As one of the fastest-growing cities in our region, Princeton is on the path to becoming a place where innovation and community come together to build something extraordinary. While we recognize there’s still work to be done, our shared vision for the future includes thriving businesses, family-friendly spaces, and infrastructure that meets the needs of our residents. We are a city driven by hard work, unity, and the belief that progress is built together.
My commitment as mayor is to ensure we grow responsibly, transparently, and with your voice at the forefront.
Welcome to Princeton—a place of promise, where together, we’ll shape the future.
EUGENE ESCOBAR JR. Mayor of Princeton, Texas
Your unwavering commitment to the Chamber represents a legacy of excellence. With your support, we ignite innovation, drive economic prosperity, and set the benchmark for leadership in our community. Your investment today paves the way for a thriving Princeton-Lowry Crossing for generations to come.
Welcome to the Lowry Crossing Economic Development Corporation. The Lowry Crossing EDC is comprised of dedicated individuals working together to promote business development and community pride.
The mission of the Lowry Crossing EDC is to promote and create purposeful economic growth and enhance community development.
While our city may be small, we are positioned to allow maximum return on your investment in our community. The commercial zoning area along US Hwy 380 is heavily traveled throughout the day. This corridor between McKinney and Greenville sees over 25,000 daily in roadway travel.
Individual commuters make up a large portion of the traffic along the commercial area. These are consumers who need gas, groceries, dry cleaning, meals, services and more.
Our proximity to McKinney and Princeton also adds appeal to the number of nearby patrons.
Lowry Crossing, located deep in the heart of Collin County, offers a country charm that is a respite from the typical urban sprawl of North Texas. We take pride with our rural attitude, our minimal city services and our minimal city taxes. Lowry Crossing maintains the lowest property tax rate in Collin County and one of the lowest in the State of Texas.
We welcome new residents and new businesses. We support those businesses that support our community. Likewise, we encourage all businesses, new and old, to support the city and our residents by annexing into the city and contributing sales tax to our community.
We believe that we can maintain our country charm while building a thriving business community. We encourage all residents to participate in city affairs and to support the local volunteer fire department. We encourage all businesses to contribute to the community and to be active participants in the Princeton-Lowry Crossing Chamber of Commerce.
On behalf of our City Council, City Administrator, City Secretary and the residents of Lowry Crossing, welcome to Lowry Crossing.
Kindest regards,
BOB PETITT Mayor

Hwy 380 was established in the early 20th century as part of the U.S. highway system, initially designed to connect rural areas to larger cities and provide farmers with routes to transport their goods to market. In its early years, the road primarily served agricultural and industrial purposes, with Princeton and surrounding towns relying on Hwy 380 as a key route for trade and movement of goods.
As the Dallas-Fort Worth metroplex expanded over the years, Princeton transformed from a primarily agricultural community into a growing suburban area. With this growth came an increased reliance on Hwy 380 for commuter traffic and commercial transportation. Over time, the highway became essential for not only local businesses but also for Princeton residents who traveled to McKinney, Frisco, and Plano for work.
Highway 380, also known as U.S. Route 380, is more than just a road through Princeton, Texas; it’s a vital artery that connects cities, supports economic growth, and facilitates transportation. As the region experiences rapid expansion, Hwy 380 has evolved to meet the demands of the community and beyond.
Today, Princeton is one of the fastest-growing cities in Collin County, and with this growth, the demands on Hwy 380 have increased dramatically. What was once a rural route is now a congested highway that struggles to keep up with the daily flow of cars, trucks, and commercial vehicles. Commuters frequently face delays, and the need for expansion and improvement has become a top priority for city planners and residents alike.
The rapid development of new residential neighborhoods, businesses, and retail centers along the Hwy 380 corridor
has exacerbated traffic congestion. As more people move to Princeton, the highway is no longer just a throughway for local traffic; it’s also a major route for regional commuters. This explosive growth has created a pressing need for infrastructure improvements.
In response to these challenges, several plans have been proposed to expand Hwy 380 and accommodate the city’s growth. The Texas Department of Transportation (TxDOT) has been working closely with local officials to develop solutions that will ease congestion and improve the flow of traffic. The
plans focus on widening the highway, improving intersections, and adding more lanes in areas that experience the heaviest traffic.
