RATES TO RISE BY ABOUT $65 From page 1 Sunshine Coast Council Mayor Mark Jamieson said a decade of prudent fiscal management had provided the foundations for a budget focused squarely on delivering a stronger, better and sustainable region.

“Despite the challenges our region has faced over the last few years, our council is forecast to achieve a strong $31.8 million operating result this year,” Mayor Jamieson said.

“This enables us to re-double our efforts to provide the services our community requires as well as continue to invest in the infrastructure and facilities that enhance the liveability and prosperity of one of the fastest growing regions in the country.”

Rates will rise off the back of increased land valuations, however Mayor Jamieson said Council had worked to limit the impact.

“While council is required, by law, to use

the State Government’s valuation figures to calculate the general rate, we have made adjustments to our rating categories to mitigate the full impact of the valuation increase,” Mayor Jamieson said.

“We know that the State Government valuation increases have ranged from 9.5 to 80.7 per cent, however with what council has done in this budget, the rate increase will generally not be anywhere near those percentages.

“The majority of the principal place of residence properties – around 60 per cent of all residential properties – will see a 5 per cent or $63.50 increase in their general rate.

“When taking into account the general waste and recycling bin collection services and the environment, transport and heritage levies, the bottom-line increase for the majority of principal place of residence properties

WE’RE OFFICIALLY A BIOSPHERE IN JUNE, THE SUNSHINE COAST OFFICIALLY JOINED 738 OTHER AREAS ACROSS THE WORLD TO HAVE BEEN GRANTED BIOSPHERE RESERVE STATUS BY THE UNITED NATIONS EDUCATIONAL, SCIENTIFIC AND CULTURAL ORGANISATION (UNESCO).

The reserves are described by UNESCO as areas that promote “solutions reconciling the conservation of biodiversity with its sustainable use. They are learning areas for sustainable development under diverse ecological, social and economic contexts, touching the lives of more than 250 million people”.

Sunshine Coast Council Mayor Mark Jamieson said recognition was a truly historic moment for the Sunshine Coast.

“I am very proud to live and work in a region that has now become a UNESCO Biosphere Reserve, as we continue to celebrate people and nature,” Mayor Jamieson said.

“After years in the making, this prestigious designation will help us protect and enhance our region, communities, economy and our natural environment for future generations.

“Becoming a biosphere supports council and the community’s clear plan and vision for the future of the Sunshine Coast.

“Committing to being a biosphere ensures people on the Sunshine Coast can be confident their council and their broader

community respect the environment and understand their place living within it.

“A biosphere designation shows the world we are a community that wants to live in harmony with our environment, recognises the need for responsible development to cater for the people choosing to live on the Sunshine Coast while also recognising the importance of preserving our natural environment.”

Sunshine Coast Council Environment and Liveability Portfolio Councillor Maria Suarez said joining the network of UNSECO Biosphere reserves was a significant program to be part of.

WATER BILLS SET TO RISE FROM JULY 1 Water bills from Unitywater for the average Sunshine Coast household (using 375 litres a day) are set to rise by $7.42 a quarter, including a State Government Bulk Water increase of $2.40, in 2022-2023.

Acting CEO Pauline Thomson said the increase would cover upgrades to essential water and sewerage infrastructure.

“We’ve worked hard to keep the increase as low as possible and at an annual increase of 2 per cent, it’s less than CPI. “Our usage charges have remained the 6

same since 2014-15.”

Ms Thomson said Unitywater’s Customer Care Program was always available.

“We know it’s been a tough couple of years and if any of our customers are struggling to pay their bill, we encourage them to contact us as soon as possible so that we can help them – we have payment plans and other support available.”

STATE GOVERNMENT NEWS WITH MEMBER FOR NINDERRY DAN PURDIE

DISAPPOINTING ROADS RESULT A BUDGET OF BROKEN PROMISES

During Budget Week, I tabled the community’s petition signed by thousands of locals that called on the State Government to fast-track funding and start construction on the long overdue safety and congestion busting upgrades to our local road network.

For those not familiar with it, the joint campaign with Coolum State School P&C and Coolum Business and Tourism, demanded funds to be allocated in the Budget to start work on the duplication of the Motorway and upgrade the interchange with Yandina Coolum Road and the roundabout at Coolum State School.

I’ve been lobbying for these works since I was first elected, and finally, at the last election the State Government committed funds to start the planning for these works.

This is despite the Beattie-Bligh government first announcing the project back in 2008!

Since then however, our population has grown exponentially, and too many lives have been lost on our roads.

The statistics are frightening – since 2008, 25 lives have been lost on the Motorway alone.

It was bitterly disappointing that the State Government failed to listen to the concerns of thousands of locals, with no additional funds announced in the Budget.

Overall, it was a budget of broken promises, which delivered more debt and more taxes, but not the crucial road infrastructure or cost of living relief that we were hoping for.

The one positive highlight for Coolum was the allocation of $9 million for Coolum State High, for new classrooms, part of a $16 million spend announced last year.

