Kitchen extension with contemporary HI-MACS worktops

MATERIAL WORKS ARCHITECTURE was commissioned to design a small addition to this Victorian terraced house. Both budget and space were tight, so it was a challenge to turn the dark and cramped space into a bright, open kitchen (designed and made by Voeg Ltd). “We requested something modern and creative,” says Dan, the owner. “The designs were fantastic – a window seat, oak beams, polished concrete and exposed brick.” A O\NL YVVÅPNO[ was installed and the rear wall was opened up with sliding doors ;OL WVSPZOLK JVUJYL[L ÅVVY was offset by oak joists for a contemporary, practical and welcoming aesthetic. The clever layout left enough room for both a dining table and an island, topped with a sleek HI-MACS work surface. The latter is the perfect material for worktops (and, as in this kitchen, for a splashback) as it is nonporous, extremely easy to clean with a damp cloth and can be seamlessly joined, leaving no cracks for dirt to gather.

IT TAKES REAL INGENUITY to turn a tiny property into a relaxed and welcoming home. For the project pictured above, Fife Architects restored and converted a derelict outbuilding in the East Neuk to give the owner new guest accommodation. The building looks very traditional, but the inside feels modern, simple and clean, thanks to an attractive combination of oak and glass.

In Australia, meanwhile, Whiting Architects was attempting to utilise every inch of space in this minimalist Melbourne terrace (below). The owners love to cook, so the kitchen in particular had to be a well-thought-out space and allow a seamless movement between it and the living, dining and utility areas. To achieve this, the architects worked closely with Fisher & Paykel. “Appliances from Fisher & Paykel allowed us to make the TVZ[ LMÄJPLU[ \ZL VM ZWHJL HUK in a tight area this made a big difference,” says Steven Whiting. A DishDrawer and fridge freezer are hidden away and invisible, yet their large capacities prove extremely practical. The washer-dryer is stashed under the stairs – the two-in-one appliance meant the owners did not have [V ZHJYPÄJL HUV[OLY JVYULY MVY H ZLWHYH[L KY`LY If space is used wisely, these projects show, no house is too small.

FUTURE PROOF

T

here is much to admire about Scotland’s built heritage. Our Georgian townhouses, Victorian tenements, Edwardian villas and more are still much sought after by today’s home-buyers, thanks to their stone-built solidity and decorative detailing. But these dwellings are not without significant drawbacks. Expensive to heat and difficult to insulate, they can be draughty, chilly places to live. The climate emergency, to say nothing of how much better life is at a comfortable ambient temperature, should have us searching for solutions. One architect, Donald Bentley, appears to have found a way forward with his latest project, a 1930s end-terraced house in Glasgow’s southside.

“The owners had moved to Strathbungo in search of a house that would suit their young family,” says the architect. “While renting in the same street, they heard that this house was coming onto the market and asked me to take a look and see if it could be upgraded on Passivhaus principles.” (See page 254.) Bentley explained that full Passivhaus refurbishment – involving deep retro-fitting of insulation to all the external walls, roof and ground floor – was unlikely to be economical but, since the house was already a bit of a ‘doer-upper’, there was potential to significantly upgrade the insulation; with an extension and a reconfiguration of the layout, this could be a great home, he believed. The owners, Naomi and Ivar, agreed. Their hope was to reduce their carbon footprint as much as possible, so the brief became a full refurbishment that would create a contemporary family eco-home requiring minimal heating. The house had a slightly elevated aspect and a basement, which left the main living floor separated from the garden by half a storey. Extending the house at the rear would connect it to the south-facing garden and turn the basement into useful space. Nine months of work followed. From the red-sandstone front, there are few suggestions of the radical alterations within, with only the windows hinting at how the interior has been changed. From the side, though, there is a glimpse of more contemporary zinc-clad alterations to the rear. The entrance hall has a refurbished stair with storage space underneath, hidden behind minimalist painted panel doors. The rooms’ original timber doors have been stripped, and oak flooring now flows through the public spaces. The front room is largely unaltered, apart from the removal of the 1930s tiled fireplace, Artex ceiling and woodchip paper. The front bay window, though, has been completely insulated, relined and replaced with new triple-glazing. But when you pass from the hall into the rear of the house, the unexpected happens. The whole back section has been transformed. Where there were once two small rooms (one of which was the kitchen) and the rear wall, there is now a birch ply stair leading down from a landing study area into a new extension that runs the full width of the plot. A void over the new doubleheight kitchen occupies the space once filled by the floor of the old back room. Throughout, there is a sense of light, with crisp white walls, natural wood and graphic highlights of colour. Half a storey down at garden level, the bright and airy family room is filled with light from the south-facing windows

and rooflights. A picture window frames a view of the garden and provides a great spot to sit next to the Morsø woodburner. Glass doors slide open to the patio; when closed, free heat from the sun is captured. In fact, sunlight is fundamental to the design as it is a primary source of heat and comfort. A specialist ventilation system redistributes solar gain to the rest of the house and ensures the family room does not overheat.

