OMAHA, NE | DESIGN-BUILD | HDR 2024 INTERN PROJECT

Every other year, HDR hosts the IMPACT A+BES Global Conference to bring together its Architecture and Building Engineering Services business groups to explore how their professional achievements can create a positive and long-lasting impact within the built environment. Our intern team was asked to design a centerpiece for less than $10,000 that embodied the 2024 theme, “People, Passion, Planet,” which focused on the interconnected nature of who HDR’s people are, what drives their passion, and how they instigate meaningful change in the world.

FARNAM TRANSIT DISTRICT
OMAHA, NE | ARCH 510 | TRANSIT-ORIENTED DEVELOPMENT

The Farnam Transit District is a mixed-use, transit-oriented development located east of Turner Park in Omaha, Nebraska that speculates on the future potential of urban agriculture and public transit in the city’s highly visible Midtown. The project builds on Omaha’s urban core redevelopment and envisions a nodal configuration where spaces for live, work, and play stack around a central transit hub.
Morphology & Program
1. SITE FILL
Maximize site use, general east-west orientation, TIFF informed elevations.
2. NODAL NESTING
Enveloped parking, adjacency to Douglas, central transit hub.
3. GLOBAL SUBTRACTION
Voids for Twin Towers views and gondola line, reinforce east-west axis.
Create elevated terraces, green roof potentials, conform to structural grid.
Spatial Organization
PLANS
The tower level includes a 40,000 sq. ft. greenhouse that can generate approximately 100,000 pounds of produce per year - enough to supply an attached grocery. Residential towers offer approximately 204 total dwelling units.
Programs vary widely in the mid level plan. The southwest lot offers residential while the northwest has a mix of residential and office space. The northeast consists of office and educational space while grocery and urban agriculture make up the southeast lot.
The ground level plan is primarily programmed for retail and workshare, which totals approximately 110,000 sqft. Highlighted at this level is the parking garage envelopment with access maintained via Douglas St.

CAPITOL NExUS
LINCOLN, NE | ARCH 611 | TRANSIT-ORIENTED REUSE

The Capitol NExUS envisions a civic tapestry that ties into and nourishes its surrounding context. The project is programmed with publicly funded childcare, streetcar stations, and an agriculture tower to teach, mobilize, and feed Lincoln’s central communities. Through its program, the Capitol NExUS gives the people of Lincoln the support they need to flourish and change the city from its overly commercialized existence to a locally defined place by and for the people.

NExT Courtyards provide the community of Wayne, NE accessible, medium-density dwellings to help alleviate their ongoing housing crisis while maintaining the area’s character. The Courtyards are the individual culmination of NExT Housing, a group programming and master planning project wherein teams engaged with community members to plan a 9-acre development that interfaces with diverse land-use contexts.

Units’ second floors consist of bedrooms and private balconies, all of which are accessed by interior stairs.
The first floor of stacked units is accessed from the ground floor via covered exterior stairs. This floor consists of a living room, dining room, and kitchen that circulate around a central core.
Ground floor units are ADA compliant, offering access at grade. Wide corridors provide greater circulatory comfort.
