Welcome to our fourth edition of Paton Life. We have some wonderful homes to share in this issue, and also some new faces to introduce. Our team have had a busy year so far with a dynamic spring market leading into summer, and we predict that this will continue as buyer demand remains high, with some properties selling within days of coming to market.

With so many unique properties to choose from, it’s always tricky to select just a few to showcase here, but we wanted to start with Hume Hall. Situated in the heart of the Scottish Borders, around five miles north of Kelso, and with the ruins of the 13th century Hume Castle as a backdrop, Hume Hall is a handsome period property which has undergone extensive renovation. An elegant home filled with period details, Hume Hall combines the grandeur of its main reception rooms with relaxed family living spaces, and within a setting that offers stunning views across the 4.5 acres of grounds, including beautiful gardens – there’s even an all-weather tennis court. Staying in the Scottish Borders, Yetholmlaw House sits on the edge of the charming village of Town Yetholm. Completed in 2006 by the current owners, this modern, architect-designed property offers southerly views towards the Cheviot Hills, and features beautiful gardens and grounds, including an all-weather tennis court. From the double-height reception hall with its light-filled galleried landing above, to the impressive drawing room with its vaulted ceiling, this is an exceptional country home. Page 11

Berrington Backhill is the third property we would like to highlight, which takes us to the stunning rural countryside of North Northumberland, just south of Berwickupon-Tweed. Berrington Backhill was sensitively converted from an 18th century farm steading to create a generous home that’s simply brimming with character, while the four wings of the house look onto a beautifully designed courtyard garden. In this issue, we also caught up with the recently-launched interior design firm Studio Cameron, and chatted to founders Toddy Fleming and Georgie CollingwoodCameron. With studios in Northumberland and Southern Spain, the design duo work on residential and commercial projects across the UK and abroad, transforming homes, bars, restaurants and boutique hotels. As Toddy says: “Our style is a modern take on traditional design with comfort at its heart.” You can read the interview on pages 26 to 28.

Is your home underinsured?

The hidden risks of insufficient cover

Charles Orpwood, of insurance broker Lycetts, explains the risks associated with underinsurance and provides guidance on ensuring your cover is comprehensive and up to date. In the hustle and bustle of our busy, demanding lives, reviewing home insurance policies often falls by the wayside.

The importance of ensuring that your home and its contents are adequately insured, however, particularly in an economic climate where we are only now starting to recover from a period of high inflation, cannot be overstated.

The real cost of underinsurance Underinsurance can occur when your home or its contents are insured for less than their true value. This can result in substantial out-of-pocket expenses should you need to make a claim.

Valuable artworks, jewellery and antiques may appreciate significantly over time and if these items are not accurately valued and adequately insured, the financial consequences can be severe.

Are your valuable items fully insured?

Regularly reviewing and updating contents insurance policies is vital, particularly in the wake of inflationary pressures and during periods of economic volatility.

Items such as watches and jewellery will often increase in value, sometimes substantially, from their original purchase prices.

Many homeowners are unaware that the sums these items are insured for may no longer reflect their true current value. This discrepancy can leave you underinsured and facing significant losses should the items be damaged, lost or stolen.

To mitigate this risk, it is advisable to periodically reassess the value of your possessions.

This is particularly important for items with volatile market values, such as art and jewellery. Insurers typically set single item price limits – the maximum amount they will pay out for individual items. If your valuables exceed these limits, they should be listed individually on your policy.

A spotlight on buildings insurance

Assessing whether your home has adequate buildings insurance cover is also vital. In the event of a total loss, it must be sufficient to cover the full cost of demolition and rebuild.

Here, it’s important not to confuse your home’s rebuild cost with its market value. Rebuild costs have risen significantly over recent years making careful scrutiny of policies more crucial than ever.

Many property owners underestimate the rebuild cost, or simply fail to update it, and if a claim is made, they can find to their cost, that their insurer does not pay out for the full cost of repairs.

The importance of comprehensive cover

For homeowners, it is not just about avoiding underinsurance, but ensuring that your insurance is comprehensive.

This includes understanding the nuances of your policy, such as cover for accidental damage, worldwide coverage for items taken abroad and protection against emerging risks such as cyber theft.

Behind the Scenes

The design duo behind Studio Cameron’s stunning interiors

Based in Northumberland, Studio Cameron is a newly launched interior design firm that’s quickly gaining acclaim for its high-end, sophisticated projects. Founded by Toddy Fleming and Georgie Collingwood-Cameron, and with studios in Northumberland and Southern Spain, the duo work on both residential and commercial projects across the UK and abroad. They transform homes, boutique hotels, bars and restaurants into charming, deeply comfortable and characterful spaces.

How did you meet?

“We met in Northumberland 15 years ago through our husbands,” says Georgie. “Their fathers grew up together in Scotland so there was already a strong family bond. I first saw Toddy leaning against the Aga with a glass of rosé in hand and I thought I had spotted a kindred spirit.”

“I was clinging onto the idea that it was warm enough in Northumberland to drink rosé in May,” Toddy adds with a smile.

