FEEL AT HOME The design studio houses all the products, materials and finishes from all of our hand selected suppliers and trusted brands that are available to bring your new home vision to life.

Our design studio has been designed to be engaging and aspirational, where you can feel and touch samples and be guided by our team of experienced interior designers who have the sole purpose of delivering your dream home vision. Unlike other builders, they don’t work on commission, so they’re not going to prompt endless upgrades or be anything but honest. Whether you know your exact style, or are yet to find it, the team are here to help complete your look, with access to all of the latest products from the industry’s leading brands.

Attending an ‘inspiration session’ will be your first step into your selections process, and from there, you are welcome to browse all the options on display. After your inspiration session, you will be booked into your personal styling session and electrical appointments.

Before you delve into your design selections, you first need to confirm your structural changes so that when you arrive to your styling session, you are making decisions on your final home design. We also recommend you attend an inspiration session so that you are fully informed about what happens through each stage of the selections process. This will be your first glimpse and opportunity to familiarise yourself with our design studio. Inspiration sessions are held on Saturdays, by appointment only. Please speak to your New Home Consultant to book your space.

Having built over 15,000 homes for Queensland families, we know how important it is that your new home represents you through your styling choices. Browsing design studio prior to your styling appointment allows you to familiarise yourself with the many inclusions and upgrade items that are on display and mark them up on your selections checklist. This will help you and your Interior Designer to be on the same style page from the very first selection you make.

Our interactive visualiser tool allows you to better express your individual taste and streamline the many design choices. You can bring your designs along to your appointment and develop them further with your Interior Designer. There is no set amount of time that you must dedicate to preparing for your styling session. POLISHED Smooth surfaces with varied textures, the ‘polished’ style lends itself to the quintessential modern Queensland landscape. Your styling session is a layering experience. Expertly created as a process to offer maximum creativity and personalisation, without compromising style cohesion and consistency. Working with a qualified Interior Design Stylist, you will compare, consider and choose the big picture items first. These are the selections that will define your home, before you even step through the front door. This section covers all of your external selections such as roofing, rendering, brickwork, windows and more. 10

With the external choices still fresh in your mind, the next layer adds dimension through the interior selections. These selections include flooring, paint colours, benchtops and all of the features that set the tone for your home. Finally, you make your selections of fittings and fixtures, as well as the electrical options and inclusions. We work with you through each dedicated space in your home to profile and detail the options and ensure the choices reflect your overall home vision.


Your styling session appointment will be booked for you between 9:00am and 4:00pm Monday to Friday. Allow approximately 3-4 hours for single storey homes, and 6 hours for double storey homes.

EXTERIOR SELECTIONS Set your style from the outset with texture, contrast and dimension to create a memorable first impression.

Roofing materials, brickwork, render, gutters and driveway, as well as doors and windows work together in your home selections to create your overall external appeal. The exterior statement items will follow through to your interior selections, which is why we systematically select each exterior element to ensure it sets the right tone for your interior intentions.

The options offered during the exterior selections phase do more than make your house look appealing from the street. They will determine your levels of light and privacy, assist with climate control, and add security and comfort. Your exterior selections will be everlasting decisions that will greet you every time you arrive home or welcome guests to your door.

05 Whether you have chosen tiles to your main floor for their durability, or you prefer timber-look flooring, all of the options are on display in the design studio. See them in context and experiment with different colour and material combinations so you can compare and discuss the practicalities with your dedicated Interior Designer.

During this phase, you will also be guided through your bathroom, ensuite, laundry and powder room selections, looking at floor and wall tiles, and each surface including benchtops and cabinetry. Carpet choices for bedrooms and additional living areas will also be selected in this phase, finalising the look for your home interior.

KITCHEN SELECTIONS Appliances, benchtops, cabinets, handles, sinks, tapware and accessories are served up in this space, bringing the heart of the home together. The kitchen is one of the most important areas of your home to get right. This is where you nourish your family, feed your friends, entertain and host – it is where you gather every day to graze, chat, refresh and prepare, which means there are a lot of features to consider for functionality and aesthetic. From the tapware to the appliances and every cabinet, benchtop and hotplate in between, we step you through each zone to ensure the space is catered to your lifestyle needs.

You can even determine the benchtop thickness and edge finish – be that square or waterfall. Pay particular attention to how you use your current kitchen and note what works well, and any improvements you would like to make. Where do you prepare your food? Do you prefer appliances out of sight or integrated into the space? There are many choices to make your kitchen work perfectly for you. Explore and discuss the many options on display.

Some interior selections are obvious, such as tapware and appliances, while others can be more subtle, like skirting boards and architraves. Each of these elements are just as important to get right, as they come together to create your entire home style.

This phase includes your kitchen selections, which we have already considered on pages 18 and 19. Here you will select your appliances, benchtops, sinks, cabinets, tapware, handles and accessories.

THE NEXT STEPS You have now made all of the selections for your new Plantation home – now for the next steps.

Once you have completed your styling session appointment, your next step is your tender appointment. This incorporates all of the selections you have made in your home, along with your façade choice and any variations. We will also present your preliminary site costs, site plan and floorplans.

Upon signing your building contract, you will be required to pay the balance of your 5% total contract value, minus the initial deposits you have already paid.

After you have signed off your tender document, you will be booked in for your electrical appointment, followed by your contract appointment on the same day. You will be presented with your personalised HIA new home contract which includes all of your homes selections. Each person listed on the contract must attend the meeting and sign the document.
