Repeat-client JMA Ventures brought Plenium Builders onto the team to provide preconstruction and construction. Services in cluded design-build subcontractor management of mechanical, electrical and plumbing systems for their new 164-key Marriott flag hotel located adjacent to the Reno-Tahoe International Airport. The team broke ground in a year that saw record win ter precipitation. Plenium Builders and the team persevered and the tech-forward lifestyle hotel was delivered in just 14 months. Regular inspections from Marriott representatives yielded praise as the “cleanest and most quality installation of all our projects in construction.”

They were packed into their existing space without much room to move and the layout no longer represented their more modern way of operating and car ing for employees. They found a 25,000-square-foot space in a preexisting building and hired PB to help them with their tenant improvement. The team collaborated to design the modern and flexible space to the client’s budget, coming within $8,000 of the original price using design-assist subcontracting for mechan ical, electrical and plumbing systems.

Cost effective new facility for an innovative chocolatier

Clausen Quality Chocolates expanded their operations to in clude a west coast hub for manufacturing and distribution of candy coatings. Their 136,500-square-foot, FDA-certified facility includes a warehouse, office space and site improvements. The team provided them with preconstruction services that includ ed budget management and constructability reviews, and value engineering ideas like substituting several types of exterior mate rials to get the same “look” for less.
After successful completion of their main manufacturing facility CQC asked PB to complete their expansion facility - a storage warehouse, proprietary research and development spaces, and administrative offices. This 80,000-square-foot facility is located adjacent to the main processing facility.
Subsequent projects PB completed for CQC within the plant in clude an 8,400-square-foot refining line and 1,000-square-foot locker room. To construct these areas, crews removed the ex isting slab-on-grade and installed new foundations to support heavy equipment. Crews also installed full-height (30 to 40 feet) insulated wall panels (IMPs) around the manufacturing areas with walk-on IMP ceiling caps. The team also provided and installed a combination of two- and three-level structural steel tube equip ment platforms with concrete and stainless decks. All refining line finishes and systems are food-grade.

When it was time for Horiba, a scientific instrument manufactur er headquartered in Japan, to relocate and expand their Nevada operations, Plenium Builders worked with their team and the de signer to transform a nine-year-old tilt-up concrete warehouse and office space into an amazing new facility. The team modified the existing office layout and added new modern finishes to meet the client’s specifications which included efficiency and worker comfort.
In a second phase, PB built out state-of-the-art clean rooms and customized, tightly-controlled laboratory environments for the development and testing of their analytical and measuring sys tems used in the semi-conductor manufacturing industry. The design-build team took the extensive criteria provided by Horiba engineers and implemented it into a one-of-a-kind facility. This phase also included a mezzanine of the lab with additional office space, training and conference room.

The “Blue Team” serves the northern Nevada area with con struction materials and equipment that range from major HVAC equipment to kitchen cabinet knobs. For their showroom expan sion, they envisioned an eye-catching space where they could display hundreds of plumbing, lighting and hardware fixtures for kitchens and baths – including working faucets, shower heads, cabinet knobs, lights, sinks, door pulls and more – so that cus tomers could see examples of products firsthand.
Alongside the client, the Plenium Builders team worked to meet the design challenges of using a tight space between the existing facility and the street for the expansion and tying the new area into the existing sales building. As the showroom project be gan to wind down, the client was so pleased with the outcome, they opted to refresh their main sales offices, training room and executive area in a style that reflects the camaraderie and team spirit of Blue Team employees. Using existing space within the facility, the team also expanded the accounting area and provid ed a suite for the estimators. Phased construction and temporary partitions helped keep Western Nevada Supply’s team in full operation at all times. As a result of the trusting relationships es tablished during these projects, Plenium Builders was hired as design-builder for Western’s 89,000-square-foot warehouse and distribution center adjacent to the showroom.

Plenium Builders met the client’s challenging schedule, convert ing 26 floors of the property’s West Tower – 781 rooms – into freshly appointed, modern guest rooms. The renovations were accomplished quickly while assuring that The Nugget maintained normal guest operations. Tower renovations were completed in just 22 weeks with a grand public reveal at the open of the sum mer season.
The team also helped refresh the 104,000-square-foot conven tion center where the Nugget offers multiple gathering spaces that can be configured for concerts, conferences and business meetings. Updates in this area were split into two phases and completed in just four months to coordinate around the resort’s reservation and events schedule. Convention area upgrades in clude bold new light fixtures, fresh finishes and an LED lighting display. Casino area updates include new finishes in the gaming areas, new restaurants, updated lighting and a/v technology. The team also updated the existing fitness center and the sports bar. The new look which is modern with a nod to the Reno-Tahoe region’s history, will draw visitors and large events for years to come.

