THE LANDING Poole Harbour

THE LANDING

WELCOME TO THE LANDING This innovative development on Sandbanks Road is a waterside retreat on Dorset’s most prestigious stretch of coastline.

With its verdant landscape running right down to the shore, each of the nine apartments – including the spectacular penthouse – enjoys far-reaching views across Poole Harbour and the National Trust’s Brownsea Island. The development is within easy reach of Sandbanks, so walks along the beach, seaside picnics and maritime pursuits are all part of life here. Its waterside location gives you opportunities to sail in the harbour, stroll along the promenade and, above all, enjoy the view.

THE DESIGN

Drawing inspiration from the surrounding landscape, Snug Architects have designed The Landing to merge seamlessly with its environment. As a result, the copper tones of the roof subtly blend with the dense canopies of pines lining Sandbanks Road. Most of the building is clad in cream-coloured brick, with light stone rubble at the base, in harmony with the light render on other properties along the Poole coast. At the top of the building, beneath the roof, is the penthouse accommodation. On the side facing the water, glass panels offer uninterrupted views of Poole Harbour. In sunlight, reflections make the glass look darker, so the building appears to blend into the trees.

15

THE LANDING

RESPONDING TO THE ENVIRONMENT

The local natural environment is at the centre of the development’s design. To complement the surrounding foliage, the grounds will be planted with species suited to the maritime environment. At the rear of the building, the landscaped gardens will be densely planted with greenery that can thrive in all seasons. As the design strives for energy efficiency where possible, the roofs have been fitted with photovoltaic solar panels. Making the most of the area’s bright weather, the panels capture energy from the sun and feed it into the building’s supply, thus reducing the overall utility spend.

A MARITIME GARDEN

The stone patio sea garden by the waterside is planted with local coastal foliage. With its views over Poole Harbour and Brownsea Island, it’s a perfect spot to enjoy a gin and tonic at sunset or fire up the barbecue with friends. Each apartment has its own terrace or balcony, and low stone walls surround the terrace on the ground floor. At the front of the building are ornamental plants and a decorative lawn, and the mature trees create a sense of privacy. A footpath running alongside the main building leads you down to the waterside garden.

Thanks to the development’s lofty position on Evening Hill, all of the apartments offer sweeping views across Poole Harbour. Watch the sunlight reflecting on the sea as you sip your morning coffee, or take in the sunset on your private terrace as the evening draws in. When it comes to entertaining friends and family, the apartments’ open-plan living spaces make a spacious social setting. With the lounge, dining area and kitchen brought together in one airy room, you can chat as you prepare a meal before gathering around the table to eat, drink and relax.

Gently sloping down from the entrance on Sandbanks Road, the grounds lead straight to the water – so you’ll be living on your very own piece of the Dorset shore. Follow one of the many walking trails in the area and enjoy the extensive coastal views. There are also plenty of spots nearby for a lazy afternoon of fishing and, if you’re a sailing enthusiast, the English Channel is at your disposal.

INTRODUCING EVENING HILL Evening Hill is a prime spot for views of the surrounding coastline. Rising above the water, it proffers panoramas of Europe’s largest natural harbour.

Tucked away beneath the canopies of Dorset pines, the buildings are hidden from the daily rush of urban life. But despite its sheltered location, it’s close to the bustling town of Poole and the Sandbanks peninsula. It’s ideally located for those who want the best of both worlds. Take a walk to Canford Cliffs for an afternoon shopping and, once you’ve had your fill of the high street, retreat to the calm of Evening Hill.

In 1936, the Royal Motor Yachting Club was established in Sandbanks. It quickly became a popular post-war destination, attracting a host of rich and famous guests like band-leader Billy Cotton and his wife, Mabel. During the Second World War, the Club became the home of the Royal Navy – and was known locally as HMS Tadpole. Taking over the club with a fleet of 18 aircraft, the Navy used the area for its initial seaplane training.