One of the most ambitious proposals is the transformation of Hwy 380 into a freeway, eliminating traffic lights and providing overpasses to smooth the flow of vehicles through Princeton and other cities along the route. This change would not only reduce congestion but also improve safety by decreasing the number of high-traffic intersections.

WDistrict provides programs to get students involved in meaningful activities that lead to future success
ith a mission to inspire and enable each student to achieve their full potential,Princeton ISD has placed an emphasis on getting students involved, whether it’s academics, sports, extracurriculars or clubs.
With more than 1,000 enrolling annually, it’s becoming more and more important to use this philosophy to seek ways to ensure every student has an opportunity to find their place.
“Princeton ISD prides itself in creating pathways for students to be successful,” Superintendent Donald McIntyre said. “We want our kids to find their passion, so the more opportunities they have, the more likely it is that they will find what interests them.
PISD takes the same approach from kindergarten to 12th-graders that has led to the development of two key programs, which have notably become a valuable resource for the district’s high schoolers.
For more than eight years, Princeton ISD has worked alongside Collin College to assist students in obtaining a post-secondary education. Through the partnership, Princeton graduates can leave high school with an associate’s degree.
“This is a wonderful opportunity to help our students get a jump start on their college education,” Mr. McIntyre said.
The dual credit classes for Princeton students are fully funded by PISD, up to an associate’s degree.
“PHS graduates have the ability to enter college nearly two years ahead, which saves them thousands of dollars,” Mr. McIntyre said. “We are extremely proud of the College Jump Start program and what it offers our students.”
Aside from the dual credit opportunity, the district continues to bolster its Career and Technical Education program, which has gained the attention of educators across the state.
Princeton ISD’s renowned CTE program boasts nearly 20 career options where students can receive valuable hands-on training and certifications that lead to further education or apprenticeships or straight to the job market.
“Our CATE program offers courses designed to enhance student opportunities for post-secondary education or training in high-demand, high-growth and high-wage careers,” CATE Director Brett Hackman said. “Nearly 1,800 students have earned industry-based certifications.”
This is a wonderful opportunity to help our students get a JUMP START on their college education.”
Princeton ISD Superintendent
Courses are offered in numerous fields, including agriculture technology, animal science, auto tech, audio/video, commercial photography, computer tech, construction trades, cosmetology, culinary arts, EMT, engineering, entrepreneurship, family and community services, HVAC, nursing, physical rehab, plant science, teaching and training and welding.
Some of the opportunities for CTE students include:
-Participation in state and national competitions
-Professional internships
-Presentations by industry leaders
-On-site training
More than 45,000 square feet of educational space is dedicated to the enhancement of the CATE program.
“Students have access to state-of-the-art facilities and equipment to simulate a professional workplace,” Mr. Hackman said.
With the addition of Anthony High School planned to open for the 2029-2030 school year, the district will have the opportunity to design instructional space for new programs of study while offering the prerequisite courses now on existing campuses.
With this in mind, the district is currently researching the best opportunities for Princeton ISD students, as well as which are most needed in the community, including the fields of robotics, cybersecurity, computer networks, law enforcement, hospitality, imaging, fashion design, auto body, fire science and food science.
In addition to a varied curriculum designed to offer something for everyone, PISD makes sure the learning environment is conducive to a quality education.
With voter approval of a bond package in May 2023, a total of eight additional campuses are scheduled to open over the next eight years. These facilities will provide space for the district to house the projected enrollment of 18,199 students by 2032.
GET INTO LEARNING Bilingual teacher Eduardo Vargas works with his students during a class warmup activity at Mayfield Elementary School.
“Our student population is expected to more than double in the next eight years,” Mr. McIntyre said.
According to Mr. McIntyre, demographers projected Princeton ISD to have 9,529 students by Fall of 2024, but actual enrollment exceeded that number by 330.
“We have four grade levels right now reporting over 700 students,” Mr. McIntyre after school opened for the 2024-2025 school year. “We believe 1st grade will hit 800 students this year, and kindergarten, 2nd and 3rd grades will be close behind. Sometime in the fall of 2024, we fully anticipate every grade level 9th and below to have over 700 students.”
Fortunately, three building projects funded with the 2018 bond package were completed this year with the opening of two campuses and the addition of a new academic wing on a third.