Mitigating impacts on operations and guest ac tivities is crucial for a hotel remodel. Carefully planned to avoid peak occupancy, the team co ordinated the renovation of 519 rooms on 14 floors directly with the operations staff to ensure Harveys Lake Tahoe’s main businesses - gam ing and hospitality - continued uninterrupted by construction work. A full-time coordinator was stationed on the hotel’s service level to monitor operations and make schedule adjustments.
In each room, crews replaced all carpet, wall coverings, bathroom fixtures, millwork, toilet ac cessories, lighting and furnishings. Behind the scenes, teams updated the mechanical systems with new fan coil units for each room, upgrading a portion of the existing chilled water system to expand capacity for new equipment.
The project start date preceded the COVID-19 pandemic by only a few months and work was in full swing when social distancing and hygiene mandates were enacted. The team staggered shifts, added full-time disinfecting labor and followed strict health and safety guidelines to complete the project.

On a recent trip to Boys and Girls Club of Truckee Meadows (BGCTM), it was so quiet you could hear a pin drop. That was un til the yellow school bus full of ebullient young students arrived. Instantly every inch of the building was filled with sounds of play ing, chatting, dancing, singing, ping-pong, dodge-ball, and tag. Clearly these kids felt right at home; ready to express their cre ativity and have fun.
Plenium Builders’ design-build team transformed the existing multi-story facility into a “positive place” with an updated teen center, gym, game room, lunch room, and classrooms. The de sign re-supported the existing heavy-timber-framed roof. The team added a vestibule to create energy efficient and welcom ing entrances. The floor plan and restrooms were reconfigured. Upgrades like new flooring, paint, wall textures, ceiling finishes, cabinets, and energy efficient lighting throughout enliven the space and better suit the Boys and Girls Club’s program needs.
For the second phase, the Plenium Builders team successfully co ordinated and pre-planned the removal and replacement of the outdated and inefficient HVAC system then installed a new, ener gy-efficient system and upgraded the power and water systems - all while maintaining a safe environment for the kids.

An in-session school is one of the most chal lenging project site constraints a team can have. On this project, the construction team tackled schedule and logistical coordination adjacent an active Boys and Girls Club facility. The fully sprinklered, steel-framed, TPO-roofed building addition, connected to the existing youth center where the Mater Academy was previously co located, required extensive HVAC system work and a new three-stop elevator.
The team scheduled deliveries around school hours to ensure student, staff and visitor safety. Full shutdowns were limited to major activities like demolition and heavy equipment mobiliza tions. Crews completed the new school less than 10 months after it broke ground.

Plenium Builders completed Building C of Prism Realty’s 10-building industrial campus in the North Valleys area of Reno, Nevada. It is a 150,000-square-foot, build-to-suit ware house facility with 28 feet of clear height under an insulated membrane roof. To enable tilt-up construction on the constrained site, the team proposed increasing the slab thickness by 1 inch. This value engineering idea mitigated damage from crane operations during construction and will increase the performance of the slab for the life of the facility in addition to offering tenants more flexibility for racking. The team also em ployed an early paving strategy to offset utility procurement delays and reduce winter-related site remediation costs.

The Cathedral was designed and built over a 20-year timeline, starting in 1924, with completion delayed by both the Great Depression and World War II. In 2021, to carefully renovate this building listed on the National Register of Historic Places, the team added a new color theme, lighting features and finishes—all coordinated and harmoniously aligned with the principal design elements of the space—to unify and brighten the space. Changes included contemporary sound and lighting technology, and reuse and restoration of existing woodwork, custom replica light fixtures, updated HVAC systems, ADA-compliant restrooms, and revisions to exterior access for security and safety. This project won multiple awards including an AGC Pinnacle Award and a City of Reno Historical Resource Commission Historic Preservation award. The Cathedral is listed on Nevada’s and the National Register of Historic Places.

Plenium Builders completed the interior remodel and expansion of this Zephyr Cove estate on the east shore of Lake Tahoe. The 3-story, 20,700-square-foot-home, configured for entertaining and for lakeside recreation, features a large open great room with expansive views, 8 ensuite bedrooms, a large kitchen per fect for catering and cooking for large groups, as well as ample outdoor deck space and private access to Lake Tahoe.
The luxurious estate was originally built for William Harrah in 1963 and hosted many famous guests including the Rat Pack themselves. The new amenities that go above and beyond the ordinary include the Himalayan salt cave, interior spa with ad jacent plunge pool and sauna and a 16-person movie theater featuring a dramatic, mountain-themed mural.

