Ginger previously served as Publisher from 2017 to 2021, and we’re proud to have her rejoin our team in this vital leadership role. She served as Affiliate Committee Chair in the TriLakes Board of Realtors as well participating in many community outreach programs through Harrison Board of Realtors and Greater Springfield Board of Realtors over the years. Rental property can be a great investment and a long-term source of income, but all of your gains could be wiped out if you don’t manage it properly. New landlords have to make many decisions: how much rent to charge for the property, how to structure your leases and, most importantly, who will be your tenants.
Potential landlords should determine the rental rate of a property before purchasing it, because the monthly rent needs to be sufficient to
govern the respective obligations of landlord and tenant, and provide for you to collect attorney fees in the event of default. A poorly drafted lease can prolong the eviction process and cause you unnecessary expense.
The most important decision you can make as a landlord is choosing a tenant, and it is essential to gather as much information as possible. The first source of information is the potential tenant himself. It is useful to have an application that asks the potential tenant about his income, his prior addresses, the names and contact information of prior landlords, his criminal history, whether he smokes, whether he has pets, and whether he has any judgments or liens against him. Use this information to search further.

If it does not, you should question the potential tenant regarding the circumstances of the eviction and ask him how he intends to avoid another eviction in the future. Collection cases and bankruptcies can be indicative of your potential tenant’s ability or inclination or pay his bills. Wage garnishments reduce a tenant’s
net income and can affect his ability to pay the rent. A landlord should also verify a potential tenant’s income by requesting paystubs and recent tax returns, and obtain consent to pull the potential tenant’s credit report.
Criminal history is always relevant, but much depends on the type of offense and when it occurred. For example, a recent violent crime is of much more concern than a drug conviction from 25 years ago. Landlords should also check the Missouri Sex Offender Registry: https://www. mshp.dps.missouri.gov/MSHPWeb/PatrolDivisions/CRID/SOR/ SORPage.html. This is particularly important if your rental property is near a school or daycare, or if your property has multiple units and you have to consider the comfort and safely of all of your tenants.
There are tenant screening services that, for a fee, will gather some or all of this information for you. Once you have gathered all of this information you may be able to make a decision on these records alone. If you cannot decide, interview the potential tenant and question him about the issues that cause you concern. Be very wary of inconsistencies and hard luck stories, and always keep in mind that the wrong decision can cost you a lot of money.
