Unitywater Executive Manager Sustainable Infrastructure Solutions Amanda Creevey said their contractor, Shadforth Civil, had commenced operations on the site as part of the installation of a new 10km water main, to be installed at Mount Coolum Peregian Springs News - August 2021

and connect to existing water infrastructure on the western side of the Sunshine Motorway and then north to the Peregian Springs water reservoir that “will provide water supply security in this area and service about 11,000 people”.

“This is an important project to meet the needs of the growing Peregian Springs and broader Sunshine Coast community,” Ms Creevey said.

“The works are related to the water infrastructure and once complete the area will be revegetated.”

FROM THE ED’S DESK As we were just about to hit the print button on this edition of Peregian Springs News, COVID-19 hit the stop button on just about everything in South East Queensland.

In what’s been described as one of the toughest lockdowns Queenslanders have experienced since this whole saga began way back in March 2020, we are confined to our homes for the most part, although we are able to do a bit of exercise and some essential shopping, so long as it’s within a 10km geographic boundary from our homes.

In the space of a single press conference on a Saturday morning the world changed yet again for so many of us.

Business owners jumped quickly to try and understand what it meant for their enterprises - hospitality venues moved quickly

to takeaway only, while other businesses tried their best to understand whether or not what they offer is to be deemed “essential” or “non-essential” and if they could go to work on Monday.

Now is the time for all of us to support our local small businesses, to buy that cup of coffee, or purchase the products you need within that 10km radius and help these small business owners to keep their doors open and continue providing employment and other opportunities for all of us.

It is also the time to smile, be polite, and be considerate of each person we come across.

Everyone deals with change differently, and this is a major change with no notice. Let’s be patient and support each other.

As for us, we’re aiming to have this edition in your letterbox as quickly as these shutdowns allow. Whether a monthly magazine is deemed “essential” is now being debated.

MOTORWAY UPGRADE ON CARDS THE GOOD NEWS IS THE STATE GOVERNMENT IS LOOKING INTO WIDENING THE SUNSHINE COAST MOTORWAY. THE BAD NEWS IS THE PLANNING DOES NOT YET STRETCH AS FAR AS PEREGIAN SPRINGS.

A Transport and Main Roads spokesperson confirmed this week that planning is underway for the future duplication of about 10-kilometre of the Sunshine Motorway.

“This project will investigate doubling the motorway’s capacity from two to four lanes between David Low Way at Pacific Paradise and the northern end of the Yandina-Coolum Road interchange,” the spokesperson said.

“This section has been identified as a priority due to current traffic demands and expected future growth in the region.

“While this project will not extend to Peregian Springs, previous planning has

been undertaken for future upgrades to the Sunshine Motorway and Emu Mountain Road, between David Low Way and Eumundi-Noosa Road.

“This planning identified future requirements for duplication, new interchanges and provisions for active transport.

“Funding to progress planning for further upgrades to the Sunshine Motorway and Emu Mountain Road will be considered during future program reviews.”

At this point, there is no clarity around when those “future program reviews” may take place.

RECORD BREAKING $2.2M SALE A REPORTED SALE OF $2.2 MILLION FOR 83 AUGUSTA CIRCUIT IN PEREGIAN SPRINGS APPEARS TO HAVE SET A NEW PRICE RECORD FOR THE SUBURB IN WHAT CAN ONLY BE DESCRIBED AS A SUPERCHARGED PROPERTY MARKET.

Kerry Sullivan, of Richardson & Wrench Coolum Beach said the sale was the latest of a run of $1 million-plus sales through the agency, including $1.8 million for 87 Augusta Circuit, $1.525 million for 188 Balgownie Drive and $1.345 million for 77 The Avenue.

While these properties are four or five bedroom homes, smaller duplexes and townhouses are also performing well.

Agent4573 owner Jodie Curran recorded a townhouse sale of $770,000 for 10 Pavillion Drive in May, $825,000 for a three-bedroom

home at 1 Jamaica Street, Peregian Breeze and $625,000 for a three bedroom duplex at 1/1 Beech Court several months ago, that she says would likely achieve more than $700,000 in today’s market.

Steele Realty’s Murray Steele said there was high competition in the market right now.

He said a recent online auction hosted by his agency had received 36 bids over the reserve price. Most recently he sold 1 Selkirk Way for $1,030,000.

Freedom Property’s Wayne Hay has reported at least a dozen properties that have sold within a week of hitting the market, including two sold at the first open home and another that was sold before it was actually listed.

was achieving prices that were 22% up, year on year.

Eliza said key drivers of the price growth included the Coast’s popularity as a lifestyle destination and the lower density living on offer when compared to the bigger cities.

She said while normally you would see some people move to the region and others leave, at the moment less people were opting to move away (down 6% to June 2020) which meant less properties were going on the market.

On the other side, more people were moving here, with an additional 1600 people in May 2021 when compared to May 2020.

