Patrick Parsons are proud to have worked on every phase of this multi-phase mixed-use development. Now in its final phase, upon completion the development will provide 823 residential units plus commercial units, office space and a basement car-park in a waterfront location extended by the addition of canals and a marina.
Located on a 7.5-acre brownfield former gas works site the project presented a major challenge in obtaining planning permission. Investigations revealed extensive contamination as well as logistical challenges with restoring and refurbishing an existing lock and providing a connection to the River Thames by creating a series of new canals which run through the waterfront neighbourhood. Our civil engineering team became involved in this project at a very early stage in order to find a solution to this challenge and enable a consented planning application. This included liaison with the Environment Agency regarding the marina and canals, as they are used as flood storage linked to The Thames.
Providing civil and structural engineering on all phases to date, we designed reinforced concrete flat slab frame structures utilising finite element software SCIA, to optimise element sizing and reinforcement quantities. We also provided designs for pedestrian and vehicular access bridges within the development.
Our rail team were also brought in to manage the interface with Network Rail as a railway runs adjacent to the site. Our multidiscipline teams worked closely with the client, designer and contractor

PROLOGIS WAREHOUSE & DISTRIBUTION FACILITY
LOCATION: Coventry
CLIENT: Prologis Developments
A £15m development comprising three individual portal framed buildings, varying in size from 43,000 sq ft to 140,000 sq ft., on a former local authority waste tip.
Not withstanding deep areas of made ground across the site and landfill gas production, the design required the implementation of specialist protection measures, together with groundwater contamination control which involved the introduction of continuous Bentonite cut off wall to the periphery of the site.
To control the variability in ground conditions and to reduce the effects of differential movement within the structural framework, specialist piling and dynamic compaction measures were adapted to both the external and internal yard areas.
Due to surcharging of the existing surrounding surface water systems, significant attenuation measures were incorporated within the scheme which involved vast areas of storage tanks being installed below car parking and hardstanding areas.

EBBSFLEET GARDEN CITY
LOCATION: Kent
CLIENT: Land Securities, Henley Camland
Patrick Parsons was Lead Designer of the enabling and infrastructure works for the project, which is one of the first garden cities to be built in the last 100 years.
Adjacent to the M25, the site has outline planning permission for 10,000 homes, 6 million sqft of commercial space and 3 million sqft of retail, leisure and community facilities. More than 40% of Ebbsfleet Valley will be open space and landscaped.
The site is situated on the Eastern Quarry at Ebbsfleet, and works included the design of 6 million m3 cut and fill, including quarry backfill in readiness for the residential development and dewatering of the existing filled quarry lake. An earthworks strategy plan was prepared based on the site wide earthworks remediation strategy, utilising material from borrow pits to replace existing contaminated surface materials.
Further works included the design of comprehensive land drainage and storm water storage systems and adoptable highway, as well as adoptable surface and foul water pumping stations and rising mains to offsite outfall in the River Thames.

INFRASTRUCTURE
HURSTPIERPOINT HIGH STREET
LOCATION: Sussex
CLIENT: Hurstpierpoint & Sayers Common Parish Council
Patrick Parsons were appointed by Hurstpierpoint and Sayers Common Parish to investigate the road safety and congestion issues along the High Street. Hurstpierpoint High Street is an old village centre, which was not designed for use by cars and had narrow footways, making it uncomfortable and unsafe for pedestrians.
Initially, we undertook a feasibility study to investigate the issues, including speed surveys and accident statistics, before developing a number of options. These options were then consulted upon and public opinion helped to determine which option was taken forward.
We were then appointed to carry out the detailed design of the preferred option, negotiating the S278 Agreement, organising the Tender process and supervising the works. The final option included a new footway, existing footway widening, new pedestrian crossing points and traffic calming in the form of kerb buildouts and priority/give-way arrangements.

One of Elmbridge Borough Councils flagship projects, which involved paving and street scene improvements along the entire length of the High Street.
PROJECT: Cheltenham High Street

A European Union funded scheme, to rejuvenate an ageing High Street. Works involved repaving new planters, benches, street lighting and associated services diversions.
PROJECT: Aldershot Parking Study

Full survey of the parking situation within the town centre, including the level of use of the off-street car parks and on-street parking and duration of stay.

A, Travel Plan was required, with updates on an annual basis. We were commissioned to organise multi-modal traffic surveys over a number of years.

As part of a drive to improve road safety within various urban centres across the County, we were appointed to investigate area wide road safety issues within Godalming and Farnham.

Installation of eight new fermentation tanks, within a live brewery. Civil and structural services, included the design of new foundations, drainage and structural support steelwork.

EARTHWORKS
At an early stage we develop site-wide strategies including levels and bulk earthworks. We look at all structures across the site creating 3D models of the existing ground profile, the preconstruction stripped surface model, the formation surface profile and the final surface profile. The models are compared using 3D software to arrive at the optimum design.
We produce all necessary drawings, sections, calculations and reports to support the site-wide strategy. The earthworks also consider the phase by phase construction showing where materials can be stored and where materials can be recycled through to the completion of works.

Patrick Parsons are committed to leading the way on complex and challenging projects, aiming to reduce project risk. We are BIM Level 2 accredited.
We have adopted a company-wide BIM strategy to meet the Government’s requirements for Level 2 BIM on all government projects, as well as building the foundations for BIM Level 3 and beyond.
We continually measure our performance to comply with best practice as defined in PAS 1192-2: 2013, supporting and improving competence.

FLOOD RISK
Drainage strategy and flood risk are often the key to a successful planning application.
We can support your planning application with a full Flood Risk Assessment. This is completed in accordance with National Planning Policy Framework. This will include an assessment of flood levels, hydraulic modelling of adjacent watercourses, evaluation of the safe route of escape and evaluation of level-by-level or volume-by-volume flood compensation.
Current planning practice also requires a sustainable drainage strategy to be developed to balance the challenges of the project with the drainage capacity of the site.

Chris joined Patrick Parsons in 2014 and now heads up the Geo-Environmental Discipline. He leads a nationwide team of engineers who undertake site investigations and land assessments all over the UK.
Chris has over 20 years’ experience in environmental and geotechnical consultancy covering the whole of the UK. His areas of expertise include ground investigation, foundation design, contaminated land assessment and remediation, mining investigation and treatment schemes and value engineering.
Chris and his team focus on providing clients with clear cost-effective development solutions.

Stephen has over 30 years’ experience of working in a multi-disciplinary environment, based mainly in central London and the South East, supplemented with working overseas in Europe, the Middle East and India.
Stephen has sound experience of working in most sectors including residential, commercial, education, industrial and technology, from major refurbishment of historic structures to new build mixed developments and from retrofit basements to high rise. This involves working closely with clients at initial consultation and advisory stages and collaboratively with the wider design team.
BEng (Hons) CEng MIStructE Senior Partner of Structures
Conor heads up the Structures Department and has over 30 years experience in the industry. He has an overview of many multidisciplinary projects in the practice and is responsible for the production of structural engineering design packages for a wide range of clients.
Conor has extensive experience working in the residential development sector in the South East of England, working on projects ranging in scale from 20 to 1000+ units with overall project values of up to £500 million. These schemes have included commercial, restaurant, office accommodation, health centres, theatres, cinemas and refurbishment works, including building conversions of historic and listed buildings.