“At the time Toddy was a physio for the Royal Automobile Club in London and I was running my PR company,” Georgie explains. “Our friendship grew rather organically through our husbands’ love of sport and inevitable sporting weekends. We quickly discovered a shared passion for interior design and architecture, and that we had a similar design aesthetic.”

How did you come to start Studio Cameron?

“Toddy had retrained as an interior designer in 2015 and I was still running my PR firm where I was managing large-scale projects for global brands, while starting to think that I would like to change career and hand the business over to the management team to run,” Georgie says. “Fast forward to 2023 and I was retraining at KLC School of Design with a dream of starting an interior design firm.”

“By this point I’d built a successful interior design studio, Fiona Fleming Interiors,” Toddy says. “But with a young family, I was turning down projects and was desperate to professionalise the business. With our complementary skills and shared values, it was an obvious decision to join forces.”

What is Studio Cameron’s style?

“Our style is a modern take on traditional design with comfort at its heart,” says Toddy. “We give a lot of thought to how our clients live and the practicality of what is required to be comfortable in each room. For example, in a drawing room, chairs and sofas are always accompanied by a lamp for reading and a table for a drink. We also love bar and drinks nooks and trolleys.

“We tend to avoid trends and instead focus on what works best in a space. If a client is particularly keen on a current trend - scallops, for example - we will try and steer them towards something that can be easily changed, like a lampshade.”

“Colour is deeply personal,” Georgie adds, “so getting to know our clients is a priority in producing a home that will be loved for years to come. We adore mixing colour and textures and layering rooms.”

What’s the best bit about working together?

“It doesn’t feel like work! We laugh a lot and share a similar attention to detail bordering on the obsessive,” says Toddy. “Having Georgie in on the design process with me makes the whole process more efficient. Signing off a scheme is always cause for celebration and now I have someone to share that sense of achievement.”

Do you ever disagree?

“Occasionally yes. But not on anything that really matters,” says Georgie, adding: “Toddy likes plain cushions and I don’t!”

What advice would you give to someone embarking on a refurbishment?

“Right at the start, when you are about to be bogged down with plans, endless decisions and finding hidden problems, buy something that you really love for the house,” Toddy says. “If you wait until the end, you won’t be able to justify the expense!”

Georgie adds: “Try not to be led by trends. Instagram is great for inspiration but what looks good on a little square might not adapt to real life so well.”

How do you work?

“We offer three packages: a full interior design service, room by room design, and colour consultancy,” says Georgie.

“We believe every project is different and requires a flexible, tailored approach,” adds Toddy. “So these packages can be bespoke to suit the project. We work closely with architects and contractors from the very start of a project, and believe this is crucial to avoiding increased costs if rectifying any issues further into the project.

“Early consideration of kitchen and bathroom layouts, lighting and electrical arrangements, furnishings, artwork and window treatments is our gold standard in achieving the final look and feel of a project, and ultimately offering the comfort required.”

Can you tell us about your current projects?

“With studios in Northumberland and Spain, we are currently working on a guest house in Vistahermosa in South West Spain, a stately home of historic importance in Scotland, a full extension and renovation of a holiday home in Northumberland, a sensitive redecoration of a baronial house in East Lothian, and a kitchen renovation in a country house hotel,” Georgie says.

What’s next for Studio Cameron?

“When sourcing for clients we’ve often struggled to find what we want, so we have decided to make our own,” says Georgie. “We have a very exciting 12 months ahead of us with a brand new furniture and bedding range in design and manufacture. And with our lovely colleague Helen supporting us in the studio, it allows us to take on more projects.”

Patrick and Celia Paton launched Paton & Co to offer a fresh and dynamic approach to buying and selling property across Scotland and North Northumberland. With a head office in Berwick-uponTweed, the team at Paton & Co bring a wealth of experience in the residential property market complemented by key marketing and customer service skills, together ensuring that the agency delivers the best results for their clients.

Over the past 20 years, Patrick has gained extensive knowledge and experience in the property industry, advancing to hold several senior positions with some of the country’s leading estate agencies. Patrick became familiar with the negative clichés that can be associated with this profession and wanted to offer the market an alternative. Patrick prides himself in offering honest and upfront advice that is thoroughly researched. Patrick uses his experience of the market and his astute eye for property to ensure that clients get the right advice when discussing their largest financial asset to help achieve them the best result.

Celia Paton Director

Following her Marketing degree, Celia started a career in property marketing for an international estate agent. Followed by a short stint working for an advertising agency learning the importance of digital marketing Celia switched back to property marketing to became Head of Marketing for a Scottish property firm that enjoyed rapid growth. Celia is excited to be working alongside Patrick on the marketing of Paton & Co, focusing on bring their vision for this dynamic property business to life.

Tamara Inness Operations Manager

As Operations Manager, Tamara brings superb organisational skills and versatility to the team, not to mention years of experience working in prime property, ensuring a smooth and efficient sales and purchase experience for our clients.
