Architects are typically the first professional to which anyone seeking to improve their homes will speak. We are responsible for taking someone’s hopes and aspirations for their home and making them manifest by developing a design that exceeds these hopes. Most people have the chance to make significant property alterations once or twice in their lifetime – so we are there to help make sure you get it right. A good architect will help spend a budget wisely – so that money flows to the areas where it will have the most positive effect. People often have a clear idea on how they want a room to look; but there are areas which are worth investing in, and areas where you can achieve a lot with a little. Good windows, for example, are a huge benefit both environmentally and for the relationship that’s established with the outside. With flooring, however, it’s possible to achieve a lot with a restricted budget, but decorative flourishes to make it feel luxurious. Matt Loader, Director, Loader Monteith Architects

When building a home from scratch, when should the outdoor space be considered and planned? More often than not the garden or outdoor space is an integral part of a self-build project and one that requires a long-term vision at the very outset. We certainly believe that it is really important for the project architect to work alongside an appointed garden designer, if budget allows, as early as possible in the whole process. There are a number of real considerations around garden design to be made early on. For example, ensuring access to the garden for all planned works to take place, as this could be very limiting once construction is complete. There may be a need for access to electrics or other services if, for example, customers might want to install a garden room requiring heating and lighting. It’s also important to think about sheltered or shaded areas of the garden, much in the same way as the positioning of windows and doors within the home itself are considered. And finally, while not all budgets allow for a garden designer, we still recommend that some funds should be set aside garden design as part of the whole build, even if just for some outdoor landscaping. What are the unexpected financial headaches? Regardless of the type of home you want to create, be it modern or traditional, timber or brick, rural or urban, preparing a detailed budget is essential. You have to show your potential future lender that you can afford what you are proposing, and that the development is feasible for the costs you have quoted. While it is true that underestimating what your new home will cost is likely to end in disaster – you’d be ill advised to start off with big plans and a small budget. The majority of developments fail because money has run out before it’s complete. To work out how much your self-build will cost you need to assess how much money and equity you already have and how much you can afford to borrow, and then make a calculation of the size and type of house you can build with that figure. If you already know the size of property you want to achieve, you can work out in reverse how much it will cost to buy some land and build it. For an estimate of what your scheme will cost (try BuildStore’s free online cost calculator). A lender will want to see floor plans for the property, a projection of costs and planning permission details. This stage shouldn’t be rushed and may take up to five months to complete. You need to be absolutely clear on everything including the people and materials being used, build type, construction method, materials, location and schedule of costs. This detailed plan can be prepared by yourself, but it may be wise to ask your architect or hire a project manager to create the documents for you. What does insurance cover in a renovation project and when? Clients’ homes are often their most valuable asset with rebuild values in excess of £1m. Renovation work can be an exciting but sometimes stressful project. Insurance cover must be checked prior to undertaking any work: • Will your existing insurers cover the buildings work? • If they do what exclusions may apply? • What is the maximum value of works permitted under your existing policy? • What is the project timescale? It is essential that you remain in control of the insurance arrangements for your home and not rely on a contractor’s insurance to provide cover for the contract works. Home insurers are often unable to accept the risk of insuring the home if it is undergoing works in excess of £50,000. This could leave your home uninsured if, for example, a fire breaks out unrelated to the building works. You must seek advice from your insurer on how to effectively protect the existing structure and insure the contract works under one policy, to ensure there are no gaps in cover or grey areas. ask the experts When should I get my interior designer involved in a new renovation project?

What are the key features in a sustainable home project?

In an ideal world, we’d be part of things from the outset, at the same time as the architect gets involved, in order to discuss all ideas and design concepts. Our input is crucial to ensuring the services – sockets, radiators and so on – are in the right place to give the best layouts. We’d also want to help ensure the best materials are being used to create the desired effect. Spending time and money at this early stage will save on the same resources further down the line and hopefully eliminate the need for late changes. Key factors such as electrical layouts, radiator positions, window heights and lighting plans can benefit greatly from an interior designer’s creative input and vision – how the dressing of windows, for example, can be important not only from aesthetic perspective but also for functionality. High thermal performance fabric The main design principles we follow to maximise the energy efficiency of the building fabric are: air-tight construction; super-high insulation; optimising solar gain through the provision of large south-facing openings and triple glazing; using the thermal mass of the building fabric to regulate temperature; and eliminating thermal bridging within the building envelope.