GRANT FUNDING

Congratulations to those local clubs who secured funding in the recent round of Active 8

Clubs grants.

MORE BUS SERVICES FOR BLI BLI

Great news for Bli Bli residents, who are set to benefit from the extension of the popular 612 bus route, as well as additional school bus services for Good Samaritan College.

I’ve been lobbying for these extra services for some time, so its great that together with the community’s support, we’ve been able to secure them. The extended 612 service will commence on 11 July, and the school services, which includes a new route from Eumundi, commences at the start of the new school term.

COVID has made raising these funds extremely difficult over the last three years due to the inability to hold fundraising events.

Now that we are learning to live with Covid, public events are back in the calendar which means after a three year hiatus, my annual fundraising concert, the Seaside Showcase, finally returns!

The Sunshine Coast Concert Band will be performing at St. Peter's Church Coolum on Sunday, July 31, at 2pm.

Outstanding local vocalists Wendy West and Alex Chambers along with the Band will be performing hits from Frozen 2, The Man from Snowy River and Titanic just to name a few.

The Sunshine Coast Concert Band have been playing concerts for decades and are well known for their quality of music. It’s sure to be an enjoyable afternoon with excellent entertainment for all ages to enjoy.

Aussie Sporting heroes Shane Webcke And Jason Akermanis were special guests at the event which was held for the sixth time.

The fundraiser, held at Coolum Beach Hotel, featured a luncheon, guest speakers, raffles, and lucky door prizes.

Organised by the Coolum Men’s Shed, in conjunction with the Coolum Lions Club, this year’s Coolum Annual Sportsman’s Lunch was a sell-out.

A crowd of more than 130 guests raised over $7000 for the local community groups.

Coolum Beach Mitre 10 was the major sponsor, with major raffles and cash prizes of $1000, $500 and $250 and several lucky door prizes donated

by Peter Andrew Real Estate and Ray Barber Solicitors.

The event was also supported by Coolum Charcoal Chicken, Budds Butchers and Coolum at the Beach resort.

Peter Andrew said the sportsman luncheon was a key fundraiser for the local community-based groups.

“It was a fantastic day and there was a big crowd all in the spirit of raising money for good causes.

INTEREST RATE CHALLENGES 1. What advice would you give to those worried about interest rate rises?

Unfortunately, the fact is interest rates are going up there yet there is uncertainty amongst experts around when rates will actually peak.

As uncomfortable as rising interest rates make us all feel, now is the time to get prepared and work out what rate increases of another 2-3% will mean to your household. Know your numbers and have a plan.

If I can offer any peace-of-mind, for the majority of us who have taken out a home loan in the last 5 years, when we took out that home loan we were assessed by the banks that we could afford to repay that loan with rates 2%-3% above the market rate at the time. We have been assessed that we can handle an extra 2-3% rate increase, although increased costs of living are playing a part in diluting this buffer.

There are still some great variable rates on offer in the market and switching lenders to secure a much lower variable rate can assist greatly with weathering future rate rises. Everyone's situation is different, talk to an expert about strategies that can be tailored to you.

2. What categories of loans are going to be affected in different ways?

a) For those currently in a fixed rate nothing changes untl the fixed rate period ends. Once the fixed rate ends borrowers need to be prepared for higher repayments as the loan will revert to the current variable rates. Households who fixed in the last couple of years need to be prepared for the fixed rate to revert to a variable rate 2%-3%+ higher.

If your fixed home loan allows additional repayments it's a good idea to start making extra repayments to try to get used to the higher repayments now. If your loan doesn't allow for extra repayments, try transferring the extra funds into a separate bank account. This allows you to try to get used to paying more now and will also build up a cash buffer in additional repayments.

fixed rate is due to end so there is plenty of time to put the appropriate steps in place. b) Households with a variable rate home loan have the option to ride the variable rate increases with their bank, look at fixing, or switch to a lower variable rate. The difference between the best variable rates and the 2-year fixed rates is as much as 2-3%, with fixed rates now higher. The majority of our clients in the last 3 months have chosen the variable rate option. Our advice to our clients about fixed vs variable is a fixed rate loan should be taken if certainty of repayments is important to you, since you won't have to worry about your home loan repayments changing during the term of the fixed rate loan.

3. What other strategies could people employ?

The strategies we are recommending are: 1. Stress test your household Budget and plan for interest rates at 2-3% higher.

2. If you can, start paying more into your home loan now, try to get used to the increased repayments as if rates were 2-3% higher.

3. Have an expert review your home loan, in the past few weeks we have been able to save clients on average 0.79% by refinancing.

4. Look at fixed rates if certainty of repayments over the next 1-3 years is important to you.

5. Consolidate credit cards and car/personal loans into your home loan. While it's not ideal stretching a car loan or credit card into a home loan term, it might be what is required to free up cash flow to service the home loan.

6. Consider switching to a Basic Home Loan.

Quite often households are paying a $400 annual package fee which might not be essential for their situation.

Most importantly talk to an expert as these tips are general and not to be taken as advice, a full review of your situation is important before recommending the best strategy for you.
