Parshwa Architects, is a leading Design firm based in Karad, Maharashtra. It was established by Ar. Jitendra Bhandari in 2001.
Parshwa Architects is a design consultancy firm that offers services for Architecture, Landscape and Interior work. The firm creates a versatile body of works ranging from of residential, Commercial, Institutional and hospitality segments. The firm is dedicated to innovation and creativity and is continuously looking at ways of experimenting with materials and quality spaces in our designs. One of our key strengths is our meticulous attention to the execution of our designs so that our clients are assured of the highest quality. The firm does not believe in the separation or specialization of skills. Each designer in the office works through all phases of design and execution process.

Our Workplace At Karad
Being a designer it always makes a huge difference where we work………
A North facing site located in a very Small and Silent residential society into the heart of the City.
The approach was to design a modest an architectural studio. The architectural and interior planning of the Studio was designed on 4 principles of 'Simplicity', 'Ventilation', 'Proportions' and 'Creativity’ .
The building form is well-defined with clean straight lines and massing with Solid concrete walls, concrete columns, stepped landscaped terraces, Yellow ochre color and planter beds with Tarlmounia creepers which act like green curtains at different levels.
The essence of this project is its openness, the connections of spaces inside and outside, double height volumes at various levels, gradually blurring and creating a dynamic dialogue with nature. Overall the concept was to create a spiritual environment, indirectly enhancing the creative mind in architecture.
The person entering the studio should love the welcome, exuded by the overhanging Tarlmounia creepers and its shadow. A welcoming water body with a Plumeria Alba plant is been designed at the main entrance which stretches into the Studio space.
The entrance wall of the waiting is designed with a strong sketch of the Golden proportion derived by Master Architect Le Corbusier, with a central skylight. The material palette is kept very simple using earthy tones of exposed Concrete Floor, Ceilings and wood. The mirror polished Concrete tri-mix Floor gives a unique feel to the entire Studio.
An indoor landscaped Court is designed just beside the Architects work desk to get positive vibes throughout the day. The entire office is planned in such a way that anyone feels like he is sitting and working in the open space. An Architect’s cabin opens out into the west side landscape.
RESIDENTIAL
The Brick House
Location – Vita , Maharashtra
Climate - Hot and Dry
Plot area – 6,000 Sq.ft
Built-up area - 4,000 Sq.ft
Status - completed (2020)
The location of the site was in comparatively hot area where the temperature goes upto 46 degree during summers. The core focus during designing this house was to keep the house cooler throughout the year. wire cut bricks and brick Jalis used at the South & West façade helps to keep the house cool.
A contemporary inward looking Courtyard, Controlled Skylights, and opening the house towards the north side are the main core of design.

A well balanced fusion of classical with contemporary marked by ample use of stone, wood and Italian marbles. Getting inspired from rich traditional jali patterns of ancient architecture of India the house emanates soothing ancient royal luxury in contemporary way.
The site has full grown mango trees and a big frontage towards the road side so the house is crafted keeping all trees intact. Also this frontage gives entire view at a glance from road. The structure of the house is designed with sloping roof, stone cladding, and wooden roof.
The Courtyard forming the heart of the house and the center of the vortex which is connected from all the areas. The double height wall of the court is cladded with black granite stone & crafted with a contemporary form of 18’ height tree mural in M-seal material by a local artist.
Kusumavali Wada
Location – Warunji, (karad) Maharashtra.

Plot area – 32,500.00 Sq.ft
Built-up area - 15,500.00 Sq.ft
Status - completed(2018)
The site was located in the outskirts of Karad, surrounding the green paddy fields around. The adjoining locality was farming fields and the Client also belonged to a Farmer’s family. This house is designed for a joint family of 3 brothers without demolishing the old existing structure of 3500.00 sqft as they had sentimental values for it. The approach was to design the house in a Contemporary Maharashtrian Wada style using other traditional elements carved from Basalt stone, wood, etc.
As client belongs to the farmer’s family, the mural on entrance is dedicated to the traditional life of a Farmer. It reminds them of their memories.
A big Courtyard was planned in the Centre of the house, which is the focal point of the planning. The natural light filters through the Jali patterns in the skylight giving a dramatic play of Scio-grapy throughout the day.
Kalpvruksha Bunglow
Location – Karad, Maharashtra.

