Nearly 50 tenants, friends and family took advantage of a special Halloween trip organised

by Dynea Neighbourhood Watch when they visited Llancaiach Fawr Manor near Nelson during October half term week.

Fancy dress was the order of the day and as you can see from the pictures everyone joined in the “spirit of the day” As well as a tour of the Manor, there was a mock Witches Trial, magicians and lots of Halloween activities to keep them occupied all afternoon.

This trip was made possible by funding from Awards for All, the grant also means residents can look forward to further trips to the Fireworks Display at Weston Grand Pier (November) New Theatre Panto (January 2016) and a visit to Cefn Mably farm Zoo (February 2016).

A big thanks to Dynea Neighbourhood Watch who are doing a brilliant job for our tenants and other residents in Rhydyfelin.

Rhydyfelin Tenants go for the “Shabby Chic” Look We all love finding a bargain or to be able to save some money, so when a series of Upcycling Workshops was arranged in the Rhydyfelin Community Office, tenants jumped at the opportunity to get involved.

The workshops were run by Pearl Hale, Hafod’s Community Development Officer for St Mellons, and they covered a wide range of crafting activities such as decorating glassware and table lights, Halloween decorations and small items of furniture.

As you can see from the photographs, the results are very good and they all had a great time making “something from nothing”. The group are now looking forward to keeping the crafting going with Christmas approaching and they also plan to make and sell items and donate the proceeds to help the local Neighbourhood Watch with their fundraising.

“Blooming” Great Tenants!

The clocks have gone back and winter seems to be fast approaching. Wouldn’t it be nice to do something to brighten up the home through the winter month?

Well our tenants in Rhydyfelin have done just that, thanks to a Hafod SMART Grant of £150 which they put to excellent use buying bags of compost and trolleys full of plants for their winter hanging baskets. David Smith, one of our tenants who took part said, “Without the grant from Hafod, we wouldn’t have been able to do the baskets, so we are all They came together during the school half term very grateful for their help and financial support.” to make up their baskets and also some for neighbours who were unable to do their own. Football Stars of the Future!

2015 saw 3 football tournaments taking place with the biggest one happening at Llantrisant Leisure Centre in August.

That tournament attracted 10 teams of boys and girls from diverse locations such as Bryncynon, Lower Cynon valley, Glyncoch, Rhydyfelin, Fir Tree Drive (Quakers Yard), Fernhill and Mynydd Glas (Maesteg). In total some 70+ players and supporters came together for an all day festival of football.

The final was a very keenly fought affair between Mynydd Glas and Lower Cynon Valley that had to be settled by a penalty shoot out with Mynydd Glas coming out as worthy winners. Medals and a perpetual shield were presented by Charlie Zennadi, Customer Care Manager from Keepmoat

who kindly sponsored this year’s tournament with Bill Payne, Hafod’s Chair adding his congratulations to each of the players and coaches.

We plan to hold at least 3 tournaments in 2016 and if you would like to enter a team from your neighbourhood just give Bill Daniel a call or text on 07585 9963077 and he will be happy to help with getting a team entered and sorting out any transport required.

A Busy 2015 for the Youth Panel It has been an action packed 2015 for the Hafod Youth Panel which has seen them: • Volunteering with Keep Wales Tidy during Clean Coast Week in May • Go Karting in Cardiff • A weekend residential in August • Organising the Youth Awards in February and making a presentation of their achievements at the Volunteer Celebration Day in October • Attending an ASH Smoking Cessation Workshop and finally some more fun at a pottery workshop in October Earlier this year we were delighted that one of the longest serving members, Marcelle Stratford from St Mellons was recognised for her volunteering and community action at the TPAS Community Awards. Several others have also completed their Gold Millennium Volunteering Award for completing 200 hours of volunteering.

We are now working together to put together another action packed programme for 2016. We are looking for new members to keep all this great work going. Membership is open to any young Hafod tenant aged 15-21, all the activities are free and we also provide free transport to attend activities. Get SMART, Get Digi SMART!

Are you looking for some practical help to use a laptop or tablet? You may need to start using the Internet but haven’t got a laptop or a tablet. If this sounds familiar, then our Digi SMART is just what you need, as Gerald Dunleavy, one of our tenants from Cardiff can testify.

