Pattaya’s Focus on Luxury Properties Due to a decline in purchasing power among lower-income people over the past year and growing number of rejections on mortgage applications, developers in Thailand are now putting their major focuses on the upmarket. The focus reflects the real estate trends that apply to both the Thai demographic as well as foreign buyers. This development trend can be clearly seen in Pattaya, where projects such as the Onyx Residences / Marriott Executive Apartments. A key component to luxury projects is a prime location, the Onyx is located on Pratumnak Hill, close to parks, the Big Buddha and the residence of the Thai Princess; only a few minutes to the sea, shopping centers and restaurants. The project is unique in that no other developments in Pattaya are being built to the high specification required by the Marriott brand. The building is by design studio Ing Company Limited, which has created an elegant facade for the tower, wrapped in specially designed floor to ceiling triple glazed windows with a minimum passage of heat. Starting from the deep foundation piles (37 m), this the 29-storey residence building will rise up from the ground and set new standards in the Pattaya property market with features such as soundproofed walls, tinted triple glazed windows, separately housed freight elevator, high-power generators and filters for tap water. Onyx Residences is a mixed-use development, 48% of the apartments are privately owned with 70% of the units already sold. The first floor up to the 12th floor will be Marriott Executive Apartments, from 14th to 28th will be privately owned condominiums.

Chinese Investors Impacting Thailand’s Property Market

Dot Property Co. Ltd, the holding company of two of Thailand’s leading real estate portals, thailand-Property.com and dotproperty.co.th, has undergone a complete review of its brand and recently unveiled a new logo with the tagline “Moving Thailand Online.” , and opened the doors to a new corporate office in the heart of Bangkok. Applied to both websites, the brand re-launch supports the corporation’s evolution in becoming the nation’s leading supplier for online real estate listings. With its new brand identity, Thailand-Property.com will no longer be referred to as a start-up but as an established business and a major player in Thailand’s property portal industry. “By focusing on customer loyalty and developing trusting relationships with our members we’ve been able to grow the business in all capacities,” Managing Director Adam Sutcliffe said. The new logo is a clean and simple image of a house, centred within a perfect circle of a bright Spring Green colour. As Chinese investors continue to focus on Thailand’s market, developers and property agents in the Kingdom may soon be refocusing their marketing efforts to the East. This strong interest is a result of various factors, including a long-established diplomatic relationship between the two countries, incentives from the Chinese government and several economic factors that make Thailand an appealing place to invest. The Chinese-Thailand diplomatic relationship has been officially established for 40 years now, and throughout these four decades China has become Thailand’s leading importer and trading partner. Thailand’s prime location in the middle of the soon to-beintegrated ASEAN nations, its developing infrastructure and predicted direct train-connection to China has put it on the radar for Chinese investors for several years. The tourism boom that Thailand has received in recent years is partly due to an influx in Chinese visitors who now see the country as a destination that’s less expensive than, but as equally trendy as the traditionally popular destinations of Singapore or Hong Kong. It’s not just Thailand’s current events and changes that are attracting Chinese buyers though: Chinese buyers are currently being encouraged to invest in property abroad as they will receive tax incentives, low-interest loans and even direct capital support. This is a reflection on the increasing modernization of China, as the country seeks to make a more global impact on various markets.