Marcella Green Elementary opened in the White Wing Trails development near Monte Carlo and Longneck Road as the district’s seventh elementary school. In addition, Janice James Elementary School opened next door to Mattei Middle School on County Road 728 near FM 546 and County Road 392.
To provide relief at the high school level, Lovelady High School expanded to allow the campus to transition to a 9thand 10th-grade center, which leaves only 11th- and 12th-graders at PHS.
“We are always thankful to the community for their support,” Mr. McIntyre said. “With the passage of another bond package in 2023, the district can continue to build quality facilities to meet the needs of our growing student population.”
PISD has four building projects underway in some phase of the construction process, including the first three schools from the 2023 bond proposal.
The district’s second early childhood center will open in 2025 and is located on County Road 392 on the same property with Mattei Middle School and James Elementary. It will house pre-K students and the district’s second day care.
For the 2026-2027 school year, the district’s fourth middle school and elementary school No. 9 will open. These two campuses, Tom Banschbach Middle School and Joyce Carrell Elementary, are being built on adjacent properties located along the future extension of Cypress Bend Parkway situated in the area west of Beauchamp Boulevard, north of Myrick Lane and east of Simpson Road.
Two additional facilities, one to accommodate administration and the other for warehouse space and offices for auxiliary services, will be located on land across Mabel Avenue that is in close proximity to the current administration building, as well as the bus barn. It is estimated the project
will be complete in time for move-in prior to the 2025-2026 school year.
School facilities are just one facet to help PISD maintain quality education for its students.
“Princeton ISD works to be extremely child-centered,” McIntyre said. “District goals are developed with our students as the No. 1 priority.”
The primary goals include:
• Providing child-centered campuses that encourage all students to experience success.
• Ensuring full continuum of services for all student programs.
• Recruiting, challenging, developing and retaining qualified and productive staff who model an atmosphere of excellence..
• Fostering community involvement.
• Providing for the growth and ever-changing demographics of Princeton ISD.
Students have ACCESS to state-ofthe-art facilities and equipment.” MR. BRETT HACKMAN
Princeton ISD CATE Director
“As a district, we are always striving to improve,” Mr. McIntyre said. “We are never satisfied with where we are. We continually want more for our students.”
Students in the percussion section of the marching band perform at the game and spend every Saturday in the fall at a marching competition.
Kindergarten students at Lowe Elementary celebrated innovative education during a “Rock Our School” initiative.
Students learn about culinary arts and earn industry certifications as part of the Career and Technical Education program. For the 2024-2025 school year, the lab at PHS was completely renovated and Lovelady expanded with the addition of a commercial kitchen in the new wing.

AI’s ability to process vast amounts of data and perform repetitive tasks with precision makes it a powerful tool for improving operational efficiency. AI-powered automation can handle routine tasks like data entry, inventory management, and scheduling, freeing up employees to focus on more strategic activities. By reducing the time spent on mundane tasks, businesses can increase productivity and reduce operational costs.
For example, AI-driven systems can optimize supply chains by predicting demand, managing inventory levels, and automating order processing. This not only reduces the risk of stockouts or overstocking but also ensures that resources are allocated more effectively. Additionally, AI can enhance quality control by detecting defects in products faster and more accurately than human inspectors, leading to fewer errors and higher-quality outputs.
From streamlining operations to enhancing customer experiences, AI offers a myriad of opportunities for businesses to thrive. Here’s how AI can benefit your business and propel it toward success.
One of the most impactful ways AI can benefit businesses is by enhancing customer experiences. AI-powered chatbots and virtual assistants can provide instant, personalized support to customers 24/7, improving satisfaction and loyalty. These AI-driven tools can handle common queries, assist with online shopping, and even process transactions, offering a seamless customer experience without the need for human intervention.
AI also enables businesses to gain deeper insights into customer behavior. By analyzing data from various touchpoints—such as social media, website interactions, and purchase history—AI can identify patterns and preferences that help businesses tailor their marketing strategies. This personalized approach not only boosts customer engagement but also drives sales by offering products and services that resonate with individual customers.
Innovation is the lifeblood of any successful business, and AI is a catalyst for driving it forward. AI can analyze market trends, predict future developments, and identify new opportunities, helping businesses stay ahead of the curve. For instance, AI-powered analytics can forecast customer demand for new products, enabling businesses to innovate with confidence.