Is it possible to find eco-friendly options for flooring? There are lots of eco-friendly flooring options – two of the best are vinyl and wool. For a warm and welcoming look, Carpetright’s Camden wool carpet is ideal. Nothing beats the feeling of wool under bare feet, which is why it is such a popular choice for bedrooms. Vinyl flooring is perfectly suited to bathrooms, where it is a much more affordable option than ceramic or porcelain tiles. Renewable heating and hot-water technology For a home to be sustainable, it will need an efficient and renewable source for the primary heating system. We always look at all the potential options for a project, giving the client comparisons of the costs involved so they can make an informed decision. There is a lot of new technology on the market that can provide renewable heating – heat pumps are very competitive in price and are also supported financially by the government. Microgeneration Generating your own electricity, whether through solar panels, wind turbines or hydromicrogeneration, is straightforward nowadays. With any excess able to be sold back to the national grid, it can be a cost-effective investment for a long-term income. It is then possible to have a ‘net zero’ home that will generate its own energy and have zero emissions in use. Adam Winstanley, HebHomes

Intelligent ventilation For an energy-efficient home, it is critical to get the ventilation strategy right, especially with the air-tightness target being as low as possible. We often recommend heat-recovery solutions in consultation with advice from a specialist installer to improve the home environment and energy efficiency. Ventilation systems can mitigate overheating, retain the maximum amount of heat inside the building and filter the air to keep it fresh.

ask the experts How important is the front door, and where do I find design ideas for it?

What is the best kind of kitchen sink to buy if you’re on a budget?

There is certainly something to be said for creating an entrance that will distinguish a building from its neighbours and give it its own identity. It’s all about making an impact while still feeling balanced and fitting into the existing building design. There are lots of ways to create a focal point, such as installing an imposing porch, a sizable overhang, a glass canopy or a couple of stone pillars. This doesn’t take away the need for simplicity where applicable; simplicity can be powerful in many ways – especially when it doesn’t prepare you for what lies within. Think about the door not just from the outside of the house, but from the inside too. And although the front door should stand out more than it should blend in, the really essential thing is that it fits properly. Elizabeth Assaf, Urban Front

Stainless steel is a popular material for kitchen sinks because it is so durable. The price of a stainless-steel sink will depend on the bowl depth and size and the number of bowls. The thickness of the steel will be a factor, too, with entry-level sinks usually between 0.5mm and 1.2mm thick. Alternative materials, such as composite granite, are also proving popular, thanks to their durability, versatility and price. These sinks offer the beauty of natural stone but can be moulded into various shapes; the Geotech versions we sell at Caple consist of around 80% natural materials (and are manufactured using low-energy processes). These sinks are highly durable, resistant to scratches and heat. They are also easy to clean and come in a variety of colours so they will fit into most kitchen schemes. Luke Shipway, Caple

How do you fit modern technology into a traditional living room?

Will a contemporary room work around an existing traditional fireplace?

For many people, it’s either make a statement or hide away: no one wants a cheap plastic box on display in a key room. With network control via iPad or smartphone, it’s pretty easy to conceal source equipment such as Sky boxes, DVD players or network music players either inside a cabinet in the room or centrally in a hall cupboard or utility room. For total invisibility, TV screens can be hidden behind mirrors or pictures or built into cabinets or media walls. Speakers can be colour coded to disappear or built into walls or ceilings. The latest generation of speakers from the likes of Amina can be painted, plastered or even wallpapered over. The key to the success of these projects is planning – knowing where the key pieces in the room are going to be placed so the necessary cables be installed before the final decoration. Many of these systems rely on good Wi-Fi, so plan a discreet wireless access point in the room too. At the other end of the spectrum, many home entertainment products can be a style statement in themselves, such as handcrafted walnut speakers from Italy’s Sonus Faber. Linn has speakers that can be customised in Harris Tweed or Timorous Beasties fabric. Catch up with the recent trend for vinyl with a classic Linn turntable on show or a deck from Rega in gloss black. Allan Boyd, Loud & Clear