Along the coast, Poole Harbour served as a base for British flying boats during the same era and was the country’s only international airport at the time. The harbour was also the first port for the state-owned British Overseas Airway Corporation, which was merged with British European Airways to form the airline we know today as British Airways.

SHOPPING IN TOWN

For your weekly grocery shop there are two large supermarkets within two and a half miles, and the shopping streets of Poole and Bournemouth are choice destinations for a day of retail therapy.

If you’ve got something to celebrate, reserve a table at The Haven Hotel. Perched on the tip of the Sandbanks peninsula, this famous spa hotel has spectacular views across the harbour. Rick Stein’s new restaurant has also opened its doors on the waterfront, offering fantastic local cuisine. For even more choice, try Lilliput and Canford Cliffs - or head to Poole for fresh, local seafood.

THE LANDING

Introducing PegasusLife PegasusLife is a business on a mission to fundamentally re-think and re-invent the places and ways in which we live as we get older. The company already has 30 developments in locations across the UK, with many more in the pipeline.

Howard Phillips, Chief Executive Officer

John Nordon, Design Director

Our central idea is that everyone, irrespective of age, shares an aspiration to live independently within an intelligently designed, socially inclusive environment, supported by an intuitive service offer and an efficient, ethical approach to property management.

In the design team, our work is about creating imaginative places that foster natural interactions between neighbours. Our approach doesn’t follow a ‘cookie cutter’ style. No two PegasusLife developments are the same. Each one carefully conceptualises the history, architectural character, culture and personality of its location and, most critically, embodies the spirit of the people we believe will want to live in it. We make use of the highest-quality materials and craftsmanship – not just to create beautiful places for people to live, but to protect the future of our customers’ homes and investments. We take the architectural legacy of cities and towns seriously, and we prioritise developing ustainable buildings that are sympathetic to their surroundings.

Lorena Brown, Sales & Marketing Director

Clare Bacchus, Customer Experience Director

Our approach to selling is based very much on our core value of transparency. Many of our customers are moving from more traditional freehold family homes and won’t have lived in modern apartments set within communal developments before. There are significant advantages to this way of living; however, it is different. We see it as our responsibility to make sure not only that we’ve communicated what it’s about but also that our audience has understood it.

Our starting point in everything we do is the people who choose to live in our developments. What will they want to do here? What type and style of service is appropriate? What kind of living environment do we need to create to generate the right atmosphere and give people the experience they’re looking for? This philosophy goes right down to the level of detail of considering which plants to include in the gardens and which furnishings to use in the development, and extends through to the type of attitude we look for in the team we recruit to deliver the personal, informal and efficient approach to service that we’re looking for.

One of the major hallmarks of our approach is the way we’ve considered property management – which we run on behalf of our residents on a not-for-profit basis. Furthermore, when customers purchase a property with PegasusLife, they become shareholders of the development’s management company, guaranteeing them voting rights and a say in how their development is managed.

A unique approach to property management

POOLE HARBOUR

When we talk about maintenance, we mean much more than a lick of paint or changing a light bulb (although we will of course take care of that too). Being situated so close to the coast, The Landing comes with a set of individual requirements for maintenance, including the care of its extensive green areas. This specific care ensures that your investment is secure and you can enjoy living in an environment that improves rather than deteriorates with age. From protecting the building from salt erosion to maintaining and preserving the maritime foliage in the gardens, the approach is tailor-made and detail-oriented. The management company for The Landing is run on a strict notfor-profit basis. This ensures that work is carried out solely for the purposes of caring for the building and maintaining the quality of the offer and experience of living here for the residents. On purchasing a property at The Landing, homeowners automatically become shareholders of the management company, together with PegasusLife, giving you voting rights and a say in how the company is managed and run. When it comes to the operation of the management company, we believe passionately that true transparency is fundamental to maintaining residents’ peace of mind and the management company’s integrity. For this reason we’ve invested in creating our own digital tool for property management – an online members-only system that’s designed to provide you with a detailed understanding of how your money is spent on servicing The Landing and enable you to keep track of expenditure on and investment in the building over time.
