Portland Storage Portland, OR | 192,000 SF

This new StorQuest Self Storage location offers 1,400 climate-controlled units and a convenient covered offloading area. The first floor was built with CMU walls, while the upper levels utilize loadbearing wall systems for durability and efficiency. The project required significant site preparation due to its location in a 100-year floodplain.

The Perlo team raised the site by four feet and installed 750 aggregate piers, each 24 inches in diameter and 20 feet deep, to stabilize the soil and meet structural requirements. Despite these challenges, the project was delivered under budget and ahead of schedule.

PROJECT HIGHLIGHT

Moraga Road Storage San Pablo, CA | 123,000 SF

This project was a complete ground-up build featuring four separate buildings housing nearly 1,000 individual storage units in San Pablo, California. The site presented several unique challenges, such as a fault line running diagonally through it that contributed to the one-of-a-kind building design.

The team also worked closely with engineers and local experts to incorporate seismic reinforcements throughout the entire site.

Additionally, the crew discovered sensitive native artifacts that had to be carefully excavated while under the supervision of an archaeologist.

StorQuest Self-Storage Happy Valley, OR | 85,000 SF

This project featured a 4-story, ground-up, self-storage facility in Happy Valley, Oregon. The facility included a daylight basement, metal truss roofing, and a covered loading dock. The unique design included varying pitched roofs at different elevations and cultured stone on the corners of the building. Additionally, the project was built on a hillside next to the Rock Creek basin, which required our teams to excavate and export substantial amounts of dirt from the site. One of the main challenges was the constrained size of the building site, which required materials to be stored offsite and delivered ’just-in-time’ for installation.

Security Public Storage Portland, OR | 164,000 SF

This new self-storage facility was constructed for a family-operated regional chain as its first Portland location. Features include a steel framed structure, secure loading zone, and a variety of storage unit options.

West Coast Self-Storage Happy Valley, OR | 98,000 SF

This project features the new construction of a 57,000 SF three-story self-storage building and the remodel of an existing 41,000 SF tilt building. With a combined 98,000 gross square feet, both buildings were completed in a compressed 11-month schedule and are designed with high-end exterior finishes and architectural towers. The jobsite was in close proximity to a major roadway which required that the project team maintain strict traffic control measures to ensure all scheduled deliveries could access the site with ease.

Olympia & Lilly Self-Storage Olympia, WA | 115,000 SF

This new self-storage facility spans three floors and was strategically built in an urban growth renewal area with high-density residential nearby. Ample natural lighting, a covered loading area, and highend finishes in the leasing office, including quartz waterfall countertops add the finishing touches.

Get Space Portland & Columbia Portland, OR | 103,000 SF

This new facility has 793 temperature-controlled units varying in size, a covered loading area, and is wired for a 24/7 sound system. Each unit has additional oversized doors for ease of clearance and loading, and occupancy photocells with LED lighting were installed to lower the facility’s overall energy usage.

Trojan Storage Portland, OR | 116,000 SF

A new self-storage facility in Portland, this project consisted of ground-up construction with the majority of the units found in the larger 3-story main building, and an additional 7,000 SF outbuilding.

Get Space Portland & York Portland, OR | 119,000 SF

This project consisted of the ground-up construction of a new self-storage facility. The six-story structural post-tension concrete building is climate controlled with state-of-the-art security and will complement the recent development in the Pearl District near the Portland Waterfront.

Focus on Safety Our emphasis on maintaining a safe workplace starts with the owners of the company and is instilled in every employee. Regardless of an employee’s title, he or she is empowered and expected to report unsafe conditions or work practices and to stop work in situations where imminent danger is observed. Projects are frequently visited by each project manager and our executive team members to ensure safety compliance. The company further shows this commitment by employing a full-time safety team.

All projects are visited on a regular basis by our safety team. A unique site-specific safety plan and job hazard analyses is created by the project management, superintendent, and safety teams prior to the commencement of construction activities. These are routinely re-visited throughout the project. Continuing education for superintendents and site management staff is considered and delivered prior to each project.

Ongoing Safety Training Our safety team utilizes weekly Toolbox Talks to emphasize safe work practices and he ensures all superintendents are certified in OSHA-30, CPR, first aid, and AED. Superintendents are trained to the competent person level in fall protection, trenching and excavation, scaffolding, and in the management of crystalline silica.

Each workday begins with a daily huddle to emphasize safe work practices, issue work assignments, and coordinate work activities.

All-Encompassing Safety Manual Our comprehensive safety manual is available to all employees in print or digital form, and is reviewed with each new employee and at regular intervals. Our internal teams review and update policies as needed or at least annually.

When we choose to prioritize safety, we not only protect ourselves but also reinforce our collective strength, a protective shield created by our unity and shared pride.

Perlo’s Keys to A Safe Jobsite Cleanliness We adhere to the statement that “a clean jobsite is a safe jobsite” on all our projects. Trash and debris are picked up daily and materials are organized and stored to ensure their efficient and safe incorporation into the project. Perlo will utilize a robust plan that includes strict protocols to maintain the health of all workers on our sites.

PPE All Perlo employees and subcontractors working on or visiting the site will be required to wear appropriate Personal Protective Equipment (PPE). Visitors, including owners and project team members, will also be required to wear appropriate gear including hardhats, hard-soled/closed-toed shoes, and a high visibility vest, shirt, jacket, or sweatshirt.

Drug-Free Workplace Perlo utilizes every reasonable means to maintain a drug-free work environment for its employees, including implementing substance testing of employees and job applicants to detect use of illegal substances prior to employment.

Applicants and employees will be required to consent to drug/alcohol testing as outlined herein at those projects or workplaces designated by Perlo. Perlo will not discriminate against applicants for employment because of a history of drug abuse. It is the current use of drugs that is prohibited. This is a zero-tolerance policy.
