Welcome to our
magazine
Hello and welcome to another issue of Gateway! Right now, the UK housing market is navigating a tricky but interesting phase - prices are rising modestly, but there’s also growing caution among buyers. On one hand, average UK house prices are still climbing: Halifax reports an annual rise, and the UK House Price Index shows a 6.4% increase year-on-year in March 2025. On the other hand, there’s a large supply of homes on the market, with many sellers dropping their asking prices - putting more power in the hands of buyers. Despite this mixed picture, one thing remains clear: when people decide it’s time to move — whether because of their budget, the season, or a life change - they press on.
In this issue, we’re focusing on helpful tips to get you through the winter months. Enjoy!

GET YOUR PROPERTY READY FOR WINTER
Time to prepare your home for lower temperatures with our helpful guide.
As the colder months approach, it’s important to prepare your home for lower temperatures, stronger winds, and increased rainfall. Winter can take a toll on both the interior and exterior of a property, but with a few proactive steps, you can prevent damage, reduce energy bills, and keep your home safe and comfortable. Here’s a straightforward guide to getting your property winterready...
INSPECT AND SERVICE YOUR HEATING SYSTEM
Your heating system will be working harder than usual during winter.
• Boiler service: Have a qualified engineer service your boiler to ensure it’s running safely and efficiently
• Bleed radiators: Release trapped air to improve heat circulation.
• Check thermostats: Ensure your thermostat and any smart heating systems are functioning properly.
PROTECT YOUR PIPES FROM FREEZING
Frozen pipes can burst and cause significant water damage.
• Insulate exposed pipes in lofts, garages, and under sinks.
• Fix dripping taps, as even slow leaks can freeze.
• Know where your stopcock is so you can turn off the water quickly if needed.
IMPROVE INSULATION
Good insulation keeps heat in and energy costs down.
• Loft insulation: Check you have at least the recommended depth (typically 270mm).
• Wall insulation: Consider cavity wall insulation if your home doesn’t already have it.
• Draught-proofing: Seal gaps around doors, windows, letterboxes, and floorboards.
CHECK YOUR ROOF AND GUTTERS
Winter weather can highlight weaknesses in the structure of your home.
• Inspect roof tiles for cracks or missing pieces.
• Clear gutters and downpipes to prevent blockages and water overflow.
• Make sure fascias and soffits are secure.
SERVICE OR SWEEP YOUR FIREPLACE AND CHIMNEY
If you use a fireplace or wood burner.
• Have the chimney swept to remove soot and prevent chimney fires.
• Check for birds’ nests or blockages.
• Inspect your carbon monoxide detector and replace batteries if needed.
SEAL WINDOWS AND DOORS
Cold draughts can make your home uncomfortable and expensive to heat.
• Replace damaged seals around windows and doors.
• Consider thermal curtains to reduce heat loss.
• Check that windows close tightly and repair any that don’t.
PREPARE YOUR GARDEN AND OUTDOOR AREAS
Your outdoor space also needs attention before winter sets in.
• Trim back trees and shrubs, especially those near the house that could damage property in high winds.
• Store or cover garden furniture.
• Check that drains are clear to prevent flooding.
• Lag or insulate any outdoor taps.
TEST SAFETY DEVICES
Winter often brings increased use of electricals, fires, and heating systems.
• Test smoke alarms and carbon monoxide detectors.
• Replace any expired batteries.
• Check fire extinguishers if you keep them at home.
STOCK UP ON WINTER ESSENTIALS
Being prepared avoids hassle when weather turns quickly.
• Keep salt or grit for icy paths.
• Have a torch and spare batteries in case of power cuts.
• Ensure you have spare bulbs, blankets, and basic emergency supplies.
REVIEW YOUR HOME INSURANCE
Finally, winter is a good time to ensure you’re properly covered.
• Check your buildings and contents insurance for winter-related cover such as burst pipes and storm damage.
• Update your inventory if you’ve acquired new valuables.

GET YOUR CAR READY FOR WINTER
Staying safe on the roads is simpler than ever with our quick guide.
As temperatures drop and daylight hours shorten, preparing your car for winter becomes essential for safe and reliable driving. Cold weather puts extra strain on your vehicle, and a bit of preventative maintenance can save you breakdowns, delays, and costly repairs. Here’s a practical guide to making sure your car is winter-ready...
CHECK YOUR TYRES
Winter conditions demand maximum grip.
• Tread depth: The legal minimum is 1.6mm, but for winter driving, 3mm is recommended for better traction on wet or icy roads.
• Tyre pressure: Cold weather can cause pressure to drop, so check regularly.
• Winter tyres: If you live in a rural or high-altitude area, winter tyres may offer significant improvements in handling.
TEST YOUR BATTERY
Car batteries are particularly vulnerable in low temperatures.
• If your battery struggles to start the engine, get it tested before the cold sets in.
• Batteries typically last 4–5 years—if yours is nearing the end of its life, consider replacing it.
• Clean any corrosion around the battery terminals.
TOP UP FLUIDS
Several fluids need checking and topping up:
• Antifreeze/coolant: Ensure the mixture is correct—usually a 50/50 blend—to protect the engine from freezing.
• Windscreen washer fluid: Use a winter-ready formula that won’t freeze.
• Oil: Cold weather thickens oil, so make sure you’re using the correct grade recommended by your car manufacturer.
INSPECT WIPERS AND WINDSCREEN
Clear visibility is crucial during winter.
• Replace worn or streaking wiper blades.
• Ensure the windscreen is free from chips, which can worsen in cold weather.
• Consider applying a water-repellent treatment to help rain run off more easily.
CHECK LIGHTS AND INDICATORS
With long, dark evenings, properly functioning lights are essential.
• Walk around your vehicle and test all headlights, brake lights, indicators, and fog lights.
• Clean your lights, as road salt and grime can quickly build up and reduce brightness.
PREPARE FOR FROST AND ICE
A few simple items can save you frustration on frosty mornings.
• Keep a good-quality ice scraper and de-icer spray in the car.
• Never use boiling water on your windscreen—it can crack the glass.
• Lift your wipers overnight if heavy frost is expected to prevent them freezing to the screen.
PACK A WINTER EMERGENCY KIT
Winter weather can be unpredictable, especially on motorways or rural routes. Keep a kit in the boot if going on long drives containing:
• A blanket or warm clothing
• A torch and spare batteries
• Jump leads
• Snacks and bottled water
CHECK BRAKES AND SUSPENSION
Wet, icy, and uneven road surfaces put more demand on your brakes and suspension.
• If you notice unusual noises, longer braking distances, or pulling to one side, get your brakes inspected.
• Ask your mechanic to check suspension components, as potholes are more common in winter.
KEEP YOUR FUEL TANK TOPPED UP
Running low on fuel during winter is risky.
• Condensation can form in near-empty tanks, potentially causing issues.
• Maintaining at least half a tank means you’ll be prepared in case of diversions, delays, or traffic jams.
BOOK A WINTER SERVICE
If you’re unsure about anything, a mechanic can conduct a winter health check. Many garages offer affordable seasonal inspections covering the battery, tyres, brakes, and fluids.
