 9 percent of the hotel’s electricity needs. Also making the hotel energy efficient is LED lighting throughout the property, a guest room energy management system, a centralized variable refrigerant flow HVAC system, a lighting control system for back-of-house lighting, and robust air sealing. Insulated sheathing was used the building’s shelland sound absorbing mineral wool insulation was used in wall cavities. On the side of the hotel closest to traffic the windows were laminated providing additional sound attenuation.

Washington Marriott Capitol Hill, the newest addition to the PM Hotel Group portfolio,is a ground up development project that has a high touch focus on sustainable design and accessibility. The full-service hotel features efficient technologies including 100% LED lighting, high efficiency HVAC systems, and a full building management system. Guest rooms are equipped with smart thermostats and high efficiency water technologies serving the bathrooms.
The location boasts a walk score of 91 out of 100 and is located in NoMa, the DC development hot spot, currently experiencing a neighborhood renaissance. Local neighborhood highlights include walking distance to the U.S. Capitol, Union Station, and the Union Market. The 235-room hotel is part of the newly developed NoMaCenter, which offers 40,000 square feet of new retail and restaurant development to the community.

OVERVIEW
HOTEL DUPONT undertook a comprehensive $2.6M energy efficiency project in 2020 to modernize the historic 1913 building and minimize its environmental impact. Together with SeiberlichTrane Energy Services, the equipment upgrades have proven to significantly lower the hotel’s operational utility consumption and climate impact. PM Hotel Group’s goal remains to conserve energy, reduce water and waste, and minimize our hotel’s carbon footprints while still being good for the bottom line; evidence that doing good for the planet is also good business.

PM Hotel Groupfights against Pancreatic Cancer. As a team, we participate in raising and money and in the 5k DC PanCAN walk/run. We are inspired by our very own VP | Finance, Anne Shimabukuro, a Pancreatic Cancer survivor herself.
One Tree Planted plants 1 tree per $1 donates. Earth Day 2022, #teamPM donated to have over 1,000 trees planted across the world. One Tree Planted allows every person that donates to choose in which forest their tree gets planted.
SOME OF THE ORGANIZATIONS WE PARTNERED WITH IN 2022:
Modus by PM Hotel Group raised over $200,000 in 2022 for Cycle for Survival. This organization fights to find cures for rare cancers. #teamPM will partner with our Modus family in 2023 to raise money for Memorial Sloane Kettering.

In 2022, PM Hotel Group provided over 1,500 meals to food insecure individuals. Feed the Fridge is a mission to provide meals to families, seniors, and veterans across the DMV while helping small businesses.
Along with monetary donations, the PM Team donated their time and effort to assemble 500 Thanksgiving meals in November 2022.

PM encourages teams to think outside of the box and encourages creativity. We’ve learned that there were many alternative ways to get things done. It’s ok to improvise and adapt. “If It Is To Be It Is Up To Me”. This mindset is why my favorite PM Hotel Group core value is entrepreneurial spirit.
PM provides opportunities for promotions from within and mentoring opportunities for those that want to grow. I have witnessed many associated grow personally and professionally during my time at PM Hotel Group. This community helps develop drive and entrepreneurial spirit through teamwork and respect.