New Nordic Hits the Big 5-0 ! Some developers spend tremendous amounts of cash drawing attention to themselves. There are billboards, radio advertisements, magazine space ads and thousands of those little roadside signs all grabbing for our attention and property buying cash. If an outsider were asked who they judged to be the big dog in the Pattaya developer pack, New Nordic would probably not be mentioned. But make no mistake; New Nordic has quietly slipped into the party like a polite 800 pound gorilla. They confirm the old saying that one can shout and make no noise, or whisper up a storm. They don’t take up a whole lot of advertising space. They don’t have a big presence at real estate fairs held in shopping centers. New Nordic’s bosses won’t be seen in the society pages partying at networking events. They just build stuff; hotels, shops, restaurants, resorts and condos … a lot of condos. On average, a new launch begins every 60 days. What they are taking up a lot of is Pratumnak Hill. New Nordic only builds on Pratumnak Hill. Their empire spans a 20 city block area. I’m sure aerial photos of the hill will reveal how much New Nordic has impacted the neighborhood. Their official corporate color orange dominates the landscape and their smartly designed low and mid-rise buildings seem to be everywhere. Nearly 50 shops, restaurants and bars are New Nordic built and owned. More than 5,000 hotel guests could sleep under a New Nordic roof every night. In a recent interview in a Thai magazine, CEO Kurt Svendheim projected the total number of shops and restaurants would reach 100 in 12 months. He also revealed that a parcel of land on Pratumnak Soi 4 has been reserved to build a supermarket the size of Foodland. By some estimates, New Nordic could be the largest Food & Beverage group in the city already. New Nordic Trend Village will house an entertainment center boasting 50 shops, 3 hotels, and a health and relaxation spa with 500 condo units spread over 5 buildings. It’s like a city within a city … residents don’t need to leave the property. What my eyes see are well planned and turned out properties. But, what really makes the New Nordic projects work for me and my clients is the underlying philosophy of the CEO, Kurt Svendheim. He just wanted to make a nice place for his family to live. That’s why the New Nordic projects all feel so comfortable when I visit them. New Nordic projects are immaculately maintained right down to the lack of litter and soi dogs. When you have so many of these projects in one area, it makes it seem like the entire neighborhood

is magically maintained. None of the projects are overwhelming in size individually. Mid-rise 7 and 8 story buildings housing 60 or so units are the mainstay. There are also a wide variety of unit sizes and configurations to choose from. All New Nordic buildings have similarities but are not necessarily the same. The Club 1, 2 and 3 are all 7 to 8 story mid-rises with the majority of units on a small floor plan of less than 50 square meters. The Castle 1 and 2 are targeted to a higher income group and feature some unique floor plans like “business suites”. Rooftop pools and large balconies are unmistakably New Nordic traits. Spacious open rooms and high quality building materials are two more. A common theme running throughout all New Nordic projects is an understated sense of quality design and construction. It doesn’t matter if we are talking about a hotel or a condo building. New Nordic creates buildings of a manageable size, outfit them with superior amenities like rooftop pools and balcony Jacuzzis, and run them individually efficiently. In the end we get a neighborhood full of higher value properties. They are literally dragging Pratumnak Hill up to a new standard. 100 shops and restaurants … 5,000 + hotel rooms … 49 projects; it is quite an invasion. It seems everything New Nordic does turns to gold … or should we say “turns to orange”. They’ve obviously got the magic touch. What should we expect from building number 50? Some property pundits are whispering “high-rise”, but I don’t seem them straying far from their successful model. Others are calling for New Nordic to build an exclusive gated community, but that goes against the family feel they’ve been building. Information on the flagship 50th building is scarce. New Nordic’s people are positively hush-hush. Part of their reticence may be that they have inventory for sale on the hill and don’t want to cause current prospects to hesitate. But, I’m also guessing they’ve got something special in store for us. In fact, they have all us property folks guessing and talking about them. One thing’s for sure; New Nordic is hitting the big 5 – 0 and seems to be just getting the attention it deserves.

Is there a single soul who’s ever been on vacation that hasn’t thought to themselves, “Man, I wish this didn’t have to end”? I’m going to wager, no. Wouldn’t it be great to have a way to make enough money to live an enjoyable life in Thailand instead of having to slave away most of the year in order to have a good time for a couple of months? Surely, it must be possible - look at all the... Expat... Owned... Businesses... EUREKA! Alright, pump the breaks, Speed Racer. Just look at all the foreign businesses and you’ll see that you’re far from the first person to follow that train of thought. But for every going business there are a dozen or more headstones. What separates the winners from the losers? Talent, discipline and luck. You can control two of those, and the other is a combination of opportunity and preparedness. Let’s take a step back from the land of make-believe and take an objective look at how you might start a business that can sustain a fifty year vacation.

