looking back. looking ahead. Early in Perimeter’s evolution, our focus was primarily on urban renewal and it will always be our first love. But now more than ever, our ability to see opportunity and how it might impact our community has grown to include hard-to-come-by industrial lands, urban mixed-use and progressive Class ‘A’ office space. At the end of the day, we’re a group of relentless optimists and we’re just getting started.

No Problem. This is The Breithaupt Block.

Occupying over four acres, we approached 51 Breithaupt in two phases. First up was the restoration of 130,000 square feet of precious brick and beam office space. In the next phase, we added a three-storey glass box on top of a 1950’s-era two-storey industrial building providing 100,000 square feet of ‘A’ Class LEED Gold office space. These two phases are linked by a glass skybridge.
The project has received a REX award for Office Project of the Year, as well as a Canadian Urban Institute Brownie Award for Best Brownfield Redevelopment Project.

THE BREITHAUPT BLOCK
The Breithaupt Block is now home to Google’s largest Canadian office and will soon double in size with a new third phase: an 11 storey, 300,000 square foot Class ‘A’ LEED Gold office building, an off-site five-storey parking structure, and a brand new public park.

This glass box placed on top of the existing 1950’s factory space has quickly become an icon of the Downtown Kitchener skyline and a brand new public park invites campus employees and neighbours to get out into the sunshine. Creating beautiful and functional spaces is what we live for.


This campus has been designed to present history in a way that fosters creativity and collaboration for the future.

Phase III of The Breithaupt Block is underway. Playful 75 ft tall colourful, steel columns create a picture-perfect entrance for those working and visiting the building and will raise the bar for design in Midtown — the neighbourhood that sits conveniently between Downtown Kitchener and Uptown Waterloo.


These large scale metallic rings will sit at the base of the five gigantic columns at the entrance to Breithaupt Block Phase III, inspiring employees, visitors and passersby.
The metal rings will feature archival photographs of workers from the Merchant Rubber Factory, which was located at 51 Breitaupt Street in the early 1900’s. This massive public art installation created by our partners at The Planning Partnership and fabricated out of laser-etched, stainless steel plates, honours Kitchener’s industrial past at the site of its digital future.
This block was known for its manufacturing for over a century, bringing notoriety, jobs and influence to Kitchener. Now it is a central part of Waterloo Region’s “Innovation District.”


The Breithaupt Block Campus reimagines urban office space and transforms a neighbourhood with stunning design, inspired public art and a new public park. A multi-phase, transformational project like this takes time and the expertise of many talented people around the table. But the results are most certainly worth it.

What used to be a pothole filled municipal parking lot, is now 345 King West. This LEED Gold Class ‘A’ office building is located in the heart of Downtown Kitchener’s Innovation District and the regional home to global law firm, Gowling WLG.
Designed by Diamond Schmitt Architects, the building features floor-to-ceiling windows on all floors, bringing in incredible views of Victoria Park and King Street. The two-storey lobby showcases a one-of-a-kind commissioned installation “Binary Spectrum” designed by Heather Dubbledam and fabricated by Sixpenny.

Now more than ever, state-of-the-art building automation systems, environmental controls and enhanced sustainability features are essential to create workplaces of the future, and that’s just what we’ve created.

305 King, a modernist building designed by renowned Webb Zerafa Architects and built in the early 1960’s, has stood the test of time with floor to ceiling glass windows and incredible city views. We’ve taken the liberty of bringing in some 21st century amenities, though. An on-site fitness facility, new building automation systems, secure indoor bike storage and a high-speed fibre trunk make this building just the right amount of retro.

But perhaps most importantly, the street level café, bar space and freshly renovated patio invite tenants, visitors and the community to mix and mingle. You never know who you might meet while you’re in line for a coffee!

We’re proud to be partnering with The Working Centre to reimagine their property at 97 Victoria – a project that brings together 44 units of supportive housing, an all-new St. John’s Kitchen, a welcoming outdoor courtyard and a campus of supports and services for those in need. We believe that housing acts as a foundation for people to live more fully in community and at 97 Victoria we’re helping to create a place where people can live safely, and with dignity.