To achieve a contemporary look in a room with a traditional fireplace (or any other period architectural feature for that matter), I would suggest that you avoid the ‘historic’ colours touted by the paint companies and look for something a little unexpected: consider a bold blue or a subtle pink, for example. Wallpaper is also great for creating a contemporary look: I have done several projects using grasscloth wallpaper in bold hues, which always looks sleek and smart but is still very much at ease in traditional architectural settings. You don’t need to buy modern furniture to achieve a contemporary look. My preference is to choose classic shapes and use fabrics with a contemporary feel to them – a boldly patterned print or sumptuous velvet in a vivid colour, for example. Unlike chintzy florals, geometric patterns will always look modern (although clashing a floral with bright piping can be an insouciant flourish which looks modern). Once you have the walls painted (or papered) and some beautifully upholstered furniture, consider adding more colour and pattern with a rug, cushions and lamps. This will feel fresh and modern if you stay away from the traditional murkier colours and go for brights with more zing – avoid rust browns, reds and greens and consider pale blues, pinks, turquoises and chartreuse. THE PROJECT The project was for a new dwelling to be created in the Arnothill and Dollar Park conservation area of Falkirk. A disused building, originally a stables and coach house, was retained and refurbished then supplemented with a generous contemporary extension arranged

The grouping is arranged around a series of courtyards, conceptually defined as ‘entrance’, ‘heart’ and ‘back green’

around a central courtyard. The extension is positioned with a south-westerly aspect, creating a sun-trap. It is flanked on two sides by large glazed doors, an inside-outside arrangement that effectively doubles the living space. The work took around 15 months, beginning in late 2015 and completing in early 2017. W

THE BRIEF The client asked us to design a new high-quality three-bedroom house using the existing building. There were also other requests, specifically: 1) to include ample storage space and a utility room

2) to explore ways in which the internal living spaces and the external social spaces could be fully connected 3) to ensure the dwelling would have good thermal performance and low running costs all year round We quickly concluded that an open-plan layout with good visual and physical links would be the best way of meeting all of these disparate requests. To that end, a series of new-build elements was designed to form the connections. We chose more contemporary materials for these in order to provide a strong contrast with the existing stables and coach house, although the mixture of materials still feels harmonious. The interior was arranged to make extensive use of natural light, and as well as the open-plan area we designed smaller, more intimate spaces to be used for sleep and study.

THE MATERIALS We specified high-quality materials for the construction: ashlar

THE CONCEPT The building is conceived as a series of turning architectural gables, which take their inspiration from the relationship between the existing buildings and the architectural style of the main villa nearby. The grouping is arranged around a series of courtyards, which we conceptually defined as ‘entrance’, ‘heart’ and ‘back green’. The entrance courtyard allows the existing buildings to command their own setting, while the ‘heart’ courtyard provides a more discreet social space (where the new link element transfers to a single-storey volume), finally receding into the ‘back green’ – a quieter, more contemplative and intimate space.

THE LAYOUT Conceived as an inside-outside dwelling, as mentioned above, this home is arranged around a central courtyard with secondary courtyard spaces towards the front and back. Large glazed sliding doors flank two sides of the main ‘heart’ courtyard, allowing the living areas to be fully opened to the outside. A cantilevered canopy projection offers shelter in bad weather; it also acts in combination with the other glazed elements to effectively manage sun penetration throughout the year, providing ample light with minimal glare.

The living room takes on a contemporary gable form that echoes the existing stables and coach house, while both the existing buildings and the new living-room volume are connected by a single-storey link, allowing all three pavilions to function as a single dwelling. The small and cellular nature of the existing buildings provide a cosier and more intimate environment; these lend themselves naturally to becoming the bedroom and study spaces,. THE SOLUTION Knowing that we were working within the Arnothill and Dollar Park conservation area, our design proposal adopted an approach referred to as ‘a best practice for building conservation’ by the local planning authority. Each of the existing buildings was retained and conserved, with a strategy of like-for-like repair implemented. As part of this, we reused the existing slate, rendered repairs in traditional wet-dash, replaced timber-framed windows with matching equivalents, and renewed gutters and drainpipes in cast iron. The new elements are distinctly modern and of their time –

stonework plinth, zinc cladding, aluminium-framed glazing, slates for the roof and paving in the courtyard.