ALL IN THE DETAILS Windows The biggest expense was the triple-glazed Rationel AuraPlus windows, supplied by ADW in Cumbernauld. “The budget was directed towards the quality of build rather than the internal finishes, which are relatively modest,” says the architect. “It shows how good design can achieve a great result without the need for expensive finishes.”

Ventilation The MVHR (mechanical ventilation with heat recovery) system was designed by specialist KVentilation of Auchterarder and is equipped with a post-heater in the event of very cold weather. Hot water is provided by a solar thermal panel on the roof with an immersion heater backup. There is no gas boiler.

GROUND-FLOOR PLAN

The simply laid-out kitchen (with units by Ikea) has been made special by extending the low-level storage out into the family room as a bench seat. This has become the focal point of daily life as a place for homework, eating and home-working. “We love the light, airy feel of the kitchen-diner. It really is the heart of the home,” says owner Naomi. “Curling up to read at the window seat is one of the children’s favourite things to do.” Space has been reclaimed from the old basement to provide a utility room, shower, WC and workshop/store room – a key part of the brief for this family of cyclists. A new side door provides access, so wet clothing and bikes are not trailed through the rest of the house. The minimalist styling is in evidence here too, with utility appliances concealed behind cupboard doors. Outside, the existing red sandstone to the front was retained and repaired. The side and rear of the house was insulated

externally and finished with a plain acrylic render. Natural Scottish larch clads the extension, which has a zinc standingseam roof. “This house achieves two things,” says Bentley. “First, it shows how a typical terraced house can be fully refurbished in a contemporary (and quite minimalist style) without losing its character and homeliness. “Second, it is an innovative retro-fit that demonstrates how it is possible to take a house that is nearly 100 years old, uninsulated and leaky, and achieve insulation standards that far outperform those of a standard new-build house in terms of energy use and comfort. But, unlike a standard new house, this home doesn’t have a gas boiler – it is heated entirely by the sun, the people who live in it, two heated towel rails, and, in the very depths of winter, small woodburners.”

WHAT IS PASSIVHAUS? Since it emerged in Germany in the 1980s, the Passivhaus concept has been tested in more than 30,000 builds around the world. The aim is to achieve super-low-energy buildings. Omitting or reducing thermal bridging (cold spots on the outside walls) is fundamental, as is cutting out uncontrolled air-leakage. At the same time, it is critical to get the ventilation right, otherwise moisture can build up in the interior. The resulting house will not only cost very little to heat, but will be draught-free with excellent indoor air quality. This house was completely reinsulated with a combination of internal and external insulation following Passivhaus principles. Triple-glazed windows replaced the old timber ones and air-leakage was significantly reduced. The south-facing family room captures solar gain that is circulated through the house using a heat recovery ventilation system which provides a constant flow of filtered fresh air at an ambient temperature. Water is heated by solar panels.

Good, controlled ventilation and the redistribution of heat are both essential in a super-insulated home with low airleakage. In this case, the MVHR system (mechanical ventilation with heat recovery) extracts warm air from the utility, kitchen and bathrooms; this heat is transferred across to fresh air drawn in at roof level, which is then supplied as warm air to the rest of the rooms. “Despite not having central heating, the house feels dry and warm,” says Naomi. “It does require the stove on the coldest days, but it’s a treat for us to come home and light the fire.” “Fundamentally, this house is a response to the climate challenge – it demonstrates that our older housing stock can be made energy-efficient and fit for the 21st century,” says Bentley. “Every building has a character that I respond to. Sometimes the building is tired and unwell and needs some TLC to bring it back to its full potential. Sometimes more radical surgery is needed. But it is important that a major intervention ends up feeling like a natural part of the home. In this case, surgery has given this house a new heart.”