Gerald spotted a Digi SMART leaflet in a recent edition of Hafod’s Own and gave a call to ask for the 1-1 help that is on offer. Gerald has his own IPad and also Wi-Fi in his flat, but he lacked the confidence to use his IPad.

Here is what Gerald had to say about the help he has had so far:

“The best thing about working with Bill is that I am now much more familiar with how my IPad works and what it can do for me and how I can be safe at all times. I am a lot more confident about using Gerald has had a number of visits to his flat and received 1-1 informal training. Garden Smart – A job well done For the past 2 summers, tenants in Rhydyfelin and St Mellons have been able to borrow gardening equipment such as mowers, strimmers and traditional manual tools for free under the Garden SMART Scheme.

Garden SMART was created to enable our tenants to care for their back gardens without costing a penny. It has been a big success and that success was recognised at the Welsh Tenants Annual Conference in September when the scheme won the Innovative Projects category in their annual awards.

Receiving the award on behalf of Hafod, Bill Daniel said, “Receiving such an award reflects the uniqueness of Garden SMART. For a relatively

small outlay we have been able to help many of our tenants to get gardening again, make maximum use of their homes and enjoy gentle exercise at the same time.”

The lending scheme has finished for the year now but will be up and running again as soon as weather conditions allow next spring. You can take advantage of this great scheme simply by getting in touch with Bill at our Rhydyfelin Office or Pearl Hale in St Mellons.

Are you on the Electoral Register?

If you’re not on the electoral register, you can’t vote in elections. It’s your choice if you vote or not on election day, but if you’re not registered, you don’t have that choice.

The electoral register is also often used to confirm an individual's address, especially by credit reference agencies when someone applies for credit, such as a mortgage, personal loan or even a mobile telephone. If you are not registered, you might well be refused credit, as well as losing your right to a vote. Many people assume they're automatically registered, or don't bother doing it. Yet not being on the roll will have massive implications on your credit worthiness.

Why does it affect my credit rating?

It's one of many factors that does. Credit reference agencies use electoral roll information

to confirm your identity, which is then passed onto lenders when you apply for credit, to prevent fraud. Thus, if you're not on the roll when making an application it'll appear that you don't exist, or you're starting afresh with no credit record; both will have a negative impact.

Who can register?

Although you can't vote or get credit before turning 18, anyone over the age of 16 can register provided they're a British, Irish, Commonwealth or European Union citizen. Plus, for anyone in England and Wales, it's vital to be registered before 16 April 2016 if you want to vote in the local elections on 1 May 2016.

Registering may seem like a hassle, but it’s actually really easy to do and has lots of benefits to you.

A new look for Hafod In the last edition of Hafod’s Own we told you that, because of recent changes in our group of companies, we were introducing a new logo and here it is!

You may have already seen it since we started using it in early November on letters, our website, staff uniforms and our vans.

We are currently working with tenants to review all of our leaflets, these will be streamlined and replaced as stocks run-out to avoid any waste. We will also be updating our website.

Here’s an overview of what each part of Hafod does: Hafod Housing – currently has over 4,500 homes and provides a wide range of services to help people access and manage their homes and play an active part in their community.

Hafod Care – provides care and support services to over 1,000 vulnerable people throughout South Wales. This includes residential homes and nursing homes for older people, a wide range of supported housing schemes for people with physical and mental health issues, individual and family support and home care services.

Hafod Resources – provides all the support services which help our Housing and Care divisions operate. These include IT, HR, finance, and admin. We also manage the building of new homes and residential schemes.

We employ over 1,360 sta ff and we all work together to deliver our vision of ‘Mak ing Lives Better’.

Celebrating our Volunteers

Hafod proudly hosted their Bi-Annual Volunteers Event on 14th October. The purpose of the event was to celebrate all the achievements of our tenant volunteers as well as those who volunteer in their own communities. The event was held at Chapter Arts Centre in Cardiff.

During the day we heard from some inspiring community groups including the Hafod Youth Panel (HYP) who showed us what they have been up to for the past two years. HYP carry out many volunteering activities which included two beach clean ups with Keep Wales Tidy this year. We also heard about the fun activities they do to as a reward for their hard work and commitment.

As always we asked for feedback and were very pleased that, of the 19 tenants attending, • 100% said the organisation of the day was good • 89% said they had enough information before the event • 94% said the event met their expectations • 100% rated the speakers/presenters of the day great • 61% of tenants rated the food good

We watched a presentation from Glanogwr House where residents have set up a constituted group.