AI also plays a crucial role in research and development (R&D). By processing and analyzing large datasets, AI can accelerate the discovery of new materials, drugs, or technologies. This not only speeds up the R&D process but also reduces costs, making innovation more accessible to businesses of all sizes.
As cyber threats become increasingly sophisticated, AI is playing a vital role
in strengthening business security. AI-powered cybersecurity tools can detect and respond to threats faster than traditional methods, reducing the risk of data breaches and cyberattacks. By analyzing patterns in network traffic, AI can identify potential threats in real-time and take action to mitigate them before they cause harm.
Additionally, AI can help businesses comply with data protection regulations by monitoring and managing data access. This not only protects sensitive information but also builds trust with customers, who are increasingly concerned about how their data is handled.
AI is more than just a buzzword; it’s a powerful tool that can transform your business in numerous ways. From enhancing efficiency and customer experiences to driving innovation and improving decision-making, AI offers benefits that can propel your business toward success.

Nestled in the heart of Collin County, Texas, Lake Lavon has been an essential part of Princeton’s landscape since its creation in the mid-20th century. Both a recreational haven and a critical water resource, this man-made lake has shaped the region’s development, offering Princeton residents a wide range of activities while contributing to the area’s natural beauty.
Lake Lavon was created in 1953 as part of the U.S. Army Corps of Engineers’ efforts to address flood control, water conservation, and recreation in North Texas. Initially, the primary purpose of the lake was to manage the flood-prone East Fork of the Trinity River and provide a reliable water source to the growing urban areas nearby. Over time, its uses expanded, and today it serves as one of the key water supply reservoirs for the North Texas Municipal Water District, providing drinking water to millions in the region.
The decision to build Lake Lavon was influenced by the post-World War II population growth in the Dallas-Fort Worth area. It soon became evident that both flood management and water conservation would be necessary to support this rapid expansion. What started as a practical necessity has evolved into one of the most beloved recreation spots in the region.
Fishing: Lake Lavon is stocked with an array of fish, including largemouth bass, crappie, catfish, and white bass. Local fishing enthusiasts flock to the lake throughout the year, with the spring and fall months offering some of the best fishing conditions.
Boating and Jet Skiing: Boaters and jet ski owners take full advantage of the lake’s vast expanse. Whether you’re cruising leisurely or racing through the open waters, Lake Lavon is perfect for those who love the wind in their hair and the spray of water on a sunny day.
Camping: Numerous camping areas surround the lake, offering a chance to enjoy the great outdoors overnight. Campers can set up tents or bring their RVs to the various designated areas, most of which provide excellent views of the lake.
Swimming: Designated swimming areas make it easy for families to enjoy a day of fun in the sun. The sandy shores and clear, shallow waters provide a safe environment for swimmers of all ages.
Hiking and Biking: The parks around Lake Lavon feature trails that wind through woodlands, providing great opportunities for hikers and bikers to explore the natural beauty of the region.
Princeton is fortunate to have several parks that provide direct access to Lake Lavon, making it easy for residents to enjoy the beauty of the lake without having to travel far. Among the most notable are:
Tickey Creek Park: Located just south of Princeton, Tickey Creek Park is one of the most popular spots for outdoor enthusiasts. The park offers boat ramps, picnic areas, and camping facilities, making it a prime destination for weekend getaways or day trips. Fishing piers and beaches make it an ideal spot for both anglers and families looking to relax by the water.
Clear Lake Park: Although smaller than some of the other parks around the lake, Clear Lake Park offers scenic views and a quiet atmosphere. It’s a great place for picnicking, hiking, and enjoying the serenity of the lake without the crowds.
Sister Grove Park: Located near the northern shores of Lake Lavon, Sister Grove Park is a more secluded and natural area. Known for its multi-use trails, it’s perfect for mountain bikers, hikers, and bird watchers. The park’s rugged beauty is a refreshing contrast to the more developed areas around the lake.
Covering a surface area of approximately 21,400 acres, Lake Lavon is one of the larger lakes in North Texas. It has a shoreline that stretches over 120 miles, giving residents of Princeton and surrounding communities ample access to its waters. The lake’s maximum depth is about 38 feet, and it has a water storage capacity of 275,000 acre-feet, making it vital to the region’s water supply infrastructure.