MOTIVATION, DEDICATION, DESIRE First things first: Why do you want to run a business in Pattaya? If it’s because it looks like an easy way to pay for a party just pack your bags - you’re going to miss your flight. And fly away you must, because staying will be very dangerous for you. There are exactly 0 easy, legal businesses. In the words of one wise man, “The problem with trying to make an honest living is that so many people are trying to do it.” You will face competition - some of it cutthroat - and if your aim is to party hearty, you will be your own worst enemy. For the love of god, do not open a bar if you like to drink. The same goes for a gogo venue if you’re a womanizer. It might cost less to open a business in Thailand than it does in your home country but it still takes a hell of a lot of work to make it successful. Don’t be deterred, however. If there is a business that you have always dreamed of running, and you can see a market for it here, the lower barrier to entry and cost of doing business does mean that failure can be a lot less costly.

FOLLOW YOUR PASSION, GO WITH YOUR STRENGTHS There’s no reason to trade one miserable doldrum for another, but you also have to be realistic about your abilities. It’s quite tempting to quit your job as a restaurant manager to pursue your dream of skippering a dolphin encounter boat, but do you know the first thing about commanding a sea vessel or getting up close and personal with cetaceans? On the other hand, you’re sick of the one job you have a ton of experience in and don’t want to run another restaurant even if it is your own. If you don’t have the passion for whatever business you decide on, you won’t have the discipline to succeed. If you don’t have the experience you likely don’t have the talent… so think of something that meets both requirements. Our hypothetical sea-going eatery boss has experience with managing staff, inventory and customer relations in a fast-paced, flexible environment. He loves boating with friends. Sounds like he’d be great at running a party boat charter, doesn’t it?

YOUR HEAD CAN STAY IN THE CLOUDS IF YOUR FEET ON ARE THE GROUND It’s quite tempting to dive into the deep blue waters of business ownership on a wing and a prayer, drunk on the optimism of a

new adventure. This is just as foolish as diving into an actual river without first testing its depth. In the river of business, market research is your yardstick. Don’t tear up your ticket home and sink your retirement fund into a walking street liquor bar / guesthouse. You need to answer a few questions before you know if your idea can make you enough money to be worth the effort, or even any money at all. Does a market exist? How stiff is the competition? Will you be able to make enough money in the high season to sustain you during the off season? Is the competition colluding? Can you get a lease long enough to ensure the price won’t go up the month after your landlord notices you are doing a bustling trade? Can you find one truly great Thai employee to manage the four you’ll need for every Farang employee and communicate with all the Thai people you’ll be doing business with? Perhaps most importantly, can you learn to be flexible enough to adjust to the special challenges of doing business in Thailand, let alone Pattaya? At the end of the day there are certainly easier ways to make a living than trying to run a business as a foreigner in Pattaya, but the rewards of being a small business owner can also be quite great. If you can set up a business that doesn’t require a ton of supervision there is little to stop you from starting two, three or even more. You can finally realize your dreams of being your own boss and employing a staff of sexy Asian women. You can make your own place, the way you like and kick your feet up on the desk with a big fat cigar in your mouth, a tumbler of bourbon in one hand and your sexy Thai girlfriend in the other. But if you try to start at the finish line you’ll end up flying home economy class with nothing but pocket lint in one hand and borrowed food money in the other.

Step 1: Find Your Yoda

1. a person who organizes and manages any enterprise, especially a business, usually with considerable initiative and risk. 2. an employer of productive labor; contractor. 3. A person who works 80 hours a week for themselves to avoid working 40 hours a week for someone else.

I don’t mean look for a short green man with pointy ears, I mean find your guru. Your rabbi. Your sherpa up the mountain of business. Just as important as finding a business you want to buy is finding someone you want to buy it from or get advice from. There is a lot of planning that needs to be done. You’re not buying a kitten at the night market. You’re not even buying a used Toyota Corolla. You’re considering a life-changing investment and lifestyle change and, since you’re not a businessman, you’re flying blind. I suggest you don’t fly by the seat of your pants. If you don’t already have a guru in mind, try networking with other business owners with similar businesses. Sometimes you can even purchase a business from someone you can trust and, as you may suspect, finding this person can be a bit of a challenge. Funny how friendly people can be when you have a cheque with their name on it in your hand, but once the cheque clears you may find they aren’t so helpful. Building a strong relationship with the existing owner is very important. Why? Because for many of the businesses for sale in Pattaya, a lot of the value of the business will walk out the door when the previous owner does. You will find moving forward they are the best resource for many of the problems you can’t even imagine you will encounter.

