Redevelopment Plan Approved for ‘Unique’ Area of Taunton Boulevard and Tuckerton Road That Calls for ‘Underutilized’ Commercial Zone with ‘Pattern of Vacancy’ to Be Rehabilitated By Douglas D. Melegari Staff Writer
MEDFORD—A redevelopment plan for the area of Taunton Boulevard and Tuckerton roads, deemed by Medford Township Council in need of “rehabilitation” with purportedly a number of vacant buildings and lots, has been adopted by the governing body. Council adopted the plan by a unanimous vote on Oct. 6, with Mayor Charles “Chuck” Watson and Councilman Frank Czekay, also Medford Township Planning Board members, among the governing body members who voted in the affirmative. “This is sort of a unique neighborhood, commercial zone,” said Township Planner
Scott Taylor, of Taylor Design Group, during a July 22 planning board meeting. “This is not like the Stokes Road corridor, or like Route 70. This has a much smaller, intimate feel; part of a neighborhood in this southern area (of Medford) and sort of nestled in the middle of a couple, almost village-like neighborhoods.” Council’s vote on the redevelopment plan was followed by the July 22 planning board session, in which that public body heard the results of a redevelopment study, or a “land use analysis and designation” of the 123-acre area, from Taylor. The study was an “administrative step,” whereas the redevelopment plan sets forth design standards and modifications to zoning,
according to Taylor. According to a copy of the redevelopment plan, by council adopting it, the township has established a new zoning district for a portion of the study area, and rezoned some parcels within it. “In my opinion, there is clearly a pattern of vacancy, abandonment and underutilization of properties in this area,” Taylor said. Taylor contended that there has been “almost no reinvest ment ” or “lit tle reinvestment or revitalization” in the area of Taunton and Tuckerton roads over the last 30 years. “We can continue to allow a lack of investment, or try to use some of the tools See AHEAD/ Page 7
MOUNT HOLLY—In an Oct. 4 virtual debate that, although barbed with mutual accusations, remained civil and respectful enough in tone, the main contenders for New Jersey’s 3rd Congressional District seat in the U.S. House of Representatives, Democratic incumbent Andy Kim and his Republican challenger, former Hill international CEO David Richter, again talked up their qualifications for the job. But while many of the points they made weren’t exactly new, the rhetorical contest did produce some rather surprising declarations on the part of Richter, who, while continuing to be a big booster of Republican President Donald J. Trump in his bid for re-election, sharply diverged from the president’s continued determination to overturn the Affordable Care Act (ACA) and latter-day opposition to a woman’s right to an abortion. He also appeared to have reconsidered a previously stated position that the COVID-19 pandemic was “pretty much behind us here in New Jersey,” as he told the Pine Barrens Tribune last month, stating that “the virus is not going away anytime soon.” In a subsequent phone interview, Richter further modified previous predictions he had made to this newspaper that Trump would easily trounce former Vice President Joseph R. Biden, the Democratic nominee for president, in a debate and perhaps even win the popular vote as a result.