Recently, the group has been successful in securing 2 grants from Awards for All Cymru and the Welsh We also received some lovely comments Church Fund. Change of focus for the ASB Team This year we took part in a pilot study with other Housing Association’s and the Vale of Glamorgan Council about the best ways to manage antisocial behaviour. As a result we have widened the scope of the team from ‘Anti-Social Behaviour’ to ‘Community Safety’. Liz Magness and Iestyn Hart have new job titles; Community Safety Co-ordinator and Community Safety Officer.

The change of focus is intended to make sure we consider all aspects of preventing and managing anti-social behaviour. We already offer support to victims but now we will also work with the alleged perpetrators to try and find ways they can change the behaviour that is having a negative effect on other tenants and the wider community.

Estate Regulations It is important to us that our tenants feel our estates are safe and pleasant places to live.

We feel one way to do this is to work with residents to draw up a series of simple rules or regulations tailored to the specific needs of your site or block of flats.

Over the months ahead, we will consult with you about the regulations before rolling them out.

Community Safety Matters The Association continues to tackle anti-social behaviour and neighbour nuisance which seriously affects the health and well-being of the individual, the family and the community. We are committed to making every effort to bring about positive changes in behaviour and we use every legal remedy available to us to combat neighbour nuisance and anti-social behaviour.

Below are some examples of the work we are undertaking and the successes achieved.

Bridgend – The Association issued a formal warning against a tenant regarding their behaviour.

Rhondda Cynon Taf – In September, 2015, the Association took action against a resident for criminal activity. The Association was granted a suspended possession order against a resident who resides in the Glyncoch Area.

Llanharry – The Association received a number of complaints regarding constant dog barking and garden condition. The Association was successful in gaining an Injunction against the resident whereby they had to tidy the garden and also for the dog to be enrolled in a behavioural course.

Rhondda Cynon Taf – The Association was granted a suspended possession order against a resident who resides in the Glyncoch Area.

Cardiff – The Association obtained an injunction order against a Hafod Tenant, who had threatened one of our tenants. The order prevented him from having any contact or communicating with the resident. There was also a power of arrest attached to the injunction.

St Mellons – The Association has recently been working with a number of residents of the site who have been victims/perpetrators of antisocial behaviour. The ASB Team and partnership agencies have recently served Hafod Undertakings.

Remember, you don’t have to deal with issues of Anti-Social Behaviour alone. We can and will be able to help you if you are suffering!

Barry – The Association received a number of complaints from residents regarding anti-social behaviour and Hafod Staff that a resident was leaving items in the communal areas. The Association was successful in obtaining a Court Undertaking.

New Grounds Maintenance Contractors 2016 – 2018 The existing Grounds Maintenance Contract with Ground Control will finish on 31st December 2015. We have been working in consultation with resident representatives to ensure new arrangements are in place to deliver an improved service for next year and beyond.

Building a Buffer on your rent account If you currently claim Housing Benefit to pay your rent and these payments are made direct to your rent account, then chances are your account is in arrears for as much as four weeks rent.

This means you could be in breach of your tenancy agreement as your tenancy agreement states that rent payments are due weekly and in advance!

We will therefore be contacting tenants encouraging them to bring their rent accounts into advance by paying a small amount to their rent account on a regular basis, in order to ensure they are never in arrears – as per their tenancy agreement.

This will also help those people who will soon have to claim Universal Credit, as their rent element will be paid direct to them in arrears, and initially there will be a 7 day period when no benefit will be paid at all.

It is therefore important for payments to start being made in line with your tenancy agreements – so please start to build your rent buffer to ensure you always have a clear rent account.

Universal Credit is coming to Cardiff on the 30th November 2015…

Universal Credit is being introduced for single working age people who are out of work. However, eventually everyone who claims the benefits listed above will have to claim Universal Credit.

Electric Testing Did you know, there are around 70 deaths and 350,000 accidents annually involving faulty electrics in the home?

It is our responsibility to make sure that all of our properties are fit for purpose. This includes safe electrical wiring.

If access is denied it may mean that we end up taking a tenant to court for not providing us with access to carry out this important work.

We have a programme of regular electrical inspections for our properties to help ensure your safety in the home. We also change the smoke detectors and CO (Carbon Monoxide) detectors every 10 years.