Plot area – 2,900.00 Sq.ft
Built-up area - 3,000.00 Sq.ft
Status - completed(2019)
A inward looking courtyard space (Soul of the project) was meticulously designed in the central part of the house which was placed in between the formal living room & dining area. This space was designed with M.s flats to avoid window grills in the windows looking inward to the space. By doing so in design we were able to take the optimum North light into the house.
Punyam Bunglow
Location – Karad, Maharashtra.

Punyam Bunglow is located in Satara district of Maharashtra. Its design comes across as a minimal, simple and an introverted residence. The residence is set in a typical residential colony, with closely placed homes. The design approach evolves as an extremely closed yet internally open house with ample light and ventillation. Sit- Out gardens are planned at various spaces as well as terrace.
Parshwa Residence

The house was designed on four principles of ‘Simplicity’, ‘Ventilation’, ‘Proportions’ and ‘Creativity’.
The building form is kept very simple with a framed structure, Exposed Concrete, Stepped terraces and Landscape at various levels syncing with the surrounding landscape.
The essence of this project is its openness, the connections of spaces inside and outside gradually blurring and creating a dynamic dialogue with nature.
The access staircase which leads to the residence is illuminated through a skylight piercing through the terrace slab, the natural light wash on the staircase wall adds to a dramatic feeling for anyone entering the house. The whole house is designed with a play of controlled skylights in different areas of the house which keeps the house illuminated with natural filtered light throughout the day.
Indraprastha Bunglow
Location – Karad, Maharashtra.

The plinth of the building is raised to get the broad panorama of the landscape. A spectacular landscape area is designed with a small water body, barbeque counter with built in seating. The open planning of the house allows one to enjoy landscape from every corner.
Not only the interiors flaunt around uniqueness, but also the exterior speaks a different language. Unlike other conventional lawns seen outside any bungalow, this residence’s peripheral land has struck a perfect balance.
Rajmudra Bunglow
Location – Karad, Maharashtra.

Plot area – 2250.00 Sq.ft
Built-up area - 1,700.00 Sq.ft
Status - completed(2016)
The opportunity was there to design a house for a middle class family in a very small linear plot (area 2250.00 sq.ft) confronting two roads. The challenge was to keep 3m side margins towards both road sides and 1.5m for side and rear side, thus leaving a tight area of 850.00 sq.ft (46’0”x18’6”) to fulfill the clients requirements. The planning reflects the simplicity in interiors as well.

Claremont International School
Location – Ashta, Maharashtra.

This school is an educational space designed to provide learning spaces and environment. Claremont international school is residential school providing a nourishing environment for students. It includes various sports activities like relay ground, swimming pool basket ball ground, etc. The double height courtyard is planned between every two classrooms creating interactive spaces also it provides with light and ventilation. Exposed concrete and exposed brick is used for the entire elevation of the building.
Angels International School
Location – Karvadi, karad.
Climate - Tropical
Plot area – 2.2 acres
Built-up area - 4,000.00 Sq.m
Status - completed (2017)
The school is designed with an interesting fore ground and central courtyard. Covering of the entrance porch is engraved with primary colours and positive thoughts, which creates positive impact. The foreground is designed in such a manner that it can be multipurposed used as a interactive space for the students as well as Visitors.
Sharada Clinic
Location - Karad, Maharashtra.

This hospital is conceived as a set of spaces that attempt to give healthy experiences. This project was to be designed in a very linear and tight plot size to suffice a 75 bedded hospital building. This plot is having 2 access roads one of which is a busy road and other in a silent locality thus keeping the elevation design same on both the roads. Though the plot size was tight the building is planned with adequate light and ventilation.

Saj Resort
Location – Metgutad, Mahabaleshwar
Climate - cool
Plot area – 5 Acres
Built-up area - 9,870 Sq.ft
Status - completed (2006)
This was Renovation and Reconstruction project with scope of civil, interiors and landscape spaces. This project is designed to serve people of all age groups. It includes not only play areas but also recreational and meditation and spa areas. A 25000 sq.ft venue area is designed which can be multifunctionally used for events like Marriages, New year bash, Conferences etc.
The Grand Legacy Resort
Location – Mahabaleshwar, Maharashtra.
Climate - Cool
Plot area – 6,290.00 Sq.m
Built-up area - 2,375.00 Sq.m
Status - completed (2014)
The site was located on the higher altitudes of Mahableshwar having 360 degree enchanting views of water falls and forests on all sides.
A 16 room structure was designed taking the advantage of existing contours and thus forming a Venue area on the top of the roof. The resort was properly planned to retain the pristine views from every corner of the plot.
