FIRE SAFETY NOTES:
- Fire safety design is to comply with NZBC C Protection from fire
- Refer to report of "Fire Safety Solutions Ltd" for more details
C1-4: Refer to the Smoke alarm positions on the Floor Plans. Ensure only approved 'hush type' smoke alarms to AS3786, BS5446 pt1, or UL 217 as per NZBC F7/AS1 are installed.
FOUNDATION NOTES:
- A certificate from a Registered Professional Surveyo or Licensed Cadastral Surveyor must be provided to the Council prior to the foundation/floor slab being poured
- It is important that a suitably qualified and experienced geotechnical engineer inspect any excavation onsite at the time of construction to confirm the ground conditions, suitability of underlying soils and bearing capacity.
- Particular attention should be given to potential under runners across the site. Should soft or suspect ground conditions differing to those outlined in the Soil Tests be encountered onsite, the builder must contact an appropriately qualified and experienced engineer to confirm foundation requirements.
- Please allow 24 hours’ notice prior to inspections being required.
- It is the main contractors or suveyors responsibility to check and verify all dimensions and levels on site before commencement o work.
- The territorial authority shall be notified of any changes made during the construction.
- All construction work shall compy with NZS 3604: 2011 and all other relevant NZ standards.
- All timber framing and exposed timber shall be treated to comply with NZS 3602: 2004
- The structural engineer is to be notified if any unstable or soft ground is encountered during excavation
- Concrete shall have a minimum compressive strength of 25 MPa after 28 days of curing in accordance with NZS 3109 and NZS 3124 provided it complies with NZS 3604, Section 4 - Durability,paragraph 4.5.2
- All concrete shall be thoroughly vibrated when placed on-site
- Contractor is to confirm the use of any curing or waterproofing agents on the slab with the flooring subcontractor
- Allow for fixture wastes when pouring slabs and allow to duct services through footings
- Contractor is to confirm required depth and width of rebate for all external door joinery where indicated with joinery manufacturer
CONSTRUCTION NOTES:
- The territorial authority and Designers shall be notified of any changes required for prior approval
- All construction work shall comply with NZS 3604: 2011 and all other relevant NZ standards
- Site measure all windows and doors before fabrication (Rough opening sizes shown)
- Door dimensions show standard leaf sizes (check sizes of rough opening with a builder)
- All glazing to be in accordance with NZS 4223: 2008 2016 All Parts (Grade A Safety Glass where required Doors, Bathroom windows and Shower screens)
- All timber used for general framing purposes shall be Structural Laminated Veneer Lumber LVL8 ( unless noted otherwise)
- All timber framing and exposed timber shall be treated to comply with NZS 3602: 2003
- Timber treatment shall be H1.2 (unless noted otherwise)
- H3.2 in wet areas ensuites, bathrooms, WCs
- B1: Structure. Unless noted otherwise all timber is to be SG8, and all timber framing is to comply with NZS 3604, 2011
- Antislip floor coverings on all access routes (both external and internal), to comply with NZBC D1/AS1 Table 2 (accept surface areas inside entries as dry areas)
- E2: External Moisture. All construction work is to comply with NZBC E2 external moisture
- Waterproofing of the entire floor area is recommended for tiled floors
- The edge of the waterproofing membrane must be terminated at a waterstop to prevent migration of water outwards
- The waterstop should be at the edge of the waterproofing or at the door where the waterproofing covers the whole wet area loor
- For enclosed showers, impervious linings and finishes such as walls must: be continuous be at least 1,800 mm high from the floor or top of an upstand extend at least 300 mm above the shower head for shower with level access, the fall must be a least 1:50 towards the floor waste
PLUMBING NOTES:
- All drainage works to be in accordance eith building code Clases E1/AS1: SURFACE WATER AND G13/AS2 FOUL WATER
- Sewer and stormwater infrastructure to be laid and installed in terms of the approved building consent
- All work to be carried out by a licensed and registered practitioner
- Contractor to supply as built plans to the contro authority at the completion of works
- Constractor is to confirm setout in conjunction with engineering design and product specification
