Hello everyone! Welcome to “Brian’s Babblings” and hopefully you are able to get something from my information. As a real estate broker now for 10+ years, and also an investor of real estate, I have learned that it is vital to protect all that you have. This is not just for real estate professionals but also for anyone who buys property. Do yourself and your loved ones a golden in 2026 and put all of your real estate properties (other than your own personal residence) into an LLC. It is not as hard as you might think, and I will help you.
First, you will need to create an LLC with the state of Missouri. Go to the Missouri Secretary of State website in the Business Services section. Here is the address: www. sos.mo.gov/business . Scroll down to the quick links and click on Register a Limited Liability Company. Then under my account at the left bottom, create an account if you never have before. Then Login. There will be boxes with different things. The top left box, very first thing should say, “Create LLC”click it. You will then need to select a name with LLC at the end. Hintthe red stars are the required info to file. Once you have a selected name that is acceptable, you will be ask a series of questions. If it is a single LLC (Just you by yourself filing an LLC) you may feel like you are putting yourself down a lot. You will be the registered agent, the organizer, and member. When you
have answered the questions, at the end it will prompt you to pay the $51 fee. Once you have done that I recommend saving and printing your Articles of Incorporation, paid receipt, and certificate.

Scroll down and there is a blue button that says “ Apply for EIN”then just go through the prompts, answer questions. When you finish, you should also save to pdf your EIN Letter and also print it. IT IS FREE TO FILE! You will use this EIN repeatedly.
Third, and last, you need to get/ create an operating agreement. What I did was googled “create an LLC
With these 3 things you can open a separate bank account in the name of your LLC and also potentially qualify for loans so when you buy a property it is purchased by NOT YOU INDIVIDUALLY, but instead your LLC.