a deliberated design decision to create a visual contrast that accentuates the conserved elements without compromising their charm or disguising their original function. Each pavilion is set away from the next to allow them to retain their own setting; this complements the courtyard landscape strategy created by the existing buildings. The new elements, a mixture of steel, timber, glass and stone, are constructed as free façade-framed structures. This makes it possible to have the large volumes and open-plan spaces consistent with contemporary living aspirations, as requested by the clients. The smaller cellular existing buildings, meanwhile, required little intervention, lending themselves easily to more intimate spaces such as bedrooms. THE TEAM There are very many people to engage with during the course of a construction project like this. The most important thing is to work alongside people who share in the vision of the build and are committed to achieving the client’s goals. From initial design stage through to completion, there must have been close to 100 people who helped shape the outcome of this particular project. THE CONCLUSION Our intention on this commission was to create an interesting chronology of evolution across the site, enhancing the richness of its character and retaining the heart of a small but important piece of history. ]

What has been your biggest challenge so far? Cameron Interiors is not a high-volume/ quick-turnover company. Many of our projects take several months to go from initial design to completion. This allows us to build a proper relationship with our clients so we really get to know them. We also get to know each project inside out, which ensures that at the end of the job our clients are delighted with the outcome. And whether it’s a kitchen or an entire house that we’re working on, we pride ourselves on our holistic approach to design.

What inspires your designs? Kitchen products today can look impressive but don’t always have quality behind them. With Bulthaup, that’s not the case. Its product is second to none and our fitters train with the company in Germany before they’re allowed to fit any Bulthaup kitchen.

Likewise, our studio personnel are all qualified designers focused on working with each client to create the ideal space. They too regularly attend training at Bulthaup in Germany to ensure they have the most up-to-date product knowledge. This relationship has allowed Cameron Interiors to offer a high-quality design-and-supply service, designing living spaces from plans to installation.

Our spray-painting and in-house veneering facilities give us an edge over most other bespoke cabinetry companies, and arguably over most European modular offerings too. It provides us with the opportunity to create contemporary furniture which boasts flat factory paint finishes (in any colour), with sleek grain-matched timber veneers and precision-engineered German ironmongery, combined with the build quality of handcrafted, bespoke cabinetry. It’s a very unusual hybrid – “hand-crafted sleek” – not found anywhere else in Scotland.

We have a team of very talented designers throughout our showrooms who are able to devise truly creative and visually stimulating solutions, as all of our cabinetry is entirely bespoke and made to order in our Fife workshop. ost people think they don’t have enough storage, but in a lot of cases this is simply because they are not making the most of what they’ve got. Changing the configuration, improving the layout, making better use of underemployed corners… there are plenty of ways to take control of your space and inject order into your life. Start with some practical considerations: what do you need now, and how

might this change in the future? Where are the tricky spaces that are currently lying empty? The dimensions of your room will dictate other possibilities: high ceilings lend themselves to floor-to-ceiling shelving which, if well planned, can make

ow do you create a sense of space, privacy and grown-up glamour in the attic of a “modern farmhouse”? For Magda Lukawska, the designer at Dunfermline-based Turnbull Interiors, the answer lay in tearing down walls and tearing up the rule book, creating three spaces in one which all manage to feel both separate and cohesive. The designer was presented with a number of challenges. Her clients, whose home is also in Dunfermline, specified that they were after a “cosy touch” while keeping the space functional. On top of this, the conversion was in the attic space, inevitably meaning sloping roofs had to be

factored in. Now, the results are testament to the fact that with proper planning and expert consultation, even designs in tricky spaces can appear effortless. Prior to the conversion, the space was occupied by two bedrooms, each with a small en-suite bathroom. The clients asked for all dividing walls to be removed (fortunately, no planning permission was needed as no structural walls were affected), leaving Magda with a lot of room to work with and total freedom regarding how the space should be divided. This allowed her to focus on functionality and work on getting a good flow between the spaces. Tiles, paint and wallpaper were all chosen according to a carefully planned colour scheme, allowing the three distinct spaces to retain a sense of unity. The Edimax Sands tiles which cover the walls and floor of the en-suite are complemented by the natural oak flooring in the bedroom, as an organic feel ties the two areas together. The see-through Stovax & Gazco fireplace works to both divide the master bedroom and the en-suite and link them visually, acting as a focal point in each. Tinted glass, used as a panel in the shower and as a see-through door to the bedroom, adds to the idea that these two spaces are in dialogue. Lighting was also crucial to the success of this conversion, as Magda explains: “We have used a lot of LEDs profiles, which create the mood lighting. We have also used RGB spotlights in the shower area and on the floor against the bath so the clients can easily change the colour of the lighting.”