99% of people who take an honest accounting will have to admit that they are not a businessperson. Still, something about Pattaya seems to transform a great number of foreigners into aspiring business owners. Who wouldn’t like nothing more than to fire their boss, start a little business and spend their days on the beach and their nights on Walking Street. The good news is that this is completely possible. The bad news is that it’s these dreams of leisure are what breeds the lack of discipline that leads so many ventures down the road to ruin. It is easy, you see, to start a business in Pattaya. It is decidedly less easy to operate a successful one. Still, the Pattaya Trader encourages the spirit of adventure, freedom and dreamy ambition that overcomes visitors to our shores. In this selfsame spirit of businessmanship that I bring you this very introductory guide to the most basic option available to those who want to have their own thing in Pattaya: Buying A Business in Pattaya.

Think about it: this person has spent years, if not decades, building and running a system that made him money. Not only did he create and manage a product, he knows all the ins and outs of making sure the staff operates smoothly and doesn’t rob him blind. If you don’t want all that to leave with him you’re going to have to learn all of what he knows. Remember, without this person his business is just a building with a bunch of stuff in it. Just because he could run a beer bar in that location doesn’t

mean that you can.

Step 2: Get Started Now

that you will enjoy it enough to make a purchase based on your solo experience. In other words, he’s willing to take a risk that you and his investment are a good fit, and a better vote of confidence you cannot receive.

If you were a businessman you’d do the sensible thing: You’d analyze the market, take a bilateral timeline of consumer interest across a long period, identify potential supply and delivery bottlenecks, determine staffing requirement viability, currency fluctuations and incoming and outgoing international flights in order to properly structure your scheduling, pricing, service and materials investments... Ain’t nobody got time for that! The single most important factor in the success of any business is experience, and there’s only one way to get that. Before you decide whether or not you want to spend the next several years running a business you really should try being a regular employee for at least a few months. This will give you insight into what currently works, what doesn’t, and even insight into why. It will also bring to light numerous issues you had no idea even existed, never mind the foresight to resolve them. Who better to mentor you than the current owner, who can hire you as an employee in anticipation of your potential purchase. You will have to offer to reimburse him for the cost of work permits and business visas as part of the purchase cost, but if you don’t want to work at this business for a few months you most definitely do not want to work at it for a few years. And there is just so much that you can only learn by doing. If the hard work doesn’t rain on your parade, and you can learn the business, you are now ready to go solo while the current owner goes on vacation. If he trusts you to run the business as a manager while he is gone it should tell you two things. First, he believes you’ve learned enough not to sink his business while he sods off to go surfing for a month or two. Second, he believes

Step 3: Cash On The Barrel Head The biggest difference between buying a running business here in Pattaya and a less international tourist destination is that once you hand over the money, take the keys and sign the lease it’s very likely that the person you just bought it from might spend a few thousand baht on the next flight back to their home country. Good luck getting your money back if anything is less than stellar! “There are no refunds in South East Asia,” and that goes doubly internationally. Something to consider in a country where you can

| PROPERTY NEWS buy anything from a motorcycle to a mansion in cold, hard cash. Make your purchase carefully. There are as many purchase agreements possible as there are buyers and sellers. The most important things to consider are: 1. Exactly what you’re buying. Get your own lawyer and make sure it’s 2. How the transfer will take place. a lawyer with a long reputation in an 3. How many payments are necessary. 4. What assurances you receive.