Eliza said low interest rates and the realisation brought about by COVID-19 that many jobs could actually be done predominantly from home, particularly consulting and highly paid professional roles, had created a strong market for interstate migration by high value buyers.

“I’ve not seen anything like this before.”

When it comes to the local statistics, in June 2020 there were 83 properties advertised for sale.

In June 2021 there were considerably less - just 38 listings.

The median value of sales achieved from June 2020 to June 2021 showed growth in prices for houses to $856,481 a 24% increase yearon-year, and a 7.3% increase from Quarter 3 to Quarter 4 of the last financial year. Units were up 17.5% year-on-year, with a new median of $581,970.

At nearby Coolum the results are similar.

The median value of houses for the past 12 months has risen by 26.1% to sit at $977,326.

TAVERN APPLICATION UPDATED PROGRESS ON THE DEVELOPMENT APPLICATIONS ON THE VACANT LOTS NEAR THE SHOPPING CENTRE ON AT KOEL CIRCUIT APPEARS TO HAVE BEEN LIMITED IN JULY.

A look at the latest information on Council’s Developmenti website shows that the plans for the lower site, closest to the motorway, are still awaiting a decision from Council’s planning team as to whether or not the proposed 38 units, four commercial Soho units and a food and beverage outlet will be approved (development application MCU21/0080).

On the high side of Koel Circuit, there now appear to be two application numbers under consideration, MCU21/0174 and MCU21/0248.

The latest application, MCU21/0248, lodged on July 20, is for 58 residential units and a Tavern.

The application for a material change of use for the site is marked as being in progress.

Public comment on the application is yet to open.

In the publicly available planning application lodged by Pivotal Perspectives on behalf of Billy Lids Pty Ltd, the application says Push Architects (who designed the recent upgrade of Sunshine Beach Surf Club) have been engaged to design the building for the site.

In describing the intent for the site the application states: “The proposed hotel will provide a focal point and ‘gateway’ to the township and will create a vibrant and active frontage to the Village Centre (C1) Precinct and is compatible with the scale of buildings withing the Village Centre precinct.

“The architectural design provides for a high level of amenity for residents and from the streetscape.”

The Sunshine Coast Council is calling on locals to nominate the quiet achievers in their lives who are the fundraisers, the volunteers and the backbone of the community groups they serve for a 2022 Australia Day Award.

Mayor Mark Jamieson said they were looking for nominations across a range of categories including citizen, senior citizen and young citizen of the year. Nominations close on November 4 and award recipients will be announced on January 21, 2022.

SURF CLUB TO INCORPORATE LIFESAVING AT PEREGIAN BEACH HAS BEEN COORDINATED THROUGH THE GENEROSITY OF THE NOOSA HEADS SURF LIFESAVING CLUB FOR SEVERAL SEASONS WHICH WILL CONTINUE FOR THE 2021/22 SEASON.

Now it is proposed to have a new club formed to be the Peregian Beach Surf Lifesaving Club to have the sole responsibility for lifesaving services at the beach from the start of next season in 2022/23.

President-elect John Roderick, a past President of the Coolum Beach Lifesaving Club, has been appointed by the Sunshine Coast Lifesaving Branch to oversee the start up of the new club.

John said the new governance will involve the lifesaving club becoming an incorporated association together with a

second incorporated association for fundraising for lifesaving activities being the Peregian Beach Surf Lifesaving Supporters Club.

Planning is underway for this formal process to commence and be finalised in the next two months.

John said that there will be many opportunities for community members to be involved.

NEW BINS COMING IN JULY 2022 MINOR GRANT WINNERS ANNOUNCED

I’m pleased to share that the following organisations were successful with their minor grant applications: • Coolum Men’s Shed Inc to construct an accessibility pathway; • Coolum Business and Tourism to commission a consultant to establish advisory committees; • Coastal Community Native Nursery for equipment for use by volunteers at the community nursery.

Minor Grants will open again on 20 September 2021, while Major Grant funding applications are open now and close 30 August 2021.

NEW PATH NEAR COOLUM PRIMARY

Work is due to begin soon on a two-metrewide pathway along the west side of Park Crescent.

The pathway will extend from the existing pathway north of Pandanus Avenue to the pathway on Yandina Coolum Road.

It has been prioritised as a result of discussions with Coolum State Primary School and parents so it’s safer for the community to access the school when walking and riding.

This change will mean the current charge will decrease, due to economies of scale.

It is likely that the State Levy rebate will be removed in the future, which would have resulted in an approximately $60 charge to residents for no new service at all!

So, in the long run there will be financial savings for existing and future users and a big reduction in greenhouse gas emissions.

Some properties will be exempt, however the conditions of exemption are yet to be finalised. Council will keep residents informed of planned changes which won’t start until July 2022.

GREENHOUSE BUSTING BIN MOVE

Earlier this year, residents were asked, if they would use a garden waste or a Food Organics and Garden Organics (FOGO) bin service.

From 7500 responses, 84 percent of respondents said council should provide a service to reduce organic waste in landfill and reuse it.