97 Victoria has long been a gathering place for people experiencing homelessness or street-involved. St. John’s Kitchen currently receives over 1000 unique visitors every month, who come in for a hot, nutritious meal, to do their laundry, have a hot shower or to be with friends in a safe and welcoming place. This space also provides people access to strategic problem-solving supports and connection to other critical resources. We’re excited to see where the new vision for this gathering place takes us.

Since 1982, The Working Centre has been developing and providing a wide range of supports and services for residents of Waterloo Region. We’re inspired by TWC’s entrepreneurial approach and ability to deliver the essential services our community needs. From affordable housing to emergency shelter, employment services and critical medical supports, food production and distribution – the web of their projects reaches so many.

MAKING HOME AT
For close to 10 years, this former Eaton’s department store sat vacant. Our acquisition and major renovation exposed high ceilings, inserted active storefronts and has brought life back to frontage along Water Street and King Street in the heart of Downtown Kitchener.
Attracting businesses that bring a vibrancy to the core and fill crucial retail and service gaps for our growing population are imperative. And on that note, we’re thrilled to welcome an urban grocery market to the block in 2021!

THE WALPER HOTEL

Built by Abel Walper in 1893, The Walper Hotel is Waterloo Region’s Boutique Hotel. Holding court at the corner of King and Queen Street, The Walper Hotel is the heart and soul of Downtown Kitchener.
Prominently located at the intersection of King and Queen Street in Downtown Kitchener, the Walper Hotel was originally built by its namesake, Abel Walper in 1893. Perimeter saw the opportunity to offer much needed, sophisticated hotel accommodation for the local community, and acted swiftly.

Each of the 92 guest rooms in this upscale boutique hotel have been completely redesigned with stylish, contemporary furniture and amenities. Six thousand square feet of event space spread across seven unique rooms located on one floor makes holding events here truly accessible. Not to mention there’s no better place to grab a drink and celebrate a new partnership than at the lavishly redesigned Lokal cocktail bar.
The hotel has had the privilege of hosting many renowned individuals over the years and is designated by the City of Kitchener for its historic and architectural value.


Ninety-two hotel rooms, all unique, feature the perfect mix of historic and modern elements. Signature wallpapers, furniture and textures give every guest room their own identity while still being warm, inviting and comfortable.

Originally built in 1895 by William Simpson for his furniture factory and retail storefront, this is the incredible spot we call HQ.

THE SIMPSON BLOCK
We’ve meticulously renovated this fourstorey brick and beam heritage building. We’ve preserved the beauty of its classic façade while welcoming in the community with floor-to-ceiling windows on the first and second floors. We’re obsessed with The Simpson Block’s exposed brick walls, arched windows, decorative frieze and handcarved stonework.
Bringing New York Citystyle space to the heart of Downtown Kitchener, The Simpson Block is also the home of a bustling café, the region’s CBC Media Hub and high-profile, emerging tech startups.



For five years running, our annual street party TAME THE LANE has been the hottest summer ticket in town. Tenants, neighbours, artists, non-profit partners, and industry folks take over parking lots and laneways for live tunes, carnival games, local snacks and maybe a couple of beverages, too.


As a company, we believe we can make places better with inspired development and a commitment to supporting those in need, through investment in ideas, volunteerism and financial contributions to organizations and causes where we have a connection and we can make a positive impact.

Our first project from way back when Perimeter was just a side hustle, this total renovation set the stage for our future. It acted as a small catalyst for Uptown Waterloo’s core revitalization that still continues today.

It has been quite a ride building our company for the past 10 plus years.
From our first ambitious project of renovating a dilapidated corner in Uptown Waterloo (no joke, there was a tarp as the apartment ceiling!) to reimagining the future of a modern urban neighbourhood, it really is an adventure everyday.
Over the years David, Stewart, Curtis and I have been proud to grow our team of development and construction experts, accounting professionals, a dedicated property management crew and dozens of trusted design, building and engineering collaborators. None of our work would be possible without the commitment and trust of our tenants and investment partners. Thank you for growing with us.
Despite a year overshadowed by the pandemic, our next decade launches with a fresh brand identity, exciting and diversified projects on the horizon, a community-service collaboration with the non-profit organization Engage and Change, and new opportunities around every corner.
