t has probably been said enough that this has been a very different year. One of things I miss the most in my work is seeing people in the industry at conferences and trade shows. I enjoy chatting with readers like you at the booth and learning about what you do and your passion for our industry. I recall our now retired editor, Simon Blake, and our hydronics writer, Roy Collver swapping stories with readers like old friends. I am hopeful that you will get an opportunity soon to see Leah Den Hartogh again and meet John Tenpenny, the newest member to our editorial team. Trade show are about products too - they offer you the ability to see the latest releases

and to chat with manufacturers to learn why they should be included in your next job. Often these new products are designed to make the install faster and easier, and the result is a more efficient building. This is one of the main reasons we created this guide. We wanted manufacturers to have the chance to explain the advantages of their new products and give you the opportunity to discover them. Practical remodeling tips for modern multigenerational families Parents, grandparents and children all living happily together under one roof — it’s an iconic American image you may associate with “the good old days.” In reality, more Americans are now living in multigenerational households than at any time in the past 75 years, according to Pew Research Center. The growing number of multigenerational households means homeowners, remodelers and builders are rethinking what it takes to make a home livable for multiple generations. While some home builders have begun offering models designed specifically to facilitate multigenerational living, the reality is most people who decide to share a living space with extended family members will need to stay put and remodel their current homes. But it’s no longer good enough to simply convert an attic room, garage or basement into an extra bedroom to accommodate the extra occupants. Modern multigenerational dwellers want privacy when they need it, the ability to be together in shared living spaces, and the costsavings of sharing expenses among multiple generations of adults. Families may find it difficult to achieve those objectives with a traditional motherinlaw suite, or by putting grandma in the guest bedroom or adult children in a converted garage or basement. Instead, homeowners and remodelers are seeking to redefine existing spaces within homes. If you plan to renovate with an eye toward accommodating your modern multigenerational family, keep these key points in mind: Create privacy and separation What happens when the 20something kids want to watch a reality show and Dad wants to watch the news? What will you do when you’re in the middle of dinner prep, and Grandpa wanders into the kitchen to fix himself a snack? The more people living under one roof, the more important it becomes to create privacy and separation. If you’re converting an existing space such as a basement, garage or guest suite into living space for one generation, think about how you’ll facilitate privacy. Is it possible to create two entrances to the space — one that provides access to common areas and another that allows occupants to enter and exit directly outdoors? Comprehensive compartmentalization In order to create effective separation, you need to ensure each generation’s private “compartment” is equipped with everything the occupants need for independence — such as cooking facilities, a bathroom, sleeping and living spaces. You may find you need to create a bathroom or kitchen in a space where installing traditional plumbing might be problematic. Above­ floor plumbing can be a costeffective solution for virtually anywhere in a house. Traditional plumbing may require you to open walls, add costly and extensive new piping, or even cut through concrete if the area you need to plumb sits on a slab. Rather than taking on the expense and time of traditionally plumbing a new kitchen or bathroom, abovefloor plumbing allows homeowners to quickly, easily and cost effectively install sinks, showers and toilets. Abovefloor plumbing features such as a macerating toilet and drain pumps, like those from Saniflo, allow you to easily add a complete bathroom or kitchen where no drainage existed before. As more baby boomers enter their golden years, and millennials strive to establish their own households in the wake of the Great Recession, experts predict the number of multigenerational households will continue to grow. Multigen living is already at an alltime high; Pew says there were 57 million multigenerational households in the U.S. in 2012, representing more than 18 percent of the total population. In the bygone era of the 1940s, there were only 32 million multigenerational homes, Pew says.

n DWV Piping Systems

The drain, waste and vent piping system in a building is a crucial component of the overall plumbing infrastructure By Grant Stuempfle In a building, the Drain, Waste and Vent (DWV) system is often an overlooked, yet it is an essential component of the plumbing infrastructure. The majority of DWV piping systems are hidden below floors, behind walls, and in ceilings. Out of sight, out of mind. That is until your previously fully functional plumbing system has a problem. Plumbing may be out of sight, but just like any other mechanical system, your DWV piping should be properly and regularly maintained, regardless of the material. Developing a DWV maintenance plan will keep your plumbing system top of mind. This will help facility management to budget effectively for your system maintenance and diminish the likelihood of plumbing emergencies that could send your building occupants reeling.

DWV system evaluation

There is no one-size-fits-all maintenance program for DWV systems. Building occupancy type and usage, piping material, and other special conditions that are unique to your building requires evaluating your DWV systems as a first step. Facility management can start by performing a regularly scheduled visual

examination of the DWV system. You are looking for proper slope, appropriate support of the piping system and components, suitable venting and clear vents, and of course, any visible leaks in the piping system, among other things. Regular visual inspection is just one step in a larger effort to maintain your DWV system. If your visual inspection reveals no obvious signs of wear and tear, do not assume that you are in the clear. Many factors outside of the DWV system can have negative effects on it and its long-term functionality. These factors are what are at the heart of the maintenance program. As conditions change, the frequency and the way you maintain your system should change with it. Once you have completed your visual inspection, consider the risk factors that make your building unique. What are some of the considerations when determining the factors and frequency of your maintenance program? Cleaning chemicals Harsh cleaning chemicals having a pH range outside the normal range of expected sanitary effluents could be harmful to the DWV system, unless properly flushed.

Grease interceptors These should be serviced in accordance with manufacturer’s recommendations so as not to allow its contents to go septic. Proper disposal of food particles is key to the health of an interceptor. Gases from the municipal sewer Some municipalities depend on the building’s vent system to vent gases from the sewer, which can be harmful to the building vent piping because this is not the intended application. When these gases are in the system, regular flushing should be performed to minimize the impacts. Building usage Is the buildings occupancy year-round or seasonal? If usage is low, more frequent maintenance of the DWV system may be required. Low flow or no flow fixtures The proliferation of low flow and waterless fixtures for conservation have unintended consequences. Not enough water in the lines to self-scour or to float the proverbial boat leaves behind microbes that are potentially harmful to your piping system. Soda fountain systems Sodas are typically low pH fluids. In high concentrations, they

There are countless tools available for you to incorporate into a facility maintenance program. Camera inspection allows you to see inside your piping system and identify issues that would otherwise remain hidden until it is too late. Jetting, drain cleaning, cabling, or rodding to the municipal sewer are also effective methods for cleaning and clearing your DWV system. Solenoid may be installed to introduce water to dilute, wash or clean the DWV system where needed.

Installing vented running traps to isolate the building’s DWV system from the city sewer will prevent your municipality from relying on your building to vent gases into the city sewer system. Follow the manufacturer maintenance recommendations of any dilution tanks the building may have. Identify and replace any aggressive cleaners that the building cleaning or maintenance personnel may be using with a neutral pH cleaning alternative. Consider installing upstream flush valves on soda fountain lines for proper dilution. Many factors outside of the DWV system itself can have long-term effects on the system’s performance and functionality. Slope, system design, fixtures, frequency of use, chemicals and cleaners, maintenance, materials, and water levels and quality are just some of the factors that can affect a DWV system. All of these influences and more need to be examined and properly assessed by facility management when creating an effective plastic or cast iron DWV system maintenance program. The information above is not meant to be a complete list of all factors that need to be considered and are merely suggestions for formulating a maintenance program. It may be necessary to consult a plumbing professional when designing an effective DWV preventative maintenance program to keep your plumbing system from being topof-mind for all the wrong reasons. :