As for #1, you might think, “Well I’m buying the business, duh!” but what is the business, exactly? Will the staff stay? How about the menu, the brand, the signage, the fixtures? How much time is left on the lease, and can you continue the lease at the current price when it expires? You need to look deeply into exactly what you get for your money. Don’t let starry eyed optimism and a friendly sales technique make you overlook the important questions. If the business is a restaurant and the owner is the chef, will you be able to replicate his recipes? #2 is a deeper question than just cash, bank transfer or cheque. You need witnesses, contracts and transfers of various licenses. Seriously - get a lawyer. Get your own lawyer and make sure it’s a lawyer with a long reputation in an established firm. In Pattaya the “lawyer” you hire can either be your greatest asset or your worst nightmare. Google their past to see who they really are. #3 is a very important item. As I mentioned before, you want time running the business before you take over completely and push your chips forward, so to speak. One great way to ensure you have that time is to put a downpayment on the business and receive in return temporary ownership and an agreement that the current owner will stay on in an advisory capacity to teach you how to run the business. Let’s say you want to own the business free and clear in two years. Every six months you can pay 1/4 of the final price and the current owner can hang around a little less. If you’re ready to take over completely before the two years are up you can always pay the remaining balance and send the former owner packing. Take your time, though. By running the business inside and out full time you can discover if everything is above board and shenanigans-free, profitable, and somewhere you truly want to be. If you decide you want to bail you haven’t lost your total investment and you can keep whatever profits you made! #4 follows logically from #3. When you purchase a business you’ll be wise to ask questions about its profitability, day to day operations, staff loyalty and incidental costs. To these questions, you will receive answers. If these answers are at all false you can be shooting yourself in the foot as you open your wallet. What kind of assurances will you receive that everything you’ve been told is factual? By combining an honesty clause with a penalty for misrepresentation in the purchasing contract - you got a good lawyer, right? - with a staggered takeover you can be as sure as is possible that you will be able to discover any malarky before it’s too late. If the person selling the business isn’t willing to back up his word with something more substantial then you might be justified in wondering what his word is worth. A final note on getting started quick - very few people succeed at their first business. It’s just not an easy proposition and there’s a lot of hard work and luck involved. Luckily, in Pattaya, you have a thriving tourist industry and a low necessary initial investment reducing your risk. Jumping in head first is never a great idea, but with a good plan, some hard work, and some luck, you just may be the next big thing in Pattaya inspiring others to do the same.

TOP 10 MISTAKES NEW BUSINESS OWNERS MAKE 10. You’re Either Friends Or Enemies Thailand is small and Pattaya is smaller. Saying everybody knows everybody else is just barely an exaggeration. Quite simply, everyone knows it’s better to have the elephants inside the tent pissing out than outside the tent pissing in. Before you believe everyone is doing business in good faith, make sure you’re inside the tent and not standing in the puddle.

9. Not Getting Your Own Laywer This is always a huge mistake. You need a lawyer who is invested in your success. You need a lawyer who knows the local players. You need a lawyer who isn’t literally invested in your competition’s business.

8. Not Understanding Foreigner’s Limitations Thailand’s business regulations are geared toward advancing the fortune of the Thai people. As a foreigner it is nearly impossible to truly own real estate and, unless you are an American, any company you start up will have to be majority Thai. In other words, you’re not free to do business without a Thai partner… and they know it.

6. Not Being American I’ve alluded twice now to the interesting fact that Americans don’t have to have majority Thai ownership in their business ventures. Americans can start businesses without even a single Thai investor thanks to the US / Thai Amity Treaty of 1966. If you aren’t lucky enough to have been born in the greatest country ever to grace God’s green earth then you should find someone who was and convince them to own 51% of your business.

5. Being Moral It’s hard for some people to swallow their pride and give a handout to the local constabulary or town elders, but if you don’t participate in paying “tea money” you can very quickly find that doing business is not possible. Interestingly enough, this is something your lawyer can help you with. He ought to know who to give part of his retainer to. You can give the right lawyer’s card to whoever comes with their hand out and they’ll buzz off quick.

4. Not Understanding The Thai Mentality The Thai mentality is that Thai people are the strongest, smartest and most clever people and that Thailand is for Thais. This is deeply ingrained in their culture. There are a great number of honest, ethical, straight-dealing Thai people. But if they are sidedealing, dishonest and manipulative they won’t be faulted … they’ll be praised for their cleverness, if they do it to a foreigner. Keeping Thai interests in the hands of Thai people is indelibly part of their ethos.

3. Not Appealing To Thais It is just good business practise to cater some what to the locals. You will get a lot farther if they think you have a good product too. After all they are the ones recommending the business to tourists, etc.