Ann Nisbet Studio Collaboration is at the heart of the design process for the architects at Ann Nisbet Studio. “For many clients, this will be their only opportunity to build their own home, so we believe it should be a journey of discovery for them,” explains practice director Ann Nisbet. “We avoid WYLZLU[PUN [OLT ^P[O H Ä UPZOLK KLZPNU" PUZ[LHK ^L WYLMLY to involve our clients in initial ideas, concepts, sketches HUK TVKLSZ >L Ä UK [OH[ [OPZ YLZ\S[Z PU H YPJOLY TVYL unique design.” Although based in Glasgow, the practice works throughout rural Scotland and the UK and currently has projects on the go in Angus, Perthshire, Ayrshire, Dumfries, the Highlands and Skye. “Alongside our urban work, the studio specialises in bespoke, beautifully designed houses for the rural landscape,” says Nisbet. “Our designs are bold yet sensitive, and we have won multiple awards.” The practice has developed considerable knowledge and experience in working on complex builds, whether that’s dealing with challenging planning policy or logistically complicated sites, and has successfully completed projects in national parks and other sensitive areas of Scotland. “We research the local vernacular, materials, landscape crafts and industries, which are then woven into a modern house design,” explains the architect. “We’re always documenting traditional buildings or viewing historic maps and images from the archives. We’re inspired by landscape, microclimate and local history. In addition, the studio has a strong interest in Scotland’s connection with other northern countries such as Scandinavia, so inspiration comes from there too.” But at the heart of everything is the client: “We like to ask our clients lots of questions, focusing on how they live, how they’d like to live, what’s important to them. This ensures we fully understand their needs and aspirations. It’s so important to take the time to get the concept design right. Don’t rush this stage – it’s the most crucial.” With a strong interest in sustainable design, and using zero-carbon and locally sourced materials, innovation and fresh thinking are hallmarks of Ann Nisbet Studio. “We are particularly interested in adopting off-site manufacturing for some of our projects and have recently completed a mobile micro house on Skye. JAMstudio Marie-Louise Dunk knew she wanted to be an architect when she was ten years old. “I kid myself that I’ll retire at some point but, in all honesty, I suspect I’ll be doodling till the day I die! Being an architect is a really fundamental part of who I am,” she says. Along with partner John Wingate, she runs JAMstudio, H Z\JJLZZM\S WYHJ[PJL ^P[O VMÄ JLZ PU 0U]LY\YPL HUK Aberdeen, specialising in high-end residential alterations (including works to listed buildings), renovations and oneoff new-build homes. One very challenging project saw them replacing a dilapidated house in the conservation part of Braemar with a super-insulated, eco-conscious split-level home that took its design cues in part from the original house but added a spectacular triple-height glazed façade with mountain views. “We were lucky to have a client who was prepared to take some calculated risks!” she says. “We’re open-minded, friendly and quick-thinking, and we aim to create beautiful, practical and stylish homes for our clients, with the perfect amount of space in exactly the right place,” she says. “We want our clients to experience delight not just when our work is complete, but for decades to come.” Their portfolio includes holiday cottages, Georgian MHYTOV\ZLZ TVKLYU VMÄ JLZ HUK T\JO TVYL I\[ HSS of their projects follow the same mantra: “right space, right location, perfect lighting and carefully considered materials”. Clients appreciate the way the practice has embraced new technology: “We have incorporated the use of 3D models for all our projects and now have an additional piece of software that allows us to ‘walk around’ the fully rendered realistic virtual model of the building in real time,” says Dunk. “It’s proving hugely useful as it helps our clients get a really good feel for the size of the spaces, the light, what it’s going be like at night, what you can see when you stand in different parts of the house – it’s really thrilling both for them and for us.” Potential clients, she warns, should be aware that the budgets quoted on TV home-building shows more often than not don’t include VAT or professional fees. “There’s also a perception that bigger spaces are better than smaller ones – this is often not true,” she adds. “What you ULLK PZ [V Ä UK H ^H` [V YLSLHZL [OL WV[LU[PHS VM [OL ZTHSS space. Karen Parry Architects Jargon has no place at Karen Parry Architects (KPA): “We like to be transparent, plain-speaking and always willing to discuss ideas,” says practice director Martin Myers.“We try to take the mystery out of what architects do. Our aim is to help people make the most of their home by unlocking its potential through clever design.” The KPA team specialise in domestic architecture – alterations, conversions, extensions and new-builds. It’s a bespoke service, as every house (and household) is different. The practice was established in 2005 and has built up a happy client base throughout the Glasgow area. “We provide a user-friendly service,” says Myers. “Whether you want initial sketches or full on-site involvement, we can assist with any aspect of home renovation from altering layouts to large extensions or new houses.” Homeowners often have no knowledge of the building industry, he says, so KPA are happy to guide them through the process. “We try to make it as straightforward and painless as possible.