This vital feedback led Council to make the decision to roll out an opt-out garden waste bin service from July 2022.

The expanded garden waste service will divert garden clippings, weeds and leaves 18

STATE GOVERNMENT NEWS WITH MEMBER FOR NINDERRY DAN PURDIE

MOTORWAY DUPLICATION WIN CAMPAIGN TO BUST CONGESTION DELIVERS

Finally, some good news to share in relation to our congested roads.

After four years of campaigning to bust congestion, I’m pleased to announce planning for the duplication of the Sunshine Motorway has finally started.

Following multiple community-led campaigns and years of lobbying, the State Government has allocated $1.75m to start the planning process, which importantly will also include improvements to the Yandina Coolum Road roundabout, and the School Road intersection.

Construction and engineering firm SMEC have been awarded the contract that will see a 10km section of the Motorway from the David Low Way interchange to north of Yandina Coolum Road duplicated, from two lanes to four. This is a major step forward in our ongoing fight for long overdue road infrastructure upgrades in our region.

There’s no doubt our local road network is struggling to cope with the increased population, and securing this funding is a critical first step towards duplicating the Motorway, and an important acknowledgement from the State Government that they can no longer ignore the needs of our region.

I will be updating the community again in coming weeks with further information about this project, as well as important details about how you can have your say. In the meantime,

SINGLE USE PLASTICS BAN

From 1 September, all single-use plastics will be banned in Queensland. While there will be some exemptions for Queenslanders with disability or other healthcare needs, all businesses and not-for-profit groups will no longer be able to supply the banned items.These include straws and stirrers, plates and bowls, cutlery, and expanded polystyrene takeaway food containers and cups.

The National Retail Association (NRA) will work with businesses to guide them through the changes, while community groups can get more information from Boomerang Alliance, who will be hosting a forum at The J in Noosa on Monday 9 August, 5.30pm6.30pm. FREE MARQUEES FOR GROUPS ROAD TRIPS

It was great to talk to so many constituents during my recent winter road trips.

My team and I set up mobile offices across the electorate, in Nambour, Coolum, Mountain Creek and Bli Bli. We spent a few hours at each location meeting members of the local community.

I’m always interested in hearing from the ‘grassroots’, to learn what issues are important to them.

OLYMPIC INSPIRATION

Watching all the Olympic action from Tokyo, I can’t help thinking how great the 2032 Games will be when they come to the Sunshine Coast.

The eyes of the world, billions of people, will be on our backyard, which will provide a spectacular backdrop to all the exciting sporting action.

But there’s lots to do before then, now that we’ve secured the rights to host the 2032 Olympic and Paralympic Games the hard work really begins. The Games will provide wonderful opportunities for businesses and

sporting groups across the Sunshine Coast, as well as pumping millions, potentially billions of dollars into our economy.

We will also be able to select and build the right infrastructure projects – roads, rail, community facilities - to cater for our ever-growing population.

And, I’m hoping young, local sportspeople will be inspired by our current crop of Olympic athletes and set their sights on competing at Brisbane 2032.

I’m always happy to help out local sporting and community groups, including providing free marquees.

GIVERNY - MONET’S GARDEN

OVERSEAS TRAVEL MAY STILL BE A WHILE AWAY, BUT IT’S NICE TO DREAM. LENETTE PAUL TAKES A LOOK AT WHAT’S ON OFFER AT MONET’S GARDEN IN FRANCE.

Board a train rolling through the glorious Normandy countryside and arrive at Giverny, a village some 40 miles north-west of Paris.

The village nestles against wooded hills where two small tributaries, the Epte and the Ru, flow into the Seine. Claude Monet, the owner for over 40 years of a magnificent garden at Giverny, was a dedicated French Impressionist devoting his life to landscape painting having been reared on the Normandy Coast.

He lavished years of care and attention on his garden to create view after view of the lily pond, the iconic Chinese footbridge painted in his favourite green, and hundreds of varieties of flowers, including roses.

Monet painted outdoors (en plein aire) in all weathers in order to capture nature’s most fleeting effects.

Suspicious of his waterway diversions and fearful that the rare plants would poison the rivers, Monet was not liked by the villagers 26

who were totally unsure of his motives.

Today Claude Monet is universally admired but at first all the Impressionists were misunderstood and derided by the so-called Classical purists.

The term Impressionism was coined as a sarcastic attack by a journalist on Monet’s Impression: Sunrise. The name stuck.

Critics and cartoonists found the Impressionists an easy target.

Their bright colours and bold brushwork made their paintings seem crude and unfinished.

Although born wealthy he became estranged from his family in his early life enduring misery and poverty until well into his forties when his work started to sell.

Originally rented he bought and extended the Giverny property and transformed the garden into the popular tourist attraction it is today.

The house is a typical French villa, has no original Monets but the garden is the star show.

He had a long life into his eighties and even with failing eyesight he worked tirelessly.