THE BRIEF When embarking on this conversion, the clients hoped to create a space they could use as a master bedroom, a dressing room and an en-suite. Functionality was key, but so was creating a sense of cohesion between the different areas, allowing them to feel individual and connected at the same time.

An unusual element of the design is the use of purple lighting, seen here highlighting the freestanding I Bordi bath by Teuco, which really brings the ensuite to life. This coloured lighting also plays on the iridescent Byzantium glass mosaic tiles from Original Style, emphasising their rich copper tones and giving a truly luxurious feel. It’s amplified further by the bronze mirror on the wall, which hides the wall-hung WC behind it. Another clever addition is the sensor light system, which allows one person to use the en-suite without having to put on all the lights and disturb their partner’s sleep. through this design: one example is the use of shutters on all the windows, which helps to block out light when one of the owners, who travels frequently for business, needs to sleep during the day. Most of the work on this project was carried out by the Turnbull Interiors team – five individuals with a wide range of skills covering everything from plumbing and electrics to decorating. By keeping things in-house, lines of communication were strong and ideas were aligned, undoubtedly contributing to the smooth-running and effectiveness of the job. This design did not happen in a vacuum, and many of the decorating choices drew inspiration from other elements of the owners’ home. The use of stone in the fireplace feature and the muted palette of the Farrow & Ball paints, for example, connects the attic space to the downstairs and exterior of the house, where stone plays a leading role. Although a large house, the ground floor is mainly used for guests, so the new space was really about a sense of privacy - a room (or three) of one’s own which still makes sense as part of this “modern farmhouse”. ]

CHALLENGES As is often the case with attics, the conversion featured sloping ceilings. Magda quickly realised that this would dictate how the space could be best used, and the final layout emerged out of the negotiation of this challenge. By painting these roofs in a pale colour (Farrow & Ball’s Joa’s White), she kept the corners looking bright and created the illusion of height and space.

SMART THINKING A genius space-saving idea makes this multipurpose kitchen-diner feel as luxurious as it is practical Words Caroline Ednie

It’s part of a period property with traditional windows, mouldings, architraves and doors, and the new fixtures and fittings, in contrast, were to be modern and ultra-contemporary. Daniele planned social spaces throughout the room. The kitchen, for example, has a breakfast bar where cooking and chatting can happen together. He also came up with the clever idea of installing a retractable dining table that could be pulled out for hosting dinner parties but then slot back into its home in the breakfast bar when not in use. “The space, at 5m x 9m, is generous but not quite big enough for a static six-seater dining table,” he says. “But convincing the client to go with our idea of a retractable table required a leap of faith on their part. We overcame their concerns on this, and several other ideas, by sitting down with them in person over many hours during the planning stage, to fully explain how each element would work for them,” he explains. Daniele and the Hub Kitchens team liaised with the architect on the project for five months before work got started, and then continued to do so all the way through the project, which took a further six months. “We were constantly honing the kitchen design with the architect and returning to the client for approval and consultation,” he says. The completed project is based around a TM Italia model K6 kitchen, with the doors in colour Bianco Ghiaccio (a cool white) in a matt finish. The creamy-coloured worktops are from Dekton

his kitchen, in a townhouse, is the result of a brief presented to Daniele Brutto, co-founder of Hub Kitchens, when its owners asked him to make them a space that could be both formal and informal, and totally flexible. Essentially, the clients, a family of four, were looking for a room that would serve as a day-to-day workhorse of a kitchen, but which would be equally suitable as a sociable space for entertaining guests and hosting friends around the dinner table. They had taken down walls so they could open up and maximise the space and use it for a multitude of purposes. They told Daniele they’d be happy to have a compact, super-functional cooking area, so long as the various zones flowed smoothly from one to another. The look and feel of the space was to be “cutting-edge design

We chose it for its tactile nature and the look it would bring to the kitchen, and because it’s durable with a great texture.” The durability factor was important – the Dekton worktops are extremely strong and hard, with impressive resistance to everyday wear and tear. The same applies to the sliding kitchen table, which was made from Unicolour laminate. The fabrics and colour-matched leather seats were commissioned by Woolf Interior Architecture and Design, who also worked on the project. The lounge area at the far end of the room features bespoke cabinetry around the chimney breast to make the most of the space available, with extra seating built in too. There was one other request: a dumb waiter. On the floors above are a formal dining room, a cinema room and a roof terrace with a dining area – this kitchen serves them all. With it in place and their new room ready for living, the owners couldn’t be happier. ]