The original 4,750-square-foot residence alongside Lake Tahoe was transformed into a stunning 5,700-square-foot lake house with breathtaking views from the large picture windows and the 880-square-foot deck that overlooks Crystal Bay east of the Sierra Nevada mountains. The existing home was wood-framed. To accommodate increased lateral shear loads, the design team added two full-height steel frames. Crews mobilized a crane to lift these frames into place while still protecting the existing exte rior structural walls and ceiling. Throughout the house, there are 33 full-sized granite slabs. The largest is a single slab, measuring 11 feet by 6.5 feet, installed in the spacious master bath.
All the upper level ceilings are clad in reclaimed old-growth hard wood with materials milled and sandblasted prior to delivery and then finished in place after installation. In order to comply with strict Lake Tahoe regulatory requirements, the room addition was designed to cantilever over the ground below. The proj ect, at high elevation and at the end of a narrow street, required tight site access and special care working around neighbors. The quality and dedication is visible in every aspect of this dream lake house. Together, Plenium Builders’ team helped the designer and client make their vision and dream a reality.

Working alongside the design team, Plenium Builders’ “outside the box” thinking led to the high-quality finish that make this house so impressive. The home was designed for a mature client passionate about the arts, travel and philanthropy who likes to entertain – from large formal groups as well as small intimate cir cles – to mingle, exchange ideas and inspire.
This 6,000-square-foot, ultra-contemporary residence has many unique features, including a custom pool with “floating” step stones, an operable Venetian plaster bas-relief television cabinet, built-in olive burl bookcases and matching fireplace sur round. The use of exposed hot rolled steel, zinc and western red cedar siding create an unexpected blend of texture on the exte rior that carries into the interior. The wide-plank rift oak flooring is tapered and laid perpendicular to the radius hall that runs the length of the house. The house also generates the majority of its own power with the use of its solar panels. Complementing the contemporary architecture, the interiors reflect modern, clean lines and serene materials selected to allow the international col lection of art to take center stage on a background of polished plaster and wool herringbone wall covering.

To access this 3200-square-foot beach house one can take a ride on the glass funicular, which has heated tracks, or take a walk down the stairway. Either way, you will be sure to be immersed in the spectacular panoramic views of the lake. A stunning staircase surrounds the elevator which leads to the bedroom floor and the bottom floor. The bedroom floor contains two bedrooms, two bathrooms, and two fireplaces with cantilevered windows to give the appearance of floating on the water.
With no road access to the beach house, the Plenium Builders team had a challenge of getting the materials to the site. All of the materials were brought in either by barge or helicopter and unloaded with a crane. To stage equipment, the team built a large steel platform over the water and equipment was moved out to the platform via barge. Much of the site grading material including soils and boulders had to be taken off site and brought back later when needed. Once the base of the foundation was completed, the Plenium Builders team used an on-site mobile concrete batching plant, 2,200 bags of concrete and 268 cu bic-yard bags of aggregate mixture to complete the foundation.

We work alongside your designers to support their knowledge of building methods with our own field experience while your project’s design is still in development. This allows the team to make adjustments before the work starts which can significantly increase co ordination accuracy, reduce costs and mitigate schedule and safety risks on your project.
BUDGET MANAGEMENT
As your project’s design progresses, you will get regular estimate updates in parallel with your designer’s progress milestones. This includes variance reports to compare changes to the previous estimate and one-on-one support to walk you through the information. You will be well informed about where your budget dollars are being applied on your project.
SITE INVESTIGATION & LOGISTICS
Personal review gives our estimators, managers and superintendents information about actual conditions, traffic patterns, noise constraints, obstructions, utility connec tions and activity that may impact cost, schedule and site access. We will prepare a conceptual logistical plan to give the team an understanding of your project’s opera tional constraints during the design phase.

Our team of experienced field managers and estimators work together with the design ers to seek out alternative ways to achieve a similar function or aesthetic at a lower cost. We also suggest ways to reduce life-cycle and operational costs by altering material, equipment or installation methods to save you money.

Our relationships and reputation with jurisdictional authorities – including local city and coun ty planning staff members, utility agency representatives, environmental review boards and more – help your entire project team to build consensus for innovative construction strategies, develop plan-review phasing, and facilitate environmental approvals, permitting, inspections and sign-offs.
SCHEDULE PLANNING
Plenium Builders uses critical-path-method (CPM) schedule techniques and the latest, industry-leading software, Phoenix CPM, to effectively plan and lead your project. Our approach to project management is schedule-driven and focused on fulfilling our com mitments on a granular level to move you in on time.
VIRTUAL CONSTRUCTION
Plenium Builders’ estimators and managers can use your design team’s building information model (BIM) for quantity surveys, scheduling and “clash” detection. These techniques reduce estimating time, increase coordination accuracy, uncover installation sequencing issues and significantly reduce potential field changes during the construction phase.