- Contractor is to provide AS-Built records of all buried services to the engineer
- Contractor to confirm all downpipe and lateral locations prior to pipelaying
- Unless noted otherwise pipe materials shall be:
· DN100 PVC-U SN16 DRAINAGE LATERALS TO AS/NZ1260
· DN150 PVC-U SN16 DRAINAGE PIPELINE TO AS/NZ1260
· DN225 PVC-U SN8 DRAINAGE PIPELINE TO AS/NZ1260
- Contractor is solely responsible for ensuring all inspections and approvals required by the building consent are completed
- Refer to architectural plans for internal drainage
- Not all existing drainage pipes shown
- All laterals to be 100Ø PVC-U AT 1:120 unless noted otherwise
- Drainlayer to install inspection points and roding eyes to comply with the building code
- All sumps to have trapped outlets as per CCC:CSS SD329 to satisfy NZBC E1/AS1 34.6.1 (C)
- Minimum cover to comply to the manufacturer's specification
- uPVC 65mm sleeves to be installed to all drains under slabs for protection & to allow relative movement
SEWER DRAINAGE:
- Drainlayer to locate all pipes and check condition
- Drainlayer to confirm all invert levels on site prior to laying drains & confirm sufficient falls are provided to drain all fittings when available
- Drainlayer is to confirm sewer connections to existing laterals on site prior to work when availible
- Terminal vents & branch vents shall be installed at a length of less than 10m & down stream from the head of the main or branch drain this shall be confirmed on site during installation.
- Inspection joints in slab shall be saw cut to a depth of 25mm no later than 24 hours after the concrete has been poured.
STORMWATER DRAINAGE
- Contractor to establish location, diameter and height of existing lateral for connect into stormwater main when available
WATER SUPPLIES:
- All water supply system shall be carried out in accordance with NZBC Clouse G12 Water Supplies
- Contractor is to confirm tap locations & further requirements when available
- Hot & cold water pipes to be lagged in accordance with NZS4305
- Selected HWC shall have:
- Safe trays complying with Paragraph 5.2.3
Connections compatible with the pipe material used Drain pipes (for every storage water heater of more than 45 litres capacity) which have a conveniently located isolating valve, and terminate with a cap or plug suitably located to easily empty the vessel for maintenance, or have terminate outside the building with a cap only
VENTILATION:
- All ventilation shall be carried out in accordance with NZBC Clouse G4
Ventilation
- All bathroom and toilet areas to have an 150mm manrose extractor fan vented through soffit. The fans to be switched manually when available
- Kitchen extract to be ducted to exterior when available
GAS:
- All gas equipment shall be carried out in accordance with AS/NZS 1596 “LP GAS STORAGE AND HANDLING”, AS 2430.3.4, “CLASSIFICATION OF HAZARDOUS AREAS and AS3814 “INDUSTRIAL AND COMMERCIAL GAS FIRED APPLIANCES
- Gas Bottles - 1m minimum clearance to drain or opening.
- Gas cylinders are to be installed on a grid, non combistible base.
- Cylinders shall be held in place by chains & brackets.
- Weather hood to NZ5601.
ELECTRICAL NOTES:
- All electrical work to comply with The NZ Wiring Rules (AS/NZS 3000;2007), NZECP and Electrical Safety Regulations 2010
- All ressed downlights are to be 'IC RATED' typically & 'IC-F RATED' to wet areas to allow insulation to be fitted hard up to & over top of the fitting
- All outlets to be protected by surge device at switch board
- Confirm electrical fittings with client.
- Any TRS cabling found on site shall be notified to the builder and must be replaced. Notify the builder should any conduit wiring be found during the contract works.

Gu ly traps
Gully traps receive discharge from wastewater fixtures. One gully trap may receive discharge pipes from several outlets.
Each residential building must have at least one gully trap. If a drainage system becomes blocked, the gully trap provides the point where sewage can overflow outside the building, instead of building up inside the pipe and overflowing inside the building.
Gully traps must:
have an overflow rim at least 150 mm below the overflow level of the lowest fixture served by the system be located within the legal boundary of the land on which the building stands prevent surface water from entering the trap be constructed so the grate will lift to allow surcharge have at least one discharge pipe feeding into it to maintain the water seal.