2. Not Understanding Thai Staff If you think you can manage Thais the way you manage staff in other countries, you will be sadly mistaken. Even the most loyal Thai staff can be prone to random sick days, temple days, and an assortment of other reasons to not do what you are expecting of them. When you do get good staff, take care of them, treat them like extended family and you will be rewarded with loyal, hard working staff that are not easily replaced.

1. Trusting Everything To Their Girlfriend If you take one thing away from this list, let it be this: Do not give some girl the rights to your business. Many, if not the vast majority of Thai women are good, honest, honorable women who you could trust with your lives if they decide to love you. These are, mostly, not women who would ask you to put your business in their name. Whenever you hear a story about a man who trusted the wrong person and lost everything, it’s a damn good chance that he lost it all to a woman he thought loved him. Remember, she loves papa, brother and the farm. Even if her love for you is total and unconditional there’s no way you’re even a distant second. If she has to sell your business, car, land and a kidney to get the addition built on the family home you’re going to be a broke sucker with a girlfriend who can’t hold her water.

Guesthouse Ownership, Do’s and Don’ts

I

t seems like there are three businesses that every hopeful expat considers when they dream of sustaining themselves in the Kingdom: Beer bar, guest house and beer bar cum guest house. There’s a lot to these businesses: Success means there’s nothing to stop you from finding a opening several more in new locations. There are established business models that you can subscribe to, plenty of distribution for the necessary supplies and seemingly endless demand. Furthermore, finding skilled personnel won’t be a huge problem. There are also plenty of hardships that owners of both businesses have to endure. From ruthless and unethical competition to hotheaded, lazy, irresponsible staff... and the special sort of craziness you see in Pattaya when you mix men, women, alcohol and beds. Keeping that in mind, let’s focus on the one business of these two that seems to have a more stable demand to supply ratio: Operating a guest house. While anyone can slap down a wad of baht on the barrelhead and purchase any of the numerous beer bars that the previous sucker is more than ready to bail on, guest houses require a bit more investment and business savvy. The supply, therefore, doesn’t seem set to outstrip the demand anytime soon. Couple that with the greater land demand of an inn and you can see why beer bars are in so much abundance, compared to guest houses. So, how do you go about acquiring a guest house?

BUY, RENT, BUILD There are three avenues by which you can approach guest house ownership. In case you can’t read section headers, those are: Buying an existing building, renting a operating guest house, or building your own guest house on your own land. To the uninitiated, buying an existing building sounds like the most straightforward method. Were it not for a couple of frustrating laws, it would be. The net effect of these laws are that you, as a foreigner, cannot technically own real estate in Thailand. Of course, as with everything else, “Nothing is permitted but everything is possible.” With a bit of legal maneuvering you can purchase a building. By starting a company for the purpose of running a business that requires a building, you can de facto own the land. It is the business that legally owns the land and, if you are not an American, any company you start in Thailand must be majority owned by Thai nationals. There are some incorporation stipulations you can employ to ensure that your Thai partners cannot borrow against the company and leave you with the debt, or pull the rug out from under your feet, but we will have to leave that for a future article. So, it is possible to start John’s Guesthouses LLC., buy a guest house and run it. This is widely acknowledged as the safest method of acquiring a building... provided you can trust

your Thai partners. The best way of knowing your Thai partner is trustworthy is to bind his hands with an iron-clad legal contract. In other words, get your own lawyer. ‘nuff said. Having a company to buy the real estate offers you some advantages. Firstly, it gives you room to expand. One company can own any number of buildings. Secondly, it creates a legal entity that protects you from some liability. Thirdly, business ownership fulfills one of the key requirements for a self-employed person to obtain a business visa allowing them to stay in Thailand. In other words, you’ll be able to live here without having to hold down a full time job for someone else and simultaneously try to run a guest house.

It has been common practice among foreigners in Thailand to start shell companies for the purpose of residential home ownership. This is not strictly legal and has resulted in some foreclosures. You may be tempted to purchase a home through your guest house company - consult your lawyer first. Your lawyer Renting an existing building is another viable option, and there is nothing stopping you from signing a short term lease on a particularly attractive property in order to freeze out other potential

Pick a place close enough to the attractions that your guests will be happy to stay, but also recognize the drawing power of a well-advertised place far enough from the noise that your guests can sleep while you offer them a more reasonable price than the places just off walking street. This will necessitate some good internet marketing, but the good news is that most of your competition fails at that, giving you a pretty good advantage.

Walking into a business negotiation as a white man in Pattaya is not unlike waving a porkchop at a pride of skinny lions.

The third option, building your own, is by far the best choice if you have the capital to sustain the construction, business acumen to start a land-purchasing company and design sensibilities to create something special. Why? Because you can make something purpose-built to beat the competition. Guest houses are a very popular business in this beachside resort town we call home and even though occupancy can approach 100% in the high season, there is enough competition that you can still end up with empty rooms. Every single night you have an empty bed during the high season is a day you can’t eat during the low season. When you build a guest house from scratch you can employ some tactics to make yours better than the closest competition. For example, you can make bigger rooms so that, while you have the same number of empty beds, your rooms will always be larger. They can’t very well expand their walls, can they? If they don’t offer a pool, you can. If they don’t have a basement bar, you can. If they don’t have a rooftop lounge, you can. Even insofar as style is concerned, you can beat the other guys: It is often the most unique and interesting place that gets the walk-by bookings that can make or break a little hotel.

WHAT MAKES A SUCCESSFUL GUEST HOUSE LOCATION Where you put your guest house is the single most critical factor in its success. An easily accessible location close to popular attractions with a lot of foot traffic and a prominent storefront can mean 100% occupancy in the high season and steadily filled beds in the low season. It will also, obviously, mean a much higher real estate cost, and a whole lot longer looking for a lot.

Pattaya’s clientele requires modern facilities. This is another reason to build up your guest house from the bare bones, or update an existing building. You must have the western basics of modern plumbing, functioning doors with normal locks, functioning WIFI and reliable electricity. Television, at least in the common area, is also a must. Speaking of common areas, it is this room that most separates a guest house from a motel. Make yours comfortable and social and you’ll find your guests making friends and thinking of your little place as a nice little place they’ll have the loyalty to return to again and again.

FLEXIBILITY You want to offer an attractive price point, and that means value. But your different clients will have a different idea of what a valuable price is, and what comforts they’re willing to sacrifice in the name of economy. Your locals and migrant working folk will often be OK trading air conditioning and a soft mattress for an electric fan, a hard mattress and a 25% or more reduction in rent. But unless you want your tourist clientele to be exclusively low-budget backpackers, and to miss out on quite a bit of potential revenue, you’ll have to cater to the featherbed, sea-view and air conditioning crowd as well. Determining the percentage of rooms you dedicate to budget vs. premium is not something that can be done without research and experimentation, but keep in mind that you want to capture at least a portion of every market.

MANAGEMENT Despite common appearances, a guest house is far from a setit-and-forget-it business. Guests, especially the sort you find in a free-spirited resort town like Pattaya, are a messy proposition. If you don’t have the patience for a year or two of preparation you definitely don’t have the patience to deal with Thai licensing officials. You will require a hard working maid, a bill collector, a handyman, someone to answer complaints and liaise with officials in Thai. You’d do well to be able to communicate in Chinese, Japanese and especially Russian, as well. You need to be on top the marketing of your guest house: Posting electronic, publication and printed flyers advertisements; Communicating with travelers online, on the phone, and in person; Answering inquiries and dealing with complaints. You need to keep an eye on security and on your staff to make sure that you aren’t robbed blind.

At the end of the day a guest house is a BUSINESS. It’s a vocation, NOT a vacation, and it’s up to you to make it work. Last But Not Least - Marketing I’ve mentioned this more than once in this article already, but it bears repeating in its own section: Marketing your product in such a crowded marketplace is absolutely essential to success. Your Thai competition is slowly awakening to the fact that reaching their potential customers before they see the competition’s signage is like dragging a net upriver of the competition’s fishing poles. If you understand online marketing and branding you’ve got an advantage - use it before it recedes further. If you’ve got guest house dreams, don’t stop dreaming. You can, indeed, make it happen. Don’t rush in. Take your time, make your plans and be flexible. At the end of the day a guest house is a business. It’s a vocation, not a vacation, and it’s up to you to make it work. The great news is that if you have any business sense whatsoever you’re already ahead of the pack.
